We can’t wait to welcome you to this exceptional property located at the world renowned Mauna Lani Resort. The Palm Villas is a small, gated complex nestled between the 17th fairway and a historical preserve. With only 44 units in this complex, you can be sure of a peaceful and relaxing stay away from the crowds in larger, more heavily populated areas. The Palm Villas has its own waterfall pool, hot tub and exercise room. If you need more, the resort spa and fitness center is right across the road complete with tennis court, lap pool and bicycle rentals, for additional fees.
The unit itself is designed with the vacation guest’s needs always in mind and it is completely turnkey furnished. All linens, dishes, pots and pans are provided as well as everything else needed in a well-equipped kitchen such as coffee maker and grinder, blender, toaster, etc. The kitchen itself is beautiful with granite countertops and lovely cabinets. The open design creates inviting gathering areas between the kitchen, dining and living room areas, as well as the very popular lanai with its own gas grill.
The three bedrooms have been carefully decorated to ensure comfort and relaxation. The master has a beautiful king sized bed, the front guest has a queen bed and the other guest room has two twin beds that can also be pushed together to create a king. The unit has two bicycles that are available to guests to use around the area. These make it great to ride to the beach! There's a brand new large flat screen TV in the living room and a new flat screen in the master bedroom. Each with a cable box.
Staying at the Palm Villas you will feel worlds away from the everyday hustle and bustle, yet you are only moments away from so many wonderful activities and experiences. To name a few: • Beaches, snorkeling, historic fish ponds, trails for walking and hiking • Private beach club, two championship golf courses • Fine dining, art galleries, shopping, full service grocery store and free entertainment Whether you are a frequent visitor to Hawaii Island, or this is your first time, you are certain to enjoy the unique experience staying at such a special property offers. The Palm Villas requires parking in the garage and only one guest parking pass. Max of two vehicles. No commercial vehicles allowed in the Palm Villas complex.

Terms and Conditions
UNIT ASSIGNMENTS: All units are privately owned. Hawaiis4me Vacation Rental will do their best to honor your room request; however, Management reserves the right to change your unit assignment in the event of an occurrence beyond our control. This could be due to emergencies or natural disasters as well as the sale of the unit, or needed repairs. If a unit change should happen, Hawaiis4me Vacation Rentals will either upgrade you at no cost or assign a comparable unit.
SEASONS:
Low Season: April 16 – December 14
High Season: January 16 – April 15th
Holiday Season: December 15 - January 15
MINIMUM STAY: 3 nights low season; 5 nights high season; 7 nights holiday season
PAYMENTS: 35% Down to hold reservation within 7 days of booking. 65% Due 60 days to prior to arrival
HOLIDAY BOOKING: 50% Down to hold reservation within 5 days of booking 50% Due 90 days prior to arrival
BOOKING FEE: A NON REFUNDABLE BOOKING FEE OF $25.00 plus GE is required on all reservations at the time of booking.
FULL PAYMENT: All bookings made within 60 days of arrival shall be due in full within 5 days.
CREDIT CARD FEE: Credit card payments are accessed a 4% fee. Note: if reservation is cancelled, 4% fee will not be refunded.
CHANGE FEE: A $100 fee plus GE Tax will be assessed on any revisions after initial payment has been received.
CANCELLATIONS:
61 + days prior to arrival $50 booking fee
31 to 60 days prior to arrival $50 booking fee plus 10% of base rate with GE tax
30 days Prior to arrival no refund
*All attempts will be made to rebook the condo in the event of a cancellation. If rebooked, a refund will be prorated based on rate and duration of booking.
TRAVEL INSURANCE: To protect your travel investment we strongly recommend that you purchase travel insurance.
TAXES: Effective January 1, 2020 taxes will be 14.97%
EXTRA PERSON: Extra person over 5 years old is a $25 additional fee plus GE tax per night
PARKING: Due to limited parking only one (1) vehicle per unit allowed.
SECURITY AGREEMENT: ALL CONFIRMATIONS shall require a signed credit card (Visa, MC, or AE) authorization form which will allow Hawaiis4me Vacation Rentals to debit your account in the event of theft, major damage, or extra cleaning.
FORMS OF PAYMENT (DISREGARD IF PAYING TO OWNER/VRBO): CHECKS, MONEY ORDERS, MASTERCARD, VISA, and AMERICAN EXPRESS ACCEPTED
CHECK IN PROCEDURES: Check in time is 4:00 pm. The unit will be open with the keys on the counter, unless otherwise stated in the final confirmation.
EARLY CHECK IN: Early check-in is on request only. Fees may apply.
CHECK OUT: Check out time is 10:00 am.
LATE CHECK OUT: Late Check outs are by request only. Please contact Hawaiis4me for your request. If late check out is granted a HALF DAY rate will apply.
CLEANING: Laundry should be current. Only what is being used on day of departure. Excessive laundry or cleaning will be billed to your account. There are washers & dryers in all of the units. Please leave the dishes washed. Dispose any trash items outside in the trash bins. Any recycle items can be separated and left outside the unit.
MAID SERVICE: For a fee, you can arrange for daily maid service.
AMENITIES: For your convenience we do start you off with toilet paper, paper towels, dish soap, laundry detergent, shampoo and conditioner. You will need to replace these items as they run out.
NO SMOKING: SMOKING IS PROHIBITED IN ALL UNITS. This includes all lanai and common areas.
KEYS: Please leave all keys, gate cards, pool fabs, etc. in the unit on your way out.
There will be a $150.00 fee plus GE tax for keys not left on kitchen counter or returned to the office.
MAINTENANCE AND VENDORS: Ordinary home repairs and maintenance services may be necessary at the property during your stay. Guests may not turn away service vendors. If a mechanical, electrical or electronic failure of equipment occurs during your stay, it is not grounds for compensation, a unit move or refund. Contact Hawaiis4me immediately for all maintenance and equipment failures. Our office staff will make every effort, within reason, to address all issues promptly and professionally. Standard household repairs do not justify a move or refund.
NOTIFICATION: It is the guest’s responsibility to contact Hawaiis4me immediately of any damage required maintenance or losses to the property by phone, email or in person. Any issues that are present after check-out can not be remedied and will not be a cause for compensation or a refund.
WIFI AND CELL PHONES: Internet and cell phone service is a bit slower here on the Big Island. Internet slowness,outages and/or performance issues are unavoidable inconveniences. These issues are not a cause for compensation or a refund.
PESTS: All properties have regular pest control service, however, pests are a natural part of Hawaii’s tropical environment. Guests can help to minimize pests by not leaving food out or dirty dishes and keeping lanai screen doors closed. The presence of an occasional pest does not constitute move or refund.
GARAGE DOOR OPENER: $150.00 fee plus GE tax if opener is broken or lost.
POOL KEYS: $150.00 fee plus GE tax if lost or not left on counter.
POOL CARD: $150.00 fee plus GE tax if lost or not left on counter.
BEACH & SNORKEL BABY EQUIPMENT: As a guest of Hawaiis4me,Inc, All About Babies and Beaches have extended a 20% discount to all clients. For example: roll-aways, aero beds and baby equipment (808) 883-3675
LOCKOUT FEE: There will be a $75.00 charge to anyone who locks themselves out of their unit after business hours.
