At first glance, the property seemed to need a little updating and a few repairs. Some lights don’t work screens coming off the side door screws protruding from the back deck front door knob about to fall off on the inside. Having said that this was the most comfortable place we have rented on the island over the last 20 years. We enjoyed the seclusion in privacy and plantings in the yard. The outdoor shower was a pleasure furniture was very comfortable and we would write this as one of the best properties we’ve stayed at. We would recommend it to anybody.

The house was fantastic. Great beds, great amenities and great location. Beach chairs, umbrellas, Matt’s, snorkel gear, boogie boards etc. The kitchen had everything anyone would need. The grill was great too. Games, puzzles and books filled the shelves in the family room. Quiet neighborhood with safe streets for walking. Short walk to Hanalei Bay Hotel and The One Hotel. 10 out of 10. Thank you.

House needs a lot of updating and general maintenance. Lots of little things were broken or missing and in need of repair. The guest bathroom toilet had a note on it saying someone would be by to fix it but no one came. Railings and deck are a safety hazard. However we did love the locale and ambience of the house and had everything we needed to have great vacation in paradise despite the condition of the property.

The property has everything we needed. It was a great launching point for all of our adventures, and convenient for pretty much everything we needed. The house was clean, and neighborhood incredibly safe. There are some fancy resorts around that are walk/drivable that have great local beach access and sunset views. We really enjoyed our stay and look forward to our next visit to Kauai.

The property really needs to be updated. All the window coverings were falling apart. The jacuzzi outside only worked one night. The property manager couldn't get it fixed during the time we were there...11 days! It broke on the first night! My family was very disappointed. Then the Jacuzzi bathtub didn't work either. They never tried to fix that! I really wanted to use that. The jacuzzis were one of the reasons we picked that place. The manager did give us some money back, but we were disappointed.

This house was one of the least attractive rentals I’ve stayed in. Very dirty, it felt like it had barely been cleaned if at all with exception for the bed linens. Marks on the walls. Blinds falling apart. The hot tub was yellow and smelled so strongly of chlorine and whatever else that we just didn’t use it. The monitor said the filter hadn’t been cleaned in over 50 days. Fairly empty house but furniture that was there looked straight out of a thrift store. Dirty shower and bathtub with other peoples hair. Bugs and a lizard inside the property. No shampoo or conditioner, just super cheap bar soap. It felt incredibly uncomfortable and sad, so much so that we decided to leave a day earlier than checkout to stay at a hotel instead. I don’t know how on earth this has as many positive reviews as it does, but do not be fooled. Also, absolutely no communication from the management team. This house definitely has potential but seems to be just left in disrepair with bad management.

The home was well prepped for guests. The placement of household items were arranged with purpose and intent. The kitchen was well stocked. Kauai is such an amazing place to visit and this home matched the Aloha spirit. Relaxing and laid back. The home needs some TLC overall as it is not a newer home. We experienced some ants in one of the bedrooms. I contacted the property manager to let her know. Overall, the top benefit of the home is the location. Short walk or drive to all points of interest on the North Shore.

We really enjoyed this stay. The house is really big, and two of the rooms have extra amazing views from large windows. A/C is important to us, and the A/C was amazing here. Items were well stocked and we really enjoyed using the boogie boards and sand toys. We also enjoyed the books and games that were provided. Those are always nice extras. The real show stopper in this house is the back patio. It is a good size off of the main sitting room and wraps to one of the bedrooms. We enjoyed eating our breakfast on it every morning and looking for the lizards. The neighborhood was nice. We could hear others talking, and we waved at neighbors walking. This property is very close to a Foodland grocery store, so it was easy to swing by and pick up fresh groceries. Foodland had a good selection. Each bedroom had it's own full bathroom attached, and there was an additional half bath (toliet/sink) downstairs. There was a landing in the front near an outdoors shower which made it easy to bring up sandy clothes, shoes or towels and shake them out instead of bringing them directly inside. The entry was very easy to access. We have had challenges entering other properties with owners accidentally providing the incorrect code, or there is a tricky opening (like jiggling, pulling, etc) the box or door. That is always really frustrating when you have travelled all day and are looking into settling in. This access was very easy with the instructions provided by the management. Great stay!

While we’ve stayed in Hanalei in the past, it’s too noisy and previous rentals have not even compared to this home. Quiet street and home feels very private the way it is built into the downslope, backing up to the big ravine. Three spacious bedrooms each with own attached bath. Private outdoor shower (we never even showered inside - no need!). Fully stocked kitchen and beach toys. Unique layout and great deck on each floor. Property manager is super responsive. Home felt massive for our family of five. Easy drive into hanalei / Haena or any of the beaches towards Kilauea. Highly recommend. Yes, sure, there is some deferred maintenance, but have you been to Kauai before? If you want a four star hotel feel, stay at the One. If you want an amazing private home with unique touches, stay here!!!

The house is very comfortable and spacious, but has been rather neglected. However, Liz Grout, the property manager was very responsive to any problem we encountered. She even managed to get and have installed a dish washer within the day. There were some issues left unresolved but not through lack of trying on the part of our manager. Thank you.

This is a nice home on a residential street near a golf course. It is very roomy and made a great base for our family group of five adults. The Princeville location is good. It's a short drive to groceries, restaurants, Hanalei town, and several beautiful beaches. The home was well furnished and had a generous supply of beach towels, chairs, boogie boards, etc. We were there during a very warm summer week, and the bedrooms got a little warm in the late afternoon, but cooled off quickly with room air conditioners. The main living area stayed nice and cool. All in all, we were very pleased and had a wonderful vacation. Mahalo!

First time in Kauai in a long time. Family of four with two adult children. Could not have loved this home more because of the location, layout of the rooms, amenities, and our favorite the time on the patios seeing the sun come up or capture the sunset. The lush and private backyard was amazing. We enjoyed walking the neighborhood and dinner at the nearby resort a short walk away. Really felt relaxed without the crowds of the other local towns, but close enough to enjoy the surrounding areas. Farmers Market Sat am is worth the time. Queens Beach a short walk is a highlight. We cooked a few meals and loved the stocked kitchen. Spacious bedrooms. Cool AC. Thankful for all the beach gear- towels, snorkel, new beach umbrellas, and chairs. We added two adult boogie boards to the stash. Books, puzzles, and games as well. Communication was great, and checking in and out was easy. Love to come back.

The house was a little out dated could use some update. Dryer vent to outside was not hooked up. Refrigerator needed the back cleaned so we did that so it would work correctly. Surf board was not able to use. Overall it was an OK home.

This was the perfect house for the 3 couples we had staying at the house. It was spacious, had large bedrooms with en suite bathrooms, large living area and nice kitchen. The large decks at the back of the house felt very private with lush greenery hiding the view of neighboring homes. We enjoyed the hot tub despite the chilly and sometimes rainy weather. The house was very convenient to a local grocery, the nearby quaint town of Hanalei with lots of restaurants and bars, and the best beaches we found on the island, and trailheads for some great hiking. The property manager responded quickly to questions and minor issues that we had. I would recommend this property to anyone interested in staying on the north shore.

I traveled to Princeville for the second time and absolutely loved this property and would return, it met and exceeded my expectations! The location is just close enough to all the amazing North Shore beaches, The Princeville Market, and a few beaches you can reach on foot. The house comfortably fits 2 couples (and would 3 as well) we loved being able to make dinner with the fully stocked kitchen, relaxing in the hot tub, and drinking coffee on the decks. We also appreciated the fun beach items like snorkel gear, boards, and chairs. The neighborhood is very nice and we would start the days with a walk on the many paths around the area. Beautiful lush palms, flowers and plants surround the house so it feels like a tropical oasis. We did have many rainy days during our stay so spent more time in the house than planned - there were plenty of books, games and puzzles too. I would not think twice before booking this house, and I look forward to doing so again!

This place was a perfect base for all of our Kauaii activities! We loved the quiet neighborhood that was walking distance to small, private beaches and a couple of meal options. Each bedroom had it's own large, full bath and a king sized bed. The kitchen had so many supplies.......anything you'd need. We mostly used it for breakfasts and lunch prep. The grill and hot tub were nice, but we were to busy visiting the island to use them! It was so useful to have the LARGE washer and dryer for our use. I love returning home with a suitcase full of clean clothes! We also were happy that some snorkel equipment and water toys were included. Maybe not in the best shape, but better than nothing.

Security told us that the beaches are public but access wasn't at Hanalei bay resort. There is public access two miles away but only 8 parking spots. Jacuzzi tub in master bedroom doesn't work. Three tvs one without cable, another without remote, so one TV. Notified mgt never came to fix.

This house is an absolute gem. The rear view is magical and relaxing while sitting on lanai. The location is perfect with walking distance to Hideaways or Queen's Bath. A/C was powerful and refreshing. Liz was amazingly helpful as well allowing us to stay a day before and after our stay and, in addition, receiving our packages we shipped to the house before we arrived. I would recommend this house to anyone that is going to Kauai.

This home and location exceeded all of our expectations. The lanai view felt like we were in a rain forest. We enjoyed the most beautiful sunsets and rainbows also. Super spacious with lots of privacy for each couple. We walked to the beach daily and also to the local grocery store. Happy Talk Lounge has the best Pina Coladas/ food and is a few blocks walk. Liz responded promptly to any questions we had.
We travelled the entire island and felt so fortunate to have stayed in Princeville with such easy access to Hanalei Bay. Coming from the East Coast and living near beaches, we were so happy to have views of the mountains and beach. Just walking the neighborhood was so beautiful. Highly recommend this house and host!

We enjoyed our stay and would definitely stay again next time on Kauai. The space was well laid out and the back yard with deck and hot tub were perfect after long days of hiking. The management company was quick to respond with any questions and the location we perfect, a short drive into Hanalei town for dinner and proximity to all north shore beaches. The backyard also felt very private and was very lush with vegetation.

The location and area was very nice and we enjoyed the back deck which felt very secluded. The property itself had several issues: Stove only had 3 burners working, hot tub looked clean but indicator said water was past change date; some tiles were slightly loose in back bedroom and kitchen; screen door in back bedroom was broken and did not open. Couldn't get the jacuzzi tub in upstairs bathroom to work. Sm. refrigerator in upstairs bedroom didn't get very cold. It did not impact our trip, but for the price, expected everything to work.

This property was wonderful for 6 adults and 2 under 2. The view! Omg, this view! We stayed for a week and the location was amazing, just a 5 minute walk to Happy Talk and the neighborhood is so cute with great views of the mountains so daily morning walks were a must. The upstairs room was perfect for the little ones, the closet area is around the corner so you can get it pretty dark and there was a Pack n Play on site so that made sleep for our littlest so easy! The hot tub was great to relax in after a long day and the lanai’s were so amazing and comfortable. We would definitely love to come back and stay here again!

Great location for a family or group to stay and use as home base for exploring the island. Very quiet and residential with great running trails nearby. Great amenities, super clean kitchen and crockery, and large space for a family of 5 and could easily accommodate a couple extras if using couch. Great views from the balconies. Incredible house! We had such an amazing time at this beautiful location. The neighborhood is spectacular. We played golf next door at Makai Golf Club and that was stunning. The house is well equipped with everything to make a weeks vacation comfortable. Took lots of time on the patio bbqing, sitting in the jacuzzi and relaxing. Morning coffee and listening to the birds and roosters was what we will miss. It was nice to have the amnesties of fins and snorkels as well. Thank you Liz and hope to visit again soon!

Beautiful location, Beautiful grounds with lots of helpful items for beach and cooking. Some items in home were broken and unable to be repaired during the stay like livingroom air-conditioner, loose bathroom tiles downstairs, power remote and volume control on TV upstairs and a turning dial on the gas cooktop that was broken off . If these things get fixed and I am sure they will, we would have no problem with 5 stars all the way across. We would stay again.

House was fantastic! Check in and out was easy. My husband and adult daughters and son-in-laws. Rained off and on so we used hot tub almost every day (escaped a 6-10" snow storm back home). Would bring blue tooth speaker along if you wanted music and wished we had bikes. Property manager was easy to contact and even textured me I left a necklace behind. Would recommend this house!

This property is very unique. Driving up to the house you get a view of the stunning mountains. The house is spacious and allows for privacy with the bedrooms being spread out from each other. The beds are comfortable and the a/c worked wonderful. Our family of six felt comfortable and safe in this home.

Very large and spacious home! Neighborhood is quiet. House could use some fairly minor maintenance, but nothing that makes this an unappealing place :) The hot tub was a great feature after our daytime adventures around Kauai. Everything was clean & there is tons of beach gear to use.Enjoyed our stay. We're not golfers but this would be a great base for golfers since it's nearby a large golf course.

Beautiful property! Lots of space for 3 adult couples with 3 cars. Young couples went on helitours, rum and chocolate tours, and Napali Coast snorkel adventures. All enjoyed jumping from the rocks at Queens bath, snorkeling at Hideaways Beach and Tunnels and we had a great family dinner at Postcards in Hanalei.
The full kitchen made it easy to cook together or separately, each bedroom has it's own bathroom, and the dining room table seats 8.

This property exceeded our expectations. We traveled for our 30th, with kids 14, 20, 22 and 24. While one more bedroom would have been a dream, this house had enough space to spread out and enjoy without tripping on each other. The gardne was gorgeous, from the moring coffee on the back patio or the hammick (our own) strung in the trees, it was perfect. We used the hot tub daily and walked around the golf course. Close drive to Hanalei. We would love to come back to Kauai and would definitely book this home again!

This was a perfect vacation rental for us. We had 3 couples and it was nice for all of us to have separate sleeping spaces along with 3 separate full size bathrooms. The property management was prompt with a few small problems that were fixed immediately. The house was stocked with all the items we needed for a perfect vacation. The hot tub, fully stocked kitchen and having access to washer and dryer. Absolutely the best vacation rental we've seen!!! We would rent this property again.....and again!!!

We stayed in the house for a week with 3 couples ~ celebrating a 50th year anniversary. The house could not have been more accommodating and spacious!! The description of the house is perfect. Large spacious rooms with each having it's own bathroom. The kitchen was stocked with all the cooking items needed and the washer / dryer was a plus!! We would stay here again in a heartbeat. On site manager made it helpful for a small little glitch with the water heater. Thanks Liz!!
