We spent 11 days here in February 2023. Adult son slept on the pull out couch which worked fine. We can't say enough good things about this place. Excellent location. We loved the sound of the waves day and night. Drinking our morning coffee looking out on the ocean was a wonderful way to start the day. The condo is well stocked with everything one needs, plenty of beach towels, beach chairs, umbrella, boogie boards, coolers, lots of hangers and big closet area, lots of dishes and plenty of pots and pans in the kitchen with full sized fridge. Lots of fans in the condo kept it cool. It was fine not having an air conditioner. We had one runner and one walker in the group and we loved the walking/running designated lanes on Alii Dr. The owners were prompt and helpful in their communication. The property manager, Lori was kind and helpful with suggestions and tended to some minor maintenance issues that happened very quickly. We highly recommend this place and would love to come back sometime.

We loved being so close to the water and the amazing beach. Hearing the waves all day long was awesome and being able to go swimming, boogie boarding or snorkeling within minutes. The outdoor shower and foot shower were very convenient. The pool area was great, twice we had BBQ there and ate outside watching the sunset. The bed was comfortable, fridge was huge, dishwasher was very quiet, and kitchen layout was great. We had a great stay!! Thank-you!

My teenage daughter and I had an amazing time at Magic Sands. The condo is a cute, one room mini-apartment with kitchen. The building is quiet and laundry room was cheap & convenient. There is no air conditioning so the room was hot during the day, but we were off being tourists and didn’t care! In the evening we’d open the patio door to let the ocean breeze cool the room along with using the fans to sleep at night. Hearing the ocean waves while going to bed was magical!
We didn’t use the kitchen except the fridge. We used the awesome beach chairs and umbrella- they were so great to use! We enjoyed relaxing at Magic Sands beach and watching the boogie boarders and surfers. Magic Sands is conveniently located just south of all the touristy bars/restaurants- just a couple mile drive to some great spots! We definitely recommend staying here! Mary was a great communicator too. Thank you!

Cute place, easy access. Easy check-in. Convenient laundry. Nice sunset view. Lots of room supplies. Equipped kitchen, but we didn’t use it. Great supplies for beach excursions. Lots of fans—3 ceiling fans and an oscillating fan on each side of bed and in living area. If the room had been closed up during the day it took a while to cool down. The ocean breeze was lovely but left the floors feeling moist.

We feel so blessed to have found such an amazing place on the beach. The entire complex was quiet and a perfect location to find serenity. It was amazing just to listen to the waves. I would highly recommend this wonderful home.

This was our 15th trip to the islands. My son and wife together with our two grandchildren moved to Hilo. They came over one weekend and swam in the pool. We went on a whale watch cruise. We saw whale out in the front of the condo along with a lot of dolphins. Later that week we saw turtles and a monk seal at Kekaha Kai Beach. The property is centrally located to everything. Great shopping and restaurants. We took in a number of happy hours but we always came back to see the amazing sunsets. Magic Sands Condos will always be our go to stay on the Big Island. Thanks Mary.

This place is comfy, cute and in a great central location! The hosts were very helpful and responsive. We made breakfast, coffee and listened to the waves every morning. We used the snorkel and beach gear which was so convenient. If you love the ocean, this is the perfect place to stay! We will absolutely be back!

We thoroughly enjoyed our stay. Although there is no AC, the ceiling fans and sliding doors kept it a pleasant temperature. There were snorkels and fins, ice chests, beach chairs, and 10% off at the restaurant on the property. It is an older condo so the shower, and some wall imperfections were to be expected. One thing we wish was provided was coffee and basic condiments, but there was a coffee maker and easily bought our own provisions. We spent two days of our vacation at the condo because the view was absolute perfection. We loved every minute. Thank you.

Sunset views from room are incredible. Leave windows wide open and enjoy the pounding surf. Small, simple and comfortable condo suited us. Short drive to snorkeling or Kona restaurants. Hibike rental bike station across the road is a more fun way to get to Kona or snorkeling.

This was one of the most affordable places I could locate in Kona, and I am not sure why it wasn't more. For me, it was just what I wanted/needed. But let me explain my trip a bit more to help you understand why:
Most days I was out the door by 6:00 a.m. I wanted to get places to hike, visit, learn, and explore, and do it before places got crowded. I planned a couple months before my trip and knew where I was going, what time I would arrive, depart, etc. Most days I was back between 3:00 p.m. and 5:00 p.m. - just in time for the sunset each day!
I never felt it was uncomfortable even when I was there during the hottest part of the day. It wasn't 68 degrees, but growing up in the hot Kentucky Summers we didn't have air conditioning until I went to college. So that the condo might be in the high 70's for a few hours in the afternoon was not an issue for me. It cooled down quickly with the fans, and would be in the 60's at night.
It had everything I needed and more! Since I was on the go so much I honestly did not cook. I never ran out of hot water taking a shower. The bed and furniture was comfortable to sleep and sit on. It was clean and in good condition.
When I go back to Kona again, this little unit will be my first choice of places to stay!

The room stayed at over 80 degrees all night. They have a couple fans but that does nothing since the place has no windows of any size on the door side. We left the patio door open that is a huge safety risk since anyone could could break into your room with little to no effort. The depressing thing is there is a waist high fence preventing you from walking out to the grass when you want to go outside in the day. The major problem with having the patio door open is you can hear the ocean. Now I know your thinking that sounds wonderful. Take your phone and download a decibel meter and turn on a noise that is 70-85 decibels. Now play that for 20 seconds every 2 to 4 min and that’s what the waives will sound like. That is the equivalent of having a vacuum cleaner or alarm going on and off all night when you try to sleep. Also keep in mind it’s 80 degrees in the room so your really struggling to sleep at all in the first place. If you can sleep in a situation like that I’m impressed. I have to give them credit with the heavily edited pictures they used that don’t represent the rental. Take for example the tiny gross shower that they were smart to not take pictures of. The unit doesn’t have an oven. I feel so bad that I picked this place.

Booked this rental to be close to friends that were vacationing at the same time but was happy considering I didn’t pick it for any other reason. Really convenient location with a restaurant/bar/beach shack next door. No air conditioning but plenty of fans so wasn’t bothered. Would stay there again.

I could not believe that we rented a condo right on the ocean front near Kailua Kona WITH NO AIR CONDITIONING! In today's world no one, living in Hawaii, would believe in checking to insure their beach front condo they were renting would have air conditioning! IT IS ASSUMED! Then to top it off you don't have access to the ocean front from the condo, and must exit the condo on the hot street side and walk around the building and enter around via the swimming pool with signs saying one does not have access to the grassy area immediately in front of our rented condo! I was definitely not a "happy camper" right after we arrived and did not sleep the first night due to the heat and the fans. There was no klenex in the condo! Every thing else was OK!

The location and size of the unit is perfect for us. Over all, the unit was nice. I had one brief discussion with the Property Manager about the cleanliness, to give feedback. I think they should pay closer attention to details of cleaning. Luckily they left cleaning supplies in the rooms for us to use. Mildly disappointing after a very long flight.
