Hale Kona Kai is an intimate, absolute oceanfront building of 39 one-bedroom condos. Located on the outskirts of Kona City, it is off the main road providing calm, ocean-view relaxation from every device. Located just south of Royal Kona Resort, fantastic dining at Huggo's or Don Beachcomber's is a two-minute walk away and other restaurants are just a fun stroll away. The white sand of Honl's Beach is less than a quarter-mile south and the Kona Farmer's Market half a mile north.
The complex offers an elevator that provides convenient access for all. On the ocean side, you'll find a heated saltwater swimming pool and a grill on the south end of the complex. There are laundry machines available on each level.
Each unit includes designated parking, safe WIFI, & cable TV. Both units, like Lanais, are non-smoking and Hale Kona Kai is non-smoking.

According to the maintenance staff, the air conditioning system has not worked correctly in three years. Constantly breaking down. More time down than working. Had we not had a swamp cooler in the bedroom, the entire unit would have checked out and sought other accommodations; like some of the other guests did.
Because of the heat and humidity, we were not able to use the oven and used the stove in a limited capacity. And we spent most of our time "hiding" in the only cool room in the unit.
A spectacular view is worthless if you never want to be in your expensively rented accommodation.
We want to visit the "Big Island" again. But we would only return to the Hale Kona Kai if the AC were "properly, permanently" repaired

Positives: Location to Kona retail area, provided beach chairs/towels/cooler/boogie boards, wonderful assortment of books about the local area, lots of kitchen equipment, and the unit was charmingly decorated.
Improvement areas: This is an ocean view with the direct view being the Royal Kona Hotel, not an oceanfront unit. Also the balcony is directly over the outdoor massage gazebo and occasionally we saw more than we wanted to.... We knew that the AC was not working, but having stayed "oceanfront" at other places in Kona in the past, thought we would have oceanfront breezes, so this adversely affected our comfort, especially at night.

I thought the unit was very well maintained, especially for being located right on the water. I was able to find almost everything I could need right away. (Except the bedroom fan remote! I searched and only found it in the bedside table the day I was leaving). The views were awesome. We did stay near some pretty loud neighbors unfortunately, the walls / doors let you hear quite a bit that's happening out in the hall and other rooms.

Great views in this condo. The furnishings are different than the photos on the website, but still good. Only slight complaint was the strength of the A/C in the bedroom. Silly to complain about, but it was really strong where the bed is placed.

Just love everything about Hale Kona Kai. The bed and sofa sleeper in 311 were super comfy. The lanai wooden folding chairs were not great for relaxing sits. Maybe the owners could find something a little bit better. Mahalo

The location i as great, the condo was very clean and well stocked (except for dishwasher detergent and it was requested that we run dirty dishes thru the dishwasher before we left). The main we had and the reason for 3 stars was the lack of privacy. The curtains in the living room were sheer, so someone could see in at night (and no help with heat reduction during the afternoon). The screen shades on the lanai that would have provided some privacy from the side neighbors were not home hung or were inoperable. The front shade was also inoperable so there was a full view of barely dressed people getting massages right below the lanai. The kitchen smoke detector went off every time we cooked, so all doors had to be opened when we cooked.

Needed more thorough cleaning. 1 hour early occupancy request not available. Air conditioning leak, and electrical circuit needed turning on.

We stayed for 9 nights in Unit 311 last month. The unit is very well equipped with pretty well everything you need for your stay. In addition, there were beach chairs, beach towels, snorkel gear and an umbrella. The view from the lanai is wonderful, you can see both the sunsets and the small lagoon nearby. We would definitely consider returning. Plus the location is super convenient to Kona town shops and restaurants. It was nice just walking and not having to worry about parking.
