We enjoyed the condo. The view was great, the location to town is awesome we walked every night. The ice maker produces a ton of ice which is nice for the beach. The oven wasn’t working, but we used the toaster oven. The beach chairs are starting to show their age and could be replaced but we were thankful to have something to use. Plenty of beach towels and other towels to use which was nice, would be nice to have a cooler, as other places have. All in all we loved the comfy furniture and the condo and would recommend staying to others.

I was pleased with the condo. The oven wasn't working when we got there but it was fine since it was the stove top that was most needed. The only issue I had was being able to check out later. I had paid extra for the last day to check out early. It was odd that there was no communication between the 3rd party/owner regarding the late check out because I got a reminder text to make sure to check out at 10am and I had to remind them of my late check out. The last day, I went out with my girls to the beach and came back being locked out, I was unhappy that the code had changed when I made sure to communicate my late check out.

The view of the ocean was even better than expected! And we could hear the waves crashing and feel the ocean breeze all night. The unit was very clean and nicely appointed. We absolutely loved the location. Easy walk to restaurants and shopping in Kona. Plenty of free parking at the condo. The beach chairs provided were great and used at the little sandy beach right next door. The management company was very responsive. I would definitely recommend C-22!!

Thoroughly enjoyed my stay at Kona Reef. Awesome location, excellent facilities, gorgeous view of the sunsets every night and all the other guests/residents were super friendly & respectful. It was very quiet and I slept soundly each night. I would stay there again in a heart beat.

Every morning we sat on the lanai, drank coffee, and enjoyed the ocean's sights & sounds! Our evenings were enhanced by the person who sounded the conch as the sun set! Rooms were spacious, kitchen & bath clean, and we loved having the laundry in the room! Location, close enough for a comfortable & safe walk into town. Recommendation: add some type of dehumidifier.

The location of the property was perfect, close to everything and ocean front. The building/property was ok, but could use a new paint job preferably white. It just looked old/outdated, like i was in the 1980's. Unit C22 had very outdated/old furniture. the walls need new fresh paint. The popcorn ceilings were ugly/dirty. The glass shower door/enclosure had severe hard water deposits. Overall it was a dreary boring unit.

Condo was nice enough with a very nice view. Mattress in the couch needs to be changed, not comfortable. Queen bed in bedroom was very comfortable. Some nice updates have been done to the condo. The floors were not very clean, my white socks were black after walking around the condo, so I wore my rubber thongs inside. The grounds were nice, but the barbeques need some attention.

Don't look any further if you'd like the whole package then this the one for you. It checked all of our boxes, pool, bbq pit, close to downtown oh and a view! I have some of the most picturesque views right from the deck but venture down towards the ocean a mere 3 flights down from the unit and wow your right at the pool and then ocean.
The unit is clean the bed is comfy, we left items that you'll thank us for and we did the same to prior guests as it is well stocked. But have no fear you have an ABC right down the block. Pool deck is cleaned daily and has washrooms right off the pool/ hot tub area. I will include some pictures of the views and you bet that's lava during the night.

Beautiful, updated, clean place to stay while visiting kona. Close to the little shops and tons of restaurants. Gorgeous view while relaxing at the beginning and end of the day to see and hear the rolling ocean waves.

We loved the view of the ocean. It was nice just sitting out on the Linai and looking at the pool/ocean. The pool was also a great space. We were able to watch an amazing sunset from the pool area. The room was well equipped with everything we needed. The laundry machines were super helpful along with the clothing drying rack on the Linai. Thanks so much! If we return, we would stay again. The hosts were very accommodating.

The check in/out and communication was exactly as advertised. Very smooth and responsive. The property was exactly as the pictures showed, and you can’t beat the price!
We loved the location and that we could walk everywhere for food, shopping and excursions. It’s so close to the airport too!

Very near to Walmart/Safeway and near to airport. Property is clean and kitchen is equipped with all utensils. Right across the beach and pool/jacuzzi inside the property.

This is a very well managed and maintained VRBO condo. Communication with the management was excellent with constant attention given to our comfort and needs. The unit is well located in Kona as well as in the complex. It is an upper floor with beautiful views of the ocean, and easy to access from the parking structure. This is a dated complex and unit for sure however it was very clean and has everything you need for cooking, going to the beach (chairs, towels) and relaxing. I was concerned when I first saw the little, older insert air conditioner in the living area thinking it wouldn’t push out enough cool air to reach the bedroom but it did in fact do it’s job. We enjoyed our stay.

Overall very positive for a 1 bedroom/1 bath. Pretty much as advertised and what the two of us needed. Enjoyed the sunsets, easy walks to town, well-furnished kitchen, nicely done bathroom, laundry, TV, 2 beach chairs, boogie board and AC. Bed comfortable and ceiling fans helpful. My 21 year old slept on the pullout couch while attending Zoom college for a week. The wifi was pretty good if in the living room area, in direct view of the router. Wifi was not strong in the bedroom (an extender might be nice). Kona Reef is great for the sunsets and many owners/regulars gathered at the pool area as the day winds down. Parking lot worked well. Minor item for maintenance — screen door to the patio needs some attention, it doesn’t move smoothly.

We love this place and would definitely stay here again. The construction at the pool did detract some. Also, I had asked some questions of the property manager and never received a response. Overall, a bargain being just seconds to an amazing beach full of turtles, fish, etc.

You might be needing a new cleaning company. Floors so dirty feet were black if you didn’t wear sandals. Not dusted upon arrival . Hairs on toilet. Bleach stains on bath rug. You might want to look into replacing the couch, had a stain and felt dirty, didn’t feel like spending any time sitting on it. Attempted to use a beach umbrella. Was broken. Chairs however were in good condition and nice to have. Honestly would not recommend this room without a thorough cleaning. Thankyou

Clean and perfect location!!! We loved this place for our big island adventure. Nice to have beach chairs and cooler provided for our beach fun. Can walk to center of kona from here to snorkel right off the beach next door. The property was also great with pool, hot tub, and the grills were a great bonus. Kitchen well stocked with nothing lacking. Bed was super comfortable. We stayed for 2 weeks. Right when we got there we accidentally locked ourselves out and the management came and unlocked in less than 30 min even though it was late and they were on their way home. The only minor thing that could use an upgrade was the ac unit could use an upgrade. Only because it gets hot some days and it takes a while to cool the place BUT we didn’t have any problems cooling the place as long as we left it on a couple hours before we went to bed. But even with that, i would stay here again. We are clean freaks and we loved that it was squeaky clean when we arrived.
