The location of this condo is amazing. Right on the ocean and ten minute walk to town. We could watch the surfers! There are great restaurants nearby. The interior furniture is clean and comfortable. Bed is fine. The carpet is old, stained and needs replacing. There is a washer and dryer in the unit, they work but very noisy! There is air conditioning, also noisy. The kitchen is stocked ok, lots of pots and pans and cooking utensils, but need real wine glasses vs. just plastic. The lanai furniture is all rusty and peeling. High chairs and table would be great on the lanai, as looking through the rails is visually disturbing. The fixtures in the bathroom are old. The internet did not work the first 2 days, but was remedied by the rental company. A workman showed up, without prior notice, to install a smoke alarm. Pool area is nice. This could be a real gem with a little effort at updating!

We loved the location of the complex and the unit. Ocean view was spectacular. Room was clean though carpets warn and permanently dirty. Kitchen utinsels and pots/pans were dated and some rusty. Knives were so bad we replaced some as well as a new tea kettle.
Onsite management company was EXCELLENT with handling any of our needs.
Overall I would stay again as I am sure these minor issues will be corrected soon.

Kona is a great town. This is our 4th trip buy first time at Kona Reef. This condo was great because it's walking distance to everything in town. The ocean front view never gets old. Parking was abundant which isn't always the case in town. The unit itself is fine, may need a little TLC here and there. But everything worked, the pool was great and the location is excellent. And when we did have a minor (internet) problem, the property manager was very responsive. We would recommend this unit and property management company.

The location is wonderful. Second floor overlooking the beach. Comfortable condo. Outdoor furniture is rusted. Washing machine is extremely loud. Just wash clothes when you are not there. Excellent location. Rental company was very easy to work with. Everything ran smoothly and was as promised.

We just returned from our stay at Kona Reef. The condo is perfect for 2 people. The view is absolutely amazing. It was easy to walk to restaurants and very close drive to get groceries, etc. The condo had everything we needed for our 8 nights in Kona.

We had a wonderful stay in this property. It was clean and the pictures accurately represented the condo. The property management was easy to work with and very nice. We had an issue with turning the shower on, because the knob was stuck, and they promptly sent over a plumber. The view from the condo is amazing and you can walk to many restaurants and shops. We had such a great time, and we wish we were still there!

1. Need to replace the rusted balcony furniture
2. Carpet need cleaning or ideally replaced with other flooring.
3. Washing machine sounds like it is ready to explode and needs replacing.

The condo was exactly as described and suited our needs completely. Gorgeous view of the beach from the balcony. Short walk to restaurants and shops.
The communication with the owner for check-in and check out information was always received and I never had to ask questions. I would definitely stay here again.

Beautiful view and great location. The chocolate and coffee were greatly appreciated. Kitchen had everything we needed. Snorkeling equipment was great. The carpet is filthy. Had to wear flip flops in condo. I lined bedroom floor with towels as it was so dirty. I took 5 handfuls of lint out of dryer door as dryer wasn’t drying towels. You might want to keep an eye on that! No cooler bag or grocery bags which all other condos I’ve stayed at provide. If the carpet was clean I’d give you a 5 star rating!!

This was our first visit to Kona and we thoroughly enjoyed the stay. The property is very well placed relative to restaurants and shopping. The condo was clean and well equipped and had a terrific view directly to the waves breaking over the beach. Communication and instructions from the property manager were professional, clear and timely. We wouldn’t hesitate to recommend this property for your stay.

Born on the Big Island and now living in Portland, staying at the condo which is close to downtown Kona was the perfect location, not to mention the ocean view was amazing! Parking was also not a problem and easy access to the condo.
I look forward to stgaying there again!

Cozy, basic condo in a convenient spot. Glad to have all of the beach essentials to use (masks/snorkels, beach towels, boogie boards). Check-in/out were easy as can be. Pool/hot tub/parking all really handy. We had a great time.

We extended our vacation for an additional week but were unable to remain in the ground floor unit we had rented. We liked the location of the Kona Reef (oceanfront and within easy walking distance of town) and were luckily able to rent this 2nd floor unit. The owner and property manager allowed us to transfer our refrigerated and frozen food into the unit prior to check-in which was a tremendous help! This unit was clean, furnished well, and the kitchen had all the necessary tools and gadgets. There was a much appreciated gift basket of Macadamia nut chocolates, local coffee, and cookies. Our favorite part was leaving the sliding glass door open and falling asleep to the sound of the waves. The pool was very nice and we used the grilling area a couple of times when we decided to cook fresh fish for dinner. We could not have asked for a better place to stay. We hope to return soon. We loved the location and the amenities of the Kona Reef Resort. The pool/ hot tub and common BBQ area is very nice. Our specific condo was well appointed, but, pictures can be deceiving. The condo is quite dated and furniture was worn. The patio furniture is very rusted and one of the legs on the patio table was actually falling off. A towel rack fell off the wall the first time we tried to hang a towel on it. The appliances are also old. Two of the stove top burners did not work and the vacuum broke when we tried to use it. We had to ask the property management to fix the stove (which they did that very day) and I duct taped the vacuum hose back on the nozzle so I could use the vacuum. On the plus side, the bed was extremely comfortable and the view of the ocean and sunsets spectacular. The kitchen was well equipped with everything you would need. We were especially disappointed because we need and had specifically requested a fully accessible unit and we were assured this unit was. It is not! Although there is an elevator in the building, the elevator reports to landings between floors. So, you have to navigate some stairs to access the condo. Not what we needed, so, we cut our stay short and moved to another fully accessible accommodation. The property management team (especially Angela) was absolutely great in assisting us with everything and working with us to move to a more appropriate accommodation. But for the stairs issue, and notwithstanding all the other quirks of the condo, we would have stayed the full month that we originally booked and we would have been satisfied.

Location of the property was great, we enjoyed the walls down to the nearby places, shops, etc. interiors are dated, could be upgraded. Very tight for a family of 4.

The location is awesome! Right on the beach and right in the "middle" of the south side of the island, which makes it a great place to start out each day when exploring Maui.
Add to that the fact that Doug (owner) is super responsive and very accommodating. In fact, when we decided to extend our stay on Maui a few days, his place wasn't available (as you might imagine) but it was *not* reserved on the night we checked out so he set it up so that we could remain in his home until 3:30 that afternoon so that we could get all our food immediately to our second property (4PM check in) without having to worry about ice chests and ice to get it all over there without melting the ice cream or spoiling the fish. :-)
Thanks a ton, Doug! The extra time was a HUGE benefit for us and we will most certainly look to book your place again the next time we come to Maui. Mahalo! A Hui Hou!

Kudos to the property manager who went beyond the call of duty to see if I left my glasses in the unit after checking out. He actually walked to the condo to check himself and ask the cleaning crew! Now THAT'S service. .... BTW, I found my glasses. :)

Have been to Kona many times but this is my first staying at the Kona Reef Resort. Hard to beat the views and proximity to town. Unit was fairly clean but could use some cleaning or new paint in a few spots. Also some of the towels have seen better days. Overall though really hard to complain about this unit and would definitely stay here again!

Felt like home everything you could possibly need including coffee and chocolate! Will recommend to all my friends. Snorkeling right out the door! Walk to restaurants and town so close to everything. Not to mention having the door open to sleep with ocean breaking waves all night.

This was a nice property in a beautiful area of Kona. The pool was beautiful and it was nice to be in a condo with a washer and dryer, though those appliances weren’t in the best shape. The view from the room was absolutely amazing.

The condo is in an amazing location: away from the hustle/crowds, but easy walking to all the shops and restaurants. Condo is a little outdated, but it is clean and comfortable. Parking was easy. Would definitely stay here again.

We were thankful to find a last minute 3 day stay when our friends we were staying with got Covid . It was very dated , dirty carpet. Washers so loud screeching and dryer barely worked ! Nice ocean view but the unit really needs work! Really not worth the asking price! We’ve stayed at many of these units! Definitely won’t rent this one again!

Pool was suppose to be open last 4 days of stay,closed.concrete trucks parked in front of lani starting about 7:15 so noisy last 3days couldn't use lani. Poor lighting in kitchen,burner on stove out.

This unit has not been updated in the 21st-century these towels are at least 30 years old if not more and this unit is horrible! The carpet has not been changed at least 30 years and although it was cleaned before upon our arrival you cannot clean 30 years. This unit needs a complete overhaul if you have the chance to stay in the unit next-door at the 13 do it that unit is much better with a complete update! I would not recommend this to anyone nor will I ever come back to this unit!

Overall, the stay at this property was good. The view and location is great. Only issues were the dishwasher doesn’t work and had a maintenance guy come out to fix. However, the owner didn’t communicate this to me as he had told them.

The view was amazing. However, the dishwasher did not work and one burner on the stove did not work either. We had a constant flood on the patio from the air conditioner. We could have been warned about the dishwasher because they knew it wasn't working from the previous tenant, but we were not. If these things hadn't been an issue, we would have loved every minute. These are some things that should be fixed to make the stay completely enjoyable..

Pros:
Location. On the water, close to town, easy to get to the highways.
We managed to get parking right in front of the unit every day
Oceanfront lanai. So nice eating out there. Spotted a turtle one morning.
Water gets hot quick, pressure is good
Wi-Fi was great.
TV in the living room is nice
Nice not having a key and just using a code especially when there was 4 people.
Kitchen is stocked decent with supplies. Had coffee filters, salt, pepper, water filter pitcher, foil, etc.
Furniture is nice and was told the sofa bed was comfortable.
Had a beach umbrella, chairs, beach towels, snorkeling sets but one mask was completely broken. We tossed it and ended up leaving our sets.
Cons:
Bedroom is on the walkway/parking lot side and can hear a lot of noise. Had to tell kids to stop throwing rocks one morning at 7:30 am. One night someone was yelling in the street at midnight curse words at the top of his lungs.
Dishwasher was still broken. Saw a review from April saying it broke and we thought it would be fixed by June but there was a note saying they are waiting for a part. Just replace it and not wait months for a part in a vacation rental.
Dishes were not washed good and still had food on them in the cabinets. We washed everything we used first.
AC is only good for the living room. It doesn't reach the bedroom and the bedroom gets warm and stuffy. Cant keep the bedroom door closed or gets too hot. The people sleeping in the living room needed extra blankets while the bedroom was just using a sheet.
Bed feels like a waterbed but it's not. After a week there my back is jacked.
Pillow cases has stained blood finger prints.
Not all outlets work
Towels are thin and some were stained
No storage in the bathroom including in the shower to put shampoo bottles
No stopper for the tub to take a bath
Sloppy repairs done in the shower
Inside bathroom door was dirty from handprints and just brown looking
Washer/dryer is loud. Hard to watch tv with it going
Kitchen has one cookie sheet, was just had to make pizza one at a time.
Bedroom carpet very worn at door and looks dirty.
Bedroom screens looked like they had never been cleaned
Don't use the outlets in the alarm clock to charge your phone overnight. It will be less than what you started with.
Chairs on lanai are rusted
Screen door, front door, slider all stick and are either hard to open or slam shut. You can hear other units slamming doors
Toilet is hard to flush
