Come enjoy this totally private villa located in the most desirable location of Palm Villas, nestled at the end of the complex protected by the north course and historic lava preserve.

This two-story, corner end unit features approximately 1,900 indoor sq. ft., 2 private covered lanais, 3 bedrooms, 3 baths plus an additional loft space with a Queen sofa bed. The living room has windows that soar two stories high, providing you with light and views of the surrounding greenery. Enjoy an unobstructed peek-a-boo ocean view from the master lanai, and luxuriate in rare privacy, unmatched in the complex. You will find a beautiful and expansive indoor dining table for 8, along with outdoor patio dining under a covered lanai which includes a built-in barbecue and sink. Come back from your fun-filled day at the beach or the forests and host your friends with cocktails and pupus, then enjoy a movie on the large flat-screen TV. You will never want to leave!

The villa has a fresh décor with an open floor plan, beautiful wall art and is fully loaded with everything you need, including a washer/dryer. The kitchen is fully stocked and ready for gourmet cooking and includes a wine refrigerator. Each of the three bedrooms has Hawaiian ceiling fans to enjoy the tropical breezes as well as central AC. Each bedroom has a bathroom and a TV. The primary bedroom opens up to a private covered lanai to enjoy your morning coffee or sunset views. The primary bathroom has a double vanity, a full bath, and a shower with pebbles to massage your feet.

There is a large side yard of manicured tropical garden space that is utilized only by the villa. Directly from the lanais you have an unobstructed view of the Historic Kalahuipua'a Park, where you can enjoy the lava caves while walking the quick 10-minute walk to the beach. Or hop in the car with the beach amenities and drive to the private Mauna Lani Beach Club, where you will have access to the beach and its amenities, including parking and eating at the delicious Napua restaurant.

Palm Villa H-1 is located at the heart of the Mauna Lani Resort, and one of the very closest villas to the exquisite newly renovated Auberge Mauna Lani Hotel, and directly adjacent to the renovated Mauna Lani Spa and Fitness Center with tennis courts. The Mauna Lani Shoppes are a short stroll away for restaurants, a coffee shop, galleries, and a full-service market, featuring gourmet food items and an expansive wine selection. The complex also features a complimentary fitness room and lush pool with a waterfall grotto and jacuzzi. The home comes with a dedicated parking garage space, as well as a carport space.

*Please note: The complex will be repairing cracks in the asphalt roadways September 3-6th 2024. During this time there will be a 24 hr period where there is no access to and from the units garage/trellis parking area. There will be increased vendor activity and noise to expect. Visitor parking is also very limited.

Minimum night varies seasonally 5 - 10 nights. Property is non-ADA compliant, non-smoking, and no are pets allowed. Smoking/Vaping is not permitted anywhere on the Property.

House was as advertised and better. We are a very experienced VRBO family and I’ve never seen a house so well stocked. We cooked a full Christmas dinner! Very clean, nice amenities, and great beds. Only drawback is the extreme, in my opinion, restrictions on “noise”. Although we never had a problem.

You need to fix the dishwasher. We fished the screw out of the dishwasher but it’s too short and the hole is stripped.

From the time we drove up till the time we left, we had nothing negative to say about this place! Plenty of room! We loved that every room had its own bathroom. The condo was absolutely beautiful and perfect. The views were stunning. We utilized the beach chairs, boogie board, and coolers that were provided. Those little touches were so thoughtful! We also visited the Beach Club a couple times, which was wonderful! There is a small shopping center nearby which we visited a few times. We were a few minutes drive to Waikoloa Beach which had a little bit bigger grocery store. Overall, this place worked out so well for us! We'd stay here again!

We had a great time at this property! The home and location were beautiful and we really enjoyed exploring the grounds. The only recommendations I’d make are as follows: more dish towels (there’s only 2), and more bath towels (only one per person). Otherwise the home was well stocked and very comfortable.

The house was just as expected. It was a wonderful property and house. The beach club was perfect for our family. Many of the beached were closed due to high surf, but we were always able to go and enjoy the beach club. Would definitely recommend

Great location, close to most things but serene and quiet -- away from the madness of Kona. The condo is spacious and well-equipped. Very comfortable for six people. You will just have to sort out who gets the master suite upstairs with its own private lanai!

We have stayed at Mauna Lani several times. H1 in Palm Villas was a superb unit for our family with adult children. We appreciated the open main floor for hanging out. The three bedrooms & full bathrooms worked well for our crew. The quietness and beautiful grounds created a relaxing ambiance. We will certainly stay in this unit again. Mahalo.

My husband and I rented the property with another couple for a week, at the beginning of December. It is a large, beautiful house, very clean, comfortable, nicely decorated, with a well equipped kitchen. It is a 15mn walk from the beach, where we went snorkeling before having lunch at the beach club. It is a perfect spot for a relaxing vacation, on the beach or the large lanai at the house, which is in a quiet residential area. Multiple restaurants are just a few minutes drive away if you do not feel like cooking.

We came to Hawaii with a couple of friends. I love the location. The house was great. I felt like the kitchen was stocked with everything we needed. The only thing that was awful is the shower on the main floor—AWFUL. It just needs a new shower head, easy fix. And I agree with the other reviews, it would be nice to have some better chairs and working umbrella. Overall, it was a great place. Loved it!!

Home is great. Just as advertised. Wonderful, natural light, private, spacious and well-equipped. Close to amenities and other resources in Mauna Lani. Property is a bit removed from other areas, but that seems to be the case across many parts of the island, so be prepared to spend time nearby or to drive a bit. Nearby restaurants and grocery options can be relatively pricey, but again that was the case nearly everywhere we went on the island.

We loved this house! We are a family of 5 adults and one 5 year old. The house was just like the pictures and more. Plenty of space and outside bbq set up was perfect! The pool was so nice and never crowded like resorts. Plenty of spices and kitchen pots, dishes, etc…. We love this area and with food land market down the road is so convenient, everything from fresh fruits and veggies to great selection of wine and cheese! Will definitely be back! Forgot to mention the private beach is amazing!

We have rented many properties at Mauna Lani, our second time at Palm Villas. We would happily return to this unit. Things to be aware of: 1. Weak WiFi. Would not recommend this unit if you are planning to work remotely. Our cell service was also weak. 2. As other guests have commented, no comfortable beach chairs (backpack style) or beach umbrellas are provided. Not an issue if you only visit the beach club, as lounge chairs are usually available. I hope the owners will consider purchasing these items! A beach wagon would also be nice, since the beach is within walking distance but too far for me to haul beach gear. We liked being able to walk to the beach. With only one vehicle, it allowed our family to do different activities. Overall, we enjoyed our stay and would recommend this unit. Pictures are accurate.

We had a great time at Palm Villas H1. This is the biggest unit in which we have stayed at the Mauna Lani Resort: 3 full bedrooms and a loft. The owners created a beautiful oasis with lovely furnishings and a well stocked kitchen. The location on the west side of the Palm Villas means both sunset and peek-a-boo ocean views, as well as lava tubes in the historic preserve. We love the proximity to Foodland and the close walking distance to the beach. Note that the beach supplies were fewer than at other condos at which we have stayed, so bring your own snorkel gear or get some here. The beach chairs were not great, and there wasn’t a beach umbrella among the supplies. This was not a problem for us because we spent all of our beach time at the Mauna Lani Beach Club where chairs and cabanas are provided. All in all we would love to come back to H1. We found the property manager to be very responsive and accommodating, and we appreciated the concierge-level outreach both before and during our stay. Great customer service, Kona Coast Vacations!

Although Palm Villas and the condo in general is wonderful, the condo has significant maintenance issues. Everything does work.....sort of. The AC and the outdoor BBQ were my main draws to this condo and both were major fails. The AC works reliably on 3-4 of our 11 day stay. Afternoon temps in the condo averaged 80-82 degrees. I planned on cooking 90% of our meals on the great outdoor patio. However, out of three control knobs, two were broken and after a visit by the "handyman" went missing altogether leaving but one functional burner. The TV , although functional, took hours to figure out, and a call to customer service still required a 20 minute conversation to watch just basic TV. Most condos I've rented come with a "owners manual" that list instructions on how to use the various appliances. There was none here. The coffee maker worked well after I spent 1/2 hour figuring out. And on a side note....I've never checked into a condo that didn't have at least one days supply of coffee, tea, water, etc. I was told by customer service the "we don't do that". The washing machine worked well once you positioned the door in a certain way. There were no extra blankets in the unit but 3 were delivered the next morning after a phone call to CS. Twice during our stay, the sprinklers came on in the middle of our dinner (6PM) causing us to run for cover and the first time, soaking my tripod mounted camera. I actually rented the H4 condo in this same building several years ago and everything was perfect. I guess I expected H1 and Kona Coast Vacations to deliver the same experience but sorry to say it was far from it. I won't be back and I will encourage fellow travellers to avoid also. The fact that I also paid VRBO for this recommended property by a "Premier Host", further rubs salt into the wounds.

This was a great experience all around. Be prepared to drive 40-60 minutes to Kona restaurants.. or 15 to Surf Burgers (Kawaihee, Kohala) - Eddy would go! Highly recommend for privacy, quiet pool and plenty of space. Only drawback.. both King beds are upstairs with en-suite baths.. which meant the Grandparents got the smaller bedroom downstairs. Other than this blip - all was well!

I traveled with my husband, mother, and grandparents. The set up was perfect for each of us to have our own room and bathroom, with my grandparents not needing to climb the stairs to their room. The living spaces are spacious, and views from the lanais are beautiful and relaxing. The location is nice, very quick drive to the beach club or the market. Walking to the beach is doable, but long for anyone who isn't in great physical shape. Our only disappointment was the restrictive hours at the pool. They are only open from 8am-9pm, and the lights turned off by 8:45. We love to spend time after dinner in the hot tub, and that rule meant we weren't able to use the pool area as much as we would have liked.

Five of us stayed here for over a week in August including two small kids. The house was clean and there was plenty of room for 5 of us. The house was stocked well with pots and pans and everything you need in the kitchen. They do have tons of spices and things, storage containers, tin foil, that sort of thing. This house was not particularly stocked with anything that kids may need. Kids dishes, cups, etc so if you need that then bring it. The beds were too hard for my husband and I which is why i don't give it 5 stars. I prefer a pillow top or memory foam or something on the softer side and this wasn't it. For that reason, I prob won't stay at this property again. The Palm Villas area is quiet and small and really nicely landscaped. They are super strict about noise and appearances and have onsite staff monitoring these things. We got told twice (including a written notice) about towels on our back lanai, which weren't visible to anybody. My kids were also told to quiet down at the pool by the supervisor. I understand they don't want parties and blasting music at the pool, but kids are kids, so this was kind of a bummer. One of the regulars joked that they want to run it like a 55 and over community. So keep that in mind if you have a large group or lots of kids. We rented a golf cart during our stay which made it fun to zip around the property. The beach club was awesome, the hotel is beautiful all be it pricey. Make reservations ahead of time if you want to eat out. We appreciated being able to cook most of our meals. Golf is top notch but also pricey. Love the Mauna Lani property and will return, just not sure it will be at this place.

The unit as described is an end unit which made the stay even more enjoyable as it was very private. When we look for a property we look at the furnishings to make sure they are suitable for the size of the group-this unit hit all the marks. The 2 downstairs sitting areas are perfect, spacious and comfortable. The upstairs loft, downstairs and upstairs lanais provide additional room to spread out. This was our second stay in the Mauna Lani area, this complex is closest to the beach path which made morning walks to the fish pond easy. We’ve already recommended this unit to our friends.
