Normally I would give this property five stars, but the management company is the reason for a lower rating. The condo was spacious,well furnished, and well equipped. It sits next to the street on the ocean side, first floor. The pool is right outside but there is little noise. The location made it very easy to get to parking, the pool, and exit to the street. Shops and restaurants are only a couple blocks away. The A/C units could not keep up with the afternoon sun from the ocean side so we had to keep the living room fairly dark. Ocean gear was appreciated although we did not use it.
The management company started off by telling us that our reservation was not valid unless papers were not immediately signed. Upon arrival we received multiple unfriendly messages not to check in early. We had a SEWER GAS smell emanating from under the sink. It forced us to have the patio doors open at all times. The management company told us that this was an "ongoing issue". On our last day they offered to send the building manager which we declined because he had told us that it was not an ongoing issue and unique to our unit. As VRBO owners ourselves, we would have had a plumber there within hours. On departure they sent a message warning of FINES if the unit were not left clean enough. They constantly tried to get us to use their app and only book through them (not VRBO). Then they urged that no reviews be posted other than on their website, and excluding anything negative. Really?

This place was selected since our sibling also has a condo here. It did not disappoint. The only comment was the air conditioner was very loud and made it difficult to talk while on the lanai due to the noise. We had 2 bedrooms and 3 bathrooms which was perfect. Couldn’t get much closer to downtown Kona and the market place since we didn’t have a car. Ocean view was perfect. Highly recommend this unit.

Kona Pacific was just what we needed for this trip. Easy access to the elevator and parking lot. The rooms and bathrooms were spacious and comfortable. The outside patio dining table was perfect for dinner with a nice sunset after a day at the beach. The location was also convenient and felt very safe being there.

Overall my stay was good. When I arrived to the unit my husband and I did a quick inspection to ensure all was well. We found that the window to the kitchen was ajar and the shower off the living room did not work. These are not deal brakers, but It would have been great if the management company to advised the aforementioned prior to our check-in so that we could have better managed our expectations. When I called the issues in, the management company advised that they were aware of the issues, however, they didn’t advise us. Transparency is key. Outside of those issues, the unit was nice and clean. During our last day inside the unit, individuals unbeknownst to us opened the front door, and that was scary. The management company advised prior to check-in that no one else would have access or our unit code to enter the unit, but that wasn’t the case. The individuals that opened the door were the owners and the handyman. I let them in but I was alarmed. They were there to fix the window, however, they wasn’t aware that someone was renting their unit at the time due to lack of communication on the management side, which is a deal breaker for me. I need to feel secured at all times.

Location was perfect. Close to everything in Kailua Kona. Condo unit was very spacious and welcoming. We stayed in the corner unit and the views were perfect, the ocean view and the Mountain View. The pool was just a skip and short walk away. There was also a cool brreze throughout the day so we didn’t need to use the a/c. Loved this location and unit. Will come back and use this location again

My family of 6 stayed at this property and it was everything we expected. It was close to downtown Kona, which provided many dining and shopping options. There is a Walmart/Costco within 10 min drive to stock up on anything you should need during your stay. The place was clean and stocked with all supplies you should possibly need, especially for the beach. The rooms were spacious. Only knocks I could give them is no TV in the master bedroom and the map on the posting shows a hot tub in the community pool area but there is no hot tub (which I kind of assumed from the pictures). I'd stay here again and recommend to friends if ever traveling there!

We had a wonderful time staying in the Kona Village!! The condo was super clean, spacious, well stocked with every essential, and in a fabulous location. We weren’t right on the beachfront but had great views from the lanai and the windows in the main living space. It’s in a quiet community with a nice-sized pool and beautifully maintained grounds. We felt very secure. The owners provided easy check in and good instructions for how to make the best use of the space. Check out was simple as well. The managers made sure to check in with us and to offer any additional assistance needed. We were within walking distance of great restaurants and shops and only fifteen to twenty minutes from KOA airport. The bed in master bedroom and the twin beds in the second bedroom were very comfortable and the rooms were large enough with plenty of closet space so you never felt cramped. Having three bathrooms and a washer and dryer set made the stay even easier. There are window units and fans to keep you cool. We used the window units at night only and kept the fans running and were plenty comfortable. We were there in March, and the lanai was a pleasant place for eating meals and just sitting outside. No one is going to sit around inside in Hawaii, so I don’t think central AC would be necessary even in warmer temps. It is on the first floor, so you can see the pool area from the lanai, but they enforce the nine o’clock closing time and we were never bothered by any noise. I would definitely bring my family here again.

Very happy with this rental! Check in was easy, very clean, the condo had everything we needed. Walking distance to shopping and eating, which was great for my mom who is in a wheelchair. The underground parking was great, and close to the elevator for my mom, and stairs for us. Condo property was very quiet at night, and pool always had room for us. My mom was able to step into the pool and enjoy some pool time. Beds were comfortable, pillows could use an update, and an extra roll of toilet paper or two for a two-week stay would have been a thoughtful addition (however, that would not deter me from renting again.) We appreciated the coffee above the fridge, as we checked in after a day of travel after midnight. We also really appreciated the ice maker.
Two suggestions for the owners: a smaller cooler for drinks and a sun umbrella would be great additions for equipment, but again, that would not deter me from re-booking.

The condo we stayed in was very nice. It accommodated my family well with 3 bathrooms and 2 bedrooms. The kids loved walking down to the shopping area and grabbing dinner and doing some shopping. The pool was also great. The condo came equipped with some beach chairs and toys, which was helpful when going to a nearby beach. We drove to most of the beaches and the drive was short. Overall I would stay in this location again.

The property is very close to everywhere. It was clean and best of all the pantry has the basic seasonings for use. The only concern is that your beddings need to be updated since some bed covers and pillow cases are torn especially the living pillow covers. One thing thumbs up if you have the available beach tools with cooler and umbrella for use. Also a convenient 3 full bath was a plus.

Kona Pacific condo A102 is perfectly located for all your Kona journeys. It is a well stocked, two bedroom 3 bathroom unit. It will easily sleep 6. We weren't disappointed with the location and the amenities. We would definitely recommend this unit.

We had the most memorable family bbq dinners on the patio, and morning coffees. The beach gear was a bonus to have for my grand daughter! Fully loaded kitchen allowed us to get creative with our meals. Having an all girl trip, was super nice having 3 bathrooms!!

This spacious condo is perfectly located-walking distance from the "downtown" Kona area, where there's great restaurants, shopping, and nightlife-but far enough away to be quiet. The kitchen is incredibly well stocked, and we appreciated starters of cleaners, paper products etc. The gift basket is a nice touch as well, as were the beach chairs, towels, and boogie boards. The outdoor seating is abundant, private, and comfortable, with great views of the pool and ocean. Linda and Tom were very responsive and provided helpful recommendations about beaches, tours, and navigating the Big Island. I do think it is time for new pillows and close to time for a new master bed. That said, should we ever be lucky enough to return to the Big Island, we would absolutely stay here again. It was fantastic!!!

This was the perfect place to stay. From the moment you walk in you feel at home (and without spoiling the surprise Tom and Linda really go the extra mile). It came furnished with literally everything you could need for a few days to a few months. Towels, laundry in room, beach toys, a huge private balcony, close covered parking, a full kitchen and it was super clean. This was my fifth trip to Hawaii and this was by far the best place we have stayed at so far.
We have stayed at large chain hotels, as well as resorts and they tend to be hit and miss in Hawaii in terms of cost, cleanliness and proximity to attractions. The owners are very responsive to any questions or requests and they go out of their way to help.
Tom and Linda were very helpful with giving sightseeing ideas and and recommendations based on our needs with a 2 year old (they have a pack and play for little ones too).
The location is perfect too. You are close enough to town to walk in a couple of minutes, but far enough to feel like you are really experiencing Hawaii. If you have any reservations about booking this for your trip, I can tell you that you will not be disappointed. I can't express enough how much we enjoyed it and we will definitely be back again soon.

Stayed in October and November for a month. Kona Pacific is in a great location and makes walking to most places possible. Also The Royal Kona Resort is a short walk down Walua and one can enjoy live music a few times during the week for free.
Condo is pretty spacious and having 3 bathrooms is a plus, for sure.
The living room area gets very warm due to the sun directly hitting that side of the condo and AC was a necessity for us to be comfortable. A tv in the master bedroom would definitely be nice and the mattress in the master appears worn. Living room sofa bed could be upgraded as it is sagging on one side and very uncomfortable. Kitchen is well stocked and even though we did not use the beach equipment, there appeared to be many useful items. Pool is beautiful and love the bbq area. Underground parking is a plus to keep your vehicle from getting blazing hot in the Kona sun. Quiet complex, lovely grounds friendly people.

The condo had everything we needed for a wonderful vacation-beach towels and boogie boards, and though we did not need it, there were an assortment of loats and toys for younger kids. The condo is very nicely decorated and has a great kitchen and beautiful deck where you can watch the sunset. We spent most of our time outside playing at the beach, but we also used the pool at least once a day as well. It is a lovely space. The on-property staff were friendly and helpful; we’d love to stay again.

I planned this trip 3-4 weeks out so not a lot of thought was put into it, but it turned out to be perfect ! The condo was easy to get to and located very close to town, and fit my family of 5 easily. Every morning started with coffee on the balcony and visits from the geckos. The pool was wonderful to visit after a day out, and the Kona side of the island, consistently, has the best weather! Great trip !

We stayed for a week. The room was beautiful. It was nice to have goods for sea activities. If there is something you do not understand, it was safe to have a reply by e-mail from the owner soon. The room is a corner room, it is on the condominium pool and the road. As it was on the first floor, I was a little anxious in terms of safety. I was happy that I accepted Early check-in and late check-out according to the flight's time. It is also recommended for people who are staying for the first time at condos, those who are concerned about English.

The condo is one of the best I have stayed at in HI and I have been traveling to HI for 20 years. Linda and Tom's unit is beautifully decorated and very well equipped. They do not miss a detail. I haven't stayed at a rental property that thought of so many important and cost-saving supplies! The unit is in a perfect location as it is an end unit, so you can watch the sunset each evening, watch cruise ships arrive, watch the people run and cycle by, etc. The property is very nice with underground parking, a lovely pool and grill area. Linda and Tom provided us so many tips on places to eat, snorkel, tour, etc in Kona and all over the island. They were so helpful and responsive. I will recommend this unit to family and friends and hope to return someday! Aloha!
