This beautiful two bedroom townhome style property is in the prime location of Colony Villas in the desirable Waikoloa Beach Resort area. With an open floorplan in the living/dining area, our ground floor two-story townhome boasts 1,590 sq.ft. of indoor/outdoor living. Soaring ceilings, large picture windows, abundant natural light, two lanais, and tasteful decor make this property a delightful vacation home. Central air conditioning & ceiling fans throughout the villa assure your maximum comfort day and night.

The upstairs primary suite has a king size bed, flatscreen cable TV, and a private balcony with chaise lounges where you can relax with your morning tea or coffee and take in the beautiful golf course views. The en-suite primary bath offers a large soaking tub, dual sinks, and a separate walk-in shower. The second upstairs bedroom is equipped with a queen bed and artful furnishings and has an adjacent full bathroom with a shower/tub combo. All the conveniences of home are provided with complimentary wifi and your own private washer and dryer, iron and ironing board. Some context for my review: I had previously booked another rental in Waikoloa which the owner listed for sale and I was unable to stay as planned. This unit was available for part of my stay as a replacement. My perspective is from having booked three units and staying in two of them. The good: - Waikoloa beach resort is a beautiful manicured area with most of the amenities you would need very close by. This unit, in the Colony Villas, is a bit on the perimeter of the resort area and is a bit longer walk to the shops, restaurant, beach, etc. - There are some very beautiful beaches with great amenities a short drive up the coast. Hapuna, Spencer’s, Beach 69 and the Mauna Kea beach are glorious. The unit has a decent selection of beach gear, including chairs, an umbrella, boogie boards, snorkels, etc. A better cooler and additional freezer packs (there is one) would be ideal - The unit is a short walk to the “kid” pool at the complex, and the pools are in very good condition (however the other pool, which includes the hot tub/spa, is a bit of a walk) - The kitchen has been updated, includes new appliances, and has most tools/utensils you would want (a pair of scissors would be a helpful addition) - The property manager is responsive and provides additional value-added services - The indoor temperature is easily managed with the ceiling fans or a/c The not as good: - The master bathroom shower needs an overhaul. The shower head is pathetic, the tile and grout is worn and there is ample mildew - The bathroom exhaust fans need replacement (which should help with the mildew). The main floor bath exhaust sounds like the entire unit is on spin cycle and the upstairs bathrooms are marginally better - The master bedroom bed (or foundation?) needs replacement. Reminded me of visiting grandma’s house - The second bedroom door requires maintenance or replacement, in that it gets stuck in the jamb (unable to fully close or open) depending on the humidity Overall, the unit works. I did not find that it presented great value compared to other units in the area, but that could be addressed with some refurbishment from the owner.

Overall a great condo, but it needs some deep cleaning and upgrades. The tile isn’t super clean and the walls need to be repainted. The beach chairs are awful, so maybe rent better ones and an umbrella that isn’t broken. Gym and pool areas are nice. We couldn’t use our keypad due to a dead battery and the property manager was out to fix it ASAP. For the price I would stay again, but I’ve also stayed in nicer condos in other complexes.

Loved this condo! Roomy for three adults and two kids. Nearest pool is short walk away and has a section1.5’ deep perfect for my two year old. 6 year old could stand/swim in deeper section no problem. Saline pool and warm! Yardin back nice for running/playing ball. Close to shopping and Hilton resort. Walking trails. It was perfect!

The villa was great! We stayed there with our 2 kids (4 & 6). There was a large grassy area in the backyard that was perfect for the kids to play in while we were cooking or relaxing on the lanai. The grassy area connects with other units and there was a couple other families with kids when we were there, so the kids ended up all playing together. The unit overlooks the golf course but its really quite private and we hardly saw any golfers but we say tons of birds and geckos. We only used the pool by the condo and it was well maintained and clean. The unit itself was nice and very clean. They also had both beach and pool towels, boogie boards, pool toys and beach chairs. I think they may have had snorkel gear too, but we had our own. You can easily walk to the Kings foot trail from the unit & check out the petroglyphs on the ways to the Kings shops. It is also within walking distance to A-bay but we usually drove. FYI we thought the Foodland in Mauna Kea was better than the Island Gourmet for general groceries but the poke was pretty tasty at the latter. We would definitely rent this villa again.

Shortly after our arrival to Waikaloa we received a text from the property manager welcoming us. The condo was clean and had everything we needed for our stay. We like the location as we are active people and walking to the beach was great for us. It is also very quiet in the evenings which is a plus. We have stayed in both Hotels and four other condos in the area. We will be back to this one for sure...

This is such a cute and comfortable villa, stocked with everything we needed! All we had to buy was food or take a beautiful stroll to one of the nearby restaurants or grocery store. The villa is very quiet, peaceful and well-appointed. It's location right near one of the swimming pools makes it very convenient. Nice supply of beachwear, cookware and daily amenities. Easy to walk to the beach, nearby hotels, restaurants and shops, along a lovely paved walking path that also connects to a very scenic shoreline trail. This charming villa offers a great value whether traveling as a couple, a family, or with friends!

Unit 403 is located in a private part of a larger complex close to the Hilton and within walking distance to a few restaurants. It is on the 10th hole of the Waikoloa Beach Course and has great views of the course and a couple mountains from a lanai upstairs with a patio suitable for dining downstairs. The unit was clean and well stocked with good quality kitchen appliances, cooking and dinnerware. There are 2 pools in the complex. One is very close to the front of the unit and has a nice wading pool for kids as well as a few grills if someone wants to cook. The other pool is a little bit of a walk, but has a hot tub, workout center and a waterfall feature in the pool. There are pool and beach toys left in the garage. There is room to park 2 vehicles, one smaller in the garage and a reserved space just outside the unit. We had a larger rental car so we used the reserved space. The property management company was easy to work with. The unit could use some touchup work with some new paint in places and newer furniture, but overall it was clean and a great deal compared to other nearby properties. If you get a chance, check out the nearby Tropics Ale House across from the Hilton for good pizza and drinks with great happy hour prices. Buddha Point just a short walk from the unit which has some amazing sunsets and views out towards Maui. Kings Shops and Queens Marketplace are a short drive or brisk walk from the complex as well which has several restaurants, shops and a couple grocery stores. The grocery stores are more expensive than in Kona, so after talking to friends that vacation in the area often, we stopped to get groceries at the Costco near the airport when arriving so don't forget your Costco card when you leave home. Although we forgot ours so they did give us a temporary card. We would return to 403 as one of the best locations in the Waikoloa Colony Villas complex.
