This condo is a dream! Yes it’s in an older building, yes there is no A/C but the view and the private beach make it more than I could have imagined. We happened to be here when there was not much wind but adding a few fans fixed that problem. We spent our days sitting next to sea turtles on the beach and soaking up the sun. We will definitely be staying here again!

As frequent visitors to the islands, our family is experienced with Vrbo rentals — and we all agreed that this condo ranks at the top of our list.
What we liked:
• Condo was clean, modern and tasteful. Kitchen has new appliances; bathroom is updated and has a nice step-in shower. A big-screen TV is set up to access all the main streaming services. There is even an in-unit washer/dryer which was very convenient.
• Perfect location on Oahu, offering easy access to stores, food trucks, sightseeing opportunities and activities, but far enough away from Honolulu to have a rural feel.
• There is a swimming pool, with limited hours when we were there, but so infrequently used that there was never a problem having it to ourselves.
• On temperature control inside, we found the best bet was to open the windows/sliding door and let the breeze do its job!
What we loved:
• Beach access was the best we’ve ever had from a Hawaii rental. Literally right outside our door, the beach was never crowded and essentially functioned as a private beach. It’s a nice one, too, offering calm water for snorkeling and swimming.
• Watching the sunrise from the lanai was absolutely the best!
To acknowledge the construction issue: We didn’t find it to be a problem at all. Yes, there is a section of the building that clearly is being renovated, and construction vehicles and workers are present, but this did not affect our visit in the slightest way.
We would definitely stay here again!

Prior to arrival received a message from the property manager Sandra, reference an issue due to the ongoing construction. They were extremely apologetic and understood our concerns. They took care of our needs without hesitation and to our satisfaction.
The condo was beautifully decorated and updated. There was everything you would need and want for your vacation including beach chairs, umbrella, boogie boards, snorkel gear and coolers. The location was perfectly located within short drives to the North Shore and tons of beaches along with plenty of food trucks with amazing food. The view was amazing and getting up to watch the sunrise with a cup of coffee makes the perfect start to the day.
We were able to see tons of sea turtles in the evening as they would come to the beach and spend the night there.
There was a great breeze that kept the condo comfortable as long as you left the front door open or the window in the bedroom. The cooling unit in the bedroom helped keep the room comfortable for sleeping but doesn't cool it down like actual a/c but that was perfect for us.
There are only a few things that weren't great for us. 1st, the outside light in the bedroom window is bright and the blind doesn't help darken the room so it is very bright at night. 2nd, the bed was not as comfortable as hoped and seems unlevel as it settles when you get in and move around.
Overall, a great place to stay and great communication! Will definitely stay again!

This is the only side of the island that I want to stay on. It’s beautiful. At Pat’s at Punaluu the back is the Mountain View and the front is the beautiful ocean. The condo is decorated beautifully and we spent a large portion of our time on the balcony. We would stay here again.

If you are looking for a quiet place away from the hustle and bustle of Honolulu, this is your place! The inside of the condo is nicely designed with updated furniture and is very comfortable. It did get warm in the evenings at times, but it was very safe (there's security onsite) and we slept with the A/C unit on and the sliding glass door open. I even slept on the patio one night listening to the waves crash in. No white noise app needed to get to sleep that evening! :) We were able to meet the property manager, Sandra, and she was helpful and attentive. My husband, son and I enjoyed it so much -- we can't wait to go again! Some days, we practically had the beach to ourselves. Highly recommend!

This was absolutely a beautiful location and a beautiful unit with a great view. We loved that this unit was steps from the beach and if you get up early you could find sea turtles on the beach. During the day the turtles were off shore swimming. The unit was nicely furnished and well equipped. It was very clean. The only downside was the bedroom didn’t get super cool even with the small A/C unit in it. The unit is also in a very old building but it appears that they are trying to update it. The location was great because you could be anywhere on the island in an hour or less.

It was a eyesore from the outside, but the inside made up for it. It wasn’t nosey. We had our own private beach away from tourist. Locals are on this side more which Is why I did choose to stay in this location. We loved the townhome. Very clean, pleasant there are some
Ants in the kitchen. I would definitely stay here again. We left our kids boogie board, water, and kids snorkeling gear for the next family that comes. Thanks for the stay. Mahalo!

We were hesitant to stay here due to some of the recent reviews, but we honestly had a great time. The check in process was smooth. The condo itself is nicely decorated with modern touches from front to back. Looking at some of the other porches in the building, this one was definitely one of the best.
Some of the comments complained about the temperature, but we actually had to close the sliding door a few times due to the condo getting cold. The nice cool breeze would carry through the entire condo. At night we took advantage of the standing cooler in the bedroom, which worked perfectly for us. We had a baby and the cooler also served as a white noice for him when he slept/napped.
The washer and dryer in the unit was a huge plus. We washed all our clothes before heading back home to California.
We also got to meet Sandra, who was the nicest host.
We chose this condo to try something new away from Honolulu, and we will be coming back! We truly enjoyed the laid back environment and the “true Hawaii” vibe on this side of the island.

If you don’t want to read the whole review… We do not recommend this property based on the horrible sleeping conditions.
No AC… unit in room is old and doesn’t cool
At all.
Bed is nothing more than a cheap aluminum frame platform bed from Amazon with an old mattress with a horrible topper on it. It creaks with every move. Terribly uncomfortable.
Pillows are also old, flat and terrible. No extras in closet.
Bedroom is on street side.. you can hear traffic all night even with closed window.
You can not completely darken the room because there is a light in the hallway outside that stays on all night. We had to hang a towel on the side of the window to block the light.
We ended up sleeping on the pull out couch after the first night to get a breeze and break from the street noise. Equally horrible and uncomfortable.
Unit itself is clean and updated but it doesn’t make up for the horrible bed/bedroom. Unit has NO AC- hot and stuffy with no way to cool. We left a stick of butter on the counter the first night and it liquified by morning.
Beautiful view and nice beach if that’s all you care about. Good location on the North Shore, but still NOT worth it. Building is old and under construction.
Keep looking elsewhere.

We received last minute update that we can not park at reserved spot due to construction workers. Yes the is a huge construction of entire building and it looks they not even 50 percent done of it. They start being noisy around 7:30-8am and it starts smells gasoline in the bedroom very bad, very very very bad… imagine you wake up at gas station. It doesn’t smell in living room tho, so one of you can sleep on the couch.
Another thing is that portable a/c unit don’t have a proper exhaust system so it spread the heat inside the bedroom and it feels like sauna.
Also one day there was no power and no self phone service in entire building but I believe it’s a city issue however even such event never stopped the construction,
If you are looking for a quiet getaway like us do not go with this.

Overall stay ok… very clean, organized and most needs taken care of.inside unit. Dishwasher broken, ice maker out of order and outside of building under construction. Most disappointing, pool was covered entire stay. Wouldn’t recommend staying here until construction is completed.

Our unit was lovely and well appointed. There is only an air condition unit in the bedroom. There are fans elsewhere. The pool was not available during our visit. It was closed Tuesday-Friday. This would be a problem if we were traveling with children. The beach is beautiful. We even saw a sea turtle! Food trucks can be found about 15 minutes north. Grocery shop on your way up.

When we arrived at the property, it was very humid inside. We found one small oscillating fan inside living area and a swamp cooler in the bedroom. The swamp cooler wasn't vented outside so it put out more heat from the back than cooling from the front. We could not sleep at night and were told to take a cool shower at night. We found a long dark hair very visible in bathtub. We don't have either long or black hair snd can't believe the housekeeper would leave that. There was ZERO soap and conditioner put by sink with no soap to wash hands. No soap (bar or liquid) in the entire unit except big bottles of bodywash. The hanging towel and washcloth were very visibly dirty. Again, how could a cleaner miss this? We took pictures of all ofvthis to document. Contacted Sandra and explained how unhappy we were and we were considering leaving. She offered us half off daily rental if we stayed. She now says that offer was if we left. She REFUSES to update her unit to include NO AC. She states that her listing doesn't include AC. so therefore her ad is accurate. The other unit in their complex that was not rented during our stay because they were honest in listing no AC! Sandra refuses to let renters know. She told us housekeeper was bringing us supplies. She brought shampoos, conditioners, lotion (opened and not brand new) and cleaning cloths, but ZERO soap! I would NOT recommend this place due to the lack of cleaning, communication and lack of basic AC. What owner tells you to take a cold shower before bed so you MIGHT NOT sweat during the night from humidity. They now are not issuing a refund. Guess I will take my photos and conversations to the credit card company to fight the price we paid without getting discount promised.

The house was in a perfect location. It was walking distance from the beach and from restaurants and a market. It fit 3 families including 2 children under 3 comfortably. Michael and Leila were quick to communicate and respond to any questions/concerns. We truly enjoyed our rare weekend together with friends and our families.

Upon arrival I thought our GPS took us to the wrong place, I thought we were at a construction site. Building is looking very tired and dated but is also under construction and should improve when this is complete in 2 years.
Condo was updated and we were very pleased when we opened the door.
Beautiful ocean view from the Lahaina and watched the sunrise every morning with our coffee. All kitchen was well stocked for your cooking needs. Pool was closed except for weekend due to construction. Very relaxing vacation and We would come back sometime soon I hope 🏝

* The location is near North Shore locations and activities.
* Sea turtles can be occasionally spotted on the beach.

* There is major construction taking place M-F and very noisy. There was also a strong sewer smell at the front of the building in the parking lot.
* The pool was closed except for a few hour on one day we were there. We never had a chance to use it.
* There is no AC except for a portable unit in the bedroom that didn’t work very well. It was very hot at night while we tried to sleep.
Overall we enjoyed our stay but would probably not stay again until construction is completed. A locking screen door on the entrance door would be a great addition. We found the air flow good if we kept the balcony door and front door open.

Lovely stay. A couple of conveniences missing (for us) in the apartment, but nothing that couldn’t be overcome. Building itself a bit dowdy, but apartment terrific. Keep the windows closed and the ceiling fan on at night in the bedroom and this reduces outdoor noise. A very comfortable stay.

We loved our stay here! The unit itself and the location are AMAZING! The building as a whole is old and tired and going through a lot of construction so it wasn’t very quiet during the day. The parking lot also isn’t the best smelling as they are dealing with sewage issues. The pool was fantastic, the lawn area between the building and the beach is fantastic, and the beach is marvelous. There’s a nice offshore reef break, so the water on the beach is quite calm and safe feeling. There until itself was updated very nicely and is wonderful. If there wasn’t construction going on, it would’ve gotten all around 5 stars from me, and that is in no fault of the owner of this unit, it just is what it is. And this location on the island is wonderful, it’s far away from the larger population centers and tourist areas, so there’s less traffic, less people, and more peacefulness.

We wanted quiet and away from the crowds and beachfront... that's exactly what we found here. Sandra was excellent to work with. Few cleaning issues which she handled promptly and to our satisfaction. Don't be put off by comments about construction.. Crew was respectful, starting after 9 and quitting early. There is a/c, unlike other units in bldg, but we didn't need it...just turned on ceiling fans, opened the sliding door and bedroom windows and enjoyed the breeze. Look fwd to rtn visit.

The condo inside was beautiful and the views and sounds of the ocean were AMAZING! There was everything you needed for the beach, just bring your own snorkel gear. Sandra was great if you needed to communicate with her. The only small down side was the bedroom was in the front and there are no blinds on the window to keep lights out and people walking by. My husband and I will be back.

Enjoyed our stay, unit had all needed amenities & parking. Loved the double recliner on the 2nd floor lanai. Did not need to use the AC in the bedroom. Unit has been nicely remodeled. The only downside is that the building is undergoing repair/structural restoration that will apparently go on for 2 more years. Two of the 4 days we were there, sounds like drills, small jackhammer went on during daytime hours after 8:30am. We left unit for day after 11am, so unsure of what occurred the rest of the day.

The condo was very nice, spacious and super clean! Amazing view anytime of day and night! We appreciated the in-unit laundry, and the well stocked fitness center which myself and my husband used daily. From the outside the condo is dated but once you get inside you will completely forget about any construction as the unit is updated and very comfortable! Some reviews mentioned the work going on but I look at it as exterior improvements taking place whether safety or decor; that's a good thing! We came from Waikiki so the energy level is much lower in the villages closest to the condo. It was actually nice to dial it down. We appreciated the country laid back feel but be aware there are no restaurants/bars that are easy to find in larger communities. Lastly, we were lucky to see the World Surf Competition at Sunset Beach about 10 miles away. The beach is a must-see for impressive wave action. Mahalo!

The condo is exactly as described, well equipped (although a DVR would’ve fantastic for recording sports while you are on the beach!). Would highly recommend. This was a great rental unit. The property (yard and views) were very nice. The unit is directly on the beach. The pool looked very nice, but we didn't go in. We snorkeled, but it was a bit cloudy - I think just due to the time of the year and the continuous wave. We did see the turtles when we snorkeled, which was AMAZING!! The location of this unit is about 15 miles from town (restaurants/bars), and about 15 miles heading towards the north shore. There are great pull-off beach areas on the drive North or South. We did alot of driving, all over the island and hiking. Just beautiful!! Sandra was very responsive to any questions that we had. I would definitely come back to this location if we were to visit again.

The unit has been recently updated and the property itself is in need of an update but if the unit itself and the beach are amazing and beats Waikiki if you are looking for peace and quiet. Unit comes with some boogie boards, chairs for the beach and snorkeling equipment which was nice. It was almost perfect except there are no curtains so if someone is sleeping on the pull out couch, sun shines on you at 6am so our kids never slept in. Couple of small things like no batteries in the clock and toilet paper holder was broken.

The property was great! It was in the perfect location for all of our day trips. My kids and I absolutely loved snorkeling on our own private beach. Swimming with turtles was a highlight to our trip.

Nicely redecorated unit right on the beach. The building is not fancy and is under repair, which it needs, but the unit does not reflect that. We found it comfortable. We ate most meals on the lanai overlooking the ocean. The bedroom is near the road. We had a white noise machine and that helped a lot, except the 2 times the garbage was picked up at 5AM. While Punalu'u is an area without a lot going on the location is near nice NS beaches and 40 minutes from Kailua. If you want a comfortable place away from the hustle and bustle of Wakiki, this place is a good choice.

Loved this hidden gem on the North Shore! The inside was decorated soooo cutely and was very spacious for 3 adults. Also the balcony and view of the ocean were wonderful, as was the lawn and "private" beach just steps away. It was hot inside, so the fans were appreciated (and A/C throughout would have been nice, but we were warned it was just in the bedroom so that wasn't really a problem). 5 stars all the way!!

As always, Pats is a wonderful low key property, with one of the most relaxing beaches on the island. The condo is quaint, clean, well appointed and nicely decorated. Pack the fridge, and enjoy. Everything else you need is already there. For us, this is the best bargain in the island. Relatively close to Haliewa, and grocery stores. But why leave? This is why we stay at pats. This condo in particular is very nice.

My family of 4 stayed here for Christmas 2018 and it was an absolute dream! Locals staying in the complex said this is the best beach on the entire island! It was quiet and most mornings we had the beach to ourselves for hours. We met a sea turtle that apparently loves to sun herself on this beach, we found a message in a bottle, and we swam every day even though other waters on the same side of the island were too choppy to swim in. This unit is super comfortable and has sand toys as well as life vests and a boogie board, which were super fun for my kids. We would definitely rent this unit again!
The only thing to consider is that this entire complex has vented windows in the bedrooms - they don't close all the way and don't give you much of a sound barrier - so if you're a light sleeper it's a bit disruptive since you can hear / smell neighbors coming and going. One neighbor right next door to this unit smokes constantly (even though it's not technically allowed in this complex) and that smell did come inside the unit at times. Even considering this, we would rent again. Great value, GREAT location, comfy unit!

The inside of this particular unit is very nice. It was well equipped and was very comfortable for 2 people. The view is good, just like the pictures. The pool below you is fine as long as people aren't too loud down there. Overall I would give the unit itself 5 stars. It's nice and the price is right.
NOW... The complex itself is not nice at all. We stayed at Pat's (name of the complex) 4 years ago and it was old but still nice. In the past 4 years I don't think they have done a single piece of maintenance on the complex. They need to invest in some pressure washers and paint!
I am giving it 4 stars as it's a good price for what you get.

The unit has been updated and is really nice. If they would update the window in the master it would have been perfect. The complex itself is in need of a remodel and cleaning up. It did not make you feel comfortable,they need to repaint and clean up the drainage issues the bbq grills all need replaced and should be over by the pool. If you want to stay in this complex I recommend this unit though

This condo was the perfect property for our 20 year anniversary vacation. It has been recently remodeled, and was very clean and comfortable. The kitchen had everything we needed and we loved having a washer and dryer available. The temperature was very comfortable with the lanai door open to let the winds flow through - and the view was amazing. The condo is located above the pool, so there was noise from that during the day, but each night the complex was very quiet and peaceful. I would certainly stay here again!

We enjoyed our 5-day family vacation at this condo. The pictures are representative of the premises. Kitchen well equiped. Clean and well furnished. Amazing sunrise every morning! One negative thing to note: the noisy road at night that you can hear from the bedroom, but you get used to it.
