Overall, we really enjoyed our stay here! We spent 5 nights here on our honeymoon. The central location was awesome, we could easily get to the north or south side of the island in about 40 mins which was perfect for all of the exploring we had to do. The ocean and sunrise views were perfect and just as pictured in the listing. The condo had everything we needed for our stay, along with beach equipment. The only small critique would be there were small stains on some of the furniture that could use some TLC, but overall didn’t really impact anything but the look! We would stay again!

When we first walked in the unit, the view of the ocean was incredible. When we walked out onto the deck we were disappointed that in addition to the ocean view, we also had a view of the highway, which was not pictured in the photos. Overall, the stay was pleasant, however, there were some functional issues that needed to be resolved, but the owner was responsive and helpful.

The owner sent a welcoming message that included the phrase, “If anything in the unit does not warrant a 5-star rating, let me now.” I politely replied with a list of 10 items: Musty smell, mold on bathroom tile, AC unit extremely loud, screen doors hard to slide, furniture is tired, cabinets old, appliances are white, queen bed rather than king (I admitted I knew this from the description, but a 5-star unit usually has this luxury), plastic cover over the mattress, and air did not circulate enough in the bathroom. He sent people out to remedy 3 items. When I stated the 3 items were not remedied, he got defensive. He gave us a one-night refund. By that time, we had secured another unit and checked out of his. The bed was so uncomfortable I couldn’t sleep. It was super firm, had a plastic cover, and in-wall AC unit was super loud. He tried to claim he fixed it, but my main point was that it was loud, not just that it cycled on and off too much. Finally, when I took off the mattress cover I noticed brown spots around the perimeter of the mattress. This is evidence of bedbugs. There were none present or I would have checked out immediately. He claimed a guest had taken the cover off and had mosquito bite problems, then subsequently itched them until they bled. Unless the person put their legs to the perimeter of the bed, this couldn’t happen. To his credit, he got a new mattress immediately, but put the mattress cover back on. At our expense, we went elsewhere.

I'm so sad our stay was only for one night. Our airline made changes to our flights and we needed one extra night at the beginning of a family vacation. Most other hosts wouldn't consider a single night stay but Luke was very gracious and didn't hesitate. The view was stunning! We spent a good hour in the morning sitting on the deck enjoying the sunrise. The next time we visit Kauai we will absolutely try to stay here again. The condo has been beautifully renovated and was very clean. The location was perfect for us, close to the airport and our favorite farmers market. Couldn't ask for a better beginning to our vacation.

Having the lani looking out to the water was perfect. There were a few marks here and there, but nothing you wouldn't expect from a vacation rental. Had everything we needed and was very comfortable. I would definitely recommend to friends. Lani is nice and private too! Location is right in the middle of the South and North side of the island. Great spot!

This condo has a million dollar view! The unit was decorated very nicely. I thought it was centrally located and within minutes of the main airport. 4⅘The condo manager was busy the entire time we were there, cleaning and picking up trash. Just making sure that the property was in great shape! He was extremely friendly as most all of the people on the island. I hope to come back soon! Lovely place! You would not be disappointed!!

This was an excellent place for our first time on the island! The view is exceptional and that’s what we were looking for. Great location in the east - we took trips up north and around the south a few times and the drives were just fine. There are a variety of eating options nearby and just a short drive up the road; our favorite was Russel’s, since one of us looks for vegan options. The food was fantastic. Very clean and seemingly lots of kitchen items (it was just easier for us to eat out mostly).
Also the beach towels were very useful and one of us was able to use the snorkeling gear!

Loved the view of the ocean, nice interior design, but needs some updates, loud air conditioner for bedroom only, ceiling fan inadequate during hot time of day, only 1 speed, no additional fan in unit, louvers on entry door do not function, so unit warm during the day. It was off-putting for owner/manager to shame me for asking for more toilet paper when I checked in, "Didn't you read the attachment on email that explained toilet paper allotment? What more will you ask for?" He did have it delivered, but the interaction made me not want to ask for anything else. Run as a business without much Aloha spirit. To get to beach had to walk around homeless encampment. Kitchen appliances work, but rusted. Needs a salad bowl in kitchen.

We really wanted a place right on the beach. This was the perfect spot! We enjoyed being between the north shore and the south side so we were able to easily get to both without driving for too long.

Good location, great views. I would echo a lot of the similar notes already (some things dated, crazy loud AC in bedroom).
A few questionable things:
1) Only two rolls of toilet paper for five days? We ran out. Not really ideal.
2). Wife stepped on a few shards of glass in kitchen… might not have been thoroughly cleaned after last visit.
3) Giant cockroach once or twice.
Good enough overall, but might want to address these.

Booking the room was easy and communication timely and consistent. The front door slats are broken and inoperable compromising our privacy. One can see down into the apartment hallway to the back balcony. Needs to be repaired. Overall, the room met our needs and the ocean view is spectacular.

Overall the property was nice. Beautiful view and the building property is very well kept. The property manger obviously cares and does an amazing job.
The unit is nice to look at, but is in dire need of a refresh. The couch and chairs are stained and worn. The kitchen appliances are looking dated and chipped. The bedroom is very pretty to look at but gets very hot. The AC works but you can’t open the windows to get a breeze. The front door needs to be repaired - the slats don’t open and fall out when you close the door.
Would have been nice to have something from the owners saying the door is broken or even a welcome note of some sort with info.
Overall not a bad place to stay but not the dream HGTV look they promote.

Great place to stay. The condo has an amazing view, comfortable and good location to explore Kauai. My friend and I were very comfortable here. Some very very minor things- the kitchen knives and scissors were a little dull, and the electrical outlets were in weird places, and it’s a little warm in the living room without air conditioning. (My friend used the additional fan since she slept on the sofa bed.). But overall a wonderful stay. My friend and I didn’t want to leave. We are already thinking of returning next year for another stay.

The unit had beach supplies such as boogie boards, a cooler, beach mat, etc. Binoculars allowed us to check out the waters from the balcony. So many great little details made our trip comfortable.

The view from the balcony is really incredible! Go sit on the balcony for hours to look at the view and relax! In the condo it is very hot, since the air conditioning is only in the room, the air does not circulate well throughout the location. Little advice, close the curtains if you leave the day to help keep cool :)Positive point:The accommodation is well located. Close to shops and restaurants, less than 5 minutes by car and in front of the accommodation, there are small shops so an excellent pastry shop! The spaces in the accommodations are large.Point for improvement:There is no condiment for the kitchen. No oil, no coffee, no basic condiment, so when we have to buy them it's a large quantity for a short stay. Maybe see how to make a basic kit for each stay :)Also there is no rack to spread the laundry when we want to dry it, we have spread our clothes in the wardrobe.At the next tenant after us you will have things left in the refrigerator (butter, milk) unless the housekeeper has to throw everything away. The residents of the block are really nice. The pool is very well maintained and the place is clean.In addition, in the accommodation there are umbrellas, beach chairs, and diving mask and others.There is also a cooler and Icepacks, very practical.I recommend this place

Where do I begin? From the timely communication with the owners before hand, the on-site helpful manager, the beautiful relaxing pool, to the incredible view and sound of the ocean, or the access to the airport/beach, shops.
We ate in 4/7 nights because we enjoyed the accommodations so much. Sitting out on the lawn to watch the sunset, surfers.

Positives:
View
Location - Very central to get to the north or south sides of the island. Several good restaurants in walking distance.
Building and amenities - People that live in the building are extremely friendly. Pool and grilling area are very nice. You can tell they do a great job keeping the property nice.
Lots of beach equipment - Cooler, chairs, you name it they have it for you to use.
Well appointed - Everything we needed was in the condo and everything worked.
Negatives
Needs a remodel the furniture is worn and you can tell its been a rental a long time. However you can tell they spent a good amount of money on the last remodel 10 or so years ago. I see they have clarified this in the listing now.
Airflow was horrendous. Since the louvers in the bedroom dont open you have to turn on the AC a night and the way the unit is positioned it blows hot air directly in the unit. Others mentioned this as well in review. When we were there in May the wind blew in from the front door and not the patio door our entire stay, opposite of what you would think. If you get hot easily this might not be the unit for you, apparently us even being from Phoenix we get hot easily lol.
Overall we have a great stay but would likely pick a different unit next time strictly due to the airflow issues. Based on the price of the unit vs other units in Kauai this gets a 5 star, it the price were to go up from what we paid, I would not give it a 5 star but a 4.

Property was in excellent location in Wailua bay with splendid ocean view from the patio. We found the property very clean. Kitchen was well equipped. All the beach gear provided by the the host is greatly appreciated.
Only problem we faced was that the blind in the entry door could not be closed fully which prevented turning on the AC as the hot air from the AC exhaust fan was directly coming back to inside through the entry door. Our first night was very hot and we needed to turn on AC but we couldn’t use AC due to this problem. We kept the patio door open and Wind was blowing through the entry door and tunneling out through the patio door - it took a long time for the interior to cool down.

We are a retired couple who were visiting Kauai for the first time. We liked the condo and the location overall. We would stay here again. This was a perfect location to get to the Northshore, as well as the west shore. The interior of the condo is in need of a refresh. The furniture, fixtures, appliances are all showing wear and tear. The floors were gritty/dirty. I get that the condo is on the ocean, but it didn’t feel clean. The bed was comfortable. The exterior of this smaller condo complex was well-maintained. The guests/tenants were friendly. The condo itself was quiet. All in all, we had a great stay.

Apparently entire complex has AC only for bedroom. When it gets muggy with not much wind, can be a problem. This particular unit could not open bedroom windows to get cross through breeze. Also could not open front door louvers all the way. Appliances somewhat dated and furniture is also. Beautiful ocean view however not real easy to access beach and no beach in front of complex. Also with location of bedroom AC, when it was on, hot air would blow through the front door louvers into the unit. Rating of average.

My wife and I just spent a week Kauai. The condo was great and exactly as described in the listing and photos. Luke was super responsive and easy to get a hold of on the two occasions we needed to chat.
We were able to do everything we set out to do easily due to the location. Sleeping Giant east trail is just up the street.
We would absolutely stay here again and recommend others to do the same! My wife misses her rooster and chick friends dearly!

First off, we had a wonderful time in Kauai, and staying at this location was one of our favorite parts of our time here. Some minor items for the owner to address, but other than that, we would definitely stay again.
Comms with the owner, directions / expectations were all very clear and organized. We appreciated that.
Check-in was a breeze, we came in after hours (around 9 pm or so), and the office was open to fill out the parking pass, which is attached to the form you fill out. Complete that form, drop it in the box, detach your pass and fill it out, and place on your windshield, easy.
The location of this condo and the views are hands down the best part about it. We loved that it is ground level. Open the lanai doors and the louver / vent, and you get the sound of the waves crashing against the shoreline all day and night. Fresh breeze coming in. Clear view of the ocean and shoreline. This is a favorite location for local surfers, and you will see them in the morning coming out and catching waves. There is a nice manicured grass pad right below your lanai, and in the morning the roosters like to peck about. Don't worry, you will hear them. I grabbed the yoga mat from the lanai storage container and rolled it out each morning on the grass, getting some stretching in as I watched the sunrise.
Note that there is vehicle traffic. The view and the condo are situated along the main thorough-fare for this area, with a constant stream of cars throughout the day. The waves are so loud that for the most part they block out the sound of traffic, but just be aware.
Notes to the Owner:
The "HGTV renovation" is going on 10 years ago and it is showing its age. Ceiling fan in living room had one speed, but was quiet and consistent. Wifi was sketchy, in and out, there are instructions to log in to other units with the same owner in the building and to use their wifi, which we did, but still.... Cable connection for the TV was constantly in and out, not worth it to try and watch the news or weather. After jockeying the batteries around, finally got the TV remote to work for the smart tv portion, and wouldn't you know it, the speakers on the TV are blown. Someone must have pumped up the sound too loud previously. So, TV was worthless. Hair dryer didn't blow hot air, shades in the bedroom are janky / don't open properly, and the vents on the main door are broken / won't open. Fridge water filter / ice machine inoperative.

There were some hiccups during my stay with major applicants being serviced/repaired/replaced while I was there. The property owner was communicative and worked with me to make things right.
The unit is comfortable and stylish. The property is very clean and well maintained. The unit is also right by the pool entrance. The property is conveniently located on the island, but make sure you don't get stuck in rush hour!
There is a delicious bakery across the street with great breakfast and pastries, I highly recommend!

We had an amazing time and stay during one week vacation in Kauai. This condo is close to everything and everywhere you can visit. Within 45 min you will be at north shore and same distance to south as well. Condo is located walking distance from shopping center, bike or walking trail, few nice beaches. Thanks to all snorkeling and beach items stored in lanai. We used kitchen almost daily for quick b’fast or lunch.
Cross ventilation was an issue until we figured Windows in the lanai and the bedroom should be left open. Wedid not use the AC at all during the entire stay)

This was the best choice we made when it came to allocating our expenses. The cottage was perfect. Great location in the middle of Paia with tons of nearby places to walk to. Shopping, restaurants and shaved ice were within minutes. The private/ gated entrance was very appreciated and provided us with the perfect isolation. A large patio with a huge private view of the ocean was incredible every morning. Sea turtles swam up every day! I cannot recommend this place enough, it was so much better than a busy stuffy resort. Everything about our experience was amazing. Check in was seamless (we were even able to check in early), the property is gorgeous with, I swear, the best view from the private balcony. The ocean view and ocean sounds make this place paradise. It’s perfectly located about 20-30 min from almost anything on the island and super close to Kapa’a with the best food scene and tons to do. We were able to walk to a lot. We didn’t use the pool, but it was very pretty. We used the grill the first night to cook dinner which worked fine. Luke was a fantastic host and was super responsive. His housekeeper was very helpful as well. Overall, we’ve been raving about this place to our friends and family since we stepped foot inside and will absolutely be back. Mahalo, Luke!

Recently stayed at the Wailua Bay View condo on the island of Kauai in celebration of a 40th wedding anniversary. This is the picture of the view from the lanai. We were in unit 109 just off the pool which was quite beautiful but rarely used because it was January. The unit has been completely remodeled and is beautiful on the inside. It is furnished with just about everything you could or would need while staying on the island, including beach chairs, towels, snorkeling equipment, boogie boards, cooler, even a baby pack n play if needed etc. I was amazed and appreciative that we did not have to buy or rent these items but rather pick them up for a day out. The owner of this unit was available to us at a moments notice. In addition, we were provided in advance information about the island, favorite places to go, maps etc. They really took care of us. The check in was easy as well and ample parking was provided. We loved our stay.

Location:
We enjoy being "mid" island! It is easy to take a day trip to the North, South or West side. In the mornings we could walk on the beach, or through Lydgate park (just south of the condo) or drive north a few minutes to access the Coconut Coast Trail (10 miles of a beautiful, red paved path along the ocean). We could also walk 10 minutes to the river and rent a kayak or a SUP.
Overall property:
Well maintained, pool area VERY clean, access to BBQ's. We felt safe.
Condo:
The view was great! We saw whales and enjoyed watching the surfers when the waves were high. Having a washer and dryer were a real bonus. The deck was well set up so we had a choice of where to sit - on stools to watch the action, or on comfy chairs with a stool to read. The bed was comfortable, the linens and towels were fine. The kitchen was well set up, really nice that the fridge had an ice-maker for our GT's. The couch was comfortable and it was great to be able to sit at the kitchen counter and look at the view.
We chose not to use the air conditioner - we kept the deck and bedroom louvers open to enjoy a cross breeze and enjoy the sound of the waves. We also then heard the cows and chickens and traffic noise and sirens. If this is an issue, you could easily shut the windows and bedroom door and use the AC. It was also really nice that the unit was on a ground floor - the pool was just out the door. It was great when we returned from a day trip or a trip to the grocery store - we are in fine shape, but let's face it, lugging all your stuff up stairs is NOT fun.
To Do - Helicopter Tour with Maverick, Snorkelling Tour with Captain Andy, Fishing with Captain Don, Allerton Garden Tour with Supper, Biking on the Coconut Coast, Smith Family Luau, Waimea Canyon (go early), SUP on the Wailea River, Hanalei Bay, Milolii State Park (the very furthest beach on the west side). The last four miles are a dirt road, use common sense when driving and parking.
To Eat - Lava Lava Beach Club. it is an easy walk to the north and it is RIGHT on the beach; Dukes - a short drive south to the Marriott, it is fun to watch the action on the beach; Olympic Cafe in Kapaa - laid back, great place to have a beer after checking out the shops.
The condo required a bit of attention, Luke was excellent about receiving my feedback and when we left, his support team was fixing and cleaning the items that I indicated needed attention.

This was the second trip to Luke’s amazing condo for my wife and I. We highly recommend, great design inside, ocean sounds all the time with the beach outside also. Great restaurants walking distance and central location on the island for day trips. All the amenities you need and beach gear.

My husband and I stayed here for 8 nights/9 days for our 10-year anniversary trip. This condo is in Kapaa which is a great location if you are looking to explore the entire island. It's about a 30-35 minute drive going to the north or south ends of the island. There is a variety of restaurants within Kapaa some within walking distance that are really good. Some recommendations are Lava Lava Beach Club, Tiki Taco, Street Burger, and Oven Brick Pizza. Foodland, Big Save, Safeway, and Country Island Markets are a short drive away. Some nights after a day of hiking or snorkeling my husband and I would pick up poke bowls at the local grocery store and sit out on the balcony overlooking the ocean and have dinner.
The bed is really comfortable and the kitchen was fully stocked with everything that we needed. The condo is beautifully decorated! The washer/dryer was a huge bonus in the condo as well. I didn't think we would use it but we used it almost every day. The pool area is very clean and well maintained. Overall, I would highly recommend staying here! For the price, location, and amenities you won't be disappointed! My husband and I look forward in coming back!

Of most concern to us is quiet, view and a comfortable bed...excellent in all these areas! And, the pool is perfect! Resident staff was great, as well as Luke's quick response when we had a concern. Only reason I didn't give this place 5 stars is that some items need attention. Snorkel equipment didn't work, beach chairs are thread bare, some towels should be replaced and there are very few glasses in the kitchen. Kitchen is stocked minimally. Couch covers need cleaning. That said, I would consider staying here again.

My wife and I loved spending our honeymoon in this condo. The view was amazing, and we would often sit on the back lanai and watch the surfers and waves. The interior is nicely remodeled and the location is great for getting around the island. The bakery across the street has great pastries, and the condo is near some great beaches, like Lydgate and Lae Nani. The A/C in the bedroom was a major plus as well. We would definitely recommend staying here!

If quiet relaxation is what your looking for this is a good placd to find it. The condo is small and quaint with all the simple comfort items you need to relax and unwind. It was small but perfect for the two of us. The bed was so comfortable. The view was amazing. It is not a big resort type property... no daily maids, you take out your trash and do the laundry but we toured other properties and preferred this setting over the others we visited.
We loved that the pool area was right outside our front door and it was us and only a few others who enjoyed it everyday. Mark the property manager was always busy keeping everything looking beautifully. He was a good resource and always availabe to offer great island advise. We completely enjoyed our week here and did not want to leave. Hopefully someday we will get to return.

We absolutely loved this place! As far as I am concerned it was located in the perfect spot. There were several good restaurants located within walking distance. Want to dine on the beach? Just take a short walk down the road to the Lava Lava Beach Club. Cocktails on the beach was a perfect ending to the day! We also really enjoyed sitting on the lanai, enjoying the beautiful view, and listening to the waves crashing on the beach. This unit had everything we needed to really enjoy our stay including; cooler with ice packs, 2 beach chairs, beach umbrella, and snorkeling gear. It was quiet and the neighbors were friendly. We will definitely be returning and staying here again.
