Napili Hale received thoughtful updates to enhance comfort while staying true to its kamaʻāina roots. The home was fully repainted, fitted with new king-size mattresses, refreshed with select new furnishings—including a large L-shaped couch—and upgraded with a Trex front deck for easy outdoor living. Newly installed split AC units now cool every bedroom and living area.

This home sits within a pocket of longtime, generational families—quiet, residential, and unpretentious. Privacy and respect for neighbors are essential here. Please enjoy the peaceful setting and avoid walking or driving on the nearby private road.

Why Guests Love It

Napili Hale is about space, ease, and proximity to the beach—without the resort feel. The open layout includes a living room, dining area, family room, and kitchen that naturally support gathering. A bonus lounge with wet bar offers extra room to relax, watch a movie, or wind down after the beach.

Sleeping accommodations include four bedrooms (King, King, Queen, and two Twins) and four full bathrooms. The fully equipped kitchen features full-size appliances, two refrigerators, a beverage cooler, and everything needed for shared meals. Dining includes seating for eight, plus additional table and bar seating.

A Hawaiian Sense of Place
The uniqueness of this home lies not just in its location, but in its history. Long before Napili became a vacation destination, this area was considered remote Maui—home to a small community of Hawaiian fishing families. In the early 20th century, Honolua Ranch expanded into orchards under the direction of David T. Fleming, with plantation camps and ranch homes scattered throughout what is now Napili and Kapalua.

The land surrounding this home tells that story. The historic Honolua Ranch headquarters once sat up Office Road, near where the Ritz-Carlton stands today. Across the street, what is now the Seahouse Restaurant at Napili Kai was once the Ranch Managers’ Club—built at a time when there were no hotels along Napili Bay. My great-aunt Lahela lived on this very property, when only a handful of homes existed nearby—mostly Hawaiian families and ranch managers.

As Napili transformed into a resort destination in the 1960s, most of the condos and hotels you see today were built. This home, and the small pocket of residential properties around it, remain among the last vestiges of the original community that existed before tourism reshaped the area.

We had an amazing three week family Christmas vacation in Napili. This house accommodated the 10 of us perfectly. We loved being across the street from the beautiful Napili Bay. Colleen was very responsive to all of our needs. Our only advice would be, bring earplugs for the many roosters that begin waking you at 3:30am sharp, however, welcome to Hawaii no matter where you stay. Would recommend this property and can’t wait to return!!

This is a wonderful house! It is essentially two separate homes connected by a common breezeway so there is a lot of privacy and it is very spacious. Many people have commented on the chickens, and we also experienced loud dog barking, which are, unfortunately negatives. However, these negative issues were mostly resolvable by closing the windows and turning on the ceiling fans at night. Colleen was courteous and prompt with her replies. The location is across the street from a wonderful beach with many other options nearby. (The two washers and dryers were a huge benefit too!) Thanks, Colleen, for a wonderful and memorable stay!

We planned a small beach wedding at Kapalua Bay… easy walk and lucky us for perfect weather and beach access. Love Napili… just walk across the street and you are there. Seahouse Restaurant is a good spot for happy hour as is The Tiki Bar just down the street. The house is so comfortable and perfect for four couples!!! Everything we need was included. Thank you !

What a great house. I wish I could own it. But for now I will always consider it when friends or family come in town! Directly across the street from Napili Bay Beach cove and Seahouse restaurant, this place has lots of charm. Space for everyone and super stylish decorating. We will definitely be back!

The property seemed clean but there are essentially two units joined together and there was a bad odor and possible mold in one of the units. We could not use one of the large bedrooms at all on that side and the guest in the other bedroom on that side stayed but had to keep the window open and spent as little time in that room as possible. We essentially had to double up on the one side of the home. We did inform the manager and they did come out to fix some minor things promptly but this wasn’t addressed. This place should not be advertised as luxury as it was very basic although clean. Great location.

We had an amazing stay at the Napili house. Traveled with our parents and kids, slept all 7 of us in comfort. Location is incredible, walk across the road through the resort and you are on one of the nicest beaches in the world. Tennis courts and Pickle Ball are a 5 min walk to Kapalua. Snorkeling, swimming, Paddleboarding, great food all easily accessible. Colleen took care of any needs we had promptly. Would highly recommend.

The house and property were a perfect fit for our family. The huge trees out front shade the entire property and allow for a very relaxing afternoon sitting in the fresh air and breeze. The host was very attentive to our needs and questions. Check in was easy. The house had everything we needed; beach chairs, beach towels, plenty of bathroom items for your whole stay. We will definitely return. Walk to Napili Beach was less than 5 minutes, and that was with a toddler!

We could not have found a better house for our family! With toddlers waking up early and old folks sleeping in, it was perfect because the house is split into two areas. It was also great because it was walking distance to our favorite beach, Napili Bay. We had a family wedding a half mile away at the Pineapple Chapel in Kapalua! Couldn’t have asked for more! Everything was perfect at the house! Check in and Check out was very easy!

This spot is directly across from Napili Bay. It has a big yard in the front with giant tree. Plenty of room for the 8 of us. Short walk to the beach. Beware of loud roosters in the neighborhood. We had our water shut for about 12 hours. A neighborhood issue, but the property manager got it taken care of quickly. We will be back to stay here again. Very nice place.

My 3 children, my daughter-in-law, 4 grandchildren and I enjoyed a heavenly 2 weeks at this property. The location was wonderful, only a 2-minute walk from our favorite beach. We each had a comfortable bed and the 9 of us were able to gather for meals at the large dining table. The 2 living rooms and large yard provided space for a variety of activities. The property manager was very responsive to our needs. We appreciated the amenities which included a barbecue grill, beach towels and chairs and toys, games, cable tv, etc. I highly recommend this beautiful property for family trips.

We were 2 families (4 adults, 3 kids) and enjoyed our stay in Napili. There were lots of great features, like beach towels, the washing line for hanging out wet towels and swimsuits, pool noodles, one big kitchen that we used for cooking with spices, ketchup etc, and a separate kitchen that you could use for drinks. There was plenty of space, and it was great to all be able to stay together in one house. The only negative was the roosters, who do start up pretty early, but some people in our group found it harder to sleep through than others. Napili Bay is right across the road and was great for swimming, and also riding the waves up the beach and back down again (not sure if this always happens or was just when we were there), and Kapalua was a short walk. We also took short drives to D.T Fleming Beach Park and Honolua Bay.

We really enjoyed our stay at this beautiful plantation home. House is spacious and has plenty of room for a large family. We were eight adults so every one had their own bedroom and bathroom, no one had to share a bathroom and that was a huge plus!

Would recommend for any larger group travelling to Maui. The house is huge with lots of living space, very clean and comfortable. Only slight downside, the roosters can be a bit loud at weird times, we were adjusted to it pretty quick but I would bring earplugs just incase.

We had a group of 9 people stay here and it was great! Plenty of room for everyone, and very close to great beaches in Napili and Kapalua. The listing is accurate and the host is easy to work with. We recommend the a/c units for every bedroom as it can get warm. The a/c units also help drown out the noise of the roosters when you sleep.

We stayed at this home for almost two weeks and enjoyed every minute. The home is well equipped and very comfortable for a family group. It is so close to the beach and we went to the beach almost every day we were there. I loved having the 4 bathroom and that the four bedrooms were on each corner of the home so we all had our own space. Colleen helped us with everything we needed promptly and efficiently. We were delighted with the spaciousness of the house, particularly the 4 bathrooms with 4 bedrooms. We spent alot of time walking across the street through the Napili Kai Resort to the Napili Bay as well as Kapalua Bay for snorkeling and swimming. The 2 washers and dryers helped us stay ahead of wet towels and laundry. We also loved the 2 refrigerators - one for food and one for beverages. We would definitely stay here again. Mahalo!

Everything about our experience was just perfect. This was the ideal spot for 2 families with the home being split with 2 bedrooms and a kitchen on either side. Colleen was just wonderful with communication and very accommodating. The beach was about a 7 minute walk and the Sea Horse restaurant across the road us delicious. I was pleasantly surprised at how comfortable the beds were and the kids had so much fun playing in the front yard! We highly recommend this property and would definitely come back!

This was an incredible place to stay for our group of 10! The house has so much space to make dinner, chill, and enjoy the weather. The rooms were spacious although the folks who slept on the day bed in the entry were a bit less comfortable. The tree and tree swing were a hit! Perfect walking distance to the beach too! Doesn’t get much better than that. The only problem was that we couldn’t find any cleaning supplies - no wipes or spray which made it hard to leave the place tidy and feel comfortable post pandemic but that seems like an easy fix!

Just left this property about 2 days ago. I had a group of 7 stayed with us for our wedding at Kapalua. CONS: The furniture is outdated, and floors were dirty still had sand on the floors from the previous renters, the washer/dryer inside the kitchen does not work,NO AC and it was extremely hot even with all the fans on. We all had what seems to be bites from bed bugs and now have to rewash and disinfect everything back at home. We had to stay out in the yard until late at night so we can be in the fresh air as the house was super hot. I had to purchase lights to put outside because its very dark and needed to stay cool. It is my understanding that the neighbors are related to the owners so beware that they are watching everything you do on “your vacation “ And while i love nature and dont mind roosters in Hawaii, the neighbors have wayyyy to many to the point you cant sleep. Also- i was not aware but they expect you to do their linen laundry before you leave and leave a house clean when they charge you a hefty cleaning fee upfront. PROS: Location was great for us since we got married at Kapalua beach, nice yard space and beautiful tree outside, which we spent as much time as possible outside to stay cool.

Our group of 6 adult swimmer ladies, had a lovely stay at Napili Hale. Roomy, clean, comfortable and in a great locale. Would go back again with a group without a doubt! We especially appreciated having the bathrooms in/or next to each room. Solid-wood elegant furniture, very comfortable. Well equipped kitchen. Great yard. Loved the two outdoor showers, two kitchens, two sets of washer dryers, and four bathrooms make it an ideal place for two families to share. Convenient Beach access and opportunity to meet friendly vacationers are a plus. Very well situatedright across from Napili bay and several good restaurants. Also close to many walking/hiking trails. Being nature lovers, we humored ourselves listening to the many roosters in the neighborhood.

Our family with 3 kids enjoyed this property for several nights in Napili. We loved being back groceries and having meals in the spacious eating area. The kids really enjoyed the swing and walking out to Napili bay to stand up paddle board and snorkel. Each night we watched the sunset at Napili Bay. And we have fun snorkeling from Napili bay to Kapalua Bay. The roosters are a bit loud early in the morning so make sure to use ear plugs if you don’t want to rise early. For our family they provided some extra fun before we took off for the ride to Hana.

We loved our stay at Colleen's home. The house is spacious, the decorations are lovely and it felt clean and comfy. I thought it would be really hot in the mid-day, but with the extra fans provided, we could easily enjoy afternoon naps. The evenings were perfectly cool. The beach is so close and the snorkeling is awesome! Overall, I am so glad we chose this spot for our second trip to Maui.

We enjoyed our week here. Good place for kids to round in the yard under a beautiful tree. The beaches right in Napili turned out to be pretty steep so not as great for the very young and old which comprised most of our group. The house is older with some updates done and some needed. The neighbors must keep fighting cocks or something because the rooster noise was intermittently quite something and occasionally hard to sleep through. From other reviews I expected general background crowing like on Kauai but this was a lot more. On the positive side it was nice to have enough space for our extended family group to spread out and not be right underfoot with each other. The kitchen had everything we could possibly need for appliances and silverware and such and the bar section was a fun addition.

A very nice place to stay . When we opened the doors we stood back a second because it was better than the pictures showed. Colleen was there when you needed her and went out of her way for you. The only thing was the chickens but it did not bother us much if needed wear ear plugs. Great place to STAY!!!

Thanks for the stay...we are a family of 5 so it's hard to find room with two older teens and an 11 yr old --we all had our own bedrooms and bathroom, super ideal. Loved the roosters and location was top notch...felt very much as advertised here. Off to South Maui for a week, but we'll definitely be back for a longer stay at Napili Hale!!!
