Centrally located to pretty much everything you will want to do both north and south of the island. Nice property that includes all the amenities you would want. The spa services are probably worth skipping. Cost 500$ for my daughter and wife to have a basic “face massage.” Think twice about wasting your money on that. Besides that I would duplicate this trip 100x over. Mahalo

This home has it all. Beautiful, immaculate home with all the amenities of home plus an amazing outdoor space with a workout space, pool, hot tub and water slides. Beds are very comfy. Owners are very attentive and helpful. I give it an A++.

Location and property were perfect!!! Close to shopping plaza and easy commute to airport and island activities. The accommodations exceeded expectations and everyone enjoyed the pool area. In addition, the workout facility was one of the best we’ve seen. Not to mention the morning sunrises that never disappointed Would absolutely stay here again if we return to Kauai. Of the three islands we visited…this was our favorite. Mahalo for a memorable vacation!!!

My husband and I went to Kauai 15 years ago and decided it was time to return with our children (ages 14 & 12). We stayed on the north side of the island for the first half of our vacation and then came down to the east side and stayed at the most amazing place - The Waipouli Beach Resort. This condo is impeccable - there is so much space and it is so clean! It has every possible amenity and the surrounding grounds are pristine. The views from the condo are impressive as well. Quick walk to shops and restaurants and a short drive to almost anywhere on the island due to its central location. John and Jenna were super communicative from the get-go and everything about the process was super easy. When we return, we will definitely ask to rent this condo again. Mahalo!

This condo is a gem! It was super clean, had everything our family needed, and was conveniently located. We were within walking distance to groceries and restaurants and we easily drove to other parts of the island to explore. The resort grounds are awesome and the pool area was perfect for our kids. We can't wait to visit Kauai soon and stay here again!

We loved every minute of our stay here. The condo is exactly as pictured and described… a comfortable and beautiful home base for your Kauai vacation. The resort itself has a wonderful pool and lazy river, convenient beach access and is located in the town of Kapa’a surrounded by several restaurants and providing easy access to both North and South Kauai activities. The owners do an amazing job with communication both before and during your stay, providing all information necessary for an amazing stay. We would definitely stay here again!

We had a very nice time and enjoyed our stay. The condo was in a good location - close to the airport, grocery store, restaurants, shops, etc. The kitchen was well stocked with everything we needed. Loved sitting on the balcony to enjoy coffee in the morning and cocktails at night. The only issue we had was with the air conditioner keeping the bedrooms cool enough at night to sleep - thankful there were ceiling fans which seemed to help a bit. At the end of our stay, our friends mentioned that their sheets had a few holes in them so something to address with the cleaning service.

We enjoyed our stay! The location is on the east side of the island and is right on the beach! Easy to go up north or down south or just relax there by the pool or on the beach. The condo had everything you’d need plus a closet full of items for the beach. Across the street is a grocery store plus an ice cream parlor and a place to get the must have shaved ice!

This is a great location to stay and have two separate masters for two couples to enjoy their own space and then to come together. This was a very clean unit. The only recommendation I would make is that the King mattress needs replaced yesterday. The kitchen and everything is very well stocked. I would only recommend that more space is provided for extended stays so you can have space in the kitchen & cabinets to place your items. Thank you, we would definitely come again.

Here are our pros and cons for this property. We would stay here again in a heartbeat.
Pros: Absolutely beautiful condo. Great layout for a family with kids with two bedrooms and a hide-a-bed in the living room. The kitchen was fully equipped with all of the appliances and tools you would need, and the appliances were top of the line. Great location on the second floor to get to and from the pool. Boogie boards, some life jackets, sand toys, beach chairs and snorkel gear in the closet. The location was stellar with it not being too far from the airport and there was a Safeway and Ross across the street. We never had any issues getting lounge chairs at the pool, and there are pool towels available. The pool is spacious and has water slides, a lazy river (it didn’t really move lol) and they brought in sand in a shallow area that was a huge hit for our kids. The gym was really nice and had tons of equipment as well.
Cons: These things would have made this resort an absolute 10 (and these are beyond the unit owners control). At the pool they don’t allow floaties or the use of any balls (footballs etc). This was disappointing for us because we brought half a suitcase of this stuff to entertain our three boys and other kids at the pool. The elderly security guard at the pool was constantly on us about kids running, jumping into the pool from the rocks (which are around the perimeter of the pool) and enforcing the floaties and balls (even though we put them aside once he told us the first time, but he didn’t want them in his sight lol). I also witnessed him completely ripping into three kids and threatening to remove their entire family from the pool. It was just a bit much. Lets just say he takes his job quite seriously lol There is a restaurant on the property, but it is only open at 3pm, and it would have been so awesome to have pool side service. They don’t allow coolers, but yet there is no pool service? We have Verizon and outside of the room we didn’t have service. One bar at best. These inconveniences though are negated by all of the pros I listed above. And again, none of these items are specific to the unit, which is a total 10!

We found this great property for our family to stay at and booked it immediately. Staying at this resort was amazing. Everything you need is right here on the property. We were close to shops and dining but also just a short car trip from everything else on the island. We loved the pool and it’s slides, the beautiful views and having a kitchen to make meals. This property was so much better than I could have hoped. I would have been nice if the restaurant on property had been open the whole time we were there, but that’s really the only thing I can find wrong with our stay there. The condo it self was incredibly comfortable and well equipped for our stay. Would stay there again in a heart beat and plan on it for our next trip out in the spring.

Every condo met our expectations. Just saying, this us not a true resort. Popular restaurant is closed Sunday, Mondays and only opens at 3pm, there is no beverage, fast food - hot dogs, etc. during the day around the pool. These are full kitchen condos so bring your own refreshments.
The pool is fabulous, heated to a degree, and spotless.

My family and I had a great stay in this unit. Condo was as described. Very clean and well appointed. Kitchen had all the right utensils and gadgets for cooking. The beds were very comfortable. Looked like the owners bought a new sofa.
Waipouli Beach Resort has a awesome pool. Kids loved the slides. The communal bbqs are clean and well taken care of.
Communication with the owners prior to our stay was good. We had no issues during our stay.
Plenty of places to walk to to eat out or do a pick up. Burgers and Poke from Kenji Burger were excellent. Waipouli Drive through had great loco moco. Both these places were on Guy Fieri’s Diners, Deive in and Dives.
Highly recommend staying here. Good value!

We absolutely loved staying at this beautiful condo and will definitely come back again! The unit is fully stocked for vacationers, it has ample room and multiple balconies (with sliders that open to the constant warm ocean breezes), and the beds are super comfortable! We loved the lazy river pool area and being just steps away from the beach. Every day started out watching the sun rise from our balcony, it’s perfect!

Beatiful condo. Made for families.. Or not... Whatever you like. So much attention to detail. Great Books, board games, beach gear, best view of the pool, so much space in the rooms,amazing bathroom en suites... Perfect for more than one girl doing hair and make up for dinner including a full length mirror... close to the best restaurants (Hukilau $$$$ or waffle truck $$) If you don't want to eat out, the kitchen is stocked with EVERYTHING and Safeway is across the street....if you're going to Kauai and don't have a Princeville budget, stay here.

We loved coming to this great place. We rented 3 condos to fit my whole family, I stayed in This specific one and it was fantastic! We loved opening up all the patio doors and letting the air in, great view of the pool. We loved all the amenities! Huge fridges! We loved the ability to be able to wash some clothes as well. We went almost every day up to Hanalei… we loved the beaches and vibe in the north. We’d always start and end the day at the pool! I would love to stay here again! I highly recommend renting this place and visiting Kauai! I miss it so much and have been home for 2 days😭

Property was amazing with how well kept it was. The amenities were great, with towels offered on the pool side. The condo unit that we rented was comfortable and well maintained. Kids LOVED the river pool and discovering the secret waterfall caves. It was a relaxing resort and the staff were all friendly keeping good watch of the patrons and kids to ensure they were all adhering to pool and safety rules. John was great about connecting ahead of our travel date and ensuring easy access to the unit and providing us with all the information we needed upon arrival. If I had an extra hand, I'd give this place a three thumbs up! We were sad to leave and miss it already.

We had a great time at this location in Kauai. The condo was beautiful clean large and spacious. There was plenty of cooking supplies that we needed. The unit has three bathrooms and a nice large lanai. The location of his condo is great. Across the street from a Safeway and many delicious restaurants that you can just walk to. We saw many whales so that was amazing. I recommend this condo for anyone coming to Kauai really enjoyed ourselves.

This was our first time visiting Kauai and this property was perfect as our base station. The property is beautiful and my family really liked the pool area and its amenities. It was convenient to many local beaches and with a grocery store and restaurants close at hand it was easy to plan for your day. We especially liked walking and sitting along the shoreline, in this area, and a short drive took us to several great beaches for spending the day.
We felt right at home and had everything we needed, and more, at our fingertips.

Waipouli Resort is wonderful. Location is perfect to all the hiking, biking and paddle boarding, shopping, helicopter and airport.

We very much enjoyed the lanai, well-equipped kitchen, spacious bathrooms, and fun pool area. We especially appreciated the body boards and laundry facilities! The staff were helpful and friendly, and the beach was fairly clean and fun to walk (we recommend swimming with water shoes, though, since the rocks and coral are sharp!)

This was our first time to the island and the location was perfect for sightseeing locally, as well as driving to both the north and south ends of the island. The condo unit itself was great and met our needs perfectly for both cooking and playing. We spent a lot of time at the beach and our kids especially loved the incredible swimming pool. Safeway was just across the street for picking up necessities and The Oasis by the Sea and The Bull Shed were tasty for special meals out. Overall, we think it would be the perfect location to bring the extended family in the future and we would definately stay again in F204! Thanks for the wonderful vacation!

What a lovely stay we had the last couple weeks! Five of us stayed here, two couples plus one person who slept on the pull out couch. Plenty of space for all of us. The condo is spacious, clean, and has a view of the pool, with a large refrigerator and lovely kitchen space. We loved the fact that there were three toilets! Beds were super comfy as well. We absolutely loved the pool area and basically made sure to get there at least once a day. The beach area is gorgeous as well. The restaurant on site (Oasis) is fantastic with an ocean view. Lots of places to eat around the neighborhood, with a grocery store across the street. We would definitely recommend staying here! Mahalo John and Jenna for a wonderful vacation!

Our travel group included 3 adults and two teenagers, both 14. This unit provided plenty of comfortable space for everyone. The teens slept on the fold out sofa. The clever bathroom design allowed them access to a toilet at night without disturbing anyone in the bedroom. Kitchen is completely stocked. Entire unit feels clean and fresh.
The pool area is beautiful and well maintained. Staff ensured that only resort residents entered the area. Our teens made friends that they have remained in touch with. Even in these times that can be so difficult for travel, check in was simple and communication with owners easy and comprehensive.
