What a welcome delight! Loved this beautiful condo during our stay on Kauai. Gorgeous on the inside as well as the property on the outside. It had everything needed for the meals we cooked at home and many options nearby for dining out. The communication was clear and concise through email and we didn't experience any issues checking in or out. Location was great being within walking distance to shopping (grocery store, etc.) yet feeling you were secluded with the ocean in your back yard. The only small disappointment is the unit overlooked the parking lot in front instead of the ocean view in back. We would definitely stay again!

This is a good unit for large families. Everything was as listed. Three comfortable beds. There was a cooler, couple of beach chairs, and some beach toys in the closet. Easy checking and out. The view of the parking lot isn’t great, but it’s just a few steps to walk down to the pool and ocean.

Starting off with the resort, it was very nice. Super close to the beach, a verg beautiful beach, and nice pool/swimming area. Our room was very spacious, clean, and had fans. Snorkeling gear was even provided and there were plenty of bathrooms/towels.
There were many activities available on the island from hiking to swimming. We did a lot of snorkeling.
The only downside of the trip was the occasional traffic going southbound due to the construction, otherwise we had a very pleasant trip. Also Safeway, shopping area just across the condo. It's very conveniently. Airport and Costco just 10-15 mins. We will stay here again

This is such a great place to stay. Walking distance to purchase groceries, Starbucks and local restaurants. The hot tubs (3 of them) were such a nice place to relax. The pool is absolutely beautiful a fun slide and lazy river. 2 gas grills on site that are cleaned daily!! The restaurant on site has such a friendly staff. And just at the end of the path is the ocean.

We had the best stay with our family at this location. We have 5 kids 10 and under; the trip getting to Kauai was rough and long and we were exhausted by the time we made it to the resort. Walking into this room was such a breath of fresh air! The room was so spacious and clean. There was plenty of room for our kids with their own bathroom. They thought of all the details on this one. The closet full of snorkeling gear, beach chairs and beach supplies was such a nice touch. We were able to go to the beach and not worry about anything we needed. Even an ice chest! The resort itself is gorgeous and my kids loved the pool, the slides, the lazy river, the sand pool, and the hot tub. We were able to walk along the beach at night and the location is perfect! Close to all kinds of food and stores and pretty much an even split for a drive to the north island or the South Island. We were able to enjoy both sides of the island comfortably while we were there.

We enjoyed our stay. There are are some maintenance issues that could be addressed- loose door knobs, torn screens etc. It would also be nice to have some better lighting. The living spaces felt very dark. The pool, hot tub and beach were all great. The resort has a very casual vibe which we appreciated.

The condo was exactly as advertised. It is in a perfect location to get to anyplace on the island. We had one small issue when we tried to make toast one morning and discovered the toaster was broken. My wife sent a note to Sheila and the next day we had a new toaster! We all agreed the beds were very comfortable! Check in was so easy not having to stop at the front desk. In the mornings I witnessed resort staff cleaning the BBQ grills. They were spotless each time we used them. We would definitely stay here again.

Overall this is a beautiful property, centrally located, with restaurants and a Safeway walking distance.
The condo was clean and well appointed with some nice surprises left by the cleaning crew, of coffee, chocolates and cookies!
Beds were very comfortable.
Downside: this condo is parking lot view, not pool/beach view as the pictures depict. I did see that some recent reviews call this out, but I had booked well before. There is a lot of street noise, sirens almost every morning around 5/5:30am.

Great place to stay. Close to store and right on the beach. Loved it was in a resort but the convenience to bring your own food and drinks and cook if desired. The property was great with 2 bedrooms and 3 full baths. Loved the porches and access to open up doors to balconies for a fresh breeze if desired. The only design flaw of the place is that there is a shuttered opening between the bathroom and room with 2 double beds that wakes up others in the room with light and sound if using the bathroom at night. Also, not as private as the shutters open to reveal people using to the bathroom. We rented bikes from downstairs and it was close to miles of paths on the shore. The pool was awesome as well as the restaurant right on the beach. Would stay here again!

We owned a unit in Waipouli since it opened and sold 2 years ago. Larry’s lovely unit has the same Mountain View that our unit had. We love the resort and have already rebooked for next year. What a beautiful resort and a comfy, spacious, & clean condo. We had reservations during the same time last year & my son tested positive for COVID the morning of our flight. Larry worked with us and was able to rebook our condo for 1/2 the days, last minute, and refunded some of our money. He didn’t have to do this and it was much appreciated. Unfortunately travel insurance didn’t cover COVID last year. We lost quite a bit of money over the ordeal and we were so fortunate to be able to rebook for this year. I highly recommend Larry and his condo.

The resort is great. The condo could use some maintenance though. Room door handles fall off, outlet in bedroom doesn’t work, couch in living room not very comfortable, bathroom faucets leak at base in one bathroom, etc. ,nothing major but annoying. This was perfect for our family of 5. Everyone had a real bed and the two very large bathrooms were wonderful. We had everything we needed to be comfortable.
The location is great for exploring the north and south sides of the island. We rented a car and followed the Shaka app tours.
We also walked to a few restaurants nearby, drove to the Kauai resort for dinner and also to the Sheraton next door. Both had great restaurants.
We didn’t try the beautiful Oasis restaurant at the resort as our kids didn’t see much they wanted on the menu. However, it’s beautiful, right on the beach.
The resort has a beautiful pool and beach. Pool towels are provided.
Overall, we would stay here again. Very comfortable, large enough for 5 people, and well stocked.
We hope to come back sometime soon!

This was a fabulous place for our family of six to stay! The unit was very clean, spacious, and was exactly as described. The unit has mountain views of the sleeping giant, but we loved it because the weather was raining and storming during our stay, so the clouds and rain made the mountains sooo beautiful! The thick walls and windows kept out any unwanted street noise and the black-out curtains allowed those of us who wanted to sleep in to be able to do so. Check in (keyless entry) and check out was super easy! We had two vehicles and the owner was kind enough to provide another parking pass. Location was convenient for shopping at the nearby Safeway, Ross, and Starbucks. Traffic in and out of the area is horrible during peak hours. The unit has central A/C, but the four sets of sliding doors can be opened on cool, breezy days and nights to let in some fresh air.

The unit had no view of the pool area or the ocean as we thought it would. The unit was very dark. Some of the lights did not work. The ice in freezer smelled moldy. We were not informed about where to take the garbage or how to use the washer/dryer. ( it was a pain). The direct tv controller would not change the channel. Netflix was on the tv but it was overused it said and we couldn't watch a movie. Glass on shower doors is very dirty. The microwave is broken but there is a small one on the counter to use. We had a view of Safeway area. Yuk. The little town was nice .

Everything we needed was in the room including stuff for the beach. We had the Mountain View who’s is beautiful, the only thing was the road noise at night but not for very long. My stay at Larry’s place with my family was great, We stayed for 11 nights. My party included My daughter, her fiancé, my 17 year old son & my self & husband. The condo was clean & plenty roomy for a family. We found the bed situation in the 2nd bdrm to be a little cramped for 3 adults. Although there’s 2 beds in the 2nd bdrm they’re double beds & it wasn’t quite enough room for 2 adults to comfortably share a bed for 11 nights. I planned to have my daughter & her fiancé in one bed & my son in the other, but after the first night my daughter complained that it was way too cramped for them. They ended up pushing the beds together & I kicked my son out and he slept on the sleeper sofa which was OK. Only complaint was that there was no blanket, only a sheet for the extra bed. He ended up going across the street to Ross and buying a blanket. (No big deal). I’m only mentioning some things to help the owner and future guests. The views from the lanai and windows aren’t spectacular & I was fully aware of that. I don’t need a beautiful view as I soak all that up during the days out & about. There is a good deal of traffic noise that you hear but again not a problem for us. The resort has barbecues I believe 4 of them, although they’re hit & miss sometimes trying to get them started & keep them running it’s a challenge but again we managed. I think the frying pans need to be replaced & perhaps a few BBQ utensils would come in handy. The Beds were comfortable, and having two showers and three bathrooms for five people was nice. Sheila, Larry‘s house cleaner and assistant on the island was easy to communicate with and was quick to help if we needed anything. There was a full bottle of laundry detergent and dish soap and dishwasher pods, plenty of towels and TP and we enjoyed the boogie boards, beach chairs and umbrellas that were left in the condo as well. Safeway, Starbucks and our all time favorite Wailua shave ice is just across the street, super convenient. We didn’t dine at the resorts restaurant this trip as they stopped serving breakfast (big bummer) there breakfast was great & we spoke with other guests in the evening at the hot tub and no one was really impressed with their dinner so we opted out.
This is not Larry’s problem but as his guest and not renting directly through the resort the concierge would not hold our luggage for us. We weren’t able to check in till 4:00 and needed the room for our Costco run. Boo on them (Lame)!

This condo is in the Waipouli resort. You get to enjoy all the amenities of the resort such as their long "lazy river" looking pool (not flowing and no floaties allowed) and water slides and fitness room. It is across the street from Safeway, ABC store, Ross, Panda Express and Starbucks. You can see the sleeping giant mountain across the street as well. The place is huge! Big bathrooms with a large tub in both, 3 toilets, and 4 beds (including a sleeper sofa). The kitchen is equipped with everything you need including a Keurig and drip coffee maker, blender, toaster and rice cooker!!! The place looks better than the pictures. The location is in the middle of the island so it's very convenient to go north or south and close to the airport. I highly recommend this place.

-quite sandy in the closet and a bit dirty in other places when we checked in (the property manager was quick to send someone over). There was laundry running in the dryer when we went in at 4pm. Oddly (grossly) there was an earplug left under the bed which was overlooked. All of this left me wondering about what was actually washed/cleaned.
-seems like it isn't entirely well-maintained (shades were broken, sliding door handle was missing, microwave didn't work, which I didn't realize until I tried it and it gave off a burning electric smell). One of the kitchen stools was dangerously wobbly. The shower head broke off when I attempted to adjust the angle. The bathroom doors took a small tug to actually close.
>The owner and I did communicate as he was aware of the shades, but not the sliding door handle or shower head (which I reported to the property manager). I'm inclined to think the owner does care about the quality of the rental and will address the maintenance issues--which means your experience may be significantly different than mine.
-the description of the pool as a "lazy river" is deceptive--there are no inner-tubes or flowing water.
-Lanai had mud insect nests; the property manager let me know that the HOA was in the process of power washing the whole complex, so take this con with a grain of salt.
This a nit-picky review for those of you who appreciate those details. Despite all of these little things, I'd give a rating somewhere in the range of 3.5-4 out of 5 and a note that I don't know what the condition was before we rented or how much has been addressed since we left. This unit, properly maintained, could easily earn 5 stars.

Our stay was perfect. Centrally located to travel to the North or the South with ease. Very cute little shopping area with farmers market down the road at the coconut plaza. Safeway and Starbucks is right across the street. We had a nice steak dinner at the Bull Shed with an amazing view that we walked too as it’s right next door. Very close to Lydgate park which is a great family beach area. We loved the pool and 3 hot tubs, plenty of seating.

It looked good in the pictures and was even nicer in person. Spacious, luxurious, the bathrooms were spa-like. Stayed there with a girlfriend and her daughter for a few days, and then alone with my two kids for a few days and there was plenty of room for everyone. Grocery store and a few restaurants are across the street, drug store down the street, which was all super handy. I wouldn't call the pool a lazy river since there wasn't a current, but it was huge and had plenty of different areas for all ages, including a family hot tub which had a lower temperature than the nearby adult hot tubs and which my kids and I enjoyed. No big inflatables allowed, but nobody said anything about our diving toys. Near some nice hiking trails and Waipouli Beach Park, which was great for little kids. The complex lets kids feed the koi on Thursdays and Sundays at 8:30 am. There is a farmer's market at the Coconut Marketplace on Tuesdays and Thursdays where we got some great fruit and baked goods (including vegan which is sometimes hard to find!). Two miles from Lydgate Park, which has a huge, partially shaded playground, beach and bathrooms. Loved it and would definitely stay here again!

We were impressed with the build quality of the suite and the amenities at the property. The thick windows completely silence the street noise when they are closed. Located conveniently for trips to the south and north ends of the island. Convenient with the 24 hr Safeway across the street, the Big Save grocery (cheaper) just blocks away, and lots of dining options in the area. Thanks for the great accommodations!

This condo was as expected. I did much research and read as many reviews as I could. People were very accurate in describing this place. The beds were soft and comfortable enough, easy check in, free parking, Safeway/Ross/Starbucks/ABC store across the street, 3 big flat screen TV's, washer/dryer, huge fridge, Keurig, regular coffee maker, 2 beach umbrellas, 4 chairs, large hard cooler, and various other baby/kid stuff in the closet. The whole unit is spacious with furnished balcony. Something I was pleasantly surprised about were the blackout Window Coverings in both the bedrooms and living room. Very great! There are literally four sinks (2 in each bathroom) plus a spare bathroom sink so each one of us had our own sinks which was wonderful. The Lazy River is not a flowing river which I was sad/surprised about. It is in the shape of a lazy river but really just a cold pool with no motion or floaties allowed. Water slide was fun but pool was too cold for me (49 years old) to hang out in. Small kids were having fun though. The best part outside though was the 16 and over jacuzzi- very nice to not have small kids in it! The staff was pleasant and not in the way.
Kapa'a is centrally located so we either went up North or down South for day adventures. Sleeping Giant mountain was across the street and we did a sunrise hike. Put it on your list! More traffic though than expected. Larry was responsive and polite. I recommend this place.

My family age ranging from 3-50’s all had a great time. No one cared about the view from the balcony as we weren’t in the room most of the time other than to rest/sleep. Having Safeway and other shops just a walk away was SO convenient and the hotel itself is pretty centrally located and easy travels to the northern and southern tourist spots. The hotel was equipped with beach umbrellas, boogie boards, chairs, floaties and more beach goodies which was a huge bonus for us! The kids loved the pool area and the water slides and the beach located off the hotel was the perfect spot. The bedrooms and living area were all really spacious and as a family of 6 we didn’t feel super crowded. We absolutely loved it here and would definitely stay again! The unit was stunning. The owner just installed three new big tv's with dish (I think) and Netflix. My husband was thrilled when we check into the room and he was able to watch his beloved football team on the Big 10 Channel. It was sometimes hard to get my husband away from the room because he felt so at home. We had a few questions during our visit, and Larry was quick to respond. The unit was larger than we needed for the two of us, and we didn't use the 2nd bedroom with attached bath. Even though the room overlooks a shopping center, the mountains behind are lovely to look at. We loved watching the beautiful morning sunsets on the beach and relaxing in one of the three hot tubs in the evenings. We would definitely stay here again!

This is a beautiful accommodation in a luxury resort! The property was clean, well kept, secure and RELAXING! From the moment we arrived to the time we left we were treated with such ALOHA kindness. Our unit welcomed us with some Kauai Cookies and cleanliness! The kitchen had all the gadgets needed plus tons of extras! The beds soft and comfortable, the living space, WONDERFUL! We were able to spread out and make it our home away from home for a week, with grandkids ages 2-8 coming and going, and adult children as well. Family get togethers and lots of fun in the large swimming area complete with slides and a lazy river and lots of geckos for the kids to catch and release! Super Fun! So cool was the large washing machine and dryer that got well used with kids in tote! I would come back in a heart beat! The noise level was fine, we could sleep at night and the breathtaking views from the room and property were stunning! Lots of beach, ocean and nearby activities to partake in. Thank you so very much! We highly recommend this place!

The place was great and the kids loved the pool. The condo is very spacious and has all the amenities. Beds were very comfortable and we would absolutely stay here again. The only minor hiccup was that we were locked out an hour before checkout time (code didn’t work), but the folks at the resort we’re able to let us back in.

Everything about this property was fantastic. Well stocked with everything we needed and more. Spacious and clean. Great property ammenities with probably the best pool on the island. Great view from the big windows and it is close to restaurants and shops. We especially appreciated the beach gear. We will return for sure!

We always like staying at Waipouli Beach Resort & Spa, Kapaa. Overall this unit was great and the floorplan works good for our family by having 2 separate rooms and 2 separate queen beds in the second room. However this unit needs a little TLC. The rug in the doorway of the master bedroom needs to be re-stretched and overall the carpets need to be cleaned. There was a spot on the carpet in the master bedroom of some sort of black sticky substance that would stick to our feet every time we stepped on it. So we just had to make sure we stepped over it during our stay which wasn't to much of an inconvenience. The cold water facet on one of the sinks in the master bath was really hard to turn on so we just used the hot water at that sink. The fake plants could use a good dusting or be replaced and the lamps were dusty and wobbly in the main living area. We had no issue with the place overlooking the Safeway across the street. We knew this before booking our stay. Besides these minor things that need to be addressed this place was clean and served all of our needs during our stay. Overall its a great place to stay and I would stay here again.

We had an amazing time at this property. Location was prime and the owner was accommodating and responsive. His place was perfectly appointed with new TVs, Keurig coffee, pots/pans, etc and basic cooking needs. He also had boogie boards and some beach equipment for use. We can’t wait to come back!

The unit was clean and fit our needs. Needs a little cosmetic update. It needs a new TV in the main family area. The carpet needs to be restreached..lumps right outside master bedroom. Carpets could use a cleaning. It also needs a new chair in the main area. The unit has nice gear for play and ice chest too. We would book the unit again. We purchased a few things and left for the next people to use. Thank you Larry for sharing your little paradise.

We had a wonderful time on Kauai and this apartment provided an excellent base. We chose Kapa’a so we could easily access both the north and the south coast attractions and it worked well for us. The apartment was spacious enough for 6 of us and the ducted air conditioning was a welcome relief from the heat, although a little noisy during the night and no option to turn down the fan speed. (We could control the temperature though.) The apartment was well equipped and beautifully furnished. Two and a half bathrooms was a bonus. Key code entry was super easy. Supermarket across the road and lots of excellent restaurants close by. Gorgeous pool. Would definitely stay here again.

The condo was beautiful - it served us well as a home base for our activities at other places on Kauai. Upgraded appliances include granite countertops, Sub-Zero fridge & freezer, and Wolf appliances. The bedrooms were spacious and the beds comfortable. Having 3 bathrooms was awesome - each with its advantages. The condo faces the street, which is fairly busy most of the day. The street noise detracted somewhat from the charm of the condo. The view is of 'The Sleeping Giant' which lies behind the Safeway shopping center across the street. It does not overlook the pool or the beach.
The beach is nice, however, it's not swimmable - too many rocks close to the shore. The pool is very nice and has a great little 'lazy river' that meanders around. All-in-all, it was a very nice place to stay - the only disappointments were facing the street and the beach that was virtually un-swimable.

Staying at Larry’s Condo was a true delight. Very comfortable and well suited for our family of 7. The pool and pool area are stellar, the hotel Restruant located on the water is excellent. Shopping nearby, Safeway across the street and easy access to both the south and north shores.
My wife and I highly recommend this property, especially for a longer stay on island.

I would definitely recommend this condo. Great price for the location. Everything in the condo was clean and well kept. All that you would expect from a resort of this caliber.
I would have appreciated some sharp knives and beach towels, but a quick trip to Ross fixed that. Hopefully they are still there for the next visitors. Sheila the cleaning lady was very nice and let us know we could contact her if we needed anything.
We love Waipouli, it is close to everything and a beautiful resort. You can se that the elements have begun to take there toll on the outside of the resort, as paint in the eves is pealing off.

We loved this unit. Very well appointed with everything needed for an enjoyable stay. Beds and sheets very comfortable. Enjoyed the use of tvs in bedrooms as we could have some privacy when needed. This condo is beautiful. The kitchen has high end appliances which makes the kitchen inviting and sleek looking upon entry into the condo. The furniture is nice and the condo itself is very spacious. The resort is also nice. There is a pool and a lazy river to enjoy. Here is a couple of reasons why I won’t give this place 5 stars. We checked in very late. As I was inspecting the condo, I noticed damage to the stove top. The shades in one of the bedrooms weren’t working and the sheets did not seem to be clean. There was visible dirt on them. Since it was so late, I messaged the owner on VRBO letting him know the things I found instead of texting so late. The next morning, I still didnt hear from him. I then texted him letting him know what I found. I never heard one word back from the owner. I did tell him it’s okay the sheets weren’t clean because we could just wash them ourselves. But as a courtesy, he should have acknowledged that he got my message or text. I know they aren’t real issues but some wouldn’t be as nice as me and say don’t worry about the sheets. Had the owner gotten back with me, I wouldn’t even be putting this on my review. Also, there are literally only enough towels for one per person which limits activities. Toilet paper was also limited. The glass table in the living area wasn’t wiped down either. You also have to make sure YOU start the laundry and put it in the dryer before you leave. You have to make sure that you start the dishwasher and all trash is out. There is a sign on the door. I understand most of this being done by me but I’m wondering why I’m paying cleaning fees when it really wasn’t THAT clean when we got here and the amount of stuff we have to do before we leave. You also have to take the top cover of the beds off or you can be charged a cleaning fee. So, we had a sheet and a light blanket to sleep with. We folded up the quilt put it in the top of the closet so nothing happened to it. You also can’t sleep on the pillow shams so we put those up too along with the decorative pillows. Look, it really is a nice place to stay but the little things add up to a lot of problems. I should really be giving it 2 stars but I’m giving 3 because of the location of the resort. It’s very close to most things here on island.

We stayed for a week at Larry's condo and have to say it was probably the "BEST" place we have ever stayed. We were a little concerned that it faced Safeway prior to arrival, but once we arrived.....no worries at all. The way Waipouli Resort is situated, unless I had an ocean front I do not think I would pay extra for even an ocean view because you are mostly looking across the pool. We have stayed in many different condo's throughout Hawaii and have been very spoiled with ocean front and ocean view, but when we come back to Kauai, we will be reaching out to Larry for this exact condo. I honestly can't say enough good things about this condo. It was well stocked with everything we needed. Finding a condo with two beds in the secondary bedroom was a must because we have opposite sex teenage children and the space provided everyone the privacy they needed. This is an A++++ condo, super clean and we love the central location. We can't wait to come back and stay here again. We had people ask us before to let them know what we thought, and we will be recommending Larry's condo to all of our friends. Thanks for making this such a great experience for us all :)

This is our second time staying at Waipouli Beach Resort and we love it here! This resort is centrally located on the East Coast and is perfect for travelling to either Poipu or Hanalei Bay, depending on the weather. Larry was so easy to book through, and made the process completely stress free. We absolutely plan on staying here again. We came to Kauai this time to get married and had 35 people join us for the wedding. Everyone was so impressed with our condo, and are hoping to book here next time. The full kitchen was awesome, as we have 3 small kids, two of whom still nap, so we prepared many meals at the condo. The kitchen is fully stocked with everything you need. An added bonus is all the awesome beach toys and supplies, as well as the playpen and booster seat. We loved having the beach umbrellas, toys, and coolers for our beach days. We also left 2 beach chairs that we acquired during our stay!!

Our group of five stayed here in January and had a great time. Super clean and comfortable. Sheila is "on call" if you have any needs. Condo looks out on Sleeping giant (and Safeway) but you can ignore Safeway! Super convenient if you need anything as this shopping center is right across the street. Full kitchen that is very nice. A great thing about this unit is that it's quiet. We have stayed in other units that are next to the elevator and we heard it all night. Beds and sheets are top-notch. Close to fabulous bike trail in Kapa'a. Would DEFiNITELY return here!!

Firstly, THANK YOU Larry for walking me through this process of booking your condo. A very positive experience. Our family enjoyed our stay at your condo. It was very clean...thanks Sheila! The complex itself was wonderful and spent many hours poolside. Our kids loved the slides and all the beach accessories that you had available! The location of this complex is 'central' to the whole island and was very happy to have the amenities across the street. As for the condo facing the street, this did not bother us at all!! We were never in the condo during the day as we were experiencing the wonders of this beautiful island or as mentioned by the poolside. Would definitely recommend this condo. Once again Larry, thank you!! Looking forward to returning to Kauai and to your condo!!
