Nice property. We had no hot water. Tom got us a different unit and was very responsive and friendly. But we went 2 days with cold showers.

Tom was extremely responsive and made everything go smoothly. Condo is well stocked with paper and cooking supplies as well as towels and beach supplies. The property is conveniently located to all the shops and restaurants and is quiet with two pools. We had a wonderful stay and would love to return soon. Thank you Tom!!

The property was very clean. The kitchen had everything you might need. There were plenty of little touches that made my trip a breeze such as providing laundry detergent and dish soap, even a re-usable shopping bag for groceries. Everything was as advertised and the property manager's communication was excellent.

The condo was very beautiful and the location was wonderful! We were able to walk into town.
The condo had everything we needed for a relaxing vacation. The kitchen was well equipped for us to prepare our meals.
We were able to use the beach chairs and the towels at the beach.
The pools at the resort over looked the ocean and were very beautiful.
As an added bonus, we actually met the owner while we were standing in line at the car rental place. Thank you, Tom!

We had a wonderful stay at Royal Sea Cliff. Neat as a pin condo with every detail in place. Quiet complex allows for the enjoyment of bird song, soft breezes and soaking in the beautiful views from this beach front property. We enjoyed this location, being a short drive into Kona.

Spacious, king bed, nice lanai, exceptionally clean, all appliances are functional and full utensils. Cooler, launch chairs and body surf boards are provided. Host response and communications are timely and attentive. Will definitely stay again.

We had a great stay at this property. They had beach chairs, towels, snorkel gear - pretty much anything you would need. The location was good - just know you do have to walk a little to get into downtown, which was a bit scary at night with there not being a side walk the entire way. The pool was awesome and never super crowded, and the view was beautiful. The only thing I wish was different was a slightly earlier check in time, other than that everything was great!

Very nice place that was clean and comfortable. The bed was very nice and a nice view from the lanai. A bit far from the ocean, but we weren't in the room too much either. But parking was super convient and quick to get in and out. Tom was super helpful and answered all our questions. Definitely nice to have a quiet place with the comforts of home!

We had a great stay the the Royal Sea Cliff Resort. The apartment was very clean, and had everything we needed. There are beach chairs, towels, and noodles which we used. The pool was a great place to unwind after a day exploring the island. We were close to many restaurants and beaches. Parking was easy and we never had to search for a spot. We slept well and enjoyed our morning Kona coffee on the Lanai. We loved it and will look to book again on our next return.
The only issue we had was that our check-in information went to spam mail. Please check that if you don't see it. Tom was great, he helped sort through that and followed up with us throughout our stay.

Fun place to say. A bit of mold. Had to buy new bath mat and dish drainer. Condo owner very responsive and thoughtful. Apparently, there is no longer a saltwater pool. Everyone I talked to in the pools had been told that one was saltwater but the property managers said there is no longer a saltwater pool. The property is pretty and well landscaped. The sunset views are spectacular.

We loved so many things about this property and the pictures didn’t do it justice. We arrived on a Tuesday after a long day of traveling. I was exhausted and could barely review all the check in instructions and called Tom. He got back to me immediately and even followed up again after the call. The property is long and I was happy that parking was very close to the unit. We were able to quickly grab a cart and get our things unloaded in to the room. The actual unit was extremely clean! I also loved that no one was below us (I didn’t have to spend the vacation telling my kids to walk lightly because people were below). In fact, the place was so quiet that we never heard anyone but I know that the units around us had people. We also loved the south pool - the temperature was perfect and view was beautiful. The location was close enough to town without being in town- a total plus! If we go to Kona again, we will definitely stay at Tom’s place.
