But the AC is only in the main room, the bedroom does not have AC and there is no air flow back there. We set up fans and it was still quite hot in the bedroom.
the owners are *very* nice and brought over fans.
If you're sensitive to heat, check with the owners to see if the AC has been installed in the back yet!

What this place has going for it is location and view. It is very close to town, so you don't have to get into a car and drive. The view is amazing and the sounds of waves crashing below your balcony all day were wonderful. They advertize it sleeps 4, however the unit is not large enough for 4 adults. Possibly 2 small children in addition to two adults. The king bed takes up pretty much the entire bedroom and there is nowhere to put your luggage, so we needed the living room area for luggage, etc. The amenities are pretty much the same as most condo units where you can do some basic food preparation. The outdoor grill area is great! They keep it well maintained and very clean. Also, you need a pool key to get to the grills unlike other condos we have stayed at where grills are available to anyone that comes onto the property. We would book this place again given the price and location.

Our 2nd time at this resort. 1st time in this condo. It was clean, well appointed kitchen, located close to a sand beach, easy walk to town for restaurants, shopping, and pier. Close to other beaches, restaurants, grocery, etc. Met several other travelers & all cordial. On site office staff gave us a map and suggested places to see. Definitely would stay here again. And recommend to friends.

We have stayed in the complex before so knew the location was excellent, just a 20min easy walk to the Pier. This Condo, facing directly out to the ocean was amazing. We ate out on the Lani every day. The sea breeze cooled the condo and we only needed the Air conditioner on late in the afternoon. We used the pool and BBQ everyday. We would 100% book this condo again.

Great location, could easily walk to places, which we loved not having to find parking. The place had everything we needed. The view from the lanai was perfect, saw whales and a pod of dolphins swim by. If I had any cons with the condo, it would be that I wish there were more hangers in the closet. Another pro, my husband loved that it had a coffee grinder to enjoy his Kona coffee!

We have stayed at the Kona Reef many times and the location of the unit is very nice. Overall though, compared to other units, D32 needs some work. Nothing major, but things like the exhaust fan in the bathroom and the light and fan in the living not working. Also, we could not find a way to turn on the light on the lanai. None of these issues would keep us from renting the unit again, but it probably would be one of our first choices.

Needs updating and a new cleaning crew. Curtains were so dusty we couldn’t close them. I’m picky and it wasn’t clean to my expectations. Great location with friendly neighbors. Only one set of keys made things difficult and when I called the property management they told me they were aware of that. Never received any extra sets of keys.

We LOVED this place, RIGHT on the water - simply everything we hoped for, for the two of us for our 12 day stay, clean and comfortable!! For our meals, we cooked at "home", had everything we needed, walked a little bit for some choices or a little bit further for A LOT of choices in Kona proper - for average active people it's that close for all the shopping and excursions! We enjoyed the pool too - this property is as it IS as viewed in pictures, wifi worked great as well

The condo was in a great location, was clean, had everything we needed, and was adorably decorated! We travelled for our honeymoon with family who stayed at the same resort, so having the sleeper couch for nights my daughter stayed with us was perfect and she thought it was very comfortable! Very enjoyable stay, and the binder full of info on the condo rules and things to do around Kona was very helpful.

Rooms were less than clean, towels smelled bad and were not clean, TV in living room was not working, TV in bedroom CLOSET would not bring in live TV shows, property management was difficult to reach and reported problems were not handled effectively.

A transformational stay. Wonderfully open feel of the mirrors walls lit up the room with the soft light that filtered in through the big glass sliding doors. Sounds of the waves drowned or all other noise to perfect solitude. Half a mile walk to famous Ali'i Drive stores and restaurants

Perfect location with Ocean views and sounds. Unit may be small for four person stay as there is a lot of furniture. The Lanai makes the unit feel bigger. We have stayed at Kona Reef numerous times and it has always been well maintained and in a great location.

Just what I wanted, a place where I can watch and hear the waves and watch surfers and dolphins alike. The unit supplied what we needed and was at a good location. We could easily walk to the markets. The interior is dated although we weren't indoors much. Probably the hardest part was the temp of the bedroom at night even with the living room ac unit on, was too high to sleep well.

We had another great trip to this property and unit. This is a unique unit with character and a spectacular view and location. We walked to town daily and enjoyed spending time on the lanai. The Kona Reef amenities are great but the pool and property were more crowded this time. We didn't realize Spring Break was still ongoing! The unit met all of our needs and we would recommend others staying here. We had a great time! Mahalo!

We get up in the morning, and my wife sits out on the lanai and watches the waves crash on the rocks right below. I fix coffee, papaya, and toast. We then plan our day.
We're a couple of miles from the snorkle beach near the end of Alii Drive. Within walking distance of about six different restaurants, yet far enough you can't hear the sounds of the night time partying there.
All in all, this is a great place to stay. We'll be planning our next trip to return here.

Was a nice unit. Bed was comfortable. The views from the balcony were fantastic for viewing the sunsets. It's also relaxing to watch the boats. Pool area was nice and clean as was the grilling area. Kitchen area had plenty of utensils and cooking pans. Washer and dryer worked out nicely. AC unit kept it comfortable when we were in the unit. Basically like having a little apartment away from home. The downtown area was within walking distance as well. Would definitely stay there again.

Overall we enjoyed the apartment....
We walked around the pool area. There were BBQ's and a medium size pool. We didn't use either, it was a small area but clean! There is also a green space along the rock retaining wall that people enjoyed watching the sunset from we noticed from the patio.
Pros: The location of ocean front view was an A+ rating! We enjoyed watching the sunset from the patio. It was nice they're 2 beach chairs, small ice chest and umbrella (although on its last leg so needs to be replaced) for a beach day. Walking distance to Huggo's which is a great restaurant and across from this are many other stores and other restaurants. Washer and Dryer was nice to have and appreciated. The couch is also comfortable. We didn't use the TV so not sure about this. The apartment has flair of a mix of cultures and colorful.
Cons: The bed is extremely FIRM FIRM FIRM! If you like this type of mattress then you'll be very happy! The King size bed takes up nearly the entire room so no space for dressers which are located in the closet therefore no room for storage for suitcases and hanging clothes for 2 people. The bedroom is also located adjacent to the hallway, so no air flow and next to the other neighbors front doors. The AC works great but does not reach the bedroom area due to the layout of the apartment. The bathroom honestly needs to be completely updated. If you are a wine drinker there was one Champagne glass and 2 different sizes of wine glasses. Minor detail but one we were a bit surprised given how inexpensive glasses are and the nightly rate.

Both the owner and property management company were excellent in their communication and follow up. Looking forward to staying here again.

Loved the view. Asked if we could check in early and was told no but would let us know when we could. We arrived about 30 minutes early and checked on the place, it was ready. Great view. Place needs a little updating and could use some more coffee cups and new beach towels. Otherwise, great location and view.

We spent six nights in this ocean front condo and it was just as advertised. The condo is directly on the water, and we spent each afternoon / evening watching the sunset from our balcony. Also enjoyed watching whales offshore directly from the balcony. Overall was a great rental property for the price. We enjoyed the close proximity to town (roughly a 10 minute walk to the various bars and restaurants), and the ocean front location of the complex. We did not use the pool or other condo facilities, but parking was very convenient, and used the complex lounge chairs located directly on the water. Although it is a bit dated, the condo is tastefully decorated, and fully stocked with everything you need for a vacation on the beach. Will definitely stay here again for a return visit.

We had a great week at Kona Reef. The location of this Condo is fantastic. Located just a short walk from all the restaurants and shops and just a short drive to many of the other activities that Kialua-Kona has to offer, including some of the best Scuba diving, the night dive with Manta Rays is not to be missed. The unit is uniquely decorated and is equipped with everything you need, including beach gear and reading material. The air conditioner, stove, dishwasher and microwave were all new and everything worked fine. The view from the lani is spectacular, along with the sunsets each evening. We enjoyed cocktails on the lani in the evenings, just watching the sun set, paradise! The owners were very accommodating in providing us with a late check-out, which made our stay completely stress free! We met the owners during our stay and had a lovely conversation, very nice couple, and hope that the next time we visit Kona we will be able to book this same unit.

We had a fantastic time at Kona Reef. The unit was charming, with unique décor and a breathtaking view that could not be beat! Every morning, we ate breakfast on the balcony and watched dolphins leaping in the ocean directly in front of us. The pool was a great spot for lounging, watching the surf, and beating the afternoon heat. Restaurants and shops were an easy five minute walk from home, with amazing snorkeling beaches and other fun activities galore. It was the perfect home base for our honeymoon stay and we'd highly recommend this unit. Quiet, cozy, perfect. There was a misunderstanding on my part regarding our scheduled date of departure, and the owners could not have been more kind and gracious about it. Thank you for an experience to remember!

We give this unit a five star because:
1. The location is superb (short walk to shops, restaurants, activities, etc., and yet it is away from the busy section of town. The short walk is very scenic along the ocean and safe.
2. This unit is on the top floor and has privacy. The complex has elevator so top floor is no problem for us.
3. After our long flights, we were happy to walk into a lovely and clean unit and excited that it would be our home for the next 7 days.
4. We loved the large, comfortable, and very nicely decorated California King Size bed.
5. The oceanfront view from the balcony is breathtaking!
6. I like soaking in the tub and this unit has a bath tub and a shower. My husband doesn't mind taking shower but I like taking baths. The bathroom has plenty of extra clean bath towels, etc.
7. The kitchen has everything we need. The cookware is almost like new.
8. The living room and open kitchen are bright and airy and have great ocean view.
9. The owner also provides beach gear, towels, chairs, cooler, etc. everything we need for the beach.
10. I personally like the wall mirrors in the unit. They bring the beautiful ocean view into the living room. The chandeliers are added bonus to me.
11. The price of staying in this unit is very reasonable. We shopped around and compared prices.
12. The owner and the property manager are just wonderful to work with. They are most helpful, friendly and responded to our questions promptly.
We highly recommend this unit to anyone and will definitely stay there again!

My husband and I stayed in this condo complex before. We loved the location of the complex because it is walkable to everything and especially if you are staying for just a few days, you don't even need a car! That's why everytime we visit Kona, we want to stay in this condo complex because it is so convenient to everything.
We stayed on the top floor this time. We realized what a difference it made! The ocean view was better because we were higher up and we didn't have people on the lawn looking into our unit when we stayed in a ground floor unit last time.
We also loved the decor of this unit. It had a romantic atmosphere for us to celebrate our tenth anniversary. The unit was clean and had everything we needed for our stay. The California King bed was very comfortable as well. The owner was most gracious.
We had a fantastic time on the Big Island and staying in this unit was part of it. We highly recommend this unit and will stay there again.

This condo is a perfect place : you feel yourself very quickly at home. So at first, you have to visit your home very conscientiously to
find all you have and you'll discover you have so much ! All is
working very well, if not by bad luck (for us it was the wi-fi) the
owner is very attentive and diligent to fix it very quickly :
1) the kitchen with all the appliances, utensils you need plus several
products as coffee, oil, dish bag, ... On the side, you have the
washing machine and the dryer very convenient.
2) the living room with comfortable chairs or sofa, tables or counters
and even several books to read, CDs to listen to, DVD to watch on the
tv
3) the balcony facing directly the ocean with surfers all the day and
sunsets. It's very well equipped with table and comfortable chairs and
a chest with all you need to go at beach to swim, sunbath and snorkel.
4) the bathroom with soap, shampoo waiting for you after your travel.
5) the bedroom very comfortable with high quality sheets.
The apartment is very well designed between the door on the balcony and the entrance, so you don't have to use air conditioning.
Also this apartment is in Kailua Kona ...... You could walk to all
services, shops, restaurants and bars you want. Also by car, you have
access to many shopping centers as in any other US city.
Finally you are on Big Island so you could have excursions and visits
for every day of your vacation !
So, you could see we had a wonderful vacation ...., Mahalo !

The Kona Reef is a great place to stay in Kailua-Kona. It’s in walking distance to the village. There is a pool and hot tub and four barbecues for the use of people staying in the complex. The location of Annie’s condo at the Kona Reef is ideal, being top floor, absolute ocean front. The lanai is very private, and we enjoyed our meals on the lanai with the view of the ocean and the sound of the waves. We found the unit to be clean and quiet (except for the sound of the waves, which we enjoyed). With the very comfortable bed, we were able to sleep well and be ready for another day at the beach or exploring the many sites of the Big Island. Annie was very easy to deal with and answered our questions promptly.

Location for this condo is ideal. 5 minutes in flip flops and we were in downtown Kona. We spent a lot of our time on the lanai and enjoyed watching the dolphins & surfers. We cooked on the gas grills almost every evening and watched the sunset from the lanai. Upon arrival we had no cable TV and the A/C unit went out the first night....but a phone call to the management service had both issues resolved the same day. Having a washer and dryer in the unit was a big plus. Construction in the unit next door resulted in a lot of noise between 8am-5pm even on the weekends - the workers were courteous but construction is noisy and could not be avoided. The unit provided lots of towels and the kitchen amenities were good. The bed was very comfortable with lots of pillows. We used the A/C every night for sleeping but besides that the island breeze kept the unit comfortable during the day. We would definitely stay in this unit again. Thanks Annie.

Hi, Annie...We really enjoyed our stay there. Your place is wonderful...great location. Enjoyed seeing the ocean right outside your balcony and easy walk into town. I'd love to come back next year when we return to the islands.
