When we first showed up here, a combo of jetlag, tiredness and excitement, my first reaction was what a dump. Unfortunately, I was comparing it with my last trip to Hawaii with a fully renovated suite. The next morning though, we both woke up with grins on our face and ended up loving this place. So much so, that we can't wait to book again. It's a ground floor unit, so the temperatures were never uncomfortable (no air conditioning). We appreciated the size of the unit & it's ground floor patio. Everything we needed was present, including some snorkeling equipment and beach chairs. Great location for walking to town (approx. 1 mile). This unit is right in the middle of the complex, so it was quiet & handy to everything,,, including the pool & the ocean. Plenty of people from the complex gather at the ocean
for sunsets. I'd say the only downside is there is no dishwasher (first world problem) and sometimes voices in the complex tend to carry. Most of the time we didn't notice the voices but sometimes, the inconsiderate ones would be sitting out on their balconies having really early morning or late night chitchats. Most of this just took an adjustment in perspective and we treated it like background noise. Keep in mind that info about checking in doesn't show up until about a week before arrival. We would have appreciated just a little more notice than this. Dawn was great at answering questions. She even made sure we had a coffee grinder...nice touch.

We loved our stay in Vicky's unit in Alii Villas. The unit itself was clean, bright, and well stocked with a great ocean view. And the location of the complex is perfect on Alii, within walking distance of Kona and local beaches. We would definitely stay again.

We enjoyed staying at ali’i villa and very grateful for Paul for hosting us! He helped a lot. The place had everything we needed just wish there was some boogie boards and snorkels for us whenever we went to the beach but it was no biggie. The only downside that I didn’t like was in the bathroom the shower liner needs to be changed out because it looked moldy but overall our stay was great for 6 days! Would definitely come back.

We had an excellent stay here. The condo is beautiful and had everything we needed. We arrived a bit earlier then check in and were able to utilize the pool whilst waiting for the condo to be ready. The location is perfect and the view of the ocean is incredible. Would definitely stay here again.

Ali’i Villas is a small complex with a pool. The sound of surf breaking on lava masks the sound of cars on Ali’i drive. A sand beach, restaurant and convenience store with in a 10 minute walk. Plenty to do in driving range.

This condo is on the top floor and has a view that can’t be beat. Sunsets from the lanai were gorgeous and if you like to fall asleep listening to the sounds of waves crashing on the shore below, this is your place. Betsy was a great host and very prompt with communication. The condo was very well-equipped and had everything we needed and then some. I would highly recommend!

Vacation is always pleasant, especially if you find a cozy place to stay. I love the city of Kona and where we stayed was very convenient to downtown Kona. I have stayed at this condominium more than once and each time I am amazed at the friendliness of the owners and managers. It was nice to live in a clean, comfortable condominium and enjoy the opportunity to swim in the saltwater pool and watch sunsets right on the oceanfront of the condominium complex.

This condo was a gem on the ocean. It was clean, comfortable and the ocean view/sunsets could not have been better. It is well stocked with dishes, cooking equipment, beach toys, snorkeling equipment etc. it lacked nothing.
Its location was ideal for us-close to everything. It was really nice to have dedicated parking.
Our party of 4 fit comfortably, we never felt crowded. The lani was a great place for early mornings, sunset dinners and anytime in between.
It was extremely easy to get in touch with the owner, she went the extra mile for us when we left some clothing items behind.
We will be booking this charming condo again for our next stay in Kona. Aloja, until we meet again.

Overall this was a positive experience. We did not need to contact management for any reason. The view was not the best compared to an ocean front unit, but it is a very good partial ocean view at the best value we could find. The unit was very comfortable for 2 adults and one kid. A few minor annoyances were that the windows were difficult to open because the screens are placed on the inside, blocking the window controls. There are no outlets or charging locations near the master bed. A simple alarm clock with usb powered outlet would be a good addition. The fixed shower wall doesn't do a good job of keeping water in the shower, so the bathroom floor tends to get soaked with every shower. Overall these minor annoyances were not enough to detract from the great location, cleanliness of the unit, and good views.

This is a beautiful spot. Wonderful ocean views. Well appointed unit. Close to Kailua. The reason you see a star missing is because there is no rating for "ambiance". The entire week of our stay, some type of renovation was being done next door. The saws and drills and other power tools began at 8:15 am and continued with very few breaks until 4:15 on every weekday. We were not informed of the work and were only offered sympathy for the inconvenience. If you were thinking of sitting on the lanai with a mai-tai and a book, you would be disappointed this week. Would I like to rent this unit again? Actually, yes... but I would inquire about nearby noise expectations.

We stayed here for 3 weeks in the lead up to Ironman WC, what a spot! Loved the apartment it had everything we needed, was lovely and clean, peaceful and the pool area was awesome. I didn’t want to leave! John was easy to communicate with and the check in was very easy. It has been 6 years since we visited last and we loved every minute of the trip. My sister and I rented this condo for 6 nights. It is a beautiful condo with plenty of space and excellent amenities. The kitchen has great space, all the appliances you expect, plenty of dishes, pans, silverware, etc., and a large counter area with seating (comfy barstools). It's an open space plan with both dining and living room areas. There's a separate bedroom with a great bed and lots of storage and closet space. The bathroom is nice, too, and we LOVED having a washer/dryer in the unit. There's also a large lanai with plenty of seating and great views of both the pool (very inviting) AND the ocean. Sunsets were gorgeous from the lanai.
The only drawback for me, personally, was no A/C. While there are plenty of fans (both ceiling and standing), it never felt really comfortable for me except during the evening when it was a bit cooler. During the day, we were mostly out and about so I didn't have to deal with trying to cool the place. But, as a post-menopausal women, I found it difficult to cool down when there was no breeze even with all of the fans running. That said, I know many people won't have my issue so they should thoroughly enjoy this condo rental. All in all, my sister and I enjoyed both the condo and its location to so many beaches and activities. Thank you.

Well-designed condominiums that create breezeways through the units for natural AC. In units close to the water, like this one, you can also hear the waves hitting the shore outside, great way to fall asleep. This ground floor unit had a partial view from the lanai. Really nice place to have coffee or breakfast in the morning. We saw dolphins playing in the water from the lanai one morning. Unit was clean and in a great location.

Overall, it was a very nice place, a home away from home. We loved the Nutribullet blender and used it daily for smoothies. The bed was very comfortable and the shower was spacious. The beach chairs were an invaluable part of our stay, allowing us to easily carry our snorkel equipment, etc. from the car to the beach. We were in a centralized location in Kona, making it easy to access beaches, shopping and restaurants. The complex, being right on the water's edge provided a great place to watch the waves and sunsets.
The downsides: the clocks were not set when we got there and for several of them, we just couldn't figure out how to set them. The kitchen wall clock simply stopped working...cleaning away the.corrosion and installing a new battery didn't help. We only got one roll of toilet paper and had to go out and buy more to make it through the stay. Two of the outlets in the kitchen didn't work, making it necessary to move appliances around to outlets that functioned. The fridge handle was loose and became semi detached, with no tools to fix it. The innards on the toilet could have used replacement: noise and some running. The parking lots were being resurfaced throughout our stay which caused some minor inconvenience. Guess it has to be done sometime, right?
Despite these maintenance projects/oversights, it was a pleasant and quiet place to stay.
