One of the best balcony views I've ever had. We spent many evenings watching the sun set over the ocean from the lanai. You go to sleep with the surf crashing in the background. Very short drive into Kona for supplies. No A/C, but even in August this didn't bother us much with the ocean breezes. Convenient parking spot right in front of the building. Note that it is a second-floor walk-up, could be an issue for anyone who has trouble with stairs. Highly recommended!

True to pictures. When they talk about hearing the roar of the ocean they are not kidding! Even the second bedroom has a view of the ocean. The place was so clean. Want to hiring the cleaning crew for my house. The view was amazing! I wanted to just sit and enjoy! It was so quiet (strict quiet rules) compared to the big resort we came from. It was very relaxing. Had beach toys in the closet to use. Chairs, one umbrella, towels, ice chest. That was very nice. Could have used two umbrellas or one bigger one. There was ice in the freezer ready to use. Only complaint my friend had was there was no curtains on the big window looking out to the ocean so the sun came up and let a lot of light in. For me, I just enjoyed the view! Never used the TV or kitchen but kitchen looked well stocked with appliances. A few food items available. Very short drive into town. Could walk if have the time and energy.
Highly recommend and will stay here again. Thank you for a wonderful stay!

I have not experienced so many beautiful mornings. Thought since we were on the west side of the island that we would not see any sunrise. We didn't, but we had a moonset, and double rainbow that kept getting closer and closer to our lanai. Breathtaking, just breathtaking.

The condo is wonderful with a fantastic view. We never wanted to leave to go anywhere, spending most of our time on the lani. The complex pool is also well-maintained and clean. We highly recommend this unit.

We had a great stay at this 2nd floor corner unit right on the water. Very clean unit with nice supplies for beach and cooking. Checkin process was a breeze and communication with the property manager was very good. Loved the more northern exposure which gave nice shade on the balcony until about 2, when the sun slowly made it's way to coving there entire deck by around 4. Fantastic place to see the sunset each day. We would definitely stay in this unit again. And if you are a walker, it's a mile to downtown Kona (20 minutes). A bonus!

Amazing 40th birthday vacation for my daughter. We really enjoyed the oceanfront lanai. Many views of dolphins, yellow tang fish, parasailors kayakers, sunrises & sunsets. We came here last year for our Honeymoon, and were fortunate to find it available again this year for our Anniversary! We truly feel as if it is our second home, and have no desire to stay anywhere else. The Condo is very well-equipped, tastefully decorated and clean. The view off the Lanai is spectacular! We also enjoyed the pool and used the BBQ several times (which is great when grilling fish). Ali'i Villas is well maintained by the Property Manager, Dawn.
Kailua Kona is a wonderful location, and we enjoyed many activities while there. Our favorite was snorkeling at Captain Cook's Monument in Kealakekua Bay, which we did last year, but this time we went with Fair Wind Tours on a Luxury Catamaran The best ever!!! We snorkeled at 2-step, which was pretty good, and Puako, which was a disappointment. Go early in the morning for the best experience. We visited the black sand beach on the way to Volcano National Park to see the green turtles, and returned to the Thurston Lava Tube (so cool!). We saw the Akaka Falls and Rainbow Falls near Hilo, which was very impressive.
Jackie Rey's is our favorite restaurant (both in Kona & Hilo), and for groceries - skip the Safeway and drive South 4 miles to KTA Super Store - Keauhou. MUCH better!

This condo was perfect for our stay in Kona! We loved getting up in the morning and drinking coffee on the lanai while watching the waves crash below. The condo had everything we could need an more. We will definitely be back!

The stay was excellent. The view from the lanai/deck is what this property is all about. It’s a corner/end unit directly on the shoreline. The views are amazing. If you don’t like crashing surf, you will want to pass. We literally stayed on the lanai most every moment we were at the unit. The condo itself is a bit outdated, but greatly functional with all the kitchen utensils needed for meal preparation. We did wish there was a better set of beach chairs and umbrella. The condo was clean and the ocean breeze that flows through the unit is awesome. The property manager (Dawn) is great and very responsive. The tv died while we were there and it was immediately replaced even though we never turned it on for the entire stay after that. We will surely try to rent this unit again for our next visit. Two Thumbs Up.

This is a wonderful condo and property. The condo is right on the ocean. Very comfortable living space, bedrooms and Lani. The property is well maintained. Enjoyed the pool area. Everyone was very friendly. It was an easy walk to restaurants and shops.

The location of the unit was superior for sunset and hearing the ocean crash on the lava shore below. Also just a mile walk into downtown Kona. A++
The condo was well equipped. That being said, it was in need of a good organization and trimming down on clutter.
There were several details that are a bit tired and in need of updating. The master shower fluctuated between hot and cold for every shower.

This condo is amazing. We left the windows and sliding doors open our entire trip, and enjoyed the ocean breezes and the sounds of the waves. The view from the lanai is wonderful any time of day. We will definitely be back. Mahalo!

I booked this condo for a trip with a few school friends. We fully enjoyed our time on the lanai with perfect, private sunset viewing. The location on Alii drive made for easy access to shopping, restaurants and smaller local beaches.
We would certainly stay here again.

If you only care about being close to the ocean then this place is for you. Perfect views!! Unfortunately perfection ends with the views. The interior of the place needs a major upgrade including the beds and furniture. Also, the beds are full sized and not queens as advertised. It was pretty uncomfortable all around. Quite a bit of back pain in the mornings since the beds are ultra firm (no joke). The beds and furniture were our biggest problem. The kitchen and bathrooms were really dated but worked out fine. The kitchen had most things needed for a meal but we didn't end up cooking because there wasn't a very comfortable place to sit since the lanai furniture was uncomfortable too. Other reviews complained about the lack of AC. We didn't have a problem with the August heat because the fans and cross breeze helped a lot. Other plusses included the property manager who was very responsive when we needed her. I don't think she has control over the furniture situation. The parking was also great. So, if you want to hear and see the ocean above all else on your vacation this place is for you. If you care about the other elements of a living space you might want to consider another place. Just wanted to provide an honest review.
