The pics don’t do this home justice. Beautiful views greet you as soon as you pass thru the Kitchen. Host do a terrific job having the home open and ready for your arrival with Hawaiian music already playing. Cooling pool was a big hit and much larger than it appears. Great launching point for the south side of the island. We will be back!

My family of 5 travelled from Nashville, TN to stay at this wonderful home for a week. I wish we could have stayed longer to enjoy all of the sights and sounds of the big island. You can't find sunset views more gorgeous than those from the lanai of Hale Pali. Thank you Carl and Deb!

Wow, the house was located smack on the water, the sunsets were stunning, it felt like a slice of paradise. The quiet location was a great "de-stressing" get-away for all of us. Spacious, clean and well stocked, it felt like home the minute we walked in. Carl and Deb were great hosts!

My husband and I came to stay at this wonderful beach house for the honeymoon we never had. The location is out of the way, yet not too far from civilization. Volcanoes National Park is only about an hour away. It’s very quiet and very private, and directly on the water. Absolutely so serene and picturesque. The sunsets at night are stunning. The gourmet kitchen is huge! There is also a barbecue down by the little Private beach and freshwater pool.
The hosts have thought of everything, including interesting books to read, games, and even a guitar!
From the large lanai overlooking the Pacific, we were able to spot pods of dolphins, and a small orca whale. This was one of the exciting highlights of our trip!
We definitely want to come back and bring some of our family with us next time! We Loved our vacation!

This was the best VRBO I've ever stayed in. It was well stocked (more like staying at a friend's house), clean, comfortable and had the most incredible ocean views. You're right on the water! My girlfriends and I meet up every year for our annual Hawaiian retreat and we go to a different island each time; however, we're already trying to figure out when we're coming back to this amazing home and space that Carl and Deb have built and created for others to enjoy. We often spend our days hiking and exploring but this was the first year that we spent multiple days at our rental - it was just too heavenly to leave. Dolphins and sharks and whales abounded and we enjoyed having our own front seat to the wildlife views.
We have never had a host take interest in meeting us and my girlfriends and I were so impressed with the warm welcome and gracious attitude that Carl and Deb provided.
If you're considering this house, you should just book it. You won't be disappointed!

If you're looking for a quality home away from the busy action, this is perfect. Cooking dinners in the gourmet kitchen was a treat. The lava shoreline is there to entertain you at all hours of the day, as well as the winter whales blowing as they pass the patio. Carl and Deb were very responsive when anything was needed. This is a must see property if you're looking for an authentic Hawaii stay.

The house was amazing with incredible views; cliff-side, with it's own "blow hole," a wrap around deck, and plenty of room. The kitchen was equipped with anything you could possibly want. The washer/dryer combo saved us on checked bag costs. Carl and Deb are great hosts, always responding, quickly, to any question we had, and were incredibly accommodating. The house is rather remote, with a drive thru a gorgeous rain forest, on the way. If you're looking for peace, quiet, and privacy - you've just found it!

It is hard to accurately describe our experience at Hale Pali, but I will start with simple perfection. This home was truly amazing and brought us everything we were looking for (and needed) in a vacation: peace, quiet, the most beautiful views, spinner dolphins, and every amenity to make us feel like this was our home for a week plus. The hosts, Carl and Deb, truly thought of everything one needs to have a fun and relaxing time. We spent endless hours enjoying the sun, the beach, the lanai, the natural pool, and the water which was calm some days and provided massive waves crashing into the cliff on others. A special added bonus was getting to spend time with the wonderful hosts (until we meet again <3). Rent this house!

We had been on the Island for 14 days prior to arriving at Hale Pali on the Sea. Our intentions were to just relax and enjoy the ocean for our last 6 days in Hawaii and that is exactly what we got. Deb and Carl's house had everything we needed to just sit back and chill. The slash pool was excellent to take a quick refreshing cold plunge in the afternoon. The Kitchen was fantastic and we utilized it everyday. If watching TV is your thing then there large flat screen in the living room with Dish Network service. Only turned the TV on once to watch some college football on Saturday. We only left the house once during our stay and that was to drive to the nearby Volcano National Park. If you have designs on staying at a place to do nothing but relax see some of the local sites this this the place for you. Aloha and Mahalo Deb and Carl!

House is very spacious and well equiped. Sunsets are incredible and pool is perfect for a cooling off dip. Definitely need to like driving to stay here as neighbourhood was a bit more remote than we were anticipating, but that certainly meant we had plenty of peace and quiet.
Host went above and beyond to enable us to watch the Rugby World Cup final, which was much appreciated. And was quick to respond when there was an issue with water pumps.

Beautiful home with a backyard that is truly your own little paradise. Sunsets were a must to see each night. The natural dipping pool was a plus after sitting out on the sand beach area. The property exceeded my expectations. The photos don’t quite do it justice as it’s more impressive in person.
Sunsets are spectacular with the mini pool out front to dip in and cool off, we were very comfortable.
Kitchen is very nicely stocked to make anything, which I have found, is not always common.

A terrific house with an amazing lanai/view. This would be a great place for a few couples to go to hang out together for a bit. It is out of the way, which of course is part of his charm. The hosts thought of just about everything and are wonderfully communicative. The hammock is heaven and feeding the fish is so fun. Great kitchen too.

You can’t beat the oceanfront location of the property. The sunsets are amazing. The house is beautiful and so spacious. the wrapped around porch is a plus to enjoy all that gorgeous view. The kitchen is very well stocked. The little natural pool is definitely an added bonus. The house doesn’t have AC but there’re ceiling and floor fans everywhere to keep the breeze flowing throughout the house. There’re mosquitoes (not just at the house but everywhere you go on the island) so use the spray that the host provides at the house. The closest town with markets/restaurants/services is in Ocean View, 25 mins away. We ate out during the day when we were out exploring the island then made dinner at home to enjoy the sunsets. The road down to the house is not as steep, windy, rugged as mentioned in some reviews, not any more than the average mountain roads in the mainland. We actually enjoyed the drive. Carl is very responsive during our stay and Dan the caretaker is quick to drop by with the beach towels (and gave us some honey from his farm). All in all, it was one of the best rentals we’ve had. I’ll definitely come back Hale Pali the next time we visit the Big Island.

Every review is spot on. We've been to the Big Island once before so we kinda knew what to expect. We loved how remote it was but was still 25 minutes to a market. There is plenty of room for 4 or even more people. We had the pleasure of meeting Carl and Deb one night for some wine and just know that they are incredible, down to earth people! Thank you for such a great trip! As a bonus, the local kids came down to jump off the rock wall! They were very respectful and it was so fun to watch! We are already planning to come back. We have been to the big island many times, but never this far south. It was a very different experience from staying in Kona but it was wonderful! It was so quiet and peaceful. We enjoyed our coffee on the front porch every morning and cocktails at sunset. We saw dolphins our first morning there. The pool was a big plus.
Carl and Deb are wonderful people and hosts. We had the pleasure of sharing a bottle of wine with then one night.
If you are looking for a quiet getaway with beautiful views this is the place!

Set upon a field of lava directly on the sea shore, Carl and Deb’s Miloli’i property did not disappoint. Appointed with almost everything you can imagine, this property is set up for days of lounging and forgetting about your day to day life back on the mainland.
The natural pool and the multiple areas set up for lounging allow one to enjoy the water, sun, or shade along with an almost constant but gentle sea breeze. Several naps were had in various locations. Each one as dreamy and idyllic as the last.
The view of the sunset, the ocean and the portions of Mauna Loa to the north are all uninterrupted and awe-inspiring. Even when clouds rolled in, the weather remained perfect.
The units three bedrooms and spacious indoor/outdoor living area was perfect for four of us and would easily accommodate a larger group. The large kitchen is capable of housing a week’s worth of groceries for a large group with no problem, and the kitchen has all the tools you need to make your favorite comfort food or to try your hand at a local cuisine.
Miloli’i is a secluded development on an island full of secluded locations. But, we found it a good location for traveling north to explore the fine beaches and star gazing the Big Island has to offer as well as going south and east to see Volcanoes National Park and venture to the rainforests near Hilo.
Carl and Deb were fantastic hosts. We had all the privacy and responsiveness we needed as well as guidance upon request. Highly Recommend!

The Hale Pali was wonderful stay for us. The home is well equipped, clean and perfectly laid out for relaxation, meal prep, eating, etc. It is located in an unique location on top of a lava cliff overlooking the Pacific to the west with a long seawall where it is fun to view down into the water (we saws lots of fish, hammerhead shark, sea turtles, flying fish). Take the time in the mornings as sun hits water to look for sea life, you will see things! Sunset viewing is tops and make sure you try to catch every one during your visit there. As other reviewers have stated, this is a place to go to get away from crowds and get some R&R, expect about an hour drive from Kona airport along a curvy highway (speed limit mostly 35 to 45 mph along the way to get there). Many reviewers mention the windy road from the highway to the house and indeed the road requires careful navigation but once you drive it a few times, it is really not that bad at all, just drive smart. In fact, any road you drive to the ocean/beach on the island is going to be a curvy drive anyways. This location puts you in a not too long a drive to Volcanoes NP, South Point, Black Sand Beach, Green Sand Beach, and the lesser known but worth it Kakuku Unit of Volcanoes NP near Ocean View. Our favorite beach was Ho‘okena Beach Park, just a little more than a 30 min. drive to the north from the house. The snorkeling is fabulous, warm showers, decent restrooms and spinner dolphins. We very much enjoyed our time at this beautiful home. Everything is exactly as pictured. Our only issue is needing more a/c for sleeping, as we weren't quite as ready for the heat as we thought we'd be. Overall, there were plenty of supplies to cook and clean as needed. Everything was perfectly appointed. We are already considering coming back.

Hale Pali is a gorgeous oceanfront home in a stunning location and well appointed. It has many places to gather and relax both inside and outside. We greatly enjoyed having breakfast out on the terrace every morning and watching sunsets there as well. The kitchen is large with many dishes, glassware, flatware, pots/pans, knives, etc. We greatly enjoyed making breakfast and dinner in the home everyday. Furthermore, there are plenty of cooking supplies, spices, and condiments in the house for you to use which is also greatly appreciated.
One nice bonus of the stay was that Carl and Deb came out to say hello one night with some wine. We definitely enjoyed chatting with them and learning more about them and their time in Hawaii.
On the day of checkout, we had an evening flight and asked if a late checkout was possible. Carl and Deb were very kind to accommodate us which was much appreciated.
Would highly recommend Hale Pali and we would definitely stay here again the next time we visit the Big Island.

Carl & Deb's home is absolutely lovely and comfortable, and was stocked with everything we needed and more. The "front row" perfect ocean view seats on the lanai and out in the back yard were where we spent most of our time, even though the rest of the house is amazing. We made it back for sunset every night, 7 out of 8 were spectacular and worth the price of admission! Lol
The neighborhood is well off the beaten track and a solid 30-45 minutes away from stores, but well worth it as it is extremely quiet, hardly any cars, an occasional couple out for a stroll down the street, just the waves and peaceful quiet. Would not have left if we didn't have too!!

The house is in a fairly remote location which for us was a plus. It was very comfortable and has amazing views. The kitchen's very well equipped, the best we have ever experienced. The owners and maintenance crew are super nice and helpful with local info. Lots of lounging options, an amazing lanai for getting out of the sun if necessary . The only possible negative for some ( not us) is the steep 4 mile drive from the highway at 1500' elevation down to the house at sea level. One should use caution if night driving the road as it is very steep and has many switchback turns. Daytime the road has wide open views of the south kona coast that are breathtaking. Overall our stay was incredible and we most definitely are planning to return.

If you're hestitating about booking Carl and Deb's home Hale Pali, don't, just do it!! We loved the quiet tranquility of their cliff edge home away from home. It's very spacious, clean, & has many amenities one would ever need or expect from a vacation home. From boogie boards, beach chairs, & coolers for a day out, to the fully equipped kitchen for meals at night! Things that are a big budget saver like spices, condiments, foil, wrap, tp, & even dispensers in the the bathrooms that have shampoo, conditioner, & soap!
There is a/c in the primary, but we never used it, as we had fans going & windows open which kept it cool for sleeping. We did go to Costco & Walmart to pick up the main food items needed for our stay, but went to local stores for picking up items we forgot, or items to add to our meals. We had breakfast and supper at the house & ate out for lunch in the local areas we were in while we were out and about for the day. The drive is a bit down the from the highway to the house down a winding road with beautiful views all the way down to the coast. That being said, while driving, if we are going slower taking in the sights, we always made every effort to pull over to let the Island folks get by, as alot of areas of the roads are not passable. We're on vacation & not in a hurry, but often Island folks are working, so we tried to be mindful of that! They do appreciate it! Along the way there are a couple of farms with self serve stands that sell various fruit & nuts. If you are heading to the nearest beach, the folks in the little community of Milolii are very friendly. While at the house getting up every morning & having breakfast on the lanai was personally one of my favourite things that we just wouldn't be able to do at home. We tried to be back in time for the amazing sunsets every night! It goes quick, but worth it, as it was beautiful! At night, looking up & seeing the stars shining bright in the sky, no city lights or noise, just the waves crashing into the cliffs. All these things & so much more is why if we are fortunate enough, we will stay at Carl and Deb's Hale Pali again!
Deb and Carl are wonderful folks & live close by. If they contact you to get together at the house, definitely take them up on their offer. They simply want to meet up & get to know about you, as well let you know about them. They bring with them great wine & great conversation! Our family truly enjoyed the visit! Thanks so much! Carl and Deb Ramsey's house is, above all, very homey and comfortable. Kitchen is knocked out, living/dining area is spacious with two sets of magnetically screened double doors to the lanai, overlooking the ocean. The lanai is the special place of the house. It is long, wide, covered, has lots of comfortable chairs and tables. I spend hours in the hanging hammock chair reading, soaking up the salt-sea atmosphere, and having iced tea (or something stronger.)
If that is not enough, below the lanai there is an oceanfront bar with stools and umbrellas for shade. This is right next to the fabulous salt water pool. Cool and refreshing on the feet after a hot day of activities. If you want your own personal blow-hole, this is the place for you. Perhaps 30 feet from the lanai is a blowhole that at times sent the water shooting up above the top of the house. What a great display of the power of the ocean, and soothing to hear at night.
We had a line of 15 or so wild goats visit us regularly along the cliff paths, and saw whales from the lanai. Were there some mozzies during parts of the day - yes, but they are tiny in comparison to mainland mosquitoes and a little repellent holds them at bay. If you do get bit, likely the result will not be detectable after a couple of hours.
We loved everything about Hale Pali, and the isolation of Milolii. It may not be for everyone, but if you want to really shut down, this is the place to do it.

We spent christmas at this stunning beachhouse and it was just perfect! They host even put a christmas tree in the living room, put the music on before we arrived, decorated the whole house with lot's of love, put all our names as a welcome on a wall and was always there for us, but totally left us our privacy. The house as a balcony all around the house and the views almost every window in the house are directly to the ocean. Everything was just perfect!

If I could give this listing more than 5 stars, I certainly would. My two sisters and I had quite literally the best time of our lives during our stay. The relaxing and indescribable view and atmosphere kept cheesy grins on our faces the whole time.
The home is beyond beautiful, comfortable, and relaxing. I was amazed to find out that it was built by the host! Speaking of the hosts, they made time to visit with us and you cannot find better people (Mahalo Carl and Deb). Don't miss an opportunity to meet them during your stay! Carl and Deb kept us informed and checked in via text throughout our visit. Their recommendations and advice was invaluable. The lanai and outdoor living space is phenomenal. So much thought and love has gone into Hale Pali. Don't miss out on your chance to experience this place. My only regret is that we didn't stay longer.

This home is something you would find in a travel magazine. The wrap around porch was lovely for lounging around and enjoying the ocean breeze.
The location is remote, so plan groceries accordingly. The drive down to the ocean front is an experience all on its own. The paved road is accessible with any car.
The kitchen is supplied extremely well. Beds comfortable.
Carl & Deb are thoughtful hosts. We had a storm come through during our stay, and they stopped by to check on us to make sure we had everything we needed.
There are plenty of games, puzzles and cable tv was great during the downtime.
The rain water pool was hot tub sized and very refreshing!!

Property is located right on the ocean and the home is amazing as it contains everything needed to make for a wonderful stay. Had an great experience meeting the property owners for a welcome drink, which made the experience so much more special and working with the property manager was easy and pleasant.
We would absolutely stay here again and the important factor to consider is that town isn’t a quick drive, so do your shopping as advised.

Hale Pali is easily the best maintained rental we have ever stayed at, and we’ve stayed at quite a few. Carl and Deb Ramsay have developed this beautiful place over time, and I’m so thankful that this wonderful home is on the VRBO site. Meeting Carl and Deb was one of the highlights of this trip. The photos do NOT do it justice.
Please know though that this place is REMOTE!!! A good hour and some from either Kailua-Kona or Hilo, then a good 10 minutes down the windy twisty road to the house. Totally worth it if you want to relax and be away from it all (which we did), but if you want to go out to dinner or drinking every night, you may find that commute daunting. We were there for two weeks, and some of the best days were spent at the house on the lanai.
The kitchen is well stocked with all manner of kitchenware as well as condiments, spices, etc. left from previous tenants. The beds were comfortable and all the outside furniture was in great shape. Loved the outdoor ‘pool’ but make sure to bring water shoes.
This was our 25th anniversary trip and this place made it all the more incredible. The only place I want to stay at on the Big Island. Nothing else compares.

We loved this amazing rental! Everything was perfect. Beautifully decorated, well stocked with quality provisions for cooking, adventuring or just chilling. Incredible views! We even saw humpback whales swimming and breaching in the sea right out front of our home away from home. It is so apparently clear how much love and care Carl and Deb put into their beautiful house on the cliff. All future rentals will be held up to the standards of Hale Pali on the sea.

We can’t say enough good things about our stay here. The views are incredible from every angle! We loved sitting at the bar overlooking the water, relaxing in the lounge chairs in the sand, and having our meals outdoors. The covered patio was perfect during light rains. There are no words to express the immense gratitude that I, and my siblings have for your warm hospitality and our stay at Hale Pali.
From the moment we traveled off the Bypass and made the trek down the winding road, we knew something special was about to happen. Indeed, it did!!
We parked our SUV, and truth be told, one of us jumped out of the car, ran to the sea wall, and shouted with such enthusiasm and excitement, that the rest of us remained in silent…. taking in the moment. It was stunning and quite emotional; the beauty that was waiting for our arrival.
Hale Pali provided us with much aloha, peace, and refuge. We found clarity and solace each new day as we awakened to the cool ocean breeze and the colorful sunsets. We would literally sit on the lanai or on the lounge chairs, silently and watch the sunset, every night. We captured the splendor through our eyes, and it endures in our souls. The evening sky was adorned with stars that gleam brightly in the night…it was as if I can reach out and touch them. It was breathtaking!
Hale Pali was everything that was described. Carl and Deb are AMAZING hosts. We remained in constant communication for months leading up to our stay. They were extremely responsive whenever I reached out with questions. The directions and logistical information to Hale Pali were spot on! Upon our arrival into KOA, we went directly to the local Safeway in town and shopped for groceries and necessities. Hale Pali provided all the amenities as described for a comfortable stay. Hale Pali was perfect!
Sadly, we are now back on the mainland, but the memories we created during our time at Hale Pali will remain with us.

This was a fun week on the Big Island for us. Carl and Deb are great hosts and wanted to make sure that we felt welcome and at home. The house is spacious even for a larger family and has a lot of space to spread out, especially when counting the lanai and the private "water hole" tub.

Like others have said, this property is absolutely beautiful!! You can not beat watching the sunset here. We sat on the spacious back deck played games and watched sunsets. We seen dolphins and sharks casually stroll by. You just can't beat it! My oldest son cooks and the kitchen was fully stocked with anything and everything you could want!
Carl and Deb were the sweetest hosts I've ever met! We enjoyed dinner great conversation and a glass of wine with them.

This is a lovely house with great owners. When we came, our plane was late and by the time we arrived it was dark and we saw the house with beautiful lights and as we walked in Hawaiian music playing. What an incredible beginning! The house is large and spacious. The incredible view is the blue ocean, constantly and beyond beautiful. The lanai is so spacious and there are so many different places to sit to eat, read or just relax including a hammock. The neighborhood is built on lava and it's so interesting to see the different homes around. You need to drive a bit to get to Kona and Hilo but there are places around to go to get groceries and eat. It's so beautiful and relaxing there, you really don't want to leave! Their property manager, Dan, was super helpful when we needed him too. Great honey as a parting gift. Highly recommend doing the sunrise/stargazing. It was unbelievable!

I cannot express how wonderful this place is. The view and the house are hard to explain because they are so exceptional. We were literally amazed by the View and all the wonderful things that we were able to see. It really was an amazing experience for our first time in Hawaii. We would definitely come back to this place. I recommend staying a little longer than one week in order to get everything in. The drive to Kona is about one hour long but the view along the way is worth the drive. I cannot think the family enough who allowed us to stay in this beautiful place. We were also very impressed with her caretaker who took extra time to take care of us. He also dropped off some homemade honey which was the best honey I’ve had in years. We were able to see a lot of gods creations in the week we were there.

From the very start of my communication with the Owners, I was so impressed. They are so kind, welcoming, informative and helpful! I LOVE their house. The view is breathtaking, the sunset is like a painting. Getting to lay in the hammock and read while listening to the ocean below was simply the best times for me. Great house almost equal distance between Kona and Volcanos National Park. The property manager was quick to response when we had a question and the house was as advertised. Because of the distance and very windy 3 mile road from main road to the house, it is important to organize groceries and supplies before checking in. Also there is no AC in this house, but plenty of fans! We knew all of this prior to check in because instructions were clear and thorough, but wanted to flag as a reminder for future guests. We had a relaxing and enjoyable time! Thank you!!

It is worth the hour (+/-) drive! Hitting costco on your way to the house is necessary, because it's pretty remote and we found ourselves being completely content just being at the house on the porch (hammock) napping/reading/drinking haha. Grab water/bottles at costco, and don't forget coffee! The house has a grinder and drip machine.
The drive is GORGE, but I didn't want to do it a lot because it would make me sick, but we made the most of it.
Didn't see/meet the owners, but they were responsive on text and very nice.
SO thankful there was a fan in every room! There is 1 AC unit in the main room... although it could be bigger/better.. honestly not sure how people would survive there when it's warmer! But i'm not one to handle the heat very well.. and that's on me picking hawaii for our vacation lol - the private pool came in clutch for cooling off!

We were looking for a spacious place to spend time as a family and this was the perfect place. Beautiful location in a quiet neighborhood.
We were able to visit all corners of the Big Island on our daily adventures yet return before sunset to enjoy a meal on the lanai and watch the beautiful sunsets.
The home is well equipped and Dan was extremely helpful during our stay. Only negative was that we were not able to stay longer. Maybe next time.

This house is perched on a lava rock shelf just above the ocean. The view is stunning especially at sunset. The back deck is the stuff of vacation dreams. We enjoyed nearly every waking hour outside. The small “ beach” was an extra treat along with the soaking pool. The vibe was so relaxing and quieting. We felt very much at peace and re-centered after our stay. The owners were excellent communicators and showed a genuine interest in our enjoyment of the stay. We would go back to this hidden gem in a heartbeat.

We stayed here in 2008 and knew that's where we wanted to stay again. It's a bit of a drive from Kona but that's what makes it so quiet and peaceful. When weather cooperates the sunsets are amazing from the deck! Carl and Deb created a well thought out layout and ocean side retreat. We love the new seawall bar addition, we sat there every morning watching fishermans boats go by. Carl gave us great tips and advice and we had a wonderful evening visit with them before we left. We would stay here as often as we could!

When I saw the pictures and and the great rate, I thought for sure there was going to be some kind of catch. It turned out to be even better in person. My two best friends and I stayed there for a week to celebrate our 50th birthdays. The house itself really does sit right on the ocean. It was the perfect size for the three of us to spread out and have our own space. The master bedroom is huge and has it's own full bathroom.
The two other bedrooms are also spacious with comfy beds. The kitchen was perfect for making cocktails at the wet bar while we were cooking dinner to eat on the lanai. Hands down, the best part of the house is the backyard. It felt like our own personal resort. There was a perfect sandy spot with beach chairs and an umbrella, a grill, our own personal natural pool (right in the lava), hammocks and several tables on the lanai. Every day, right in our backyard, we fed fish and saw sea turtles. A couple of days huge pods of dolphins swam so close we could hear them! We loved that the neighborhood goats would come with their tiny babies and visit us everyday too. If you're looking for something that's private and away from the hustle and bustle of the resort area, but still close enough to pop into town for some shopping, this is the place for you. You will have to rent a car and you should probably pick up some groceries at Costco, as it is about an hour's drive from the airport, but the drive up the mountain is so beautiful, that it doesn't feel far at all. If I could give them 10 stars I would. We can't wait to go back.

Absolutely fell in love!!!!!! Views are amazing and the house has everything you need! So relaxing we didnt want to go sight seeing!! Owners were so nice and helpful! Saw whales, dolphins, lots of varieties of fish and even a shark right from the lanai!!! This property is beautiful. As the listing states, it is a bit of a drive down the hill but once you are up the hill you are not far from lots of great stuff. The view is great, beds are comfortable, kitchen is well stocked. Carl & Deb are very accessible and nearby if you need them.

The house itself is very spacious, with a huge master and two smaller bedrooms. The kitchen is very large with every pot, pan and tool needed and as a bonus there is an ice maker separate from the refrigerator. The main deck and multi-layered decks and pools were beautiful and the view of the ocean is uninterrupted by telephone and power lines. The roaming goats came to visit us often. Also, there is a great (improved) entry point for snorkeling a short walk (<1/4 mile) along the drive.

This property is everything it is advertised to be and much more. The fact that it is set away from congested tourist areas adds to it’s perfection!
Property is professionally managed and very well maintained. Watching whales breach each morning off the lanai was nothing short of spectacular 🐳! We visited beaches for ocean swimming (equipment on property to use), green sand beach ( one of only four in the world- raw Peridot), saw fiery lava at the volcano at night, visited South Point, went on an Island history and haunted grounds tour, and so many more adventures and history to chase! But relaxing at the home on the lanai, especially sunrise and sunset, the view is indescribable.
Carl & Deb are warm and personable hosts that have well thought out what guests might need or desire- they, as well as their grounds keeper, are available 24/7. The area is very safe and we left our bedroom doors and windows opened all night for the cool ocean breeze and sounds of waves hitting the lava wall. Neighbors invited us to a Christmas potluck and provided location and safety tips for the local swimming locale.
We are a family of five adults, stayed there 11 glorious days and cannot wait to return! Aloha!

We had particularly bad weather for our stay. Power went out multiple times and had some issues with the water pumps but the owners were always available, quick to respond and great to meet! They got that all squared away despite not having reception or power at their own place. The location and proximity to the water saved our trip in that we could still experience the ocean while just sitting on the lanai. We saw dolphins one day and heard a whale pass by in the night while we sat on the lanai. Multiple blows starting at a distance and coming closer and moving away. Couldn’t have been 100 yard away from the shore as we ran down to try and spot it in the pitch black, cloudy night. Plenty of supplies, water and seasonings. All the utensils one could want. HIGHLY recommended. Just do it!

We had a great time at Carl and Deb's place on the ocean within a lava landscape.... There is a beautiful long winding road to get there, so it feels remote when you arrive which is great. The house is very large for a family, and the decks, exterior, and it has many options for sitting, lounging, eating, and hanging out. The house served as a great home base that is equally 1hr away from Volcano Park and Kona. As we needed to work remotely, the wifi service was excellent. The natural pool is small, but perfect for a quick dip several times a day. The kitchen has every tool you would need, the laundry was excellent (for those with kids it's important), and the 2 baths were perfect for family, and the bedding and towels, etc all well-appointed. It was great!

This was my first time with VRBO. C & D answered all questions and made all accommodations happen. They were extremely responsive and polite.
The house looks better in person than in the pics. The kitchen is fully stocked and has modern appliances. There are multiple seating areas which seem to serve for large groups/gatherings.
The main bedroom is huuuuge with high ceilings. It had plenty of windows and two doors for access to front and back porch. That was so convenient for waking up and walking out to the water.
The main bedroom's bathroom was a nice size. The shower was large. A whole family could fit in it. We enjoyed the washer/dryer that was conveniently located among the bedrooms.
The wrap-around porch was large and gave a great view to the water. The natural pool was fun and suitable for approx 4 ppl. It has lights, but I would not recommend going at night as the lighting is scarce. So, plan your pool time for the day time.
The neighbors are friendly and there is construction going on, but the drive from the main road to the house is approx 3 miles and contains zigzags and the largest dip in a road that I've ever seen.
However, the location allowed for uninterrupted views of the water, peace and solitude. I'd recommend if you want to be away from the crowds.
This has been a great first experience and I'd highly recommend.

We had a great time. The house was amazing! The kitchen...emeril lagasse would be proud of. Waking up in the morning to hear the sound of the waves crashing agaist the rocks was priceless. The owners spare no expense for guests to have a great time; from the available books to the board games. The backyard was just impossible to put in words, my only regret is i wish i stayed 10 days instead of 5. The place is quiet and felt like your own little paradise. The drive down to the house was not that bad as some reviews said; after two days that drive was nothing. The house had everything you could possibly think of needing (beach chairs, boogie boards, etc). Only suggestion i have is to have an a/c in each bedroom. If you have the opportunity to stay here take it (this is hawaii)!

We had a wonderful stay at Carl & Debs beautiful property. The house was beautiful with everything we needed. Every meal we enjoyed at home was spent on the covered patio overlooking the beautiful sea views. We saw turtles, dolphins and reef fish along with playful goats running along the property. Carl & Deb were great hosts and checked on us due to there being two earthquakes during our stay. What a unique experience to add to our amazing trip. I’d definitely recommend this property.

Rural location which requires a fair bit of driving but the serenity and peaceful quiet of the location made it worth it.
The owner were attentive without being intrusive and the property is very well appointed. We cooked every night so enjoyed having a totally workable kitchen. Shopped at choice mart and picked up a lot of local produce there. The road down to Milolii had a few avocado stands, which sometimes had other items.
I wish we had done more but we were lulled into a stupor by the view. We did check out the improved water entry at the end of the block and snorkeling is possible.
We’d come back, especially during whale season, seems like you might see something considering the expansive views.

Carl and Deb were the best! Very communicative, thoughtful, helpful, warm and friendly. They left Hawaiian music playing for us on arrival. Tracked our being able navigate instructions to the house. The view is breath-taking and unbeatable, the privacy and quiet of the house excellent. Super peaceful, very comfy bed, cozy seating areas everywhere inside and out, tons of fans. The kitchen was very generously furnished with all the appliances and cookware one could want. (The tupperware for leftovers was an unexpected bonus.) The only minor drawback in location was lack of ready access to the sea, which we had to drive a ways to. But it was worth it touring around north to Kealakekua and the peace garden, and south to the black sand beach, complete with sleepy sea turtle.
Carl and Deb could not have been better, more thoughtful hosts. A definite gem for enjoying peaceful, spacious beauty.

We had an outstanding experience at Hale Pali. The oceanfront view is unbeatable, and the house is in a quiet, secluded neighborhood away from all the hustle and bustle of the more touristy resort areas. This was exactly what we were looking for, and we didnt mind the extra travel time to Kona and other points on the north side of the island. Check in and check out were a breeze, and the house had everything we needed. Carl and Deb were excellent hosts and very responsive to our questions.
We visited nearby beaches nearly every day, and this was the perfect place to come back to for rest and relaxation in the afternoon/evening. We did stop to get groceries on the way in, but there are a couple of markets and some small restaurants and fruit stands within 30-45 minutes of the neighborhood that easily provided what we needed. We would absolutely stay here again, given the opportunity!

We are a family of 5 (2 adults and 3 teens). We all enjoyed our stay at Hale Pali. The house was so well appointed, and the sunset views were amazing! All of us enjoyed the dip pool and the amazing contrasts of the Big Island.
The drive from from the main road is steep and winding, but we saw it as part of the “Big Island experience.”
Carl and Deb are spectacular hosts who have thought of everything.
We truly enjoyed our stay and hope to return someday.

Hale Pali by the Sea is absolutely amazing. The owners are terrific people always making sure we had everything we needed. The home has fantastic views with stunning sunsets. On a clear day you can even see Maui. There's a couple markets south on hwy 11, so running into Kona isn't necessary. Short ride to the Punaluu, South Point and the Green Sands Beach. The location is perfect. Highly recommended for your stay in the Big Island.

This property was magical and true to its name Hale Pani, or cliff house. Remote, beautifully carved into the lava rocks, the house is not only beautiful with a million dollar view, it provides all kinds of spaces for meals, family times, and relaxation. The property is part of Milolii, called the “Last Fishing Village.” It is a treasure.
The privacy comes at a cost, and renters need to be ready to drive a good distance for any services such as groceries or gas, and that this special Village is at the end of a long, steep, descent off of the highway. It is worth it, but won’t be for everyone.
Our hosts are wonderful people with great hearts who try to make your stay special, even leaving personal notes of greeting in the sand and Hawaiian music playing as you arrive. It was a once in a lifetime stay for us!

If you are looking for a oceanfront home outside of the “touristy areas” of the island, then we strongly recommend Hali Pale! The sweeping views are incredible. For us, the highlight (aside from the view) was the gourmet kitchen — very spacious and well equipped. Nice dishes, quality cookware, and even things like a dutch oven, mortar and pestle, and microplaner.
There are no nearby restaurants — we enjoyed cooking our own meals and eating on the back deck watching the world go by... Recommend stocking up at Costco and the local farmer’s market with supplies before check-in. (The closest market is about 20-30 min drive).
Carl and Deb are lovely people who made communication a breeze. They take pride in their second home, and it shows. The home is very comfortable and cozy.
Note: the property is at sea level in a local fishing village. The road leading down to the property is steep and curvy, but it is paved and we had no difficulty traveling it. Not all surrounding properties are luxury, but for us, it’s a matter of perspective - the location added to the charm and the experience. We thought the property was a gem!

Really enjoyed our staff. Carl and Deb were the best hosts we've ever had. Great communication before and during our stay. We saw whales from the house about every other day (one day it was between 6 to 10 in a group). We saw dolphins, sharks, turtles and lots of fish. the kids fished most days, and had a great time. The area is very quiet. The house has a neat design, and we spent most of our time on the deck or down by the ocean. Each bedroom has its own exit, which is cool. there is a whole house fan which is nice. Well appointed kitchen (we cooked every night, but one). The area is remote; so planning your shopping is helpful. But lots of fruit and veg. stands around. Again, whatever you need, Carl and Deb are there to help.

After flight delays and a trying day we arrived to find a beautiful home just yards from the ocean. The fully equipped kitchen and tasteful decor throughout the house tempered the fact that an unusual winter storm was blowing outside. Once morning broke we were struck with the beauty of the location.
The large lanai became our nest for the remainder of our visit as we scanned the oceanfront sighting whales, dolphins and fishing boats enjoying the warm, sunny weather. A baby whale and its mother entertained us one afternoon for nearly an hour as the mother bobbed in the waves while the baby frolicked around her.
The amount of work that had been done to create a beautiful area between the house and ocean wall provided an area for sunbathing or relaxing in the small pool. Evening brought stunning sunsets and the sounds of whales right in front of the property. We enjoyed our meals prepared on the Weber grill as well those prepared in the kitchen with its high end appliances. The ice maker never failed to keep up with our demand.
The location is a bit of a drive from Kona town so we made sure we had stocked up our supplies to avoid frequent trips. Ocean View, located about 15 miles away, had adequate shopping for those items we may have forgotten or exhausted and the local produce stands were a treasure providing fresh avocados, bananas and citrus. Day trips into Kona or to Volcano National Park will take a bit of driving as the speed limits are low but the roads are smooth and safe. The trip down Milolii Road is initially a bit harrowing for a flat-lander like myself but well worth the journey.
The owners are delightful. The storm on the night of our arrival had caused some minor damage in the yard and we texted the owner to let him know. Within hours he and his helper were there to tend to the issue even though it wouldn't have impacted our stay. A visit with the owner and his wife later in our stay was great fun and conversation.
Pictures don't do justice to the property. If you are looking for a relaxing haven that has true Hawaiian beauty away from the bustle of the tourist areas this is it.

Our stay at this spectacular property, in a spectacular location with spectacular hosts, was from beginning to end exceptional. We have stayed at many Airbnb’s and Vrbo’s from the Atlantic coast to Alaska and everywhere in between. All of our stays have been of a positive nature. Our hosts here in Milolii, Carl and Deb were the best thus far! They made our stay nothing less then spectacular! We spent every night on the spacious lanai watching the sunset, each sunset was more perfect then the previous. We saw the “green flash” on more then one night. The kitchen was BEYOND a dream to cook in, everything (appliance/cooking aids) a chef would wish for was on hand. The location provided the perfect atmosphere for a low key Hawaiian vacation. Reading in the hammock, soaking in the salt water tub or walking along the lava shoreline (a brief drive) from the village all contributed to the quiet non-tourist atmosphere. The location is perfectly located on the south west coast allowing you to go northeast to Hilo or north to Kona. Carl and Deb have fine tuned the house to meet all our day to day needs. From thoughtful window/door placement to catch ALL of the air flow, to lighting dimmers, comfortable seating (indoors and out) washer/dryer, three very clean comfortable bedrooms and spacious, SPOTLESS bathrooms. We didn’t want to leave! Thank you C&D, we hope to be back again!

We planned our Hawaii vacation with our older family members in mind. We wanted a relaxing, unplanned , and unhurried experience. Carl and Deb’s property was perfect for this. We most enjoyed the huge lanai and enjoyed many hours just relaxing, watching whales, playing cards and dominoes. Each bedroom had access to the outside porch and lanai which was great. We had plenty of room to stretch out and relax and never felt cramped, not for a minute. If you desire peace, quiet, and tranquility, this is a great option. Carl and Deb were perfect hosts:; we had no surprises, and the property was exactly as depicted in the VRBO listing. It was super clean and a well-supplied kitchen ( although we did not cook a single meal there ) we were able to relax each morning with our coffee and pastries and again each evening with drinks on the lanai. It’s a 45-55 minute drive to Kona which may be an issue for some who like more hustle and bustle... but avoiding that was the goal of our trip. With planning, we were able to enjoy the entire island without wearing ourselves out with car travel. I recommend stopping at the local Walmart for groceries after you leave the airport and before you get to the beach house. We sighted whales offshore and marveled at the hundreds of fish that you could see clearly in the waters off the patio. It was amazing!! Thank you Carl and Deb!!!
