This place is in a great location. Even though it’s quite old, the building seems to be well maintained and in a good condition. It is very quiet and comfortable place for vacations. The hosts are very nice and responsive. We enjoyed the staying and will consider coming back in the future.

The Apartment was nice, we did decide to stay here because there was a hot tub and pool. The day we were to arrive we were told the pool was clsing a week early and would not be available to us, and when we arrived the elevator was not in working order which was not good as we were not told about and we werw not on the 1st floor.
The TV in the master bedroom turned on but got no service, we did call to ask for it to be fixed and the owner did respond and came the next day to fix. We knew he came because the door was left unlocked and TV was not fixed, when i messaged again i never got a response. TV never worked for our stay. They were accomodating with price because of thebpool and hot tub being out of commission for our stay.
All and all when the piol and hot tub are up and running we would love to try this property again. We did appreciate the fact that the owner was willing to discount rental because of inconveniences. Condo was clean and updated, very comfortable stay. Loved having lanai but know there are 2 roosters whom wake you up at 3am every day and are loud and right outside condo.

Aloha, Perfectly located, just minutes from downtown Kona and local beaches. The condo was very clean and well stocked with basic needs. The pool and hot tub were beautiful and the community members were very friendly and welcoming. This is our fourth time visiting the Big Island and we will definitely check on this condo for future visits. Mahalo

The condo had everything we needed for a great vacation. We were able to make our breakfasts in the well equipped kitchen, condo is spacious, beds are comfortable and AC/fans worked well. Lots of clean towels and linens were provided as well as beach mats, games etc. We loved having our morning coffee on the lanai while listening to the waves and birds and even got used to the rooster next door! Pool area is fabulous and well maintained. Location was great for beach visits and a fairly quick drive into Kailua depending on the time of day.

We very much enjoyed our stay here. We were comfortable with our accommodations. Lots of extras...pool noodles, beach chairs, towels and more. Small beach across the street is a good place to watch the sunset. Very nice lanai; great to kick back and wind down from adventures of the day. We hope that we can stay here again in the future.

Property was quite comfortable. Clean, well stocked with kitchen gear, towels and beach stuff. The courtyard was lovey for relaxing and BBQ. Price per night was very fair for being in the heart of Alii Drive. Short walk to Magic Sand Beach. Owners were great to deal with and were quick to respond with any queries we had. Overall, great experience and would recommend.

We were very pleased with the condo, especially the pool area. We were super impressed by John Smith, the property manager, who was very responsive to the minor issues we had with internet and tv access. John is friendly and never made us feel that we were imposing on him.
This condo was very well stocked for our visit, including cooking and dining supplies, towels, beach chairs and toys and some first aid and sun screen supplies. We have stayed at many VRBO's in the past and this was by far the best for having everything you need during your stay.
The roosters that live on the property behind the condo were a little annoying, as they cockadoodle all day long beginning just before daylight, but if you use the AC and keep the windows closed to sleep, they were less disruptive. The floors could have been a little cleaner. Even after I wet mopped, they really weren't clean. They asked that we not wear shoes in the condo, but we started wearing them after the first day because the bottoms of our feet got so dirty.
Overall, even with the roosters, I would highly recommend Unit B303 for a stay on the Big Island and would definitely stay there again if we ever get a chance to return.

We loved this condo. A little dated but had everything we needed. Kitchen had absolutely everything you could possibly need for cooking and entertaining Pool area excellent with view of a the ocean. I would recommend this to everyone that wants a relaxing vacation in Kona.

This is one of the cheaper options near the beach, it was a good place to sleep. It had very comfortable beds and pillows. The place did feel musty and dirty, to the point where we actually had to clean and wipe down stuff when we arrived. They did have a lot of cleaning products. The master tub drain was not good at all, completely clogged when we arrived, I found draino under the sink so that ended up working out after using that. When we got there the bath mat was completely soaked, not sure why but we just hung it outside to dry out. Other bathroom did not have a bath mat. One of the most off putting things were the flies. We were welcomed by over dozens and dozens of black flies when we came in. Fortunately those are very easy to whack since they are large and not very fast. In just one minute my husband killed 17. Then we looked under the sink and we saw 3 fly swatters. Which is kind of unusual to have stocked, at first I thought it was a one off type of thing but when we found those I am wondering if this is a reoccurring issue. We had killed so many, that by day 4 there was only a few stragglers and then they were eventually gone. It was super weird. The parking is extremely tight and you get one spot. The WiFi I thought was decent, but my friend had to work remotely and she had to go outside or in the living room in order to do her Zoom calls she said it wasn’t sting enough to do those types of things. But just for average things like on your phone, I thought the internet was fine. There are several roosters in the area that like to do wake up calls like at 4am and continue every few minutes. Not the hosts fault at all but just warning anyone who stays in the master bedroom that you will hear them very early and continuously. My friend in the other room said she hardly heard it. It was nice that this place had beach chairs and towels and ice packs. The washer and dryer worked great and there is an elevator on the property that works well.

It was really a nice stay in condo of Royal Kahili. Inside was spacious and comfortable. Quiet location near to the beautiful beach. It was awesome to sit on the balcony and listen to the birds singing.

The condo was perfect for our family. Close to local beaches but out of the hustle and bustle of town. Pool was really nice!! Loved it. Only downside is the cats. Cats should not be fed, they are extremely bad for the local bird population. I watched 1 cat kill at least five birds during our stay. They are cute but deadly. Get rid of the cats. (I know this is a problem for Hawaii in general not just at this condo).

The building is right across the road from a small rock beach and close enough to central Kona to be easily accessible without being in the midst of the bars and restaurants. The property is a little dated but clean and comfortable. My only complaint was the neighboring roosters crowing at 5:30 in the morning!

We had a great stay at this condo! The pool and hot tub were greatly enjoyed by everyone in our party and the condo was well equipped and very clean. If you are used to waking up to an alarm clock, the roosters next door will do the same for you each day!

Thank you to my host Christine we throughly 💯 enjoyed our lil weekend staycation getaway at Royal Kahili. Christine was great too work with she accommodated me in every way she could!! I'm thankful & was able to get a early check-in & a Xtra parking stall that happened to be available. The condo unit was loaded with extras & up kept very well! This is a great little space at a lower price point than many on the island. The owners were fast to respond & very friendly. The building itself is a bit older - elevator quite used but functional, and the architecture is dated. After you get off the elevator, there's still a set of 3-4 steps that have to be navigated to get to your rooms ... definitely not for wheelchair users!! Once you get past the building oddities, you'll see that the owners of this specific space have taken great pains to try to make this apt as chic and clean as possible. The kitchen is well stocked, there are 4 boogie boards & a whole stack of (thin) beach towels are available for use. The view from the balcony is mostly greenery - the pics currently posted don't really show it, but if you like green & private, it's nice. No curtain on the balcony door, but with the greenery there a curtain probably isn't really needed. There is a rooster somewhere nearby that will let you know when dawn has arrived. Several cats roam the property outside if you're missing yours & want to give them a bit of love, and the common-use patio on the ground floor looks inviting. The 2nd bedroom here with two twin beds feels snug for adults, but manageable & hey... we're here for HAWAII, not for the bedroom, right? Should work just fine for young-uns. :D Beds are very firm, ceiling fans work well. Do be aware that ALL the inside doors - bedrooms & bathrooms both - are louvered, which is sketch for sound, but great for airflow. PLENTY of plug-ins everywhere. Hair dryer provided in the main bathroom. A few books & games are tucked in a little alcove in the closet. The location itself puts you about in the middle of the Kona side, so beaches & things to do up & down the coast as well as grocery, pharmacy etc are a short drive (or a long walk) away. It's 25mph along that stretch, so be sure to add extra time to get where you're going. Check out the Farmer's Market on Wed/Sat downtown!

A bargain at this price. Impeccable accommodations and very welcoming staff. Good manager. Neighbors can be a bit noisy but stops after 9 pm. Danny the centipede lives in the kids room closet, and he will greet you when you move in. A great place to stay!

Location was great! We enjoyed Magic Sands Beach just .8 mi up the road. The place was clean. The A/C quit working and the owners had it back up and running in a very timely manner. This place is as described. Check in/check out without issues. Highly recommend this place!
