Location was perfect, easy to access all parts of the island, 15-20 minutes from the airport as well. Seriously, a perfect location to central, north, south and east parts of the island (which we visited all car rental friendly areas).The unit was clean and had everything we needed. View was beautiful. Just go down the stairs and out of the gate to get to the beach and take a long morning or evening walk. 1-2 minutes max to get there.Any negatives would be just personal preferences (I didn’t love the stationary shower door). Shower water pressure was good which can be so annoying in a lodging situation when it’s not. Bed and bedding were comfortable and had no issues falling asleep. No unreasonable noise from neighbors, and really only heard anyone when on the patio so no complaints. Would choose to stay there next time without hesitation.

This spot was so disappointing, the pictures given do not accurately represent the unit, specifically the view. They either have a picture of the view from a neighboring unit or a picture from 20 yrs ago. My trip was lovely but I spent the time in the condo tryng to convince myself I was happy with what I paid for. 1/3 of the pictur window is taken up by giant palm not depicted in the listing. The kitchen is noted as updated and the counters are but the remainder definitely is not. The AC does not gmake it's way into the bedroom and for some odd reason the dryer vents into the shower which gets incredibly hot and steamy and inundated with lint. Check in was easy, the host was responsive. The unit was overall not as expected, property and interior were dingy and old. The businesses noted in the listing are no longer open other than a sandwich shop and there is no on site putting green.

Beautiful condo with a beautiful ocean view. The pool area is great with a heated pool, little kids shallow pool, hot tub and sauna. Only gave one star for cleanliness because we happened to be there during big storm and the whole place got flooded and was muddy everywhere during our whole stay. But this kind of storms only happen once in a while. After living in Hawaii for 9 years, this is the first time I’ve witnessed it. I am sure during normal time, it’s clean and beautiful. The unit itself did very well in the storm, it didn’t get flooded as some other units. Also the shower curtain in the bathroom had mold/mildew on it, so it needs to be replaced.

BUYER BEWARE !!! The pictures posted on this listing are NOT accurate! The “ocean view” pictures you see here have either photoshopped out the palm tree in front of the lanai - which blocks 3/4 of the view - or they are so old the tree hadn’t grown. Whatever the reason, this condo view sucks. The “updates” must also be referring to something from 20 years ago as it is not an updated unit. The hot water takes 15 minutes to heat in the bathroom and kitchen and the flooring is old, with a literal hole in the floor between floorboards in the bathroom/bedroom. I never, ever, ever would have rented this place had the listing been accurate. This is a dump - go find an honest listing.

Kihei is a great area and Sugar Beach leaves you in a really good location for venturing around the island: south Kihei/Wailea, the west side, Ma’alaea, Wailuku/Kahului, the north shore- all easily traveled to from this area. The location is also great for whale watching in the winter months. Pool and common areas were nice, and do check out SBBS and their malasadas just down the road.A few things about this rental- not a huge fan of the paltry amount of toilet paper and toiletries in general. “Starter pack” is silly and kinda greedy, even if it’s become more prevalent with these rentals. Also, as somebody else mentioned, the view is partially obstructed due to a fairly unnecessary large planting right in front of the unit (not shown in the listing). Finally, describing this unit as “beautifully upgraded” is diabolical. It is older and a bit tired, too few electrical outlets, walls were dirty, appliances super old with the ice maker in the freezer not functional. It was a totally adequate unit and hit the right notes for location and ease of use, and was pretty fairly priced. But in hindsight I find the listing to be somewhat dishonest. Not saying we wouldn’t stay there again, but be warned.

Other reviews talk about a spectacular sunset from the lanai and we didn't realize the sunset is mostly blocked. The unit needs a paint job/walls need a clean. The beach is super windy and water was rough infront. Snorkeling wasn't really possible. There was only one roll of toilet paper (we had to buy more). But the bed was extremely comfortable and the bakery close to it was amazing. Beach front was great.

First time staying in Kihei. Easy to figure out directions. Liked closeness to Airport. A rental car is necessary! Locals friendly! Our buggest complaint is at check in desk unfriendly and not helpful at all. Also,not ever being able to reach anyone by phone when issues came up. Not even able to leave a message.was frustrating.

We really enjoyed staying on sugar beach. The condo had amazing views, pool was nice, beach was close. The building was older but clean and the kitchen had all the things we needed to be comfortable. Unfortunately it was midge season. Millions of dead bugs but the property manager brought us a bug zapper and they were easy to clean up.

Would have easily rated 5-Star, but we had ants in the condo. We even cleaned the entire condo making sure no food or anything was around. It seems like one of the locked cabinets may have had something they like, since we kept seeing them around there.

The condo was clean. Kitchen is adequately maintained. Spectacular view from the balcony. Could use new glass top stove for easier cleaning. More dishes would help.
Sliding glass door is heavy to open and close, needs new rollers. Screen does not close well. Pretty good small appliances. TV is small and has very slow cable to change channels.
The building itself needs fresh paint and flooring is bit old. Though, flowering plants and greens are well maintained.
Good beach for walking. Did not use pool, but looks good. Lawn chairs are nice.

We have stayed at Sugar Beach many times in various units over the last couple of decades. This unit is indeed very nice and a good value. We did notice some maintenance issues and we brought them up to Melissa at the office. Melissa was appreciative and so attentive. I must say, she was a joy to speak with and she was very helpful in many ways during our stay. She took care of our concerns and questions immediately. We would rent this unit again.

Bedroom carpet old and dingy. Shower grout moldy, needs attention as do the ceiling fans, dusty. The condo and all linens had a strong (Gain detergent?) smell, over powering seemed to try to mask other unwanted scents. Otherwise, the unit was fine, we always enjoy being in Maui! ;))

We had an amazing stay. Favorite part was relaxing on the lanai watching sunsets every night. You have to drive a little bit (5-10 min) to where all the restaurants and grocery stores are but there was a great sandwich shop within walking distance that was open late.

First the good things… the view was beautiful and the place was clean and perfect for a couple. We enjoyed the balcony in the morning and evenings and the hot tub after long walking, hiking, and beaches. Now the bad… communication was poor. We had a problem with the air conditioning (you have to line up the sliding door and lock it perfectly to get it to work) and also had a problem checking in and had to call and call to talk to someone. We never did get anybody to call us about the ac problems. Over all, I would stay again but with the expectation that I might not talk to someone in the office while I’m there.

I wanted to have a beachfront property and I was not disappointed. This location was everything; waterfront, restaurants and activities. This location is in the center of it all!
The condo itself was clean and well maintained could benefit from decor upgrade but it wasn’t terrible. The manager had Lacroix waters and coffee for us in the fridge when checked in that was great!
We got great massages at the business on-site and we enjoyed both the on-site pool and relaxing in hot tub as the sunset.
The beach access and morning walks were a treat each day.
I am planning to come back in October and looking to book here again!

We stayed here for the first half of our Maui trip.
Pros - beautiful location. We loved staying in Kihei. Immediate access to beach, beautiful views from the lanai, listened to the water all day long. Condo is good sized for 2 people. Condo is in a great location, easy access to everything. We stayed in Kaanapali for the second half and much preferred being in Kihei.
Cons - difficulty checking in. I hadn't received any check-in info by the designated time, tried to contact via phone, no response. My husband tried to enter the management office, but it was locked. He went to other side and they gave us the spiel on the property, but didn't have any info for us to actually get in the condo. Tried the management office again and the lady inside opened the door and let us know they were closed. She did help us though. They said they sent the info via email, but I went back and checked all my junk and deleted items and didn't find it. Resent and printed all the info for us. This management company does not communicate via the app, so be sure to stay on top of other contact methods. The other company we rented with for the second half of our stay didn't communicate through the app either, but I received a text msg, stating they'd sent the check-in info via email, but in case I couldn't access my email at that point, they sent me the door code so I could at least get my luggage and groceries in the condo. Something like this would have been helpful. Most basic amenities were provided, however, coffee filters weren't. While this doesn't seem like a big deal, we had to go to 5 different stores to actually find some. We left them, so hopefully the next few folks don't have to do that.
Overall - we really enjoyed our stay here, even if our stay didn't start off so great. The condo itself is great, the view is amazing, and we loved being able to access stores, food, and all of our planned activities very easily.

We loved our stay at Sugar Beach! Amazing views and great location. Very clean and well kept. We used the grills at the resort a few times which was perfect for the nights we wanted to stay in. The only negative thing about our condo was the kitchen was lacking some utensils and pans. The knives in the kitchen were very dull. Also would have been nice to have a TV in the bedroom. But all in all it was very clean and we thoroughly enjoyed it. We can't wait to come back.

We enjoyed the location to the beach, the balcony and the beautiful sunsets right at the back door! The washer and dryer was definitely needed and was a wonderful amenity! Paper towels, napkins, trash bags, laundry soap, dish soap and shampoo were a nice touch to start the stay.
I would agree with previous review - beds and pillows were very uncomfortable.
I wish communication/service with property manager was better during our stay. We had a missing amenity that was never delivered nor any follow up.

My husband and I stayed here for a few days and had a wonderful experience. The view from the patio is even better than pictured. Great spot to watch the sunset. We also enjoyed listening to the sound of the waves from the beach. The unit was clean and there is a great kitchen with utensils, dishes, oven, fridge, and microwave (I couldn’t find a coffee machine though). We opted for the beach instead of the pool but it looked nice. The neighborhood stayed pretty quiet at night too. Short walk on the beach to an ABC store, shave ice, and farmers market. This was a serene escape that I’d recommend to anyone.

Upon late check I had some questions. Unfortunately, my only contacts were not answering their phones. They did eventually return my call. The front door lock was in disrepair and the huge twenty six inch TV (sarcasm) had four remotes (one without batteries), none of which operated the cable box. No TV in bedroom (in the year 2021). No safe in the condo for valuables. Overall the entire property is showing its age.

Overall we really enjoyed our stay at Sugar Beach Resort. The location was great for us because it was easy to get to all areas of the island plus it’s walking distance to Ululani’s! The beach and pool were also very nice just windy especially in the afternoons.
However we did have one issue with our stay. We arrived promptly at 4pm to check in and weren’t able to have full access to the condo until 5:30pm because they were still cleaning; the property manager was not very apologetic about the situation. The condo was pretty clean afterwards however the bed/pillows were not very comfortable and there were limited extra linens.

I am fortunate to be staying in this beautiful oceanfront condo during the shelter in place order. The virus hit in the middle of my vacation and it was too dangerous for me to go home to NYC.
