This is the fourth unit I’ve stayed at Kona Pacific Condos and each unit has had its challenges. I won’t go into detail as the issues were mostly minor, but I will say the owner and the onsite management were both communicative and expeditious in fixing the issues. We had a great vacation!

Lots of hard water spotting on tub handles and spoutsA few easy upgrades could go a long way here. No one wants to sit on a toilet seat that looks so old and discolored you can no longer get it clean.Other bathroom a little better but not much.Otherwise place was ok. Pleasantly surprised by the large one bedroom unit w/ AC unit, large living room w/ AC unit and large well-equipped kitchen. and a master bath and a second bath. Great to have a dedicated parking space in the garage under the building. We have traveled to the Big Island many times and I would definitely recommend this unit, especially for anyone that likes to stay in and cook and snorkel less than 10 minutes drive to Kahalu'u Beach, one of the best snorkeling places on the island.

We would have liked a way to oommunicate by email prior to leaving home as we were arriving very late. Other than that, our stay was excellent. The agent was most responsive to our needs. The condo is well equipped and spacious as well as quiet. We ate all our meals on the well furnished lanai. The pool area is attractive and well maintained. Parking is convenient. We liked the location close to restaurants and the water. We thoroughly enjoyed our stay.

THE GOOD: Property was just as pictured. Plenty of extra towels, pillows, and kitchen items. It was nice to have a cooler and umbrella to use. Property manager was quick to respond. THE BAD: Overall the place is very aged and necessary maintenance has been deferred. AC in the bedroom was practically useless, and having AC in the sleeping area was one of the reasons we picked this property. Toilets were slow to flush. Sliding door was very hard to open, previous comments mentioned that and it still wasn’t fixed. Smoke detector was missing, which was also previously mentioned. This property has great potential but definitely needs a little love.

This was the perfect place to stay for with my brother on our brother/ sister trip. With two separate sleeping areas ( one bedroom and one sofa bed in living area) plus two full baths we had plenty of room. And the location was a short walk to town, a beach, the pier; etc. our trip couldn't have been better and this VRBO condo was a big factor.

We stayed 7 days. The place was large but yet quiet. The tv didn't work the 1st 2 nights when we contacted the mgr they gave is the cable company's name and phone number which seemed weird as well we had to sot and wait for the cable company the next day. Our other issue was the sliding glass door didn't open with ease. All in all we would stay here again.

We were very pleased with our stay at Kona Pacific, B311. We've stayed in this building several times and love the location, off of the busy-ness of Ali'i Drive, but close enough to be able to walk to the seawall and places to eat or shop. The unit was very clean and had everything we needed. And we had a nice view as well. The local contact, Jim Dahlberg was an excellent resource. He responded immediately to things that we needed, which made our stay even better. Also, Mikki was very accomodating to a change for us in checking in. Before and during the booking process, she was very quick to answer any questions that I had. I wouldn't hesitate to recommend this condo.

We enjoyed our stay at this property. It was clean, the bed was comfortable and there were items included in the kitchen to make preparing meals at home convenient. We enjoyed that we could easily walk to restaurants and shops on Alii Drive from the condo.
Two items of interest:
Bathroom off the bedroom had a jet tub with a wide tile finish, which meant a big step to get to the centre of the tub to shower. I decided to try the the shower in the bathroom off the kitchen, but the water was scalding hot and could not be adjusted. (Perhaps the valve is stuck? )
We received conflicting information regarding instructions for checking out. The instructions in the unit said to wash the bedding and leave in the dryer once they were dry. We would have had difficulty completing this since we were leaving at 7:00 am for the airport.
The instructions from the owner said to leave the laundry in a pile so they knew what needed to be washed. This seemed appropriate. When owners are advertising sanitation practices for a unit, the only way to insure that is to complete the task yourself (or by a trusted party), not by having the guests take responsibility for it.
I would recommend this condo. Mahalo for sharing it with us.

This property is perfectly located. It is in downtown Kona, but away from the craziness of the Ali’i drive cruise ship drop off and main tourist shopping. However, it is only a ten minute walk to get there to find great food and shopping.
The apartment, while clean, does need some upgrades. Some pealing paint and a screen door we had to struggle with a bit, but we didn’t really care. For the price and location it was great.
It was perfect for just the two of us.

Before we booked the rental we asked about a review that said the sliding door didn’t lock. We asked about this and we were told it was the renters error and that the door locked. We booked the rental and at arrival saw that the sliding door did not lock. We also found the kitchen smoke detector was off the wall and placed on top of the refrigerator. The toilet off the kitchen would not flush. The curtains in both the bedroom and living room were torn and stained. We reached out to the local caretaker who said the door hasn’t locked in 20 years, he did come out the next morning to fix the toilet and reattach the smoke detector. We also reached out to Mikki Robuck via email about the problems and she offered a $200.00 refund. While the refund is appreciated we can’t get past that we were misled about the sliding door locking. We have rented from VRBO many times in the past and have never had problems until this time.

Checkin door code not accurate with no instructions what to do in that situation. Took me 2 hrs, late at night and exhausted, trying to figure out how to get in. Person who was suppose to help, after i got name, didn't answer phone until some gentlemen called him angry about my situation.
Then a notice on the door a couple days after arriving that there's going to be demolition occurring in apartments around my rental. I contacted owner and she said she knew nothing. I told her to let renters know and she should of told me. 9 days out of 14 I had to leave due to construction noise. Jack hammers, drills, hammering, etc. Didn't offer any compensation and wasn't honest about the construction even after I told her of notice. She pretended not to know.
The only thing good was location by my family.

This was a well-appointed, well-equipped property in a great location with easy access to the attractions of downtown Kailua-Kona.
Reservation and check-in/out processes were simple and straightforward, and communication with Property Mgr was timely and efficient.
Condo is spacious and well laid-out, and includes many accessory items for tenants' use (multiple items of beach gear, a telescope, and a very well-outfitted kitchen). Having a designated parking space with easy elevator access to the unit is an added plus.
Would recommend this property to anyone looking for an attractive, comfortable, reasonably-priced accommodation close to the center of town, and would definitely return here on our next Big Island trip.

Location great. Walkable to a small beach for sunset view, eateries and fine dining, shopping and farmers market. We even found a church we could walk to.
You don’t need to bring a thing except your luggage as all linens, sheets, soap, paper towels, coffee filters, etc is supplied. I am used to driving to vacation rentals instead of flying so I was pleased I did not have to bring those items.

Our family truly enjoyed our recent 2 1/2 week stay in this condo during our dream vacation to Hawaii! The location is ideal, just off of Ali’i Drive and within walking distance to Historic Kona, the farmers market, restaurants and other shops. There is even a small beach close by!
The condo was clean, cool and completely ready for us when we arrived. Overall, it had everything you could possibly need, including beach mats, boogie board, an ice chest, beach towels, plenty of extra linens, etc. We really appreciated having a washer and dryer there as well. Beds were super comfortable and the kitchen was well-stocked.
We noticed a few “worn out” aspects like, stained/torn window coverings, tattered rugs, and chipped/broken tiles in bathroom showers, but in general, most of the condo has been well-kept and considering the rate, location, and overall amenities, it is a “gem” of a place to stay! We would definitely recommend this vacation rental to others planning a visit to the Kona area!

We really enjoyed this property. The lanai looked out onto a natural forest with lots and lots of birds. We could walk to local beaches and the restaurants and shops in Kona. The pool area was really nice. I would definitely stay here again.

This was a super cheap find compared to everything else available in that area. It was far enough away from the crowd but just close enough that it was a super quick walk to Ali'i drive. Excellent location and always quiet. Only concern was a broken lock on the sliding door to the lanai. We kept our valuables locked in the car. We really enjoyed our stay on the Big Island using Mikki’s place as a base to explore as much of the island as we could! The place was clean, the bed was comfortable, and the rental was generously stocked with helpful starter cleaning supplies, as well as kitchen and beach supplies. We felt very welcomed and at ease. The location was great, too, so we could walk to the waterfront and restaurants and shops easily in the evenings. The only thing I regret is that we couldn’t find the guest book to sign!

Excellent stay. Very comfortable and just the right size for 2-3 people. Parking spot is close and condo location is close to coffee shop, stores, farmer's market, restaurants etc. (short walk).
Ceiling fans didn't seem to work indoors that was the only issue, but air temp was comfortable most of the time. Very clean and well stocked towels and linens, felt like being at home.
