Beautiful location on the water with incredible views and sunsets! Close to town and walking distance to beaches. Some slight issues with the property - while the upstairs unit is lovely, the downstairs unit leaves some things to be desired. The portable AC unit is not enough for the lower level. The large west facing glass doors also have no curtains or blinds so the sun is streaming in all day and heating up the space. This would be such a small, cheap fix. The downstairs unit smelled very musty due to the lack of circulation and lack of AC. The outdoor stairs to the downstairs unit have a gate and the gate continued jamming and not opening. We could not leave the gate open due to small children and access to the ocean. I contacted property management about the gate issue and they said they would send someone out but to our knowledge did not. If you truly need all 5 bedrooms I would recommend looking for an alternative. The downstairs bedrooms could be greatly improved with the additions of curtains and minisplit AC, especially at this price point. We also experienced some termite issues in one of the bedrooms upstairs and termite droppings on the bed. While management came out to clean up the issue, due to the holidays they were not able to provide treatment. We understand that bugs and moisture happen in the tropics, but even still these issues could be better mitigated and addressed.

The house was wonderful and fully stocked for our party of 8. We all had plenty of space and appreciated the two dining tables and couch that seated all of us. The lanai was our favorite space for looking at the surf, enjoying sunsets, and the infinity pool. The host was great to work with and responsive to our requests.

We had a fabulous week with our grown children and their partners. The separate bedrooms gave everyone their space and then we came together around the kitchen, dining room and pool. Amazing views and we even saw manta rays and dolphins from the deck! Just make sure to follow rules about cleanliness to keep out the bugs!

This house was an amazing retreat for a multigenerational family/friend vacation. We loved the space and view as well as being able to take short walks to snorkel, beach comb, swim and boogie/body board. Highly recommend! Note: there are no internal stairs between floors in case you’re wondering ☺️

We loved the views and listening the waves crash on the lava rocks. The house itself is well kept up and offered right mix of privacy with many nice bedrooms and bathrooms plus great social gathering space. We spent most of our time on the lanai. Pool was larger than I thought from the pics, though do wish it was heated (our only area for improvement). Easy 10 min walk to awesome snorkeling/surfing beach to the south and 15 in walk to Magic Sands beach to the north.

A/C did not work in two of the bedrooms (one off the kitchen & downstairs). Barbecue burners need to be replaced. Flame is very irregular making it essential to move food frequently. Need some larger cups for coffee. All the knives need to be sharpened. Could also use a large frying pan with big sides when cooking for a large group. Good location, garage is a bit tricky to exit because of poor visibility of traffic.

Loved the view and the proximity to the beaches and town. Parking was tough as the property only accommodates two cars, any additional cars would need to park on the street. The house was spacious and we loved the separate space downstairs for our adult children. Great lanai to watch whales and sunsets!

Everything about this property including the views, the location, the well stocked house of games and towels, the fantastic kitchen and rooms were all spectacular. Enjoy a splash in the pool or enjoying your coffee/evening cocktail watching the waves, boats and whales! The beaches were a short walk away and there were many shops and restaurants close by. We had a family of 5 adults and 2 kids and had plenty of space to spread out and sleep and loved listening to the sound of the crashing waves. We area already trying to figure out when we can come back!

Our family loved our stay at this property. The location is perfect. Is close enough to Kona to be very convenient but far enough to be quiet. You can hear the ocean waves and see surfers at the beach to the south. We would highly recommend this property. The hosts had very clear communication and procedures.

We had a great time & enjoyed our stay. Our family group included Grandparents, 3 middle aged adults & 3 young adults (20,18 & 16). Everyone had space to enjoy the company or take a little time to themselves. Pool was great. Downstairs suites were suited to young adults, not likely a good fit for young children. Entry to it was through the outside stairs. Upstairs was nicely laid out & well stocked. Nice to have private bathrooms for each upstairs bedroom. Downstairs shared one bathroom. All had showers. Lots of room for everyone. We were all from the Canadian prairies so the ocean & the waves were a treat. We had a couple items that needed attention & the property manager was very helpful & prompt in helping us out. Easy to contact thru email. Pictures on the rental site are quite accurate. Would recommend this vacation home.

The house presented like it did in the listing. It was clean and well stocked with supplies. The view of the ocean was spectacular. We could see whales, dolphins and beautiful sunsets from our deck. There were wonderful sea creatures in the tide pools on the rocks. We all were very happy with this house.

Beautiful house right on the ocean with a great view. Within walking distance of a decent snorkeling area and beginner surfing area. It worked well for our extended family of 8 (ages 8 to 71), with plenty of room to spread out and plenty of bathrooms/showers. The kitchen was well-equipped and spacious. While we were there, a strong storm knocked out power to quite a bit of the Kona area, and when power was restored it had rendered the water heater ineffective (not quite sure how). They sent someone promptly to fix it (thanks!), and while it took a while to diagnose the issue, it was fixed quickly enough that it did not adversely affect us. There was an air conditioner unit in the downstairs two-bedroom space, but it had to work pretty hard and was pretty loud. The afternoon sun shown directly in through large sliding glass doors. Perhaps there is a way to add retractable blinds that could help?

This was a great retreat. Went there with family for a quick getaway surprise for my dad. The place is very spacious with enough room to spread out for everyone. There is a separate entrance for the two lower level bedrooms that isn't connected to the main home. Not a big deal for us, but I wouldn't put kids down there if possible. Unobstructed views of the ocean, quick walk to the best snorkeling spots, and a private pool when you want time alone. Each room had it's own bathroom (except the downstairs bedrooms) which was a great touch. Private parking garage. Everything was perfect! There was one thing that freaked us all out (but is just the nature of staying right on the water). There was a roach the size of half my hand from finger tip to the bottom of my palm in the kitchen. I've never even imagined a roach that big in my life. We literally sat looking at it for 2 minutes wondering if because of the size it was some other type of tropical insect, but it was indeed a roach. But the only one we saw. I'm not sure how it got in there, since we were diligent about keeping the screens and sliders closed, but they sent someone straightaway to set a trap which was great. We were leaving the next day, but were freaked out enough to just stop using the kitchen. And we did keep the kitchen pretty spotless based on the handbook guidance. I'm not sure where that bug ended up, but it wasn't in our luggage when we left so good enough. Just keep the sliders closed at all times to lessen the critters I guess. Not even sure if that's how it got in. Overall, I would stay again but would ask them to set traps before we got there JUST in case.

The openness of Hale Kipa was great for family interaction...the flow of the kitchen, dining and living rooms made it easy for all of us to enjoy each other's continued company without feeling cramped. The location is great for beaches, walking/jogging and good proximity to shopping and dining. And, the views of the nightly sunsets were amazing! We still recomomend that the owners consider adding a couple of air conditioners to the lower level...as the sun sets and hits the house directly, those rooms do get WARM. Everytjing else is fantastic!

Was a great location with beautiful sunsets every night. If they could figure out how to get some AC for the downstairs, and do a little updating on the house it would be perfect. We were there when temperatures were fairly mild, and did not feel the downstairs was usable.

OK, overall, this property was great. It's well taken care of and also well-stocked with everything you might need - from umbrellas, to beach towel, to boogie boards and beach chairs, to coffee and spices. Everything in the house was top notch and it's clear the owners pay a lot of attention to detail. Even the measuring cups were lined up in a perfect row in one of the kitchen drawers. It was one of the better stocked vacation homes we've rented. The outside of the house is like an oasis. There are a number lanais and decks and you have a very secluded yard with views of the ocean on multiple sides of the house as well as inside the house. The outdoor furniture is nice and it was really enjoyable being outside in the AM and evenings. The house is overall in a good location too. It's walkable to a beach for surfing, very close to Hilo (not walkable, but just a couple of miles away), and a central location for the eastern side of the island. There are only two downsides. First, there is no air conditioning. If you are one who needs it, then be warned. However, there are lots of fans and the house gets a good breeze from the ocean. With cool evenings, I was perfectly comfortable. Second, as one other person mentioned, the houses that share a common drive with this house are not the most well kept. I was a little skeptical when I first drove up to the house about what I was going to see once I got inside, but I assure you that once in the house, it really is like it's own private oasis. I could not see the neighbor's houses from this house and except for driving in and out, I never saw these other houses or heard the neighbors. The homeowner was a great communicator and seemed really nice. too. Overall I recommend it as a great place to stay!

Loved our stay, even though we had some issues..the pool was green and unusable for the 1st 3 days. The downstairs was too hot to sleep and is not air conditioned. The upstairs was great and views spectacular!

What a beautiful place to spend a week. Paradise is not overselling this place. The location could not be beat. Just minutes away from some of the best snorkeling i have ever seen, and close to town in the other direction. We spent most of our time on the back porch, listening to the waves and enjoying the pool. The home is welcoming and open, with lots of great books on Hawaii and lovely views of the ocean. We never used the downstairs, as there was plenty of room upstairs for the three of us. The beds were comfortable, and the showers lovely. I have nothing but good things to say about Hale Kipa, and Kona Vacations.

This home is ideally located directly on the ocean (lava rocks you can stand and sit on) with a private infinity pool offering sweeping views. The location can’t be beat — walking distance to 2 beach parks and easy driving to Kona, stores, and restaurants. The kitchen is well-equipped with dishes, tools and appliances, and we used the grill for fresh fish from a local fishmonger. They also provide boogie boards, noodles, chairs and even a cooler for outdoor activities. The biggest downside is that the downstairs (basement with separate entry) is entirely non-air conditioned, not even individual room units, so it made for unpleasant sleeping conditions for those bedrooms and a complete lack of desire to use that space other than sleeping as absolutely necessary. The decor in the house is dated, but functional but the spectacular outside views outweigh the less stellar indoor decor. I would recommend this house for up to 6 or 7 people, but would avoid if you plan to have anyone sleep downstairs. We loved staying here!
