Enjoyed the spacious lanai with direct and close view/sound of winter storm waves crashing and surfers. Appreciated the layout of the condo with washer/dryer and half bath as well as the spacious master bedroom and bathroom. The kitchen had everything we needed for our meals. and I loved the mirror wall when standing at the sink I could see the left side of the cove wave action as well as looking straight out the front through the lanai doors! So great! I was glad I found this condo with elevator.. We had a wonderful time! Oh and we appreciated the beach chairs and towels too

We had a fantastic stay Christmas week. The condo has an ideal location. Great views watching surfers in the bay during morning coffee. Nice morning walks along Ali'i Drive. The property managers were great communicators and the set-up within the condo was well appointed.

The condo was in a convenient location for us for all the things we wanted to do, as we got to explore the entire island. We enjoyed the lanai every morning for breakfast, watching the surfers enjoy the winter swell that came in a couple days after our arrival. Very comfortable stay, thank you for hosting us!

I had a great time staying at Christian and Niki's place. There was great about communicating all info I needed ahead of time and are very nice people! I loved my view of the water and it was awesome eating dinner outside on the patio and watching the sunset everyday. I also enjoyed being able to go for a walk every morning on Alii' Dr. It's in a great area to get to downtown Kailua-Kona or to drive to any other part of the island. Magics Beach Grill close by had an amazing view and awesome food. Something to be aware of is that the air conditioner is in the front room/kitchen. I need air conditioning to sleep at night so I just had to run a fan from the living area and in the door of the bedroom (through the hallway) to get the bedroom cooled off enough for me. That may not be an issue for others and I still absolutely loved their place! And a bonus is that it was very affordable compared to many other places I looked at.

The condo has a great view of an area where people surf daily, sitting on the deck with coffee in the morning and watching the surfers was so cool. I loved hearing the waves while having dinner on the deck. The condo was very clean and well stocked. Snorkel equipment beach chairs provided. Location was great, little out of the town so it is quiet but close enough to get to everything quickly. Niki, the host, has great quick communication and gave perfect dinning suggestions. I would stay here again and again!!!

Loved the location as it was private and quiet but still close enough for a quick drive to downtown waterfront. We had the pool area pretty much to ourselves the entire week we were there. The ocean is just across the street where you can watch surfers and there are a couple of swimming beaches located a short drive south. Mornings out on the Lanai are spectacular. The condo is clean and communication was great. Will book this condo the next time we go to Kona.

This has best one of the best units we have ever stayed in. The listing described everything to a tee. Our host was wonderful and checked in periodically. The pool was well maintained and super clean fresh water….what a joy. I hope this hidden gem will maintain its high standards in the years to come for we plan to visit again next year..

Niki and Christine’s condo is convenient and quiet. I got great sleep and watched some beautiful sunsets. The kitchen is well appointed. The host expectations are reasonable and the hosts were responsive and proactive in reaching out to see if I needed anything. Just delightful. I came to Kona to rest before a busy work season and this space checked all the boxes. Hope to stay here again.

Wonderful view from the lanai. Be prepared however for the road noise. There are times of the day that the traffic noise is very loud. The complex itself is very quiet and well maintained . The property is decorated so well and everything you need to make a stay completely comfortable is there. Lots of attention to detail. The owners are very helpful and made sure everything was perfect.

This wasn’t a vacation trip, I was helping my sister move from WA to Kailua-Kona. This condo was the perfect respite at the end of a long day of details. The nightly sunsets from the lanai were calming & gorgeous. The condo itself had everything I needed to relax, take care of myself & do my best to enjoy as much of the trip as I could. It was very clean, the neighborhood was quiet and the assigned parking was excellent. It was perfectly set up for an easy stay. The ONLY thing I can think of to add is a live-in masseuse ( just kidding). I hope to come back to visit soon with my hubby, this just an ideal place to stay!

We spent 8 nights at Niki and Christians condo in Kona Palms and had such a lovely time. The condo is close to everything in the main activity areas in Kona, but removed enough to be far away from the majority of the loud tourists or parties. The condo itself was very comfortable, the bed was amazing! We slept very very well. It was very quiet at night which we appreciated. The view from the balcony was beautiful and we loved hearing the waves roar at night. A lot of thought and care has gone into their condo and we had everything we needed for daily living and cooking and we really appreciated the beach chairs, towels and cooler! These were very helpful when relaxing at the pool or going to the beach!
There is not dual AC but we found that running the living room AC low at night kept the bedroom cool enough to sleep in just fine if we left the bedroom door open. We ran the fan to keep air circulating during the day but couldn’t sleep with it on because of a clicking fan noise. Not a big deal over all!
If we had one “negative” thing to say, it is that we did encounter a large number of insects upon arriving and despite us continuing to keep areas clean there were many persistent gnats and roaches throughout our entire stay, especially in the primary bathroom. We are from South Florida and understand that with a tropical climate these things are often unavoidable. We did let them know and they let us know that this is not typical and the building should be spraying for bugs.

Property was as advertised, and more. All that we needed was provided for a restful respite on the west side of the Big Island. We tended to wake up early (jet lagged from midwest), and we spent this time on the lanai. There we watched the world get light again and the world wake up. Especially pleasant was observing the noise of the waves transition into a stunning visual.
The condo had plenty of room for the two of us, and some stuff for our adventures, like beach chairs, beach towels, masks for snorkeling, etc. Washer and dryer was helpful.
Location is very convenient for various west side activities.
Host (Nikki) was attentive and responsive.
Would definitely return to this property again.

Our stay was fabulous. The property was exactly as described. The kitchen is well stocked and made cooking for ourselves easy. I think we were the only ones to use the bbq area while we were here. The view of the ocean from the deck is amazing. The sunsets were stunning. The location was perfect as a base from which we explored most of the island. Niki was so kind to as to give us a late check out since our flight doesn’t leave until late.

Had a great stay. Watching the surfers and whales from the deck was our favorite pastime. Very popular location for the surfers. Although there is traffic noise, the bedroom is in the back and you don’t notice it. Same for the pool. The pool was great and felt like our own private pool. Never saw anyone else out there. With only 12 units, it was really nice and private. Great place for a Hawaiian holiday.

The location could not have been better. We were able to watch the surfer's at Lyman's Point, families fishing and swimming and, if so inclined, we could wade around in the tide pools. The address is convenient to snorkeling at Kahulu'u Bay, grocery stores and restaurants.
The condo has been remodeled in new tile and appliances and comes with a compact but fully equipped kitchen. We also used the gas grill down by the pool to cook a few meals and met some of the neighbors. Although there is road noise when the balcony doors are open, this is a minor distraction for most of the day. We found the fan in the master bedroom added to the overall comfort of the well appointed bedroom.
We highly recommend this location and condo! Mahalo to our host for going the extra mile to assure that we had everything that we needed.

My husband and I were so happy with our stay. We felt like we got a great value and this property was the cleanest vacation rental we have ever stayed in. Location was super with ocean views right across the street completely unobstructed. It was close to everything. It was spacious, and the kitchen was extremely well equipped. I felt like our hosts left lots of extra touches that were so appreciated, like a speaker, beach chairs, cooler, beach towels, and all kinds of little things. It was just all very well thought out. I would highly recommend it.

Pictures don’t do this place justice! Total view of the ocean through LR sliding glass doors, and on the lanai (deck) which is furnished with a table & chairs, and two lounge chairs. Everything was immaculately clean, and the furnishings, art and decor were elegant and comfortable at the same time. Thoughtful amenities were easily visible, not hidden away. The unit was very quiet, and the grounds, including a pool, were beautiful. An elevator literally steps from the covered parking space made luggage handling a breeze. Extremely well located; it was quick and easy to get to the heart of town, with all the shops and restaurants.

We loved staying at Niki and Christian’s property. It had everything we needed plus a few extras. Loved the waterfront view and watched the sunsets every day either from the lanai or from the small rocky beach just across the street. We also appreciated not being right in the thick of Kona, while still have access only a few minutes away. We hope to return one day!

Excellent location. Oceanview as promised. We spent evenings and mornings watching the surfers in the bay. Well equipped kitchen. Comfortable bed. Parking, pool, barbeques all included. Perfect for two people. Great washer and dryer. Liked the pots
Minor cons: Would prefer louvre type blinds in the bedroom to improve privacy and a japanese style doorway curtain for the ensuite or a door.

The interior is great. We found everything that we needed was inside. The pool area is very relaxing. This place is very close to shops and restaurants. We enjoyed the sunset and beach views. Lots of surfers too. If only there wasn't so much traffic on Alii drive. I would definitely stay here again when I'm in the area.

Niki is fantastic about keeping in touch with check in and any potential needs. This was our first visit to HI. We were totally surprised that we had such a great view. Loved watching the surfers early in the morning while having coffee, or evenings eating outside on the lanai. A couple of beaches are in walking distance if you like the additional exercise. Kona town is just a couple miles away. The farmer markets are great! We bought fruit and vegetables and mostly ate at Niki's place. She had plenty of dishes, pots and pans for cooking - just like home! We will stay here again. Thanks!!

Our expectations were set somewhat high from the description, and honestly we were a little let down. Luxury/elegance would not be words I'd use to describe the condo, whether on a budget or not. The building could use some maintenance, with worn and stained carpets in the common areas. The en-suite bathroom doesn't have a door, just a beaded curtain separating it from the bedroom. Depending on how much you choose to share with your partner, you may find yourself using the bathroom down the hall. The balcony wasn't as relaxing as we hoped - it's right on a main street, with traffic and noise, plus a utility pole/transformer that kills the vibe a bit. Having said all that, if you understand what you're getting into, it's a fine place to stay. Price is reasonable. Communication with the owners was excellent. The condo was clean inside. Washer/dryer was great to have. And the location is great for exploring the west side of the island.

This condo is lovely with a beautiful private lanai overlooking the ocean. It's located conveniently out of the bustle of downtown Kona tourist district, but it's a pleasant 2 mile walk. The apartment has everything you'll need and is just yards from a local bodega with food and beverages you can prepare at home. I hope to stay here when we return.

This was a great property to stay in. Across from the water it has everything you need to make your trip in paradise good. The washer and dryer were a plus to dry beach gear. It is pretty centrally located, but a nice and quiet complex. The condo has just about everything you need to enjoy your time on the big island. Niki the host was awesome and checked in with us to see if we needed anything. They were excellent communicators. I would defiantly stay here again.

I really enjoyed staying here! It had everything we needed and then some. Beautifully decorated and with a wonderful view! Tried to get as much use as possible of the view by hanging out on the lanai often. We were also very appreciative of the in unit washer & dryer. The owners were in constant communication with us which was great. The road out front can be busy, but with the patio doors closed it's not noticeable.

We had a lovely stay. Niki and Christian were responsive to our messages, flexible, and have a wonderfully stocked unit with beach chairs, towels, a great kitchen, and of course the wonderful balcony from which we saw a sea turtle and some dolphins in the distance. The interior is wonderfully decorated and the furniture on the lanai was perfect for drinking coffee and watching runners and the ocean waves go by. This was a great value and a great stay for our time on the big island and if we are visiting the area again we will plan it around the availability of this unit!

Excellent and enjoyable stay at Nikki and Christian's condo. Location is superb, loved the view of the ocean from the balcony and living room. Easy walk on Ali'i Drive to Magic sands beach. The hosts responded to our questions very quickly and are very helpful. There is a lot of attention to detail in the condo, which is beautifully decorated and fully equipped. From start to finish it was a paradise. Location is great, house decor, cleanliness and layout perfect for us. Niki was super attentive and always answered our questions quickly. Apartment is located in front of one of the prime surf spots and we enjoyed watching the surfers during sunrise or sunset. Loved the balcony, living room was spacious and the bedroom was quiet and we slept well. AC in the living room kept apartment cool all night and there were extra fans in the bedroom if you needed it. Da Poke Schack is 5 mint walk(#1 poke in the big island) . Love the experience and we will be back to the same place ASAP!!! Mahalo Niki🤙

The apartment is as shown in the picture. Very clean, bright and spacious. Well stocked kitchen where we cooked all our meals. Due to Covid, some restaurants had soft openings, serving drinks and snacks and majority of them required reservations. We ate all our meals on the spacious lanai, watching surfers and beautiful sunsets. The location of the apartment overlooks a nice bay and downtown is a 35 minutes walk away. I miss the place already. Will return for sure.
