We had a fabulous stay! The property is spacious with room to spread out and very well stocked. It’s location is perfect! The views were AMAZING!!! We saw whales from the lanai’s! Shellese was a great host and was quick to respond to our needs. She was helpful with restaurants, shopping and activity suggestions. We would definitely come back!

This was a home to remember! We stayed here this past February and it ended up being the nicest rental home anyone of us have ever stayed in. Property manager was excellent with great communication, she had a fresh pineapple and Kona coffee beans waiting for us when we arrived later in the evening, so that was a perfect start to our next morning. Our location was amazing, it was within walking distance of Magic Sands Beach and the Magics beach grill. We were about 10 minutes from all the restaurants and pubs which was very handy around “Happy Hour”. It was also nice to be close to Costco and Safeway for some fresh supplies. The home itself had so much room and it was very private for the coupes that were staying there. We loved that the home was so well stocked and that kitchen was amazing. We enjoyed the island and beaches in the daytime but we were always excited to get back to that Amazing view from our Lanai. We had some amazing sunsets, watching whales just out front and the dolphins feeding in the morning. Was also very cool having all the colourful fish feeding on the reef a stones throw away. I truly miss my morning coffee!!! If we had one ask, that would be some Tommy Bahama beach chairs. Mahalo, till next year.🌴

The house is lovely with outstanding views of the water. We had issues with hot water and water pressure that we communicated to property manager, and the dryer was broken which was an inconvenience (but disclosed in advance). There was nothing that would prevent us from recommending this house or staying again in the future. The property manager (Shellese) was very responsive as was the owner when I reached out prior to our stay. We loved the view from the back and spent most of our time outdoors. The house was very clean upon arrival and perfect for our group of nine adults.

This a five star property with plenty of room for all. The location is the best location on the Big Island, close to everything. The home is spotless, the property manager is very responsive if you need anything. The only drawback, and it is not major, but it took awhile for the hot water tank to refill. If one person took a shower or a bath it took awhile before anyone else could get hot water.

We had a party of 8 which was 3 couples and 2 singles sharing the house for Ironman week. While the house is outside of town and requires a rental car, there isn't anything like this close to town. That said, it was never an issue as we planned on rental cars anyway. Parking in town where we needed to be, was never an issue. Back to the house, as an owner of a short term rental property myself, I was impressed with the decor, supplies and management of the property, I definitely learned a few things for my own house. The bedrooms and bathrooms were excellent, the kitchen is well stocked and the furnishings are all up to date and in good quality condition. the house manager is very communicative and there if needed. The lower level "apartment" was great, we had a couple stay down there, while there was no AC, with the windows open, crashing waves and a few fans, they had zero complaints. We cooked a many meals in and were never without what was needed. I wouldn't hesitate to stay at this property again.

Lets' start with the positives: kitchen and bathrooms are upscale and clean. The location between the two beaches is excellent! The view is magnificent! The property manager is attentive! Now about the property and maintenance as mentioned by another reviewer; needs alot of help. When you walk in you cannot help but notice the faded and stained wall to wall carpeting on the steps. It is an eyesore! Although the sofa is large and in good condition, it covers most of the livingroom glass views. Not sure who thought this was a good idea! Although the coffee table is large, it is in poor condition, similar to the rest of the furnishings and matresses. The overall furnishings and decorations are not what you would expect in a "luxury" property. Many. many, many of the furnishings need updating as well as the walmart style outdoor furniture. The beds are pretty bad! The home as a whole needs a good scrubbing from knee walls down or a new painting. The master toilet area is a good example that someone is not cleaning well. There are labels on many things "do not use". For example, could not use the stereo or DVD player! The beach equipment is old and obsolete. It all needs updating and probably new inventory on a frequent basis for the price the owner is charging. There is really no excuse. A wagon would be helpful since the beaches are walkable. There are not enough beach towels for the amount of people the home can sleep. When we arrived there was a missing glass panel on the lani. We were not aware and it did detract from the sue of the lani. The lani seating needs updating as well. The water pressure was poor. Two people could not take a shower at the same time. Let's talk pest control. It is badly needed. We had palmettos and roaches in the kitchen and master bedroom. It was such a bummer that the place was not sprayed. We did not call to have the place sprayed due to having an infant with us. At one point, no one wanted to cook in the kitchen. The windows need upkeep; screens repaired and windows cleaned. I realize it is a beach front property that requires this upkeep but if the owner choses not to do it, then they should lower the price per night. The downstairs provides extra room but if you cannot open the windows, you cannot sleep down there. The entire first floor smells like sea water and fish probably due to the waves coming in. There is no ac downstairs to be prepared. One of the frigs downstairs did not work.

We had 7 adults needing 5 bedrooms and this house provided space for everyone! The bedrooms were big and comfortable each having its own bathroom which was essential. Kitchen is bigger than the pictures made it look and was stocked with plenty of pots and pans to cook! The best part was being right on the ocean! The water was clear and we could see schools of brightly colored fish feeding on the reef right outside on the patios and balconies. Beautiful sunset right on the balconies, and Milky Way at night. Surf was usually to strong to swim right at the house but we just went to the nearby beaches to snorkel and swim. Really close to town so that we could enjoy everything that Kailua had to offer too! A beautiful way to celebrate our 40th anniversary and 60th birthdays! Also, a pre honeymoon for our son! First week of our stay was 6 adults. 3 boys-8,4, and a 1 1/2. It was perfect, plenty of room on top 2 floors without using bottom beautiful level since to warm without AC. down there. Temps were 80-90’s everyday! So many things to do and see, great location.The kitchen was more than I expected with lots of spices & condiments since we ate in a lot with little ones, and so expensive. Lots of snorkeling, boogie boards & sand toys too. The beds super comfy! 2nd week we had the house yo ourselves, felt like I was living in a mansion! So blessed to have this trip to the Big Island and house. Shellese the property manager always there for us with any questions we may have, highly recommend, would love to visit again with more of our children, everyone loved it!

Our stay was made convenient and accessible by staying at this property. There was plenty of options for sleeping and dining, and the view was spectacular. The house faces the sunset, so waking up was gentle. Just a quick 10-15 minute drive from the center of town.

Convenient and relatively quiet location despite the proximity to the road with amazing ocean views and plenty of privacy and space for groups to spend time separately or together inside and out. Property manager is highly communicative and very friendly. The house itself was great, but what kept us from giving it all 5 stars was the overall wear and tear as the house has been clearly well-used and in need of some repairs and revitalization. Carpets are worn, HVAC intakes have collected dust, window blinds and screens are broken, multiple ceilings have water damage from leaks, bedding duvet have stains, and the wall microwave doesn’t work (note: replacement countertop microwave is provided instead). Perhaps minor topics not worth mentioning individually, but taken altogether, something we would think others would want to be aware of. Would we stay there again? Yes, but hope the next time that these above items were addressed. Mahalo!

This house is in a perfect spot - half way between Kona Airport and Captain Cook Monument. The rocky beach in front was a bit treacherous, but a couple of our good swimmers went snorkeling. We saw a whales, dolphins and fish from the balconies. It was wonderful to have the sliders open at night to hear the waves crashing. The house is very spacious. The kitchen is extremely well equipped and there were plenty of towels - bath and beach, tp, and paper towels as well as laundry detergent. All the beds were reported to be comfortable and the bathrooms are nice. Views are spectacular from every window. The upstairs air conditioning was not working when we arrived but it was repaired the next morning. There was a leak in the master bath that was not repaired, but was no big deal for us. The middle bedroom upstairs has only a tub, no shower, FYI. Overall it was a wonderful house to stay in. We highly recommend.

The 24/7 sounds of the crashing waves made for a tranquil setting for our week long vacation (if anything, the waves were TOO loud at night, but you can just shut the window/door). The house had plenty of room for all 9 adult guests. Big kitchen to cook in. House is right in the middle of two beaches (.5 mi each). The house had beach chairs, towels and coolers to use which turned out to be extremely helpful. And room in the garage to park the jeep we rented (no top). There were a couple of items in need of repair (master tub not working and subsequent leak to dining room on first floor below) that really didn’t detract from our experience.

Our group of 7, 3 couples and 1 single, had a wonderful stay. Each couple appreciated having their own “suite” with a full bath and deck overlooking the ocean. Our single was very happy on the main floor with his own bath. Having the extra lower level bath and shower was also helpful. The house was very well equipped with everything we needed to cook for a large group, we especially appreciate having a large refrigerator and good quality gas stove. The house had comfortable furniture, an ample supply of linens, and anything one would need for a great beach outing. The sunsets were fabulous from the main level deck and lower level lanai where we saw dolphins, birds, whales, butterflies, and tropical fish. The best part of the stay was our host Lydia who welcomed us in person, gave us a complete tour of the house and promptly answered a few questions before and during the stay.

The house is located within a 10 minute walk up two great Beaches; K’a lu and Magic Sands. Fully stocked kitchen made meal prep very easy. Air conditioner throughout the house except for the first floor rec area worked out great as well. We were eight adults and had plenty of room to spread out for meals and game playing on the tables. We also appreciated having private bathrooms with each of the bedrooms. It was also nice that the house had some snorkeling stuff and beach chairs as well as an extra refrigerator in the garage as we’d like to mostly prepare meals at home. Beware that snorkeling from the house is quite difficult with the rocks although a couple people in our party took the plunge! Thanks for the great time!

We book Kona every year and this is our favorite place that we’ve stayed! What we liked: - Location - Waterfront - Kitchen is well equipped - beach stuff if you need it - Lots of space What we would like to see: - Dyson cordless vacuum ( We were there for 2 weeks and it would have helped keep things the way we like them) - Nicer outdoor furniture - The sand in the too upper levels needs topping up Overall we will book there again and we had a great time!

Great property, fantastic location, breath taking views. My husband and I celebrated our 35th wedding anniversary with our daughters, their husbands, our 13 month old grandson and my 86 year old mom. Half mile from Magic/White Sands Beach and 0.7 miles from awesome snorkeling. Awesome sunsets nightly. Communication with owner Jennifer and property manager Lydia was easy, responsive and effortless Definitely recommend.

This house was perfect for our six adults on vacation. We loved the location; not too far to snorkel spots or the main city, but far enough to avoid the hubbub of the downtown area. Bonus: a popular grocery delivery service delivers to the house. The housekeeping was superb. The house was immaculate upon our arrival. Plenty of towels and blankets for everyone. It was so lovely to sit out and watch the sun set over the lava. Previous reviewers mentioned swimming directly from the house. Strong, experienced swimmers who are familiar with entering and exiting the water over lava should be able to swim directly from the house on calm days with no trouble at all. Less experienced swimmers and those unfamiliar with entering and exiting the water over lava should head just up the road to Magic Sands or Kahalu'u Beach Parks for swimming.

Pros: Fabulous Master Suite with a private balcony, double shower, and sleep number bed. Great beach gear, including boogie boards, masks, snorkels, fins, coolers, towels and chairs for 6-7 guests. A kitchen crammed with cooking gear of all kinds, spices, condiments, and staples. An ideal location between two beach parks, convenient to Kona town but just far enough away. Cons: At $$$$ nightly, I expect near perfection. All the systems must work and there must be tiptop service if issues arise. The house is built 25 feet from the open ocean and thus has a large ongoing maintenance burden due to the salt spray, sun, waves, and wind, and a parade of large rental parties. The owners seemingly have not embraced a level of attention to meet my expectation. Many small things like lighting in showers and closets didn't work, a toilet always ran, blinds were broken and some bathrooms lacked sufficient water pressure for convenient bathing. Disconnected electronics were marked with hand written note “broken, don't use”. We informed the on-island house manager early in our stay about a list of these issues, but had little to no response on many of them by the time we checked out. The house has an intercom, a house vacuum, and a fantastic OLED TV but sadly with no instructions. Instead, the house manual consisted of photos of each cabinet and a listing of its contents lest anything go missing; no real use to our rental party. It included nothing about what to do if (1) our parking spaces are poached by someone; (2) a strange vagrant shows up on the lower patio; (3) steps to follow for departure and (4) what if the hot tub needs servicing. Other reviewers wrote about the small size of the dining deck for large families and the lack of AC on the lower level. I concur with these. The AC concern could be and should be corrected with stand-alone AC unit(s); the house has solar panels to help defray any added operating cost. Also, the three west-facing bedrooms have no curtains or blinds on the sliding doors,; OK with us but if early morning light is a problem, plan accordingly. Overall, weighing pros and cons, the 9 of us had a very enjoyable and memorable time at this rental for a landmark family celebration. I recommend it for others who seek a very dramatic and unique house and can overlook limitations like I mention.

The house was nice, pictures and descriptions are accurate. Great location, we walked to Magic Sands beach most days and its just a few miles from Kona if you like shopping. The couple of minor issues that we ran into were immediately fixed (property management and owner were very responsive). Would definitely recommend this property, especially for larger groups.

We stayed here as 3 families. Plenty of space and wonderful kitchen and bathrooms galore! Gorgeous sunsets and the sound of the waves was magical. Jennifer and Lydia were so helpful and attentive. Great hosts. The shoreline off the house is not really swimable due to the rocks and surf, that was our only regret. But great beaches so close , great location! Thanks for a great stay!
