Lucky us finding this great hidden gem just a little over a month prior to our departure. The location was wonderful as we were able walking to shops and restaurants nearby (we found 3 ABC stores within a mile). Nighttime was quiet - No drama nor crazy party people. We had a great night's sleep during our stay. Not to mention that each room has its own AC! The owner, Patti, was wonderful and prompt when reaching out for guidance and assistance even though she was in 5-hour different time zone. I love Big Island and will certainly stay in this cozy place again in the future. Thank you, Patti! _

The condo was perfect for my family of 4. It was conveniently located in the heart of all of the shopping and restaurants. We enjoyed walking to the beach with the black rock and watching the waves while eating a dole whip. Owner was very accommodating and communicated well. I was super appreciative of the initial email with instructions and directions. Parking was easy and plenty. Condo had beach supplies that were super useful. We’d stay at this location again.

Directions to this condo were spot on.The location is right on Ali'i Ave. So walking the shops was easy plus it is basically across the street from the ocean. Restaurants are very close and abundant.The condo was very clean and nice for all 4 of us. I would not hesitate to come back and visit this place.it is very close to Walmart and Safeway as well.Overall we had a fantastic stay.

My wife says not to write too glowing of a review because then it might get too popular, and be booked when we want to come back! The location is quiet and convenient. A market that operates (most days) is just a short walk away. We had food delivered from the nearby grocery store on another day using Insta-Cart. Good restaurants are close the rental unit. Our favourites are 'Pancho and Lefty's' and 'Papa Kona'. It's close to the 'action' of the local shops along the waterfront and historical attractions. If you want to explore the island in a rental car it is a quick getaway north or south. There is easy access to the highways in either direction. Plenty of parking at the building when you decide to come back for a rest. Our favourite part of the unit was the lanai. There is a nice wide 10 foot (or so) opening for that indoor/outdoor living. We spent a lot of time relaxing and eating meals there. The sun doesn't bake the lanai like water facing units do. The only issues we had were unrelated to the unit itself. One of the barbecues refused to light but we went up a floor and used the other. Also, when we departed at 6am for our flight home, the elevator wasn't working and I had to carry all our bags down the stairs. Like I said, these issues were unrelated to the unit and the elevator worked flawlessly every other day of our stay.

Location in Kona was very good. AC works well, fully stocked home with much of what you'd need. Clean condo and the owner is very nice. She communicated well and was great to work with. Only down side is not much ocean view and view from patio is of the back of buildings. That was not a big deal for us, and the patio was very spacious. Would stay again.

The condo was everything in the description and more. This was our first time taking the kids to Hawaii and we wanted a central location on Ali'i Dr so they could go walk around by themselves if they wanted. It was a perfect location! The condo was well stocked, beds were comfortable, the AC was phenomenal, the lanai was amazing! Loved the cute kitchen, where we prepared at least one meal per day. We will definitely return to this condo in the future!

We enjoyed our stay! The location was exactly what we wanted. Right in the middle of shops and restaurants. The size of the condo was perfect for us. We loved the balcony! Just a few minor things...the couches and chairs are very worn. The bathrooms are very small, which is totally fine. I just wish there were shelves for toiletries and cosmetics. Neither bed was very comfortable. Lastly, the dryer takes hours to dry the smallest of loads. Overall, we were happy and would stay there again.

This condo was the perfect retreat! It had the best location in Kona, parking was on site and free, and it had equipment for snorkeling and the beach!! The owner answered all communications quickly. I was very happy with this property. Everything is in walking distance with some shops being on the garage level of the condo. The place was very clean and quiet with three working A/C units including one in each bedroom. Our group loved the large outdoor patio and the included onsite parking.

The property was just as described. The only issue we found was that the floor was not as clean as expected and we found the bottoms of our feet continuously getting dirty. So even though we were asked to not wear shoes in the apartment, we kept a clean pair of sandals in the apt to walk around in. Otherwise, we thoroughly enjoyed the premises. The closeness of the apt to the center of Kona was a treat as we were able to walk to all of our favourite restaurants, stores, attractions.

Nice clean and convenient condo for our family group. Kitchen is small but adequate, lanai was a favorite spot for relaxing and the pool a nice break from ocean swimming. Easy walk to the main drag with lots of tourist stuff and decent eateries. Small beach was only a couple blocks away. Open air farmer's market a real plus and the Catholic Church another short walk for Sunday Mass. Definitely recommend for anyone looking for a comfortable retreat that is an easy drive from airport and a good launching spot for all the sightseeing treats afforded by this beautiful island.

The location of this unit can't be beat. You are literally in the middle of everything - cafes, bars, restaurants, historical buildings, beaches.
This unit is in an older building, but I found it to be much nicer than the VRBO pictures show. We especially loved the very large lanai.
One of the things I hadn't considered before booking this unit is how hot it gets in town. Having mini-splits in the living room and both bedrooms made this unit an oasis to the heat of the late afternoon and early evening.
Patti, the owner, is really responsive and caring about your stay here.
I can not think of anything negative to say. This place is wonderland in all respects, our stay could not have been better and Patti's place is a great value for the money.

Patricia is a super host for a reason, she kept in touch with me, provided very clear check in instructions and I really enjoyed the condo and the location. The pool needs to be cleaned but that is not on the host or related to the condo.
I felt safe in the building and in using the walkway from the parking garage to the shopping and the ocean. I highly recommend this condo. The location is awesome, close to everything.

Property was exactly as described. Was very well stocked with dishes / cutlery / cookware. as well as some essential cooking items like butter, spices, condiments. There was also a good stock of toiletries and laundry pods. Lots of beach gear too, we made good use of beach towels and boogie boards.
The size of the lanai was impressive - plenty of room to eat, stretch, lie beach wear out to dry.
Parking was a breeze, no issues accessing the garage. Pool area well kept, and no issues accessing with the security key provided.
A/C, laundry machines, all easy to operate. No maintenance issues encountered.
Easy access to the main roads by car and by foot, we enjoyed walking both directions along the oceanfront road.
For those that need to know, the mattresses are on the soft side. For our kids that was zero impact but the adults in our party prefer a firmer mattress.
Would happily stay again if returning to the Big Island. Mahalo!

It is in an older building with permanent and vacationing renters. It is easy access from airport, Costco, Safeway and up and down main roads to rest of island. Mostly city sights from balcony. It is just a building away from the main road along the beach. Appears very safe; however many homeless in the area. Apartment was very clean until we brought in the sand despite our vain attempts to prevent this. I appreciated the two bathrooms for 4 adults. Kitchen was well equipped. I was able to contact the owner quickly when I needed. I would stay here again.

We spent a month at this great condo. We did not rent a car until the last two days. We walked, Ubered, took bus tours and used the free shuttle. This condo is clean, comfortable, and close to everything! Patti, the owner, is wonderful to work with and attentive to any problems.

We thoroughly enjoyed our stay at this condo. The location is so handy to many restaurants and the beach is a short walk away. There's an awesome Safeway store that is within walking distance too (a little uphill walk on the way but an easy walk back). The parking in the basement is great and there are always lots of spots available. The closets in the bedrooms are large and the many hangers were much appreciated. Kitchen has everything you need. The lanai is huge, and we enjoyed eating some meals out there along with sipping cocktails. The air conditioning was much appreciated. The only suggestion I would make is to add a couple beach chairs and a beach umbrella. We ended up renting a couple chairs. Thanks for a wonderful stay!

Swam every morning from the pier which is a short walk, and the beach is super safe for a young family. We had a 3 and 4 year old and it was a perfect beach for us. Loved the walkability!! Rooftop patios we’re great! The sushi place that you can see from the lanai is fantastic, but you do have to call early because they are busy.

The property was comfortable for two couples to share for the week. The unit is not large but it is laid out fairly efficiently. We all really enjoyed the large deck with table and chairs as well as additional seating. Between the interior and deck tables and chairs, there was enough seating for meals while providing additional table space for other uses. The furnishings were in good condition and the kitchen had everything we needed.
The property was undergoing repairs while we were there, but we were not significantly inconvenienced by this and it was reassuring to know that the property was being maintained. This rental is a great value for scuba divers who are also paying for dive trips.
This was my second rental through VRBO and once again, the process was quite simple and the property was as advertised in the listing and the photographs accurately depict the unit. Having experienced rentals where photographs were not accurate, it is refreshing to have no surprises when you first walk through the unit.

The apartment itself was excellent and had all of the extras (kitchenware, etc.) that make a stay comfortable.
Our only problems were with the complex management. On the first night we were stuck in an elavator for 2 hours after being up for travel for 20+ This elevator was out for our entire stay. A second elevator was out for over a day. I do understand that repairs need to be made occasionally, but one day a jackhammer was used at 7:00 am right beside our unit.

Only downside was a loud humming noise (coming from the trash chute across the hall, I think) that you could hear in the back bedroom. It was so loud the last night I was there I had to sleep in the other room.

This property is within walking distance of tons of restaurants. The beach is very close. The grocery store is about a 20 minute walk, if you don't have a car. But there's an ABC store right across the street to get basics like snacks and drinks. The apartment is clean and nice, with laundry and a well-equipped kitchen. I would definitely stay here again.

This one of the best spots my husband, sister in law and myself stayed at in our Hawaiian vacation. It was clean, easy to get to, parking was never an issue, check in with manager was good, location in Kona Kailua was awesome, and the kitchen was pretty well stocked with basics. AC worked really well, and washer and dryer in unit was convenient. Two bathrooms and two rooms was amazing! Definitely recommend!! Communication with owner was also easy and responsive.

We fully enjoyed our stay in Kona. The accommodations were very comfortable and the AC was much appreciated. The location is perfect within walking distance of just about everything in town. We had a car so were able to travel around the island a bit. Kitchen was perfect and we cooked several amazing meals there and also made quite a few frozen cocktails :) Would absolutely stay here again. One thing to be aware of is the noise from an AC unit or compressor across the street. You could hear it quite loudly when out on the balcony. Not a huge issue, but we didn't spend a ton of time out there due to the noise. Just moved the fun indoors or back out to the beach! If you are staying in Kona, be sure to check out the awesome people at Ali'i Adventures. They can hook you up with gear or expeditions. I believe they even have rental vehicles available. Really great folks and the best prices we saw in the area.

Overall great stay for our family of 4. Patty was great at communicating before and during our stay. Anything we needed she was willing to help with. At the time of our stay there was an issue with the pullout couch but we were informed of this beforehand. The property was clean and in great location. There was even garage parking for our rented vehicle. It is not near any large resorts/hotels so it was peaceful and quiet. There is a commercial air-conditioning unit on a nearby building that makes quite a bit of racket when sitting out on the lanai which was distracting. Overall happy with our stay.

This unit is good for a small group of adult travelers that are traveling on a budget. The balcony and pool deck are nice, but have a noisy generator constantly running from the restaurant across the alley. Access to the walking street and shops is very easy, and the historic palace and church are a nice touch. Well stocked kitchen and beach closet was nice.

Overall, Patti's Condo in Kailua-Kona was fabulous. It is steps from the Ali'i Drive in Kona, which was a plus in the mornings for a coffee fix and evenings for dinner. The condo is nicely furnished and comes with pool/beach toys and snorkeling gear which came in handy on our visit to Two Step.
We didn't do too much cooking, but the kitchen seemed fairly well stocked regarding pots and pans...some nice to have items in the kitchen however would have been ziplocks, and saranwrap/al foil for those picnic lunches at the beach. The condo did have a few coolers (small and large) which was much appreciated and used for our day trips.

We spent a wonderful month in this condo. It is very clean and well stocked. Patti was great to work with! It is a fantastic location, close to everything. We loved walking each morning in town and also used the bike shares located by the catholic church (very reasonable). Our last morning we rented kayaks at the pier and paddled out to the Royal Kona and spent an hour with the dolphins swimming and spinning right near us! This 2-BR apartment is conveniently located in the heart of Kailua-Kona. It has all the good amenities that you would need like washer & dryer, access to a swimming pool, underground garage parking and extra supplies in the kitchen. It also has an outdoor balcony which is rather roomy (although the view is facing a side street and other buildings). The owner even provides access to some beach extras like boogie boards and beach toys, so that was a nice extra touch. I would recommend this to a family or a couple.

The condo had everything we needed for our 10 day stay. Very comfortable, GREAT balcony to spend time on and an ideal location. We rented a car for our island travels but a car really isn't needed if you want to stay near the condo and you like to walk and check everything out - plenty of shopping, restaurants and bars close by. The beach is only 1/2 block away. An added bonus is the parking garage. The owner, Pat, was responsive and timely to any questions that we had. FANTASTIC condo and location!

We loved Patti's condo! It was spacious for the 5 of us and the central a/c and ceiling fans in every room kept us very comfortable in the hot and humid weather. The kitchen was well stocked to eat in and we appreciated and enjoyed the use of the abundant beach accessories.
The location of Kona Plaza was perfect for shopping, eating out, and sightseeing. Patti was a great host and was very prompt in replying to all of my inquiries. We definitely chose the right place for our vacation and would rent it again if we return to Kona.

The condo was well-located, comfortable, and reasonably priced.
We only had one complaint -- we had difficulty getting the button lock on the front door to unlock. When we first arrived and ran into difficulty with the lock, we managed to contact the owner via phone and she gave us the instruction we needed to make the lock work. We would suggest that the owner add more detail to the instructions provided to renters like us for using the button lock.
