Well they spent two whole days working on the back gate but still never got the entry gate to open. Still blocked off with pylons. Also the downstairs toilet is a bit wobbly. If the next occupants could pick up some pepper that would be great. The place has salt but no pepper. The beach chairs are a bit worn but still functional. Other then these things it is a great place to stay and we would definitely come back again.

Paul's unit was beautifully appointed. It had everything. A very well stocked kitchen and perfectly located. Only complaint was the blinds in the kitchen...very difficult to use to get out onto the lanai. Paul was easy to deal with and very accommodating. Would highly recommend this unit to anyone.

This is a very nice place to stay. I was a bit concerned about the check-in ahead of time, but it worked out perfectly.
The unit is beautiful and very upscale. There was an abundance of beach towels which was very much appreciated.
The grounds and facilities available in this complex are very well kept up.
It was too bad that the back entrance gate was not working as this unit is located very near that back gate. Hopefully the complex can get it up to speed in the near future.
I would definitely recommend this unit and hopefully we can stay here when return to the Big Island.

Our family thoroughly enjoyed our stay at the Waikaloa Colony Villas! The property itself is updated, clean, and had everything we needed for our stay. There was plenty of space for our family of four (kids, ages 15 and 10). There are beach chairs, umbrellas, towels, boogie boards, a cooler, etc. as well. The two pools, hot tub, and workout center in the gated community was a nice touch. The unit could be a little cooler; it was difficult to sleep at night. We messaged Paul around day 4 and he was prompt to knock the temp down a bit for us to make it more comfortable which was wonderful.
The directions on the listing takes you to the back entrance which is coned/blocked off and cannot be accessed, so make sure you enter through the opposite gate.
Overall, it was an amazing trip. Our family would absolutely stay here again!

We stayed in the property in August 23. The location is very convenient to Hapuna beach and Mauna Kai resort. The condo is in excellent condition and has everything you need for the comfortable stay. The AC and the fan are sufficient to cool off the rooms. We enjoyed the stay very much!

We looked for properties in Waikoloa, most required at least 5 nights. We were staying 4 nights in Hilo and needed only 3 nights in Waikoloa. So grateful that we were able to rent this clean, well stocked, condo. The host was attentive and responded to us when we asked that the A/C be turned down a little more. We will return!

This is an amazing VRBO located in the resort area of Waikoloa. It is located next to the posh Hilton resort and close to the Mauna Lani resort as well. Both have beautiful grounds and nice beaches. Paul is very organized (kitchen cabinets label where everything goes) and the place is well stocked. The kitchen has everything you need in case you want to prepare your own meals. There are plenty of beach towels and beach gear.
It is very modern and spacious. There is a nice pool right around the corner. The upstairs bathroom has an awesome double shower. Also, a full bath downstairs as well. Easily accommodates a family of four. Highly recommend this place. Thanks Paul.

It was a great space to spend with my mother who has a heart condition that interferes with activity. She could easily relax, have everything she needed on one floor. Unfortunately for us our pool was closed for repairs and the other pool was too far for her to walk to. There was also no place to park the car near the other pool that didn't have a 20 minute time limit. She didn't want me to risk getting towed, or have me drop her off, park at our unit and walk back to her. Because I would have to leave her at the unit, I only went to the pool/spa tub twice for a short period during our 1 week stay. I was also uncomfortable drinking the water from the fridge because the filter needed to be changed. My mother also uses the TV to help her fall asleep and the TV in her bedroom didn't work. We messaged the property owner on the TV and the water filter and we were thanked for providing the information.

It all went well once we cleared up the parking pass concern. Condo was comfortable and very clean. The one regret for us was that we would have preferred to turn the air conditional off completely and been able to have windows and doors open a little bit to get fresh air and enjoy the climate there. The set temp was much higher than we prefer but we could not control that at all. But, since we were rarely there except to sleep, it all was okay and the condo had everything we needed in the kitchen, etc.

We had a great stay in this condo. Check in was very simple. The location within the resort is fantastic, right by the back swimming pool. The condo was very clean and had all the necessary items we needed in the kitchen and for the beach. The bathrooms had both been recently redone and were very nice, however there is no bathtub if you're traveling with an infant. There are removable showerheads in both bathrooms that were helpful for bathing our 3 and 5 year olds. We did have a technical problem (completely out of anyone's control) while in the condo and Paul was very responsive in resolving the issue.
We would definitely stay here again!

We had been planning this trip for a while, but kept postponing due to COVID-19 restrictions on travel. We were not disappointed at all once we finally arrived at Paul's condo in Waikoloa. Very clean, comfortable, and well situated. Excellent check in and check out process. Paul was attentive the few times we needed to contact him. We have zero complaints. Beautiful bathrooms 😉

This property fit our family's needs perfectly. Close to public access beach and it was great to be near a pool and grills. Would suggest clearer directions and how to get into the unit (bit of confusion on duplicate lock boxes) and could have used more basics supplies (paper towels, soap bars) since we stayed for a week. But overall a great property and experience.

Loved the location and amenities for this unit. The hosts were wonderful in working with us when we needed to reschedule our original booking and with a maintenance issue while we were there. Great suggestions for visiting the nearby beaches and General Store in Puako! Well stocked kitchen and comfortably furnished, very clean. Unit shows some minor usage signs (paint, floor and shower grout) we rate it overall 4.5 and would definetly recommend

Location was nice. Walked in and thought not too bad until further inspection. Overall cleanliness of unit was poor. Stains on bedding. Towels were old and thin. Foot prints on wall next to bed. Stayed one night and left. Took pictures and emailed owner and he said we overreacted. No refund was offered.

Lovely condo which felt more like a house. I never heard the neighbors or the road. The gym is clean and well furnished. The house was very well stocked with extras not found in other VRBOs and it is very orderly with matching sets not thrift store finds. Paul was responsive as well as housekeeping checking in on us. Overall, this condo was very comfortable for our family of 4. It was quiet with a lovely patio and pool. I felt that the kitchen could have been better stocked- it was a little frustrating to have no salt and pepper in the cupboard. Otherwise, a comfortable little place and we really enjoyed our stay.

Place was just as described. House was very well stocked with all your essential needs. We ended up renting bikes just to get around the neighborhood and to get to the hot tub. It’s just shy of a 1/4 mile each way to the big pool with the hot tub. So a bit of a trek every night. The smaller pool is right next to the property but no tub. Other then that it was a great spot

Paul, the manager, responds almost instantly. Location really can't be beat... just inside the gate. Parking right at the door. Shops 5 minutes drive away, beach about the same. Main road 10 mins away.

We were so pleased with this property! It had everything we needed to enjoy the island - lots of beach toys, chairs, towels, even coolers! And even a large walk in closet that functioned as a separate room for our 18 month old. The space is bright and clean and navigating to and from was a breeze. Thanks for a wonderful stay!

We had a great time making this property the home base for our Big Island vacation. The location is great--right in Waikoloa Village, so not really super close to everything in Kona, but there is so much to do in the immediate resort area. We found a lot of great restaurants, beaches, hikes, and things to do nearby.
The pool area in the complex is beautiful (although the pool itself is freezing! Some might say refreshing...) and the fitness center is small but adequate. If you are a runner/walker, you will find that the resort area is great for your daily exercise.
The home itself is spacious, clean, and the kitchen was clearly labeled so we knew where to put everything. Lots of space to relax indoors and out.

This unit was very clean, well equipped kitchen, comfortable beds and furniture. Only improvement we can think of would be a couple of new Tommy Bahama chairs. The current ones have been well used and are near the end of their lives.

Overall great stay. Location is quiet and convenient close to the back entrance, community grills, and pool. Nice layout and the beds were comfortable, nice furnishings, and the kitchen well-equipped. 2 beds and 2 baths (one up, one down) works well for a family of 4-5.
Note that the A/C is locked at 76 degrees. This was a bit too warm for our preference coming from Seattle making it difficult to get a good night's rest.

Unit is located close to the pool and back gate which made things very convenient. The parking stall is right outside the front door. Lots of extra bedding and towels. There is a balcony upstairs and downstairs, which is a nice place to have a coffee or a small family dinner. Queens Marketplace which has a grocery store and restaurants is a 3-5 minute drive away. This was a perfect place for our family to relax for the weekend.

We have been coming to the Big Island for the last 8 years and have stayed at Paul's beautiful condo at least 5 or 6 times (would have stayed here all 8 times if it was available!).
The reason we love it so much is because it has EVERYTHING you could ask for and more: perfect location within Waikoloa Beach Resort, up to date/modern and clean condo, fully stocked for cooking and beach activities, right next to one of two Colony pools, and a cardio room and weight room for those who like to work out. It's also very spacious and QUIET.

Beautiful place! Feels like home. A very good location. Large house, quiet Green hidden patio. Lot of household supplies. Swimming toys, beach chairs, body boards, mask for snorkeling.
Parking place is large and very close to the house. . Two large swimming pools are nice and quiet. 12 minutes to the Beach 69 and 15 minutes to Hapuna State Beach. Walking distance (20 min) to the Dolphin point. 5 minutes to the shopping center.

We loved this place for the immaculate grounds and the nicely appointed condo. Just get some coffee and breakfast food , there are plenty of supplies to get started. Would be great for 2 couples as bedroom bath areas are pretty separate. Lots of towels. If you come in the back road to complex the parking spot in literally the first spot of the right about 100 feet from the gate, and its right by the front door. The pool is right behind the unit, far enough away you can't hear it but only a very short walk. A great shallow area for sitting and a pretty big pool with lots of cabanas and chairs. Almost all adults when we were there if there was anybody. Nice grills and restrooms also.The front pool is pretty large with waterfalls and a hot tub ( Covid rules 15 minutes per group) and people were great about it. Nice chairs with coolers built in and boogie boards in unit. Lots of other beach stuff for all ages. Sat upstairs on balcony every morning after sunrise for coffee with only the breeze and the birds was awfully nice, very quiet place. Nice private outside patio for eating and enjoying breeze. Hope to visit again.

I stayed a few days in Paul's beautiful Waikoloa Beach townhouse after my daughter danced at Merrie Monarch in Hilo. I was nervous traveling by myself as my hubby and friends were unable to make it, but I couldn't have felt safer, more at home and relaxed during my stay. The townhouse is lovely and has all the comforts of home--beach chairs and boogie boards too. Although the weather was mild, it was pleasant having air conditioning in the unit, and having a dishwasher and washing machine and dryer in the unit was quite convenient. WIFI was nice to have as this was a working vacation for me. All my favorite Kona/Kohala beaches were a short drive away, and the locals who worked at the Kings' Shops and Queens' MarketPlace were sweet and helpful (definitely felt their island pride and aloha spirit). The nearby restaurants I ate at (based on local recommendations) were ono'licious and the service was superb. Sansei Sushi, in particular, was a little taste of heaven. Paul was always available via phone call for questions and was such a nice gentleman. I arrived on a Sunday night and got a little lost looking for the townhouse. If you're entering from the front gate, drive toward the end of the complex, almost to the back gate. The back gate is convenient for coming and going once you know your way around the area. Although I missed my hubby and kids and couldn't wait to give them big hugs, I wish I could've stayed even longer in Paul's Hawaiian haven. Mahalo nui loa, Paul, for everything! We live over on the Hilo side of the island and were looking for a west side getaway for the long weekend. I'm so happy we chose this condo. Paul is wonderful to work with and responds quickly to you. The location of the condo is great. Right by the pool and grills. The condo itself has everything you need. We had such a wonderful time on our vacation! We very much enjoyed our stay at the Waikoloa Colony Villas. We stayed in #2606. Out of all the rentals, on beach vacations, we have stayed in in the past, this was my favorite! We chose to stay in the townhouse instead of a hotel, even though they are very nice, because we wanted to be able to cook our own meals to save money. We do this when we go to the beach in Florida as well. On those trips, we are used to having to buy hand soap, dish washing detergent, washing machine detergent, etc. We did not have to do that here, it was all provided! They even had a spice rack! All of this helped us save money on groceries. We usually have to buy all of those things, and then only use about half. We couldn’t have taken the rest home on the plane, so we were very appreciative of that. This townhouse also had everything we needed for the beach. There were beach chairs, as well as a beach umbrella. My son enjoyed the buckets and other beach toys! They even had a rolling cooler, so we were able to bring drinks and keep them cool. Also, our flight back home was at 10:00 pm. We have a 4 year old, and he still takes naps. Check out time was 11:00. I read the info which stated that there would be a $20 charge per hour for a late check out. We had already spent so much money on the trip itself, we really couldn’t afford that extra cost for our 4 year old to take a nap. We were going to have to spend the day hanging out in Kona until our flight. I sent the condo owner an email explaining our situation. He said that no one was checking in the following day, and gave us permission to stay as long as we needed, until our flight. This was so helpful. A 4 year old without a nap is rough! But then add jet lag to it and 11 hours of flying and it can really get bad! We were so thankful that he allowed us to stay past check out time! All of these things really helped to make our vacation much more enjoyable! Everything was super clean! The pools were great too! I would highly recommend a stay here for anyone traveling to the big island.

We thoroughly enjoyed our stay in this condo. Thankyou Paul for taking our late night call. The condo is beautiful, very clean and spacious. There were only two of us but it would have been perfect for two couples as one bedroom is upstairs and the other downstairs. The kitchen is huge and was great to cook in. The property is situated close to the pool and the back entrance. It is exceptionally quiet! We would recommend this property to older couples or avid golfers.

We stayed in this condo for 11 nights with two of our party continuing on for an additional 6 nights. It has everything you could want and need, including plenty of boogie boards, great snorkel gear, a cooler, beach chairs, etc. Excellent location right next to one of the pools. It is a longish walk or a short drive to the Hilton for a lovely sunset or to the Kings and Queens shops or A beach. It is within a 15 minute drive to some of the best beaches on the island. Also, the price for this condo is very good compared to others in the complex. We've stayed in the Colony Villas 4 times so we do love it there. Paul is also very helpful and responsive. And the friendly cat visitors are pretty sweet too!

I have been to Waikoloa many times and Paul's place is by far the best value. The unit is located right next to the back gate, right in front of the 2nd pool in a quiet area. Pool area has great gas BBQs which we used for griling. Easy walking distance (10 minutes) to the shore/Hilton to watch the sunset via the golf course. The unit is nicely decorated and furnished with all the essentials (kitchen supplies/washer/dryer/blender/etc..., beach umbrella, numerous boogie boards, coolers, beach chairs, snorkel gear). It has its own parking space right in front of the unit. The unit has free speedy internet access which was great. Only complaint and a very minor one, is the downstairs carpet is probably in need of replacing in the near future. I have rented on VRBO many times and Paul was by far the easiest owner to work with. I will definetly rent again from him in the future!

We just got back from a great holiday including our stay in Paul's condo.This was our secong visit to the Big Island and Collony Villas. We knew where we were going to stay when we planned this trip, just had to decide on a condo. Paul was great right from my first inquiry. He was prompt with all his replys. What sold it for us was the rate he offers his condo at.We were able to get a great the unit we wanted at a great price. We will make a third trip to the Big Island at some point and our first inquiry will be to Paul.
There were no disappointments with the condo. I would echo all of the past possitive comments!

My wife and I really enjoyed our week on the big island and the condo was fantastic. The kitchen had everything we needed for the limited amount of meal prep we did. Having a washer and dryer was great. The amount of space was amazing. My wife would have liked an ocean view, but we ha a very short drive (less than 5 minutes) to get to a very sparsely used beach, we spent several afternoons there reading and whale watching. We hope to come back next year, this time for 2 weeks.

We are just coming home from 10 days at Paul's condo. Fabulous place to stay! The condo was clean, quiet and just steps from the pool. We liked that the condo was fully stocked with beach gear and basic household goods like laundry soap. Super friendly staff in the complex and the pools were never full of people. We really found the location of this condo to be one of the best too. Not only steps from the quieter pool, but right by the back gate too. Great reserved parking right in front. Speedy Internet. We will be back!
