This is my second stay at this property, and it was an overall lovely experience. The hosts were great, and the location is perfect. However, I wish the place was a bit cleaner. The floor was very dirty, and we had to sweep it every day from the moment we arrived. Some furniture and bathrooms could also use some upgrades. Despite these minor issues, I would still stay here again and hope they can make some improvements.

Wouldn’t hesitate to stay here again at this well stocked VRBO that is within walking distance of anything you might want to do in Kona. The patios offered wonderful views of the ocean to take in your morning coffee and the kitchen was large enough to not feel stuffed while I made everyone’s breakfast. We stayed here two years ago in 2023 and we have had yet another amazing visit in 2025. You can not beat the location! Most places have paid parking if you want to visit downtown but here you can leave your car in its parking spot(right up front!) And take a short walk to shopping and yummy fod downtown

Great view and great location. Good size with bedrooms needed and the bathrooms needed. Easy check in and out. Good additions with the folding chairs and boogie board. Great to have parking in this area. Air conditioning was good. Kitchen was what we needed.

This well appointed condo was the perfect sanctuary after long days of sightseeing. The 3 separate bedrooms and 2 lanais were ideal for quiet times for 3 adults. The spacious common area provided ample space to cook, eat, play games and watch TV. Beds are very comfortable and the furniture is clean and comfy. So many extras were available from condiments, coffee filters, scissors, batteries, beach towels and coolers. The snorkeling gear and beach chairs were greatly appreciated! We did not use the pool but found the laundry area helpful. The only downside was the outdoor noise but I would choose this place for its central location and proximity to the ocean, market and stores over a quieter resort.

Overall a very positive experience after the initial problem gaining access to the condo due to a malfunctioning deadbolt on primary front door. Thanks to a quick response from landlord the issue was resolved. Nice area and outstanding view from 7th floor balcony. Also important to note that landlord provided plenty of beach equipment to assure our enjoyment without incurring additional rental expense.

This penthouse condo was a brilliant match for our family. We love to walk and explore the community which this location was perfectly situated to give us walking access in 3 directions. The volcanoes park was a trip worth taking around the island too. Lots of fun activities close by and we enjoyed feeling at home with a well-outfitted kitchen and comfortable beds for all 5 of us.Thanks to the hosts for their hospitality we hope to return and this is the perfect place!

Check-in was easy and keys were in the lockbox as communicated. The unit was very clean and stocked with all the dishes and cutlery you can imagine. Air conditioners were a bit noisy but not bad - at least they were cool. Great location within walking distance to the fruit market which had the best longans and papayas!

Property was as advertised and property manager communtcated promply and kindly! Even allowed us an early check in when we realized we arrived earlier than check in time. We had a very comfortable stay at this property. Francoise was a gracious host, and very responsive and communicative. The condo was very well stocked with any extras you could need - from baby gear (e.g. pack and play) to beach gear (body board, snorkeling gear, towels, and more). We would definitely consider staying here again during future visits to Kona.

The view of Kailua and the ocean was awesome. The property is within walking distance of downtown. The elevators are a big plus. The traffic outside can get loud. The common laundry is on the first floor. Overall we had a pleasant and comfortable stay.

We had a fantastic stay at the Condo. All the rooms were a good size and the kitchen was well equipped. No complaints.
The Third bedroom was a bit warm as the air-condition was just in the living room ( 2 of them) but with the ceiling fans it was doable. We were pretty happy with it.
The views were great in the morning plus you can watch the sunset. I would book it again.

The condo was VERY clean! The location is incredible - one block for everything! And we couldn't stop staring at the view from the balcony! You have to walk a couple hundred feet on Keukini Highway, but then you turn down the road and you're basically in the thick of Kailua Kona. We watched the fireworks on July 4th from one of the 2 balconies in this condo and it was AWESOME! The appliances are newer with an ice maker in the freezer (came in handy every day!), and the kitchen has granite countertops that were easy to keep clean. The bathrooms were well-stocked with TP, tissues, even shampoo and body wash, which I was not expecting. The condo has 3 A/C units (2 in the main living space and 1 in one of the bedrooms), so you need to leave the doors to the rooms open so they can cool down. There are ceiling fans everywhere to help distribute the cool air, and there are a couple of fans in the closet that we used to help move the air into the bedrooms. The closets were full of beach "necessities" such as beach chairs, sunbrella, boogie boards, noodles, etc. The pool is small, but no one was ever in it during our entire stay, so we basically had it all to ourselves. There is a charge for the washers and dryers in the first-floor laundry room, but it was negligible (I believe it cost us $8.00 to wash and dry 3 loads). The wifi was excellent and the flat-screen TV worked great - including cable TV. We can't say enough about this place! We will definitely book again!

This in the most centrally located place you could hope for! We had my 77 year old grandfather with us so we drove everywhere, but you could literally walk to all the restaurants and shops in this downtown area! This is a huge advantage as a lot of the parking lots around are $10 an hour to park. The pool was perfect for my kiddos, the elevator was so nice to have, the laundromat was clean and easy to use, the hosts were amazing at replying in a timely manner to any questions I had, and the sunset were amazing!!!! The two lanais face the ocean right where the sunsets and we had the most beautiful sunsets every night! Highly recommend!

We rented this property with 5 adults and a 3 year old and it was perfect for us! It was very central to the area with downtown Kona and the water just a 5 minute walk away! The hosts were great with communication and helped us with an early check in! The only “issue” we had was that I don’t think the floors were swept 100% as I had sand on my feet as soon as we walked in - however, I’m sure it’s difficult keeping hardwood 100% free of sand! We made sure to clean it up as best we could with a little sweep and mop :) We would love to stay here again sometime. 10/10

The condo/Apartment was very close to downtown. This was perfect for us as we had to pick up our grandkids daily while my daughter went to the mainland with the oldest to get him settled at the Univ of Michigan.
The unit is quite dated however everything was in perfect working order from the kitchen to the A/C.

Location is great as condo is within walking distance to many great restaurants, the beach, and entertainment in Kona. To celebrate my mom's retirement, my husband and I's anniversary, as well as my brother's birthday, a 2 week trip to Hawaii was in order.
Francoise & Ron are amazing hosts. Replies to any messages, comments, and questions were extremely quick and pleasant. There was one very small minor incident that we needed taken care of, and Francoise was on it immediately.
The location of the property is perfect. Great location to sit out on the lanai and watch the sun set, or early mornings watching the waves crash on the shore across the road. The neighborhood is quiet, and the building manager is very nice. In fact everyone we met in the building were friendly and nice.
The property was comfortable and there was plenty of room for my family of 5 adults to stay. If you are looking for a place to stay in Kona, this is it!

This was an awesome location. Many restaurants within walking distance. Everything possible we needed the owner had thought about. Very easy check-in and communication with host. Loved drinking my coffee on the balcony and we as a group spent time there watching sunsets and making memories. Just a great location! Best decision to stay at condo rather than hotel. Safe location. I always worry about the beds but no problem here. They were very comfortable. Plenty of room in kitchen and living area to enjoy time spent there. I highly recommend this condo. Should we have the great fortune of a return visit, we would definitely seek to stay here again. The perfect central spot to take take advantage of all that Kailua-Kona has to offer, from dreamy ocean views to a quick walk to restaurants or the farmer's market for fresh pineapple, you'll be hard pressed to do better. In addition, the hosts have of thought of an impressive number of touches to make the homey stay complete. From a coffee bean grinder and beach towels to the all important cooler - having access to these items helped make our vacation. Super close parking spot to the elevators too! Very nicely decorated penthouse, very close to the beach, food, gas, not far from stores, shopping, and entertainment. At first you may think.. but actually it wasn't noisy and no one bothered us.. the place was cozy, nicely updated and had an ample amount of room. The owners communicated well with us as well.. my advice is just follow their directions and all will be wonderful! House was not hot at all, very nice and cool with the units they had in there but it was March as well. We would love to stay again.

My Family and I were impressed with this home. The view was amazing and the home had so much more to offer than what we were expecting. The AC worked well the place was clean and had every thing you would need to make all kinds of meals and drinks. There was items to take to the beach that we didn't expect, small BBQ, cabana, chairs and much more. There wasn't much we needed to buy at the store because of all that was readily available although we did want to replenish some items we used up. This home was cozy and had good vibes. The walk to food and other things like the street market, shops and the board walk was super close and fun. We would stay here again when we come back to Kona.

Four of us recently started at the condo in Kona and had a wonderful time. The view of the ocean from the condo are incredible. We enjoyed watching the sunset on numerous occasions. And the location of the condo to downtown Kona couldn’t be beat! The condo is large enough for four people, and has two bedrooms and two bathrooms. The kitchen was adequately stocked and we were able to use things left by others. Francoise was excellent at communicating and would promptly answer questions. I would not hesitate to stay here again.

The condo was in a great location within walking distance to many restaurants and shopping. We enjoyed fabulous sunsets over the Pacific from the 7th floor lanais every night of the 11 nights of our stay. And had a gorgeous view of the mountain from the west side of the condo each morning.
Because of doors and windows on both sides of the condo, we enjoyed lovely breezes every day.
Francoise was a very attentive host and responded immediately to any message I sent to him. Thank you, Francoise!

Location, Location, Location!! Francoise's place is super close to Kona Town. Lots of restaurants and shops within walking distance. The view from the lanai is fantastic! This condo was an incredible find. A huge and comfy place, with two lanais and a big kitchen/dining/living room. Each of the three of us had our own private room. Ideally situated in the middle of Kailua, and we could just walk to every restaurant, the farmers' market, or strolls on Ali'i drive. About half hour's drive to some of the best snorkeling sites and coffee farms in the world. The hosts, Francoise and Ron, made extra effort to contact me and make sure everything was going smoothly. Perfect.

You may be disappointed at first impression entering through the front of the building. The location doesn't feel very much like a beach resort. However, the morning view from the lanais will give you a better feel for what to expect. Kailua-Kona is not Kaanapali, but it does have a lot of character and appeal. The location of the property was just perfect for us. We enjoyed the proximity of the ocean, shops, restaurants, and the church adjacent to the building.
The hosts are great and they have provided many thoughtful items and conveniences in the property.

My family and I really enjoyed our stay in Francoise's condo. The place has amazing views and a great location. Everything you need from restaurants, shops, cafes, etc. are all within walking distance. This is one of the more well appointed properties I have stayed at having everything you need. The kitchen had high quality utensils, appliances, and well stocked with condiments and food storage containers which came in handy for packing snacks on our daily outings.
The place also has beach chairs, beach towels, boogie boards, ice chests and umbrella for a nice day at the beach. Francoise is also an excellent host. He responds in a timely manner and provides clear and simple instructions on the check in and check out process. Definitely one of the best hosts that I've rented from who takes his business seriously and cares that his guests have a good experience. I would recommend this place to anyone staying in Kona and would stay here again.

This condo suited our needs to a tee! The condo is beautiful and very well-appointed. We really appreciated the attention to details, the convenience to shops and downtown Kailua-Kona.
Having the beach chairs available was one of the highlights as we had my 91-year old mother with us and she loved sitting on the beach while we went snorkeling and swimming.
Best sunsets I've experienced! Easy trip down to the Farmer's Market daily made our dining special. On Sunday, the church nearby was full of music that we could hear from our lanai.
There is currently a building under construction right below the condo, so the noise of related machinery, beeping of moving equipment, etc. was not welcome first thing in the mornings. Morning coffee on the lanai was not a peaceful experience during the week. However, we were usually out and about for the most part of the day, and by the time we returned in the evening, all work had stopped. Cocktails on the lanai in the evening was pure heaven!
The owners were very responsive to all communication we had during our stay, and I would highly recommend this condo for your Kona experience!

This penthouse condo unit comfortably hosted our 5-member family, with 3 bedrooms and 2 baths, open kitchen/dining area, and living room. With two large sliding glass doors onto lanai, light is abundant and sunset views are perfect. The kitchen is equipped with a sufficient variety of appliances, cookware, utensils, and dishes that make cooking a pleasure.
The hosts provide plenty of beach towels, boogie boards, chairs, umbrellas, and accessories...very cool. The property manager was cool and extremely responsive to any questions or requests, so accessing parking, laundry, or garbage facilities was easy.
The downtown Kailua-Kona location is safe, clean, and wildly convenient to gyms, groceries, restaurants, bars, and other specialties...most within walking distance. Our teens explored town on their own, and we encountered interesting people and places on walkabout. Not many nice beaches downtown, but most nice beaches to the North and South were easily accessed via car.
Our hosts were very responsive, and we definitely would book this property again. Mahalo!

We rented this condo for 3 weeks over the Christmas Holidays. We have stayed in Kailua-Kona several times before and have never had a location as perfect as this! The view from the balcony is amazing. It is the perfect spot to watch the sunset. The building provides mountain views at the rear and ocean views at the front with a lovely cross breeze. The unit has 3 bedrooms making it very suitable for families. The unit was clean and well equipped. It is within walking distance of the main dock area for snorkelling, swimming and kayaking etc. It is also within walking distance of many shops, bars and restaurants, as well as the fresh market. We will definitely be back.
