Lanai is sweet spot for sunrise breakfast.
Nice to have car right below, especially when sun was blazing/ raining out. Luxury not to haul beach chairs and a cooler across a parking lot.
Front desk friendly. Complex has solar, making trip more eco-friendly.
Short walk to the clean pool w/ amazing view of Nawiliwili & mountains.
Easy walk to Kalapakī Beach. Not far from Kapaʻa & Poʻipū for good restaurants. Farmers markets, Costco, Target, etc., not far.
Relief to have no one above. Generally quiet unit, though one day we heard housekeeping yelling next door.
Loud party nearby on last night.
Heard waves at night when the (faint) highway noise fades.
Roughly 18 steps to condo. Would like more lighting if I were woman staying alone.
2nd bedroom not closed off completely (top is open). Good to know if you have light sleepers.
Washing machine smelled like previous guests let it get musty.
Window AC units were between 60 & 70 decibels on lowest setting. Owner explained that trade winds at night make AC unnecessary. There were cool breezes at night, but a loud party nearby on last night made us close windows.
Few dirty/ broken things, but nothing major. To be fair, owner gave us maintenance's info before stay. But instead of complaining, we just cleaned up. Why bother with arranging repair while on vacation?
Would stay at BH again for location alone. Overall, strong value.

This is a clean, basic condo with everything you need for your stay! Internet worked great, beds good, everything clean. Really nice little view of ocean and mountains to drink coffee to in the morning. Everything good. Lots of food in walking distance. Best of all, I love how it is right across the street from Kalapaki beach. This condo is becoming our go-to spot each year on Kauai!

The rental was exactly as listed. Clean and well stocked with things to help make a week long stay feel like home. There is a washer and dryer to get suits and towels clean after a day at the beach. There is a beach that is within walking distance, as well as some little shops and restaurants.
The property is clean and you can easily access activities on the north and south shores from Lihue.

The property was as described by other reviewers, so the steps going up to the condo were no surprise. At least I got in a lot of steps and flights! 😉 The location is very convenient to so many places and things to do. The beds were fine for all of us. I chatted with Kiki at the office and she was helpful in showing me places to check out. I feel like we all had that once in a lifetime trip to Kauai, and the comfort of the condo helped after being on the run most of the day!

Convenient to all sides of island and airport, as well as easy walk to a calm beach and lots of gift shops and restaurants. Can see beach and waterfront from balcony, and sunrise (in January). Rental car is needed and we appreciated the covered carport (don't back in!). The property owner was responsive and clearly cares for the property. It made a great base for our 6 day stay on Kaua'i. Only downside might be noise from roosters, which are beautiful- and are all over the island anyhow! Airplane and ship activity is only sporadic and not intrusive.

Karen is a great host! She gave me lots of helpful information about the property. She is also very accessible when I called her.for questions. We enjoyed her unit and it has an AC which was helpful when it’s humid. There are three stairs from the parking garage to get to the unit. An elevator would have been nice. It was a little challenging for an older person carrying their luggage but I just did it slowly. The unit is convenient to where you want to go and enjoyed our stay. Thank you, Karen.

Great location, right across the street from a sandy surf beach. It’s about a half hour from good snorkeling in Poipu in the south and about an hour to Hanalei in the north. Costco and Safeway are a 5 min drive which is handy. Our family liked the pool and we used it quite a bit. Not a fancy place, but it had most things we needed.

Perfect location to explore the east or south sides of the island. Beach gear was a nice addition though in very used condition. Close to grocery store/ Costco and bbq on site to cook meals after a day at the beach. Mini pantry stocked for convenience too. Glad we stayed!

1st time to Kauai. This is a great location to see the Island.
Easy to get to from the airport, easy to get to shopping and beaches. Swimming pool is nice and the people at Banyon Harbor are very friendly.
This unit was supplied with beach towels, boggie boards, a cooler, beach chairs and other items to enjoy your stay.
Only drawback is all of the stairs which didn’t cause me any issues, but if stairs are a problem, beware.
Overall, a very nice place to spend an Island vacation!🤙🤙⭐️⭐️⭐️

We had a great trip to Kauai! The place was conveniently located for all that we wanted to do, outfitted with items for a beach trip, cooler, snorkel gear and boogie boards and comfortable enough to sit and have chats over coffee on the lanai.

We liked the centralized location of the condo as we toured all parts of the island. The condo was very clean, the on site staff and housekeeper were pleasant and helpful. The condo was as we expected from the listing. Communication with the owner was clear and easy. We enjoyed watching the boats and ship in the harbor and the local boys football team practice in the park.

The property was older but was neat and tidy. It was perfect for a family with two bedrooms, a full kitchen, living room, etc. It had all the amenities needed. I liked that they had a cooler, boogie boards, snorkel gear you could use. The pool was just a short distance away. You can see the cruise ship dock nearby. The island is small so the rental was between all the different locations to visit.

Condo J118 was clean and well appointed townhouse style condo. Centrally located on the island, it made getting around fairly easy. Got a lot of use from the pool and BBQ area; and my niece was happy Kauai Athletic Club was a short walk away.

The condo and the development were clean and had everything we needed. It was close to the beaches, shopping and the airport. The only negative was that we didn’t realize how many stairs there were from the parking lot to the bedrooms. My husband has a bad knee and struggled with all the stairs.

The unit was cozy, maybe a lil dated as mentioned on the listing.
Karen was responsive and thoughtful.
Close to a bus stop and a lil shopping area with an ABC store and also restaurants.
Plenty of towels, pillows and sheets! And cooking utensils!
-May need to look into investing on newer AC units though, a lil loud and noisy though helps drown-out the outside noise.
-black-out curtains would be great to help with the noise and light
-the pull-out bed/sofa may need to be changed, you can feel the springs and may not be good for your back to sleep on.
Ended up sleeping on the floor instead.
Otherwise we had a nice stay and met our needs.

Pros: The property's location is ok for getting around the island. There is plenty of space for two people. Kitchen is stocked with essentials.
Cons: I wish the owner invests a bit on stuff that would improve guest experience. Most of the towels feel well used and all the big dinner plates are cheap and chipped. Shampoos and conditioners are the leftovers from previous guests and almost empty.

This was the first place we have visited since covid has consumed our lives. The location was beautiful and short distances to the beach and local shops. The condo was clean and cozy, had all of the amenities of home with the added comforts of the views and sounds of the waves. Upon our initial arrival, it was clear that the condo was in need of standard maintenance (broken kitchen cabinets, leaking faucet, broken tub diverter, wet towels left in the washer from previous guests, etc.) and a deep clean as part of keeping up any home or rental property. During our stay, I shared these items with the owner who was very responsive, however there was no way to address the extent of all required maintenance during our stay. Half way through our stay, we checked out and moved to another property.
In terms of the listing: This is a 1.5 bath property (only 1 shower) with a LOT of stairs (3 full flights from parking up to the bedrooms - not recommended if you have a lot of luggage or are traveling with anyone elderly as one set is completely outside and uncovered in the rain and can become slick). Additionally, you do not hear waves from the lanai or condo, and the "partial ocean view" is a tiny sliver between other buildings, over solar panels, and beyond an industrial/warehouse area, resulting in a "peekaboo" ocean view and primarily only from the main bedroom. Unfortunately this condo was not as advertised, and was not the vacation stay we were hoping for. I cannot recommend this condo based on our experience.

This property worked very well for the two of us for a 2-week stay. The location is perfect for exploring both the North and South sides of the island, and there is an ABC store and several restaurants within easy walking distance. as well as Kalapaki Beach right across the street. The bed in the main bedroom was very comfortable (firm, for those who like a firm bed), and we got a very nice breeze at night. We didn't use the 2nd bedroom, so I can't comment on the comfort in that room. It was helpful to have a washer and dryer, but make sure to follow the owner's instructions about leaving the washer door open to dry out after use. It was obvious that others hadn't done that, and the washer smelled strongly of mildew. We really enjoyed watching the sun rise from the lanai every morning. We didn't cook much, but we found what we needed in the kitchen, and the dishwasher is brand new. The reason we assigned 4 stars instead of 5 is because of noise, which isn't the owner's fault. Unfortunately, several of our neighbors didn't pay attention to the quiet hours and, since we slept with the windows open, we were frequently disturbed. There is also road noise and some noise from the port area, which is fairly close. If you prefer to use the A/C unit instead, this probably won't bother you. Overall, though, we enjoyed our stay and thought the unit was great!

This property in Lihue is in a great location for getting to locations on both the north and south sides of the island. There is a great pool with an awesome view. Two bedrooms and foldout bed in living room meat six sleep with ease. Kitchen is good with plenty of dishes and pots and pans. Could use a rice cooker and slow cooker. Washer and dryer are a plus! Also, there are beach towels, beach chairs, and a boogie board! There are restaurants and shops with walking distance. The property could use some updating, however. The master bedroom is spacious, but tne second bedroom feels dark, because of a lack of lighting, and is quite small and cramped. Old window air conditioning units keep the place cool, but are definitely loud. Still, a great place for larger families for the price! We would stay there again.
