It was nice! It has a balcony with an amazing view. We spent all sunrise and sunset out there many days! One complaint was that The doors were a little strange as they had panels basically like the doors in a changing room in a department store and the door between our room and bathroom had panels missing. So privacy was a little less than we expected. The location is nice access to a good snorkel/surf spot, a place to rent snorkeling/surf gear! The pool is nice and clean and the lady that works on site is super nice. They were quick to respond and come thru when we needed something. I’d stay here again!

Amazing ocean views at this place and right across the street from a good snorkeling beach! The beach gear in the storage closet was really nice to have for our time there.Large unit with 2 bedrooms and 2 bathrooms was nice. The place was a little dated inside and could use some updates, especially the kitchen amenities. Also, several dishes were dirty in the shelves.The property managers were good communicators and make check in/out very easy. We would stay here again.

We stayed only 4 nights - what a shame! The Apartment ist big, ont the top floor (3) has all you need with two separate bedrooms (twin and double) and bathrooms and is overlooking the sea. Each morning I only had few steps (5 min) two a spectacular snorkel spot where I also could some laps. The elevator takes you down to the private pool (soo relaxing) and the beach-supply storage, where you find all you need! We enjoyed staying here very much. Ps: we just had a huge (giant) cockroach on our first night on the balcony. I was screaming loud;) But it was the only one. Neighbours said that’s normal;)

We were pleased with this property. If you can see past the dated decor, the place is very nice. The location and view are worth every penny! It is listed as no a/c, but there are ceiling fans that help tremendously and the evening does cool down a lot. The balcony over looks the pool, which is also a great feature.

The condo is spacious and quiet, with a large lanai perfect for relaxing and taking in the stunning views. While the unit is a bit dated, the unbeatable location and peaceful atmosphere made up for it. It had everything we needed for our stay. We loved the easy access to snorkeling right across the street and spent a lot of time enjoying the lovely pool. A great spot for a relaxing getaway—would definitely stay here again!

This villa is very thoughtfully equipped. We had everything we could need from beach supplies, well stocked kitchen, games, even binoculars to watch the whales in the bay. We loved having the keyless entry to the villa, the elevator and the beach supply locker. Beautiful view from the linae, a very nice grocery store is nearby, the building and neighborhood are quiet. The villa shows a little age but is in great condition and very clean. Would love to stay again. Thank you!!

If you are a snorkeler, you can’t beat the location as it is about less than a block away from a great snorkel beach. The views from the condo are stunning. There is no AC, but it is not necessary because there’s typically plenty of ocean breeze The kitchen is well stocked and the unit is very spacious. The management company is very responsive. On the negative side, the unit is old and very tired and could use a handyman for some paint and spackle and some new toilets. The old original toilets are very low and barely flush. The mattress in the master bedroom is old and like a marshmallow. But the price is very reasonable so make it worth it.

This property exceeded expectations. Everything we could want was there. The view is stellar from the minute you walk in the door. We loved the keyless entry and storage in the garage. My only regret is that I didn’t go into the pool until my last day. I lioved that it was fresh water and I could cool off while my hubby bbq’d. I must note that the parking spot is small but we had a mid size and would let passenger get out before parking. Secure building. It’s exactly as shown in the pictures. We’ll be back!

The location and view at this place are unbeatable! Kahaluu Bay was the best snorkeling we found on the island, and we went several places. It was wonderful to be able to casually visit the Bay many times during our stay. We loved the pool/BBQ area, as well, and made good use of it, having dinner w/friends. The unit was a little hot for us without AC in August. It took some adjusting to at night, which didn't cool down much. The unit was a little more rundown and shabby than we expected from the description and photos. Our friends stayed in another unit in the building which was more updated and modern. We didn't expect luxury, though, as we were on a budget. Overall, we enjoyed our stay here.

Tired and rundown I the best words to describe the property. The bed mattresses appeared to be 25-30 years old, sagging, and stained. The linens and bath towels were not luxury as described in property description. The carpet was very old and stained. The furniture was well worn, stained, with tears in some places. The sinks had signs of corrosion/rust. The some door slats were mid aligned/broken. Some pocket doors did not fully close/open. The dishes and drinkware appeared old, some were chipped/cracked. The small ants present in the kitchen and bathrooms were a nuisance; requests to store all food stuff in the refrigerator were followed and again a nuisance. This property does not have air conditioning which was known going into the stay per the description. The weather during our 4 night stay in July did not cooperate to make a comfortable stay. There were no cross winds or sea breezes of significance to reduce the property temps. There was a thermometer in the dining area and stayed 82-83F during our stay regardless of time of day. Bad weather luck. On the positive side, the location across the street from a popular snorkeling beach was great. The pool was in great condition as well as the complexes bbq grill. Communication with property management was prompt. The property was clean besides the stained carpets/mattresses and ants.

We loved breakfast and sunset dinner on the balcony with the magnificent ocean views. We also loved being in a quieter and more private complex with practically private pool use. Being across from snorkeling, minutes from Magic Sands Beach and Kona, plus being near the road to South Kona was exactly what we wanted. The unit was spacious and met all of our needs. The use of beach equipment was icing on the cake.

My wife and I spent a week in paradise thanks to the beautiful Hawaii environment and the fantastic facility we rented. The place is strategically located just a walk from the best snorkeling beach on the Big Island and close to everything else in the vicinity. The large shopping plaza with a supermarket, Drug store, and several excellent restaurants is just a 3 min drive away. The apartment is large and spotless. It is fully stocked with anything you may need. It feels as perfect as at home. The panoramic ocean view completes this beautiful setting. We recommend this place for any family who wants to enjoy everything Hawaii offers.

This property far exceeded our expectations. The condo was spotless when we arrived and the starter supplies were available as described. The unit was larger than we expected and the kitchen was well outfitted with equipment and kitchen tools and the knives were sharp. The washer, dryer and dishwasher were very handy. We had an issue accessing the cable tv system and the management company was quick to respond with a solution and on arrival the access instructions were quite clear. I like to snorkel and this is across the street from the best snorkeling spot and I was there almost every day. I did not see a turtle there but many others did. If you want to see turtles I would suggest Honohokau Harbor National Historic Park just past mile marker 97 on hwy 19 where they can be seen from the beach which is nicely shaded. We found a newly opened restaurant with a great view called the Sunset Kai Lanai above the Keauhou shopping center. We requested a table by the wall for the best sunset view. Last year it was a different name and owner and it wasn't good at all but now the food is great. The Keauhou shopping center has a free hula show every Friday evening at six. Our other go to place to eat is the Jame Beard award winning Manago Hotel in Captain Cook. It's nothing fancy but the food is good. We also like Quinn's Almost by the Sea across from the Marriott in town with free hour and a half parking at the Marriott with validation. Th condo has a storage area in the garage with beach supplies including chairs and umbrellas. The lack of air conditioning was not an issue as the fans were adequate. I would definitely recommend this unit.

#304 at Kahaluu Bay Villas was the perfect place for us to stay. Just walking into the condo will wow you with the view. We did quite a lot of cooking while there and found the kitchen to be very useable with everything functioning well. The sink disposal became clogged on New Years Eve and Knutson replied to my text right away and sent a repairman. Check in and out was very easy. I like the keyless door. My wife and I would definitely recommend this unit to any of our friends and would certainly be happy staying here in the future!

The apartment is in an amazing location across the road from a great snorkeling and surfing beach. The balcony is large and has a beautiful, unobstructed view of the ocean. The photos do not do it justice. The communication from the management company was very good. The apartment is large and was clean. Although it has no air conditioning the fans and large, opening, sea facing windows meant this was not a problem and the temperature inside was pleasant day and night. It is very well equipped with everything you could possibly need. There are beach chairs, umbrellas and beach toys available for use also which was really nice. The apartment is in walking distance to some shops and restaurants and the free trolley stop that takes you in to Kona down town is a short walk from the apartment. The swimming pool and BBQ area is also great and very quiet, we pretty much had it to ourselves for the whole two weeks. For everything that you get at this property it is a great price. If we come back to Kona we would definitively try to stay here again.

This was my second time at the Kahaluu Bay Villas. This time brought my older kids. The unit was a perfect unit for a family or 2 couples. We had all the amenities of home as we love to cook our own meals. The unit was clean, fully stocked with kitchen supplies, the location was right across from great snorkel beach and easy drive to downtown. The lanai is very large and hadsbeautiful ocean views which we spent most of the time on the lanai when we were there. The pool is nice with a BBQ area. The managers were very responsive when we asked and brought us what we needed. Everyone really loved it. We will be booking for next year again!!!

Kahaluu Bay Villas Is a very well maintained building with 15 spacious apartments. It is ideally suited if you like to snorkel because the bay is only a 5 minute walk. This was the 17th time we have stayed here and of the 4 different apartments 304 has the best view of the ocean.

This is a very comfortable and spacious property that has an amazing view. The kitchen well stocked for cooking your own meals. Very close to a grocery/mall, but will need to catch the bus or rent a car for activities. Lovely snorkelling across the street. Could use a little maintenance to ensure everything us working properly, but otherwise very happy with our stay.

This was a very comfortable unit for 6 people; 2 grandparents, 2 parents and 2 kiddos ages 9 and 5. It’s nicely furnished but not so fancy that our family was uncomfortable living there for a week with young children. The balcony overlooks a pool and covered patio area and the Kahalu’u Beach Park is just across the street. We would be happy to stay here again.

KBV unit 304 is in a great location right across from the best snorkelling beach. 3 minutes to get food at KTA grocery store for making healthy meals in the well stocked kitchen...loved all the extras like the blender, lots of dishes and glasses as well as spices. The pool was very nice with the BBQ area to grill. Washer dryer was also appreciated. The management company quickly responded for a few issues we had with the lockbox as well. I will stay here again!

We stayed at this property for a week - it is great for families. The location can't be beat and the views are just incredible. If you require privacy this might not be the spot for you. The doors in the bedrooms and bathrooms are slat doors that are mostly see through and definitely don't block out noise. The pillows and linens can definitely use an upgrade. But, the kitchen is fully equipped, and there is beach gear available for use in the storage closet. Designated parking spot for your car and a very quiet neighborhood. Directly across from a fabulous snorkeling spot and within close driving distance to lots of restaurants and shops. We had so much fun staying at this property!

It was mine and my family’s first time in Kona-Kailua, and I am soo GLAD I found this! It was the perfect condo for my family of 6. It was very spacious. The bedrooms were big enough, and the pullout sofa bed was convenient to have for extra sleeping. The lanai on this third story condo was the highlight of our stay. You have the most perfect, unobstructed view of the beach across the street, Kahaluu Beach. You have an outdoor table and plenty of seating to enjoy your breakfast and sunsets on the lanai. The overall layout has an open floor plan with a full kitchen and dining table.
As mentioned the beach is across the street, which made the location perfect. It was a short walk across to enjoy some of the best snorkeling I’ve done on the islands. We even saw a turtle!!
Although there was no AC in this unit, the fans did help out a lot. We came during early March, it was hot and warm at times inside, but I’m sure it’s prolly even hotter during the summer.
Overall I would absolutely book this stay again if and when we come back to Kona.

Booked this condo because it had a beautiful view from the pictures. It has nice floor plan, it was in a nice location, the complex was very clean, beach at a block walk. However, I had a terrible experience with the rental management, the directions were incorrect! Had to bother the people that lived on the wrong address to find the condo complex. Turned out the condo was on the next street over. When I got to the condo the directions to the enter the complex was also wrong, the lock was broken for the storage where the key was kept. I called the management office 3 times before I was able to check into my rental. He was rude over the phone commenting that I needed to follow the directions in the app. He told me to put the lock box back together but I couldn’t. So I went upstairs to the unit and the key was hanging from the doorknob the whole time. We had a comfortable stay, however, they had no AC, or swamp cooler. We used fans while we were in the condo during the evening. Door restroom was broken, carpet was dirty, counters tiles in kitchen were cracked, couches were dirty, towels were old, blankets smelled dirty. After checking out on the app at 11:05, I was called by a lady an hour later to verify if I had checked out and left the key. Later when I’m at the airport I get a text with pictures of a broken lamp and to give them a call. Lessened learn if something is broken take a picture when you arrive and send it to them. Even if it’s a small tear or crack. Just take a picture text it or email them so they won’t blame you for it and charge you! The lamp was torn when I walked into the condo and I purposely didn’t touch it because I didn’t want end up tearing or breaking it more. I called the management office and the man was rude saying I left the rental a filth, which I did not, he claims I left the keys inside, which I did not. I washed the dishes, swept and vacuumed, washed the towels, made the beds as it directed to do before check out on the app. I paid the 49 dollars insurance for broken items but we didn’t brake anything. After an argument back and forth and reminder that I did call multiple times before accessing the condo he said he would pay for it and that the owners already charging him a lot. Worst experience I ever had with a rental from Knutson & Associates.

We walked into the property to see giant sliding doors that opened to a patio overlooking pool, yard, beach, and ocean! It was breath-taking. We watched we several sunsets and a rainstorm from that patio. Just down the street (a 2-minute walk) was a park with a magical snorkeling place and a surf school. The unit felt like staying with a friend; comfortable and familiar. There was a backyard pool and grill available to guests. The unit had a nice flat screen TV, games, books, and even snorkel and beach toys for us to use. Staff were helpful and available. We had a minor miscommunication at the beginning that was quickly cleared up with a phone call. It was a relaxing stay.

Our visit was amazing. Everything was very clean and beautiful. Everyone was so friendly and nice. Between the pool and being able to walk to the beach, we couldn't of ask for a better place. And Pool stays open till ten. Very relaxing
