You are paying for the location and the view and that is about it. This condo needs a lot of work - broken outlets, windows that couldn't open, holes in the walls, floors are filthy and if you are just looking for the basics it barely had it. Glad we didn't have to spend a lot of time indoors and could enjoy the beaches right outside the condo unit.

we with 3 adults stayed 10 days in an apartment in Kihei, the apartment had 2 bedrooms and 2 bathrooms, everything was suitable for our vacation, but the windows should be repaired, because the pane or window in one bedroom, almost fell out with the wind that´s always on Maui.

This is a great place! It was spacious enough for my family of four and had all the amenities we needed. The provided boogie boards and coolers were a nice surprise. We loved sitting on the lanai for morning coffee and evening cocktails while overlooking the beautiful beach and pool. The master bedroom window doesn’t seem to close all the way, but we didn’t mind because we could hear the crashing waves which was nice. We’d definitely stay here again!

Our family of 4 (2 adults, 2 teens) recently spent 9 nights in this condo at the Kihei Beach Resort. We enjoyed our stay here and found the condo to be perfect for our family and the view from the lanai and bedroom was amazing. Although the building is older, it was clean and had everything we needed. We especially appreciated the boogie boards and coolers. The location on Sugar Beach was great as it’s quieter and an excellent beach for walking on every morning. The restaurants and shops of Kihei are just a short 10-15 minute drive away. We found the water on the beach was not quite as clear as some other beaches but you didn’t have to go far to find another option for swimming. The communication with the host was excellent. I would definitely recommend this condo to friends and family and would stay here again in the future. 🌺

We were pleasantly surprised by the location and amenities of the unit. Coffee on the lanai while watching whales in the bay was a treat. Will recommend to anyone looking for a central Maui location.

great ocean view from balcony nice table for having morning coffee or early evening snacks. 2 BR 2 Bth was enough room for 4 adults. Nice kitchen, other units in building had air conditioning, though the natural breeze was comfortable. great access to beach and pool. Could see whales in early evening.

I want to start this review by saying we always try to leave very positive reviews. We don’t expect perfection and we are very grateful for owners allowing us use their home.
We love the Sugar Beach area in North Kihei. This was our second stay at Kihei Beach resort but in a different unit. POSITIVES:. You can’t beat the location. This area is not as busy as other areas of the island and is the main reason we choose to stay in the area for our 15 night stay. The kitchen in this unit has been updated and that is the best part of this unit. NEGATIVES:. I had booked this unit well over a year prior to our stay. We spend every other Christmas break on Maui and we know that to get what we want we have to book early. At that time the unit was advertised as having air conditioning (and I do believe that it was working at the time of booking) which is a must for us. A few months prior to our travel I happened to check updated reviews where reviewers were saying the air conditioner was not working. The owner did not reach out to me about this. I actually reached out to them about it. The response from the owner was that I was still within my refund period so I could cancel my reservation and get a different condo. Of course at this point, there was nothing even close to this price point available for our over 2 week stay, so we decided to just suck it up and make the best of it. Without AC, the unit was hot 24/7 even with windows open and fans going. The twin bed room was the worse because for safety reasons the window can not be opened. Our kids were very hot & fought over who could sleep on the couch because it was at least cooler than their room.
As mentioned in previous reviews, the furniture on the lanai is not as pictured in the listing. It is a bar with 3 saddle style bar stools. This left you with no where to comfortably sit on the lanai and watch the beautiful Kihei sunsets or look for whales.
We had to buy a lot of items for the kitchen as well as beach gear. Basics such as dish sponge/towel, cleaning towels were not provided. We also bought plastic cups for the kids because cups were limited and all glass. Usually we find some basic spices in condos and try to make sure we pay it forward by leaving some basics as well. There was not even salt and pepper. Beach gear was limited to several old camp style chairs and sand toys. We bought our own gear and gave it away before we left the island.

The location of this place is outstanding. Having small children with the ability to be at the pool and beach was a must for us. It worked out really well. We love staying in Kihei and I thought the location of this condo was perfect in that sense as well.
The ac was broken (we were notified and got a credit with some money off our stay) but it meant we slept with the windows and doors open. This brought A LOT of sand into the condo. We were sweeping four times a day and our feet were still black. With the AC broken, it was also unbelievably humid. For us, it would be a deal breaker next time. AC is a must in the future.
The condo didn’t come with any dishcloths and only 2 long white cotton drying cloths. It was not enough (at all) and we found it very disappointing. We bought a lot of paper towel to help keep up with cleaning the counters. We did plenty of laundry and could have easily washed more cloths if they were provided.
A tea kettle also would have been appreciated but we got by with boiling water on the stove.
Overall we are very happy with our stay. Just a few things that could be changed. Thank you!!

The beach was a nice section of the beach. It was a calm area of Kihei. Although you are located at the very end of the avenue. The view from the balcony was really nice. For the money it was decent but it was lacking the extras that make a stay comfortable. The owner doesn't provide any extras like extra bed linen, body soap, shampoo, or conditioner. There were no seasonings in the kitchen, not even salt and pepper. I've stayed at other VRBO condos that provided most of everything you need. The air conditioning wasn't working which made the stay very unpleasant as it was hot and humid the whole time. The owner did credit me a percentage of the cost because the air conditioner was out because she didn't inform me until the day before when I inquired about the elevator maintenance I was informed of after I booked. If I had known before it was too late to cancel I would have booked a different property that had air conditioning as I knew we would need it. Every night kids would be in the pool screaming and we couldn't close the door due to the heat. The unit is right above the pool. The bed linen was flannel and I didn't appreciate the hot bedding with no other linen to replace it. It was also pilled and felt like sandpaper. The blankets were too thick for the weather too. The pillows were not of good quality. Master had flat hard pillows that weren't like bed pillows, more like throw pillows. No extras to choose from, it would have been nice to have pillows of different firmness to use. The beds were super firm. Twin beds didn't have top sheets and they were old. So if you stay at this place be sure to bring everything you think you will need to be comfortable. The Kitchen was recently remodeled and the appliances seemed newer. Sofa and Chairs in living room had stains. The table and chairs on the balcony that are in the pictures were replaced with tall long table with uncomfortable stools.

The location was central to so many things, it was a great home base for our week in Maui. We loved the pool and the beach access. If only the inside of the unit was as desirable as the outside. The AC was not working at all and we received no discount (or apology) for that. It was upper 80’s when we were there and although there were fans in each room, sleeping was a bit uncomfortable. There is a nice breeze from the ocean, but it was hard to get any airflow in the twin bedroom because the window is locked shut. The other major disappointment was the cleanliness. There was a layer of dirt and dust on everything. I understand that open windows and beachside location leads to sand and dust, but shouldn’t it start out clean when we arrive? Many surfaces coated in layers of fuzzy dust, like all the ceiling fans. The couch has lots of stains on it. The light grout in the main shower is black. The hand soap was filled with a little soap and mostly water. The toilet in the twin bathroom runs and runs when not in use. The screen door to the balcony screeches loudly when opening and closing and falls off the track. It was a week in paradise - we made the best of it, but this was definitely not a five-star location. Some of these issues were mentioned in prior reviews and still not addressed. I hope our review leads to a better stay for a future guest.

Steps to the beach, lovely yard and pool area.
We enjoyed watching many sunsets both on the beach and from the balcony. The beach is wonderful for walking, relaxing and swimming.

The place was clean and well kept. Only two comments I have are it would of been helpful to have a print out in the place with the wifi and pool code listed.
There was no dish soap for the dishwasher. Tea towels and dishclothes in the kitchen would be helpful.

What a great place right off of the beach! We loved watching the sunset from the lanai and we were able to see whale spouts out in the ocean. A very quiet area and by 8pm all you could hear were the waves. It was great having a central location and being able to get to everywhere we needed to be quickly. A short drive up to Kahului for Target and Costco or over to Maalaea for a boat cruise. We loved having boogie boards and sand toys for our kids to play with at the beach with a shirt walk down. Alicia did a great job communicating from the beginning; quickly responding to questions and letting us know of potential issues with the air conditioner. The AC was not much of an issue for us as we made sure the patio door was closed (there's a sensor that the ac doesn't run if the door is open) and we closed the shades during the day. We had the windows open at night and it was almost a bit chilly in the morning which was amazing! Showers had great water pressure to get sand out and it was nice having a washer and dryer close by on the floor. Alicia went the extra mile time and again, even mailing something that we had forgotten. We would definitely consider staying here again.

The oceanfront location is great and the beach is also great for walking. The building and unit is quite dated and in need of attention. We experienced considerable problems with the air conditioning which is not capable of keeping the unit cool. The air filter was filthy and the owners changed it out. The building needs to clean the vents as they are very dirty. The unit is not well lit and the furniture needs to be cleaned. Towels and linens are also of poor quality as is the cooking gear. The main television is newer and if everything was upgraded like the TV Alicia would have a much nicer place. There is a lot of potential here, it just needs a little investment in improving the ammenities. The location is the highlight here.

Love the location. Right on the beach. You'll have ocean view from the master bedroom & balcony. Front row seat for amazing sunset. Love the sounds of the waves.
Alicia is a great host. She responded to our need very quick. The unit has all the basic cooking necessary. Even for baking. It was dusty when we checked in. So, did some cleaning and she provide new sheets. My advice, don't worry about little things. Just enjoy the beach, view, sounds and sunset. Across the condo they have Ulanis shave ice & Fruits stands (fresh coconut). Many stores & restaurants if you drive. Make a right from the condo.
Plenty of towels. They provided umbrella, 4 beach chairs, huge cooler & 2 boggie boards. But the wind blow hard one day and destroying the umbrella. I told the owner if we need to replace it. She said no worries. She understand the wind in the island.
She gave us bottle of wine & restaurant gift card. Thank you so much. We will be back one day.
Note: the refrigerator water & ice maker is not working. But I think the tap water is filterize. We bought water bottle.

We loved our week at this beautiful condo. Located in a very quiet part of Kihei, it felt like a personal retreat. Beach was so easily accessible, lots of lounge chairs always available, we were the only people in the pool several times. There’s a convenient store (ABC), daily farmers market, and our favorite snow cone shop right down the street. Many great restaurants about 12 minute drive down the beach. The interior and lanai of the unit are very modern and beautiful and property manager was super responsive. We hope to visit again sometime!

The condo is just absolutely perfect. It's an end unit so it has a big window for natural daylight with the large patio door leads to a direct view of the beach. The unit is well furnished with a very modern kitchen. The kitchen is equipped with the basics. The utensils are sparse. If you're not looking to cook much, then you're ok, but if you're like me, you'll need more.. I'm Asian and I like to cook everywhere I go.
All of the furniture and beddings are new. The beds are very comfortable. There are a lot of towels for you to use. When we got there, we couldn't figure out how to turn on the AC. Not until almost the end of our stay, we accidentally found why the AC is not on. The patio door has a sensor. Only when the door is closed, the AC is turned on. It would have been helpful to have a sign next to the thermostat to notify.
I love this place because it is in a perfect location but centrally located with a short drive to other areas. It is quiet, no other resorts next to it, but it sits right on the beach. I will love to come back here again.
