You are paying for the view and location. Honestly they can’t be beat. Unfortunately that is about where it ends.
Pros:Location, view and size
Cons: Condo needs maintenance and up keep. The price you pay to stay in this unit there should be AC mini splits in the other 2 bedrooms. Condo has a musty smell in all rooms. Cushions on the furniture shouldn’t be ripped and the (white) carpet is stained in multiple areas and has pieces of wood under the area rugs where people in our party tripped but as stated before if you’re looking for a spacious unit close to things and a view it does have it.

The overall stay was good, but we did have some issues during our stay. The hot water went out, but that was fixed within a few hours. The microwave would work intermittently and that was crucial for feeding the 1 and 4 year olds! We were told that someone would come to fix it, but the microwave remained broken throughout our stay. There was no additional effort made to fix the microwave during our stay.
As for the condo itself, The location is excellent! The view is amazing! But, we paid A LOT OF MONEY to stay here so I expect everything to be in working order. Also, when you walk into the condo there is a damp, musty smell that is in the carpets and the bedrooms. The ocean mist has definitely settled in!

We loved everything about this VRBO. Easy walk to the beach - just steps outside of the door.

This property has the most amazing views!!! Watching the sunsets every night on your own private lanai was awesome!! Only complains I had was the AC broke in the middle of our trip and trying to get a property manager to fix or help seemed to take forever. AC issue was never resolved. Also after our 1st night the circuits in 2 of the 3 bathrooms weren't working. Let property manager know but no follow up. Besides that the place was perfect for a family of 5.

We had a marvelous time on the big island! The beautiful and roomy condo made it easy to relax after a busy day. Thank you for having beach towels, ice chests and even a big beach umbrella! With the purchase of a few groceries it was perfect! Great kitchen, big bathrooms, and we enjoyed the large lanai!

You are paying for the location and the view. The rest is equivalent to a two or three star hotel. My opinion is the bare minimum is done to keep things going to maximize profit.The mini split ac is a bit of a joke. It is hard to feel any air flow at the required 72 limit. The fans help it not to feel stuffy. The lanai is awesome the rest not so much.

Condo comes with everything. Snorkeling nearby everyday, followed by a short walk to town for fabulous food, drinks and sunsets. Don’t miss the Kona Inn, best Mai Tai’s! So much to do there.

This property was the perfect feel and location for my husband, myself, two adult sons, and daughter-in-law! Enough space for everyone to both share time together and privately. This beautiful condo had all the beach items and cooking equipment for our every need. And the breathtaking view of the Lanai was unparalleled 😁 we spent every opportunity there is the perfect chairs. Thank you for sharing your beautiful property with us🌴♥️

My whole fam stayed here for spring break. My hubs and i had the front room, my sister and BIL had the master, and my mother and niece shared the room with the split beds. And every pair has a bathroom near them.
It's withing walking distance of the boardwalk and Kona Inn shopping center. I recommend renting a car but you can walk along Alii drive to get to lots of places. We left reuseable bags to use on the island bc they've banned plastic bags and you'll have to buy reuseable ones at the store otherwise. This includes Walmart, Target, etc.
I will say there are lots of light switches and we had to figure them out but we got there. Also the appliances are new and smarter than most. There are instructions for the stove/oven and it took a couple tries for the diswasher.
The lanai (balcony) is prime sunset viewing and also a great place to enjoy your morning coffee.
10/10 would recomend

Our family loved this condo. The location is the best on the island. We enjoyed coffee in the morning and beautiful sunsets in the evening on the lanai. The condo is very well-equipped, from the kitchen to beach accessories. The only criticism I might have is the air conditioners. It was very warm and humid when we were there and the units had a hard time keeping up and really didn’t cool very well. This wasn’t an issue during the day, but it was very warm at night. There are several fans in the unit so we were able to move them around and cool it down at night.
We will definitely rent this unit again!

We had a fabulous time at this condo! The views are even more incredible than the pictures online. The pocket doors that slide all the way open were an unexpected surprise. There was plenty of room for the 3 adults and 3 teenagers in our group. Contrary to other reviews, there was no issue of the secondary bedrooms being uncomfortable due to no AC units. All of the bedrooms have ceiling fans as promised and they also have fans in the closets that could be plugged in for additional cooling. Twin beds were small even for my 5'4 mom though.Although we spent most of our time sightseeing, the living areas were spacious enough for all of us. The only thing that could have been improved is the TV cabinets in the living room and master bedroom. The TV's are both set back far in the cabinets so that you could only see the TV clearly if you were directly in front of it. It would be nice if you could slide the TV out so there is no obstructed view. The kitchen had all necessary amenities. We could have cooked a full meal if we wanted.
It was great to have a closet full of beach equipment too-2 chairs, umbrella, multiple coolers to choose from. We were able to go to the beach without purchasing anything but food and sunscreen. My husband and son were able to snorkel with the gear we found. If we had young kids they would have loved the sand toys. It was nice to have plenty of beach towels for our group too so we didn't have to take bath towels with us. Having the washing machine and dryer in the condo was great.
The location of the condo was great. We ate at many local places. Make sure to arrive early to put your name in. We encountered a few 2 hour waits. Royal Kona Luau is close too. You can easily walk into Kona town along Alii Dr or the back way through the Royal Kona parking lot that led straight to Huggos and beyond. It was also a short drive to Safeway for supplies.
There was plenty of parking at the location and it was convenient to the main highway for day trips to Volcano National Park and Hilo. We enjoyed the pool for a couple days. There were plenty of chairs and space to spread out. The jacuzzi was great too. It was easy to walk out on the beach and see the tidepools close up.
As mentioned in the title though, the absolute best part of D-22 is the view. We sat out on the lanai for much of the time enjoying the view and sound of the waves. We could listen to our small speaker during quiet time without bothering anyone. Perfect vacation!

When we first got to the condo and walked in, the view of the ocean was amazing as well as a double size Lanai. They have pretty much everything you need except for air-conditions in the 2 other bedrooms. That was uncomfortable for our friends due to the heat. The pool area was great except that people were not real nice. We played a little soft music and someone had to say something. Quiet time is 10pm which was great but people wanted it absolutely silent during the non-quiet hours. We were reasonable. It was a love hate relationship.

This condo was a great unit. The views were outstanding, and the condo was comfortable, clean, spacious, and well-appointed. The kitchen had what we needed to fix meals and snacks, and we enjoyed being so close to walk to shops and good restaurants for dinner. We had difficulty figuring out how to use the television and DVD player in the living room, but they quickly replied by having someone come out to assist. There were plenty of towels, beach towels, and pool and beach toys. We would definitely stay here again.

My family had a wonderful stay at this beautiful condo centrally located in Kailua-Kona. There was plenty of room for 6 adults. The beds were comfortable and there were ceiling fans in every room with ac in the master and the family rooms. We had been warned that the ac was broken in the family room and they wouldn't be able to repair until after our stay. Surprise, it was repaired on our second day. The fans and the huge lanai made it comfortable without the ac. It was wonderful just to sit and stare out at the ocean and watch the surfers every morning or just relax there in the afternoon. I would definitely book here again. Loved this place.

I stayed here with my fiance and another couple. Loved the space. We would drink coffee on the balcony, and saw dolphin pods multiple times this way. We made meals using the kitchen, and ate on the balcony dining table. The proximity to Kona was easy walking distance for us. We made use of the stocked cooler, beach chairs, towels, and boogie boards. The pool and hot tub were great too. Parking was easy, always an available spot. Loved the place and want to come back!

This property is spacious and clean. The management company informed us as we arrived 2/3 acs were not working. Maintenance person came by to troubleshoot. H Holiday weekend. So no resolution the whole time we were there however I called numerous times to management company to see what owner would reimburse us for not having the air condition as paid for in the ad, still three weeks later no response! Disappointed for being charged premium rent, if you do not provide what you advertise. Buyer beware. (Renter) Kona is beautiful and much aloha!

Great property with a great location. Easy walk to downtown Kona. Fantastic views from balcony. Easy to just sit and watch the ocean. Also saw dolphins, snorkelers and surfers on most days.. Creme colored carpet which someone had spilled something on in a few places so carpet cleaning may be needed but regardless we would absolutely stay here again. Small sandy beach on the south side of the building. Great if you want to sit in the sand but as with most places near kona, Rocky once you get to the water.
