The unit is lovely but the lanai is spectacular. As I write this, I am having morning coffee and watching the surf. A gentle tropical breeze carries a wonderful floral scent and the doves are announcing sunrise. Apart from WIFI that needs an upgrade, everything is perfect!

We have stayed here before and the second time around was as good as the first time. One of the big pluses of this place is the lanai where you get a fabulous view of a sunset and the ocean. The condo was clean and well suited for our needs. Definitely would consider a stay at this place the next time we visit Kona.

Wow. Stunning. The large outdoor living space with the ocean view will have us returning. Condo lacks nothing for a comfortable vacation. Thank you for sharing your slice of paradise!

The biggest problem with this condo was how unclean it was. Large hair ball in shower, used Kleenex in bedroom, layer of dust on all plants and fans, floor so dirty that turned bottom of our feet black. TV in living room didn’t work, dryer is about to fail, outdoor furniture is duck taped to keep it together, Wi-Fi is horrible, and all the literature is outdated and incorrect inside the condo. We were left with enough supplies to last one day, we have had at least 3-4 days worth when staying at other (non-VRBO or Air B&B) condos.
This Condo has a great view and great location but the management and cleaning of it is extremely poor. This COULD be a great condo, just not right now.

This condo was amazing! From the moment you walk in the place makes you relax. The condo is comfortable, well equipped with everything needed. We had an issue with the AC working but it was quickly taken care of. The most amazing thing about the condo was the lanai and views. We will be back!

We loved the condo and it was a very comfortable spot to base our Kona trip. It is fully stocked and it’s nice to not have to eat out all the time. The beds are comfortable and the large windows that open really help you stay cool at night. The veranda is nearly as large as the condo and is perfect to sit outside, eat breakfast, watch the sunset, and listen to the ocean. The underground parking is nice to keep the vehicle out of the sun occasionally, although we parked outside most the time. We didn’t use the pool, but they cleaned it every morning and it looked great. While the decor is dated it is very clean and comfortable. Our only squibble is the air conditioning. We were there in August and it couldn’t quite keep it cool. However, we were gone all day everyday so it didn’t matter much. Even following the instructions exactly meant a warm evening when we got home. But we opened the windows and it didn’t take long to cool off the bedroom so we could sleep and they have provided large fans to help. A better thermostat and system would make this place more expensive so it is a trade off. Overall we would stay here again for sure!

On the basis of the location, fantastic lanai, and quality of the interior this property starts off with 5 star potential. But the rating started to go down as soon as we entered the property. Both TVs were on and blasting, but we couldn't figure out how to control the TVs or even turn them off. And for the first time in my many rentals in Hawaii, there were absolutely no instructions or guides on the utilities or amenities on the property. So, we just unplugged the TVs since we weren't here to sit and watch TV. When we later did try to turn the TVs back on, none of the remotes out did anything. A note to management resulted in a 'we'll get to you tomorrow ' when someone came and found two other remotes that weren't out when we arrived. It seems a little petty to complain about the TVs, but there were other problems. The air-conditioning controlled cooling erratically, with out regard to the supposed controls on the thermostat (which had no temperature gauge to see what the temperature actually was. There was a trash and recycling room in the hallway, but the recycling overflowed in three days and wasn't emptied until we complained after six days. In the meantime, the trash chute had a sign posted saying 'do not use'.
So, you get the picture. We had a lovely stay at a fantastic view property in a great location. But the amenities and hospitality was among the worst we've experienced, which is quite a shame given the cost and potential if the property.

The condo is awesome, perfect size for one couple. The lanai is to die for!! The location is awesome. The unit itself was fairly clean, but the dishes could have been cleaner as we had to hand wash everything before use. The coffee pot basket and carafe had to be washed before use. There is no guide on how to reach anyone after hours. Kids were partying at the pool after 10 pm and I couldn't reach anyone to report it. The numbers listed in the book did not work.

We have stayed at Royal Sea Cliff our last 5 times in Kona and love the beautiful views, landscaping of property, and quiet sereeness. Close to everything yet far from the busyness of Kona. Will plan tto return on our next trip.

Beautiful sunsets every night on the spacious lenai. The entire property was clean and well kept. I used this property as a launch point for my traincation - biking the Queen K, running along Ali’i Dr, and swimming at The Pier…perfect location. Also used the private lenai to propose to my long time girlfriend at sunset! She said “YES” btw ;)

Beautiful condo in a beautiful complex. Kitchen was well organized and had everything you might want. We loved the huge walk-in shower. Best part is the lanai and the gorgeous view. Lots of friendly birds will visit you. The outdoor umbrella needs a new stand, basically unusable. Management did not respond to one of my emails. Listing doesn’t include a hairdryer but there is one there to use. Would recommend to anyone to stay here.

The washer and dryer never worked, I called daily to request it be fixed as we packed planning on washing clothes for our week stay. It was never fixed the entire week were were there. Maintenance would say they came while we were out, flipped the breaker and it worked. I flipped the breakers, tried and tried with a grand vacation person on the line and never could get it working. Had to haul our laundry else wear to get clean. Don’t plan on a washer and dryer if using this unit

The condo is in a quiet location with a fabulous view. We especially loved the patio for lounging in the sun and stargazing at night. Hearing the soothing sound of the waves the entire stay was very relaxing. On the down side, the tile floors and all the windows inside and out were filthy, not just the exposed sliders in the bedroom. I was told they couldn’t be cleaned during our stay, so I ended up cleaning them myself so we could enjoy the view. Not what I expected to do on our vacation. One last note to the owner is please spring for a whole kitchen sponge not cut one in half. There were plenty of bath and hand towels, yet only two wash cloths. Also don’t charge so much for cleaning fees when you expect people to do so much cleaning and laundry before clearing out by 10:00 am. To end on the upside, I would definitely recommend this place to stay.

The place is big inside and out. All the rooms are spacious, the furniture was comfortable, and it was so great to have all the kitchen and laundry amenities. The views were perfect. We loved eating and hanging out on the lanai and listening to the waves crash. The pool was nice. The location was great. Parking was easy.
Before we checked in, the manager told us the AC was broken which was very concerning to me because I’d never been to Hawaii before and was worried about being too hot at night. But the bedroom had huge windows and airflow, and they provided fans which actually made it even nicer to enjoy the Hawaiian breeze flowing throughout the rooms. We had an amazing time here.

Great place and was very comfortable for 2 people. However, air conditioning didn't work and we were not notified until 11pm the night before our check in. Property manager was not apologetic or helpful in resolving this issue. Communicating with various people via text was frustrating to say the least. It was hot, so if air conditioning is a consideration when booking (it was for me), then keep looking.

Lovely two week Hawaiian vacation! The condo was a lovely and comfortable retreat after a long day snorkeling or walking through lava tubes!! The lanai is amazing and we saw dolphins swim by on our first day there.! A lovely home that we would definitely stay at again!!
