Bathroom has cracked tiles, bathtub moldy, kitchen sink faucet had to be repeatedly turned off or it just ran, cookware worn out, ac only in living room,not bedroom.
All beach chairs full of rust. Living room shades wouldn't close all the way due to rust built up on rail, front door screen door knob fell off in our hand, pool and bar b q and view were excellent. So very disappointed. Feel we should get some sort of refund. Not to mention cable tv was terrible.

Conveniently located with a good view. The mattress is very outdated and needs replacing. Communication with owner was non existent but also not required or necessary, just unusual from other previous VRBO stays.

Property owner was so very nice to let us in early. We enjoyed our stay in Kona. Condo has a great view and a very well stocked kitchen. This is the 2nd time we rented from Ken and I would do it again. Bobbie

Hello, we recently spent a week at this unit. Mostly appointed as advertised. Unit is quite except for street and road noise from the bedroom as you'll probably want the windows open. The Air conditioning system in lacking and while the unit is clean on the surface it could use a real deep clean, carpet picture frames, window screens and bath fan were kind of gross. Location is great as you can walk to town.

This is second time we’ve enjoyed a staycation here. Some elements of the condo are tired, but we’ve noticed a few upgrades since last time. New refrigerator, Spectrum Wi-Fi & TV package recently installed & kitchen organized nicely. The pool area is always pristine and the view is spectacular. We always enjoy our meals on the lanai.

The condo location was perfect. You could see surfers from the balcony and it was a short walk to restaurants and shops. Everything in the apartment was functional, so we had a great stay. Light sleepers, you can hear some road noise in the bedroom.

We really enjoyed our stay at this condo. It had everything we needed and was within walking distance to downtown. We loved the view of the water and sunset from our lanai. It was not the most modern but everything worked.

We love and have stayed in many units at the Kona Reef complex, but this unit was TERRIBLE. Dated and DIRTY, very disappointed and owner never responded to messages. Select another unit at Kona Reef.

Beautiful view of the ocean. Convenient to many sites. Easy access. Description accurate.
A few past reviews commented on need for updating. The couch and dining chairs look newly reupholstered. It could use a deep cleaning & better organization in kitchen cabinets. However, it is clean enough. We live on east side of BI and understand cleaning & maintaining vacation rentals is challenging since usually there is not much turnover time between guests. (We are former housekeepers/maintenance for vacation rentals) We thoroughly enjoyed our stay & will keep it in mind for our next staycation. We were not looking for luxury. We wanted a relaxing place with an ocean view. This fit the bill. Simple meals on the lanai, gorgeous sunsets every night and relatively quiet for Ali’i Drive.
Only glitch was…We couldn’t get the cable box or tv to come on in the LR. We came to enjoy the outdoors so it wasn’t that important to us. We did not contact the owner, but I’m sure he would have been responsive if we did.
Missing Kona already.

Awesome View. So a lot of reviews talk about the condition. So the fridge is rusty and some of the furnishings are old. What you have to consider is island mentality and sustainability. The fridge worked so why replace it? the curtain rods are rusty, ac leaks, etc. Easy parking, pool is nice. Its Big Island Hawaii. The neighborhoods less than an hr from Kona catch rain water for baths, dishes, and laundry and have cess pools for sewer removal. So its all about perspective. We would stay at this place again.

Fantastic central location. We had a great stay here. Enjoyed watching the surf from our balcony which was huge. Great surf spot out front if the waves are big. Just a short walk from Kona town where we walked almost daily. Great restaurants, farmers market, bars, ice cream, Huggos. Great value.

I was so shocked at how dirty the carpet was. I didn't feel comfortable being in bare feet. The couch and a chair were broken but repaired poorly. The fridge was rusty on the outside. It did work well. Burners on stove didn't all work. Pans and skillets were in poor shape.
The condo had everything you needed. The bed was comfortable. The deck was very dirty. Bird droppings everywhere.
I would never rent this condo again.

Quiet, fine views: since it’s on the third floor, you can see far north as well as out over the beautifully kept pool and grounds. Breezes: we didn’t need the AC at all for this April stay. Good appliances, generally clean but carpets need scrubbing and drains need cleaning out. Pool/hot tub are purrrrrfect.

The location is great and the place is very nice if a little old, but the bed was really uncomfortable- almost better to sleep on foldout couch. Investing in a new mattress would be good for the backs of future guests 😄

This property is much cheaper than the others for a reason. It is in extreme need of updates. Rusted refrigerator, cracked toliet and cracked tiles in the bathroom, shower drains so slowly you are standing in an inch of water before you are done, stained carpets, peeling paint and a couch that is basically unusable because it is so uncomfortable. It is pitched forward so far you feel like you are going to fall off of it. The location is great. The bed was comfortable and the air conditioning worked. I’ll be back to Kona Reef but not to unit F25 until the owner does some work.

Great location, near beach, away from most of downtown crowds but within walking distance.
Unit was dirty, carpeting stained in multiple areas, caulk around tub and sinks was moldy. We were left with one roll of toilet paper for the week. I thought there was mineral stains on tub, but when I cleaned it myself with Clorox wipes and scrubbed the "mineral stains" came off. Then I took a short shower and was ankle deep in water that took 5 minutes to drain.The outside of the fridge was rust spotted and there were spills on lower cabinets and the fridge. I did clean what I could. Inside of fridge was clean, thank goodness. Fan in living room never did work.
The air conditioner leaked and soaked the patio, likely because no one reported the drain diversion tube was dislodged.
Furnished nicely, owner did have drain cleaned within 24 hours, toilet paper delivered within 4 days, fan checked after 3 days.
Over all great location and would have been nice if it was clean.
I did stay the week before at Maui and gave that place 5 stars and did a US road trip this summer and gave those places 4 and 5 stars, so I am not just picky....

The view is fantastic as you overlook the pool and then the ocean. You can watch the surfers and boarders as there is a great reef that produces nice waves. You can watch the boats and para sailers too.
The condo is very dated and needs upgrades. It's like going back to the nineties. Everything is very basic and well used.
Bedroom door would not close in door frame. The bedroom window is original (single pane) and your on the traffic side of Alli Dr.. Traffic starts at 0530. Bring your ear plugs if you're light sleeper. Remote for the lights and the fan did not work for the bedroom lights.
No toilet paper holder. Front right burner on stove not working. Teflon Frying pans need to be replaced. No large stirring spoons. Carpets need to be cleaned!
I've stayed at a few different condos at the Kona Reef over the last thirty years and this was on the bottom of the scale. I like the location as It's walking distance to town (10) minutes walking.

Great view is the only redeeming factor. The condo was clean, but is well overdue a remodel. Further the couch was broken (not the same couch in the pictures) and warped making it difficult to sit on comfortably. One of the dinner table chairs was broken. The overall property with regard to shared areas such as the pool are well maintained. We would consider Kono Reef again, but not this condo unit again.

The property is clean, quiet, peaceful.
It was exactly what I was looking for on my solo trip.
My AC stopped working on the second night contacted Kenneth and the property manager and had it fixed that same afternoon.
The staff was helpful and nice.
Even the guest are respectful and friendly.
I’m definitely looking forward to coming back.

This place was great. We had contactless check in and out and had no trouble with either. Close enough to Kona heart without being too close. They had fruit trees out the front you can pick from. Walking distance to Kona shopping area.

We had a great time staying at this property! The pool was clean and there are chair by the beach to lounge on as well. It was so nice having a kitchen so we didn’t have to eat out every meal. It is about a 15-20 minute walk to town which isn’t bad at all! Love the location.

This property is great for families with small children or adults only. Close enough for walking in town. Will need a car only if you want to go further out to volcano or Hilo. This place is quiet and clean.
