Clean, quiet and the perfect place for viewing a beautiful sunset right from the lanai. Great pool, great hot tub and excellent grilling area with family or friends.
Great place just to lay your head if you’re not there as well. We explored everyday from morning till dinner. Highly recommend!

It says “a clean, comfortable and recently-renovated island-style 1BR”
I’m not sure when it was rennovated. This unit shows its wear and tear and would greatly benefit from a renovation.
Other issues:
-no beach chairs - this is a must have when on island. I actually went and bought a chair.
-Internet: make sure you use the “new” internet code, not the code in the check-in instructions. The modem is in the bedroom so WiFi in the living room is good, out on the patio is non-existent.
-Bedroom windows need more than a sheer drape, expect morning sunlight to wake you up.

Nice stay at this very quiet condo in a great location! Found the lagoon nearby a wonderful place to swim and snorkel.
The fridge was quite old with the door seal having a gap, which wouldn’t be good for the appliance. Also worth noting is a bit of a stale smell in the living room area.

Loved our stay in this condo.excellent location, Nice view, great A/C , well stocked kitchen, full size laundry and plenty of parking. Unit is a little dated but not paying for Ritz Carlton and we enjoyed every minute. Nice things like beach umbrellas, some snorkeling gear, some spices already in cabinet (from previous vacationers I assume) really appreciated. The host was wonderful, the unit ready on time , he left a nice welcome gift along with a card wishing us happy anniversary. I will stay here again when visiting big island

This was our 2nd time staying at the Kona Reef and we enjoyed this condo. It’s a corner unit close to the pool, beach and parking structure and gets a lot of natural light. There is a nice ocean view from the lanai and had perfect views of the sunset. The bed was comfy and the pull out couch worked well for our son. There is AC in both the living room and bedroom but we barely needed it. The kitchen was well stocked and had plenty of towels and umbrellas and chairs for the beach. It’s also a short walk to town. The only complaint we had is the pool was very murky the first few days but we contacted Ken and it was much better the rest of the week. Ken is very responsive and if we would definitely come back to this condo.

Condo with a view of the ocean and located walking distance to everything in Kona. Two AC units were great. Provided beach chairs and towels. Small beach next door was perfect when we didn’t want to go far. I would stay here again.

Great location. Unit could stand a little touch up. New paint, new refrigerator and new detailing. We’ve been staying at Kona Reef for >thirty years. Love being able to walk to farmers market, restaurants and St. Michael’s. Hope to be back next year.

Great location, within walking distance of many restaurants, bars and shopping. The condo itself is old and out dated, the bed was ok but the couch was blown out and the kitchen is rough. There is everything you need for your stay even a couple beach chairs and umbrellas along with washer dryer (very loud). This is a good value if you care more about location then quality.

Kona Reef gets a pass; Unit C11 a failing grade. Dirty, dirty. Sign asked us to take our shoes off when entering. That was our 1st mistske. Floors/tile was filthy. I had to go buy micro fibre towels to clean them. Very tired furnishings,drapes,linens and bedding. Everything that could form rust, is rusty. Had to go buy a screwdriver to tighten toilet seat down. I am sure with proper maintenance and cleaning this could be a viable rental option. 2 lamps had broken bulbs. Went to store to buy:serious sticker shock $16.00 for a 40watt bulb. Nope. Switched bulbs around in unit to work for us. Weather in November was a plus. Pool and bbq grills were cleaned daily. Parents allowed to let children/babies in with diapers. We chose not to use pool or hot tub for this reason and still a high Covid count on Big Island. We managed our 2 weeks in Kona. Spending our last week in
Waikoloa. Love this Island. Just being honest about this unit.

The property was centrally located with very good onsite parking. The condo was also generous in space. There are two aspects of the condo that could be improved, or one should be aware of:
1. The unit only has an air conditioner in the living room, the bedroom does not have A/C. There is a big temperature difference between bedroom and front living space.
2. The matteress in the bedroom needs to be replaced. The center of the mattress has at least a 6-8 depression in it. I woke with sore backs every morning.

It’s been awhile since this property has seen any love. It’s a great location with nice amenities on the property and inside the unit, but it could very much use some attention. A deep clean and paint would help, but mostly many of the items need complete replacement. The towels were old and smelled deeply of mildew. The slip pad in the shower was discolored after probably years of use. The AC smelled of mold and cigarettes and needs to be cleaned or replaced. All my clothes stunk when I got home. Besides that, the location can’t be beat and there was some nice snorkeling and beach gear in the closet (probably left from other guests). A little bit of investment by the property owner would go a long way to improve the unit.

The sofa in this condo urgently needs to be replaced - its so uncomfortable to sit on - let alone lie on while watching tv - it is fit for the tip. Also the stools on the deck are rusted and wobbly. Bed was comfortable and the kitchen was acceptable Having the pool open in the morning at 8am is too late. I like to get up early to do my laps and twice i was asked to leave because it was 7.45!!!

This complex is right on the ocean with waves crashing just beyond the pool. It's really special and so close to downtown Kona with all its charm, not to mention shopping and dining options. The condo worked out perfectly for me, a single traveler. However, the bedroom is small and oddly shaped and would be cramped for two people. Overall great property for the cost.

Stayed Tuesday thru Saturday morning. When we arrived pool and pool deck were closed when got back to apartment late Friday was open with new furniture which was to late for us to enjoy. Talk to some permanent residents and they said everyone got notice that the pool would be close noon Tuesday thru noon Friday this was not communicated to us. On the first night I was walking over a grass area on the NW corner of the property and tripped and fell over a chain that could not been seen in the dark. I hurt my leg when I fell which caused me to reduce beach (water) activities on my vacation. In the N E corner of the parking lot there is also a parking light out. Property has a minor ant problem on the kitchen counter. Good location and pictures are true to what the property looks like. Would probably stay here again if pool is open.

We had a great time staying here. The unit is quiet, neighbors were friendly and the view of the ocean was spectacular. Internet is slow, but that helped us stay busy with other tasks. Great location for shops, restaurants, and to the ocean. Sunsets were beautiful! We had a great time, and would stay here again!

Just an FYI: air conditioner did not work, blender does not work, couch is very uncomfortable, the dryer does not dry properly & I found cock roaches in the bedroom. Other than that our stay was very nice.

Lanai setting featured gorgeous sunsets. I enjoyed the view of the pool and ocean from the lanai. Fishing boats, kayaks, rowing teams and one day a cruise ship could be seen. Did not see whales or dolphins from this view, but they are in this area. Condo has excellent air conditioning. Plenty of dishes, utensils, pots & pans and spices. You will need plastic wrap, aluminum foil, coffee, olive oil, etc. Stayed in C11 for one week and found it comfortable.
