Affordable Luxury! You will enjoy staying in this very clean, and well cared for spacious three-bedroom, two-bath condo with such easy access to the beach and walking trails.

This condo is a single level on the ground floor with no stairs to climb ...the perfect space for your family and friends. The Lanai faces West so you will be able to see the sunsets. There are no buildings, traffic or people to look onto, only a private 'Preserve' where you can sit and hear the birds and get the scenic view of a Lava Tube directly in front.

Just outside the entry gate of Palm Villas you can take a walking trail through the "Preserve" and get to the scenic ponds and ocean in about 8-10 minutes. You will be provided with the Owners and Guests BEACH CLUB CARD which gives you special parking privileges and easier access to the special Mauna Lani Beach Club and "Napua" Cafe/Restaurant. (see pictures within this site.) This is one of the best beaches around for snorkeling, paddle boarding and kayaking.

The spacious master bedroom has a comfortable King Bed and adjacent master bath with oversized soaking tub plus a separate shower. The 2nd bedroom features a Queen bed and the 3rd bedroom is set up with twin beds. The 2nd and 3rd bedrooms share the second bath with a shower/tub combination.

All rooms have ceiling fans to capture the tropical breeze and there is also Central Air available in the condo. Each bedroom has a flat screen TV as well as one in the Living Area. (4 TV's Total) There is seating at the dining table for 5 with additional seating available via the kitchen bar area which has 2 bar stools. The lanai features a table and 4 chairs with a private grassy area out front. You will have access to the detached garage for parking. You will also be supplied with plenty of beach towels. Ladies will appreciate that there is a hair dryer in the condo.

Master Bedroom has King.
2nd Bedroom has 2 twins.
3rd Bedroom has a Queen.

You can BBQ at the Recreation "Hale" which is just steps away near the pool area. At the Recreation center there is an "outdoor" kitchen with sink and refrigerator as well as plenty of seating should you want to BBQ near the pool area and relax in the tropical setting. Palm Villas features one of the best resort style pools around with adjacent spa and a waterfall you can actually sit under.

*Please ensure your vehicle is not a commercial vehicle or a large truck with a company name on it. The Palm Villas Association does not allow those types of vehicles to be parked on their property.

The Palm Villas pool area is scheduled to be closed from October 25th – October 31st for pool and spa maintenance including repainting of stair and bench safety lines and draining and refilling of the spa and pool water. Assuming all maintenance work proceeds with no problems the area will be open and ready for use by Monday November 1st.

Pool Policy: access to the community pool.

Pet Policy: **This property is NOT pet friendly. Please note: if we find an unauthorized pet in the home, we will ask for it to be removed immediately and charged an additional Non-Refundable fee of $400 and in some cases can be up to $1,000.

Great condo and location inside of Mauna Lani resort. Condo was clean and as described. The snorkeling equipment was old and didn't work well, the other beach equipment worked but has been well used. We would stay here again!

Everything was great. Unit even better than advertised, garage full of beach amenities but beach is not great and a solid 30 minute, winding and hilly walk from unit. Beautiful state park beach 8 minute drive from unit. Nice pool on property.

This whole resort is so elegant! The photos don't even do it justice. It feels very private... lush... inviting... And the beach is amazing. We often took the 3/4 mile walk to the beach instead of driving so that we could look at the history and nature along the path. The pool across from our condo was a Garden of Eden with a waterfall. The condo had lots of good beach towels, which we used a lot. I'd like to return some day.

Private and quiet. Close to everything. Access to Napuas restaurant and beach club is invaluable. We always have a wonderful time. Our annual staycation. Need to take care of the fire ants around jacuzzi. Got bitten second time in two years.

Enjoyed our stay at this property. Everything was clean and we appreciated the beach chairs, flippers, cooler, etc that were available for use. We wished there was a BBQ on the lanai. We tried to use the common BBQ at the pool area but the BBQ was not working. Pool area was lovely. However, it is definitely an adult pool - while swimming with our kids and laughing, we were told to keep the noise down which we found disappointing (this was around 5:30pm). Aside from that, stay was wonderful and we loved having access to the Mauna Lani Beach Club!

We've stayed in a few communities within the Mauna Lani area, and this property met all of our expectations for the area. Only minor inconvenience is the lack of a grill on the lanai of unit (mentioned in other comments), but we were able to utilize the well maintained grill located in the common area near pool/clubhouse.

Enjoyed our stay - nice unit with easy walk to the beach. Had an issue with a broken towel rack that they responded to right away Had difficulties with the front gate but it always ended up okay - just had to enter it multiple times before it decided to work. Disappointed that there wasn’t recycling

I rented this 3 bedroom/2 bath condo and was so glad we did. For the 5 of us it was just a perfect setting. The pool was fun after a day of snorkeling or being out n about. And cannot complain about the community accessed beach parking at Mauna Lani beach club was awesome!

The neighbor above us let off large fireworks until 10:03 pm on Wednesday, April 25, 2022. Really didn’t appreciate his inconsideration of others. All the rest of the time we heard conversations but no other issues.

Comfortable accommodation for our family. Loved the ice machine, fans. and sunset from lanai. Great location, fabulous pool, loved the beach club. Such. a great snorkeling beach. The fish pools & petroglyphs are amazing. Condo is a bit run down for the price (stained carpets, glitchy blinds) & we were appalled that the property has NO recycling at all - not even for bottles & cans. And don’t even think about drying your wet things on the deck- we received a citation (!) for doing so.

As vacation rental owners, we understand things break. And during Covid, lead times for stuff have been extended. A refresh of the linens, furniture and TVs would help this unit rise in popularity and generate additional rental revenue to offset the cost. A broken shower door in the primary bedroom was unfortunate, as was a broken & missing light in the primary bedroom walk-in closet. In due time, they'll both be fixed when global supply chain issues are rectified. Owners should consider the inconvenience and provide a small refund to satisfy guests and encourage their return. Management company was quick to send a plumber to fix a leaky toilet in the secondary bathroom. Great location
