The Mini Mart is located on the 1st floor and is open daily. The Banyan Breeze coffee shop is located on the 1st floor. 24 hour security is there to help you rest easy.

The elevators were not good as 2 of the 4 were not working with so many people. Also, the room was run down, and there was not much in the rooms for us to use as it is listed as a “condo” with all amenities, but many were not in there. And then we were charged for not leaving our parking pass in the room, but yet the 2024 pass was left in the room and the 2023 was thrown away as we were directed to do. Not happy with this condo and would not recommend to use until updates are done.

Very close to beach and shopping. Our unit got hot because afternoon sun hit our condo. Beds were comfortable. Pillows went flat quickly. Unit was dated but it served our purpose!

It was very rundown, it was nice that it was a close walk to the beach and many restaurants and such. The AC was so loud, it made it difficult to sleep, the mattresses and pillows were atrocious, the balcony door was very difficult to open and close. Kitchen floor all cracked and pitted. The shower bars were totally rusted. Pool closed kind of early. It could be really nice if upkeep had been done.

Thank you for opening your condo up to our family. We hope we treated the space with the respect it deserved. Location was excellent too! Very close to the water 1 block. Family of 4 (2 adults, 2 teens) stayed for 10 days. Nice to have the door keyless (# code). Short walk to the beach. Parking included is a bonus. Lots of room to move around in. Kitchen had dish soap, dishwasher tablets, and laundry tide pods. Internet in the unit was good. Coin laundry available at the end of the hall (you can get quarters in change machine in lobby). Garbage/recycling shoot at the end of the hall (lots of garbage bags under the sink). The pool and hot tubs are nice and spacious. Cons: the air conditioner was rumbling loud, kitchen had limited resources: coffee machine no filters, no rice cooker, no cutting board (bring your own kitchen things). As listed, they provide small hotel size cheapo shampoo, conditioner, lotion; families staying longer bring your own toiletries. NOTE: Koko Resorts no longer has an office in the building, they moved off-site. You are unable to get beach supplies on site anymore. There was also a linen shortage, so they were unable to change towels. The photos advertised is the correct layout of the unit, however everything is not new looking anymore. Everything looks a little dingy and dated. But adequate for a place to sleep in, and be outdoors most of the time.

The Unit is an excellent design and has excellent views. Cleanliness and Maintenance, not so much. One set of bed sheets had stains, and the mat for the tub was actually gray when wet. We called the number listed on the paperwork and were told that having stains did not mean they were dirty. Quite an original thought. On the maintenance side, the door slammed shut with the sound of a .45 caliber, and the bath sink was stopped up. We called the number on the paperwork, who did not show up as promised. We therefore repaired these things ourselves. Going unrepaired were the latches on the sliding doors, a broken drapery rod, a missing vent cover, and a non-working wall clock. The place needs to be updated.

The view of the ocean from the balcony is spectacular. Parking is easy once you figure out where the garage entrance is. This is a mostly wheelchair friendly building, although getting a wheelchair through the condo door is a little bit of a squeeze. I am an avid cook and enjoy making breakfast and coffee when traveling, so for me the kitchen could use some better cookware and a cutting board, shaper knives, etc. There also weren't any staples like salt in the condo, so bring those items with you if you plan to cook. The drip coffee maker worked great for us, but there were no filters. The walk to the beach takes about 3 minutes and we easily got there with a wheelchair. Handicap parking spaces in the garage fill up early, so you may have to unload near the elevators and then park in a different spot in the garage. Overall, we would definitely stay here again.

The reservation process, location and views from unit 2310, met our expectations. Would use again - just not unit 2310 until corrective steps are put into place. However, those are the only positives we can provide Koko Resorts on unit 2310. 10% (non negotiable) Service Recovery was offered for the below. Unit 2310 fell well below our expectations, was not delivered as described and soured our 2 week Hawaii vacation. I will provide you the readers digest version - unable to attached supporting photos. Upon arrival (11pm) carpets were wet and smelled like wet dog, the batteries for the TV remote need replacement. Front desk unwilling or unable to provide batteries. I purchased from ABC, at 11pm Cable TV and Internet did not work. Work order requested through the email link koko provide prior to arrival, it was never corrected (after 3 requests) Getting ready for bed, on our first night, there were visible stains on all bed linen including used band-aids still attached to the grey sleep sofa blanket. The bathroom ceiling fan is disgusting and hasn't been cleaned in months, black dust caked into the exhaust fan. Living room and bedroom curtains/drapes ripped and hanging from their rails. All plastic connections are broken, not replaced. Bedroom ceiling light not working Bedroom lamp black dust Bathroom light fixture, light bulbs out Used tissues found under both beds Black mold in shower Dust all over TV, Cable Box and Telephone Again, the above are the noticeable items upon arrival. My wife and I spent the better part of the next two days purchasing cleaning products to ensure our room was safe and clean. How anyone was allowed to check into this room in is beyond me. Air conditioner unit - Another disgusting item that has not been cleaned in several months. The unit is loud and impacted every nights sleep. If the unit was cleaned or maintained would be an easy fix. There is black mold on the unit, the filter itself is near black with dirt and is leaking onto the patio door which became increasingly difficult to open during our stay. Day 3 We used the oven for the first - SMOKE from all burner units, which required more of our time and effort to clean. The oven itself, we did not use, as we did not want something else to clean The tennis courts never had nets The playground was never opened

Bath tub & wash sink in bedroom not draining well water pooling,could not get tv going , Bathroom seal around bath tub gross milldew , could have used reading lamp on bedside, a/c not cooling properly. Water pooling in wash sink in bedroom was repaired only. Would not recommend to anyone.

We had a great stay at this rental. It was 1.5 block from Waikiki Beach and close to all shopping stores. The free parking was also fantastic. 23rd floor gave us a great view of the beach and the mountain. Overall, it was a great deal!

The location was perfect the check in process was easy. The only things I didn’t like was that it was super hard to get a hold of people to get something or ask something because when you go to the lobby they are not the koko resort. It’s like the some of the apartments are owned by someone else. The light in the room didn’t work and the 2 toasters in the kitchen were broken. Even though was not great I would still stay here again.

For those looking to travel on a budget, esp. with kids, Waikiki Banyan's perfect. However, for most hotels and stays in the ~150-200 range in Honolulu there's a standard, beachy grittiness to the rooms and Waikiki in general. It's a CITY and most of Waikiki is tourists. Noisy trucks and motorcycles outside. It's "fun" for many people, lively, etc., but if you are looking for a resort or something "peaceful," you will pay more. For my family, WB and Koko Resorts was perfect! And the room is comfortable and well equipped. We had a grt stay there, and the FREE PARKING -- if you rent a car and plan to get out around the island on daytrips -- is KEY.

The condo was in a great location - just a block from Waikiki beach! And an ocean view! Really no need for rental car bc everything was walking distance - restaurants, shops, etc, (although we DID get a car to drive around the island). The property looked bigger and newer online, but it suited us fine! We spent almost all of our time outside enjoying the beach and sights.... Kitchen was well stocked with dishes, silverware, & pots/pans- perfect for simple meals. Glad we stayed here instead of hotel....
