Other than the termite/carpenter ant infestation in the second room, it was a good stay. We had to do the clean up and treatment of the bugs and change the bedding ourselves. It was gross. But the rest of the unit was clean. Very tired, but clean. Except for the carpet; but no amount of cleaning is going to make that better. I've stayed at at least 5 units over the years at Kona Reef and never had an insect problem; this was gross. I almost forgot the hypodermic needle under the kids bed.
Not cool. Property manager was responsive via the app but not proactive at all. I had to reach out to him to find out when the pest control was scheduled. Great location but there are so many other units at Kona Reef, you should pick a different one.

Your company should be shut down for the disgusting condo you rented us. It was so filthy that within a few days of being there, my wife came down with pneumonia and in the second week, she slipped on the damp and dirty carpet, causing multiple bruises to several parts of her body, including her head.

Condo was nice, super clean, centrally located and views to die for! The worst thing I could say is there wasn’t enough toilet paper for our group of 4 adults and one kid. Definitely recommend.

Location of the property was superb from the clear unobstructed view of the ocean with sea turtles and yellow fish you can see through the clear water to walking distance to excellent restaurants in Downtown Kona. Overall a fantastic visit.

Incredible views of the beach and sunset from the balcony. We even saw sea turtles! Great views of the beach from all windows. The beach is super easy to access. Entering the water is rocky, but it has excellent snorkeling. A must do! Nice shops and food are a short 10 minute walk. We will definitely return!

Microwave was not working. It was replaced half way through my vacation. Screen door kept falling off, washing machine stopped working. Bathroom sink was draining very slow. Needs a little TLC!

If you don’t read the precise key instructions, which I did not do; they will let you in but you’ll get an ear-full AND a $100 charge!!!!!! The place is older, clean, all the amenities you could want. Dark blue main bathroom is hard on the eyes and some gaps in windows but that’s the age and proximity to the ocean taking their toll. Location is amazing even if initially you feel you might be swallowed up by the ocean in the night. We’d stay there again. The two rooms and the twin beds were the reason we chose this place. Avoid the property manager, he goes to bed at 8 pm and isn’t happy to leave his warm home to come assist stupid renters, hopefully the extra $100 made him happier.

The condo is dated, as are most of the Kona Reef units, but it was relatively clean. We really like having the corner unit. Large deck and excellent views.

The location, view and communication was good. However the place needs a good clean! Example baseboards in bathroom were dirty, other bathroom doors were dirty too.
Half the closet in one bedroom was full of furniture pillows so left very little room for storage in the twin bedroom.
Kitchen knives need to be replaced.
Glass doors to balcony needed to be cleaned too.
A little TLC and this could be a 5 star to me.

We have stayed at the Kona Reef multiple times in several units and were very happy with all of them, but less happy with this unit. This complex is in a great location, short walk to town and right on the ocean with great views. Most of the units are great. This unit is ocean front with great views, but with a partially working stove and dated appliances, and the place needs to be professionally cleaned. Windows and blinds have not been cleaned in quite some time. Bedding is not done well. If the unit gets a good thorough cleaning it would be great. I hope the owner reads this and speaks to the manager. The manager did respond quickly to a couple of broken items, but needs to replace the cleaning service as they did not do their job. I would definitely stay again if it was cleaned properly. I rate the Kona Reef as 5 stars, the unit as 3 stars.

Came to Kona for a wedding and this was a perfect place to stay. Right on the water, great terrace and the sound of the waves makes it extra special. Would book again!

When we first entered the condo, we were greeted with an overwhelming smell of air freshener. We realized after a couple hours that it was trying to mask the smell of mildew and what can only be described as unwashed feet. The couch smelled so awful, we couldn’t even sit on it. Like one of the other reviewer stated, it’s not that the cleaners just missed a few things, most of the surfaces recovered in thick layers of dust and were sticky to the touch like they hadn’t been cleaned in years. The toilets were absolutely filthy. The second bedroom was beyond cramped and the beds were incredibly uncomfortable. All of that said, the views were amazing and the location was great since you could walk to town. If cleanliness and comfort are important to you, look elsewhere. If all you care about is a great view and location, go ahead and book this place.

As some have written in their reviews, the location right on the water is amazing. Easy to sleep with the sound of the waves. This is a corner unit that faces Honl beach, also a bonus.
However, we have never stayed in a dirtier unit in Hawaii. It isn’t that the cleaners missed something this time around, but that some things seem never to have been touched. Dust is thick on books, blinds, lights, out of the way counters, inside closets. The upholstery needs to be cleaned, as do the carpets. Also, given the tight quarters, we don’t know how 6 adults could stay there. It was crowded with just four.
That said, we loved the location and the sound of the waves. Even as a foursome of accomplished swimmers, we didn’t think entering the water at Honl was advised. Lots of rocks and wave action. But that didn’t keep locals away from boogie boarding, much to our delight daily entertainment.

We loved our time there and this condo has a great location within the complex as it overlooks panoramic views of the ocean and also Honl’s beach. The kitchen was well equipped and the large lanai made it easy for our family to enjoy the views and sunsets. Although this condo has not been renovated for a long time and it’s showing it’s age, functionally it works very well. Would we stay there again? Yes we would. Communication with the property manager was excellent as we locked ourselves out the first morning. Only reason for four stars vs five was the cleaning when we arrived wasn’t great, the lanai was a bit of a mess and it would be nice to see some more updates within the unit. Overall though a great spot to spend time on the Big Island as it’s walking distance to everything Kona offers.

Although the location was great and being beach front was amazing, the unit itself was disappointing. It was roomy and had the 2 bedrooms and baths which seemed fairly clean. We had asked for the two twin beds to be put together, which they weren't. In the rest of the unit, the sliding doors and screens did not work very well, nor did the other windows, there was dust on the furniture, windowsills and blinds, the rug needs a good cleaning or replacing and the kitchen, which we used a good deal, had one burner that didn't work and a tilt to others. The main room air conditioner was broken, yet we were able to have the owner bring in a floor model which worked! We love the big island and will be back again

We only stay at the Kona Reef complex. The stay was wonderful. Our agent was responsive and very accommodating. This was our 4th stay at the Reef. It is too dark in at the doorways and many vacationers are not comfortable with this, especially women. Great vacation
