Not recommended. We have stayed in many properties. This one is dirty and poorly maintained. Pros-15 minute walk to Waikiki, and the same to Ala Moana mall. A pink line trolley stops in front of condo and the bus is just down the block. Nice view of Diamond Heard and partial views of ocean.Cons-Very dirty. Ice and water don’t work, and behind it is covered in black mold. No kitchen sink drain cover. Greasey fan over cooktop stuck to me fingers-fire hazard. Floors are so dirty that the curtains are black, and discoloured. We replaced 2 of 3 burned out lightbulbs, one shade is missing all shades are full of dead bugs. Light in bedroom doesn’t work, and it is dark in there as it is. Smelly bed and sofa. The Sofa is very stained. Balcony chair and leather stools are damaged. There are Signs telling us what we can and can’t do. (Water the plants, etc) Missing tv box(management said last person took it- don’t you check your property?) only ~8 channels, mostly non English channels. They sent repairman to fix the ice maker- the workers said it is fine. (we had no ice the whole stay). We had a false alarm fire bell go off, and we came back to the condo to see men in the condo. Unsafe- a fire alarm just went off! Missing bar stools, chipped wall corners and needs a paint refresh. With a very good cleaning and some minor repairs, this would be a lovely place! I always videotape the unit just before we check out.

We didn’t have any issues with this condo. The kitchen was well equipped, it had a nice view for being a bit off of the beach, easy walking to the beach, stores, etc. Good condo for a fair price.

Property was spacious. Kitchen was well supplied with appliances and utensils.
Greatest issue was getting the tv’s working to our programming, instruction sheet no help (not compatible). Furniture covering in LR soiled and old.
Not enough lighting in BR. BR has no ocabinet with drawers to put stuff in. Taking showers was hazardous, bathtub was very slippery without rubber mat or grab bars (mat was supplied after asking for it later). No towels supplied in kitchen except for one paper roll.
Response from property mgt is very slow, never seems to answer phone calls, had to always leave messages for help. Refrigerator water drip tray and door handle were filthy. Patio chairs were uncomfortable to sit in, broken straps kept poking into you. However, the views from the patios were fantastic. We tried to make our stay the best possible under the circumstances. If you make improvements to the property l will certainly consider renting again.

The unit was ok in a nice location. I made reservation for 4 but had to call twice to have them deliver a second blanket for us, so the first two nights we all had just one blanket to use. When we checked in, dirty dishes were left in the dishwasher and the countertops were very dirty. The location was good, close to the convention center and beach, but I would not use it again. The check in process does have a solution for where you should leave your car at first to get fhe keys and access to the garage.

Loves this location. We were literally a shirt 10min walk awar from the beach!! The kitchen was full of dishes and made cooking for the family easy. The beds were comfortably and the biew was beautiful. I only wish the tv was updated so we could log into out prime and Netflix app, other then that everything was perfect. We even took the time to write a page in the guess journal.

Had a wonderful time. My three kids and I had a wonderful stay. The sofa bed was comfortable. Only negative was, there was no dishwasher detergent. I had to handwash everything after breakfast. We ate out for other meals because we were not home.Overall, it was a very good experience.

This unit beat my expectation- spacious, remodeled, excellent location and while initially confusing because of the building structure- has good parking. There could be a few more kitchen items eg colander, 2nd potholder, tongs, but no real complaint on that. I would definitely stay here again.

We found this penthouse to be conveniently located and within walking distance to restaurants and activities. It was also close to the Ala Moana Center with many food court options to choose from. Parking space was a plus, a bit tight but located right across from the elevator. Their hefty lost key charge could create undue anxiety. The sofa sleeper was comfortable for our third in the party (but came with a lost sock from a prior guest.) Overall, excellent place to stay for the nightly rate.

It was very nice, convenient location. Waikiki is just loud, so know that. You can see beautiful views from lanais it’s peaceful when doors shut but loud traffic sounds when open.

Very easy to rent, simple and quick check in and out process. Love the parking options, we parked in the spot marked A1 everyday and it was a breeze. The drive up and into the parking garage was different you go up at a 45 degree incline and then level out, the parking garage is small so we got a Nissan Sentra and fit perfectly into the spots. Larger vehicles can get in but you have to be careful bot to ding your doors or hit another car next to you due to the small spots. Overall great rental.

This is by far the worst place we’ve ever rented on VRBO. Lets start with the Pros- the location and view of diamond head and slivers of ocean are great. Sitting on the deck watching people also great.
The Cons, and there are many- the property management does NOT call you back. I called to inquire about early check in a couple times. Not one single response. I emailed and after a day and a half was told Not available. I emailed again to see if there was a bag hold at least, was told Not available.
We finally arrived to nice front desk staff but a tired looking building, tired elevator and a room that was like lipstick on a pig. Barely any kitchen items for use, a pervasive odor of body odor on the sofa and the bed frame. It comes to you in wafts. The curtains are broken off the rails, there’s not a single dresser. Now let’s talk about the bathroom: the shower takes forever to warm up. It will take you about the same amount of time to walk up 12 flights of stairs as it takes for the water to warm up. The shower liner is filthy and brown with mildew. The tub is peeling and needs to be recoated or painted. I feel like I’m going to catch something from that tub and wanted to use my flip flops while taking a shower. The bedroom light/fan fixture does not work. When I emailed about the shower liner and bedroom fixture, I was told after a day and a half, to use the light remote. There’s no remote.
What drew me to this rental was the free parking. That is true. It’s free but we will never stay here again. The worst!

Walking distance to beach and heart of Waikiki, yet also situated on the edge of Waikiki, which has some real benefits. Being close to the Ala Moana Mall, which has an amazing food court for quick interesting good eats and is a truly top tier mall worthy of a visit. Also the Foodland grocery store at Ala Moana, which is a high end grocery store with lots of fun prepared foods. Free parking on site is a nice plus. Signage inside the condo and guest rules book is a bit off putting. Kind of says you're money is welcome, but maybe not so much you. Also the threat to ding you for $200 dollars if you lose a plastic hotel key card. Really? Small things though. Plenty happy with our stay.

This penthouse exceeded all of my expectations! It was even more spacious than the pictures and videos depicted. The 2 balconies with the amazing views were definitely a plus. We stayed there as a family of 4 (all 18+) and we had no issues with space. Super clean as well - they even include disposable slippers for you to wear in the unit. There is a sofa pull out bed that wasn’t the most comfortable, but we all fell asleep soundly from days full of sun and activities so the springiness did not affect our sleep. Even though the room faced a big street, I heard minimal noise in the daytime and nighttime. Check in and check out with the front desk was seamless. The pool on the premises was on the smaller side and the gym was closed due to construction, but we wouldn’t have had time to go even if we wanted to. My only tiny complaint would be that it takes quite a while for the shower water to heat up, but it wasn’t a big deal.
Overall I would highly recommend this listing and would definitely book it again.
P.S. We left a beach umbrella and boogie board in the unit! We hope future renters find them useful.

Listing was as described. It was nice to have use of the full size kitchen and the location was perfect for our needs (family of four). Parking garage was very tight and not easy to navigate with standard SUV so I would recommend compact car. Very little amount of towels/linens are provided which we were made aware of. However, the bathroom floor was very slippery with any water splash from the shower so we needed to use one of the four shower towels provided to use as a floor mat to avoid any slip and falls. Other than paper towels there are no kitchen towels provided so I would recommend bringing extra bathroom towels in addition to extra paper towels or a kitchen towel or two for any extended use of the kitchen. The unit was very clean and stylish which was fun. We would stay here again.

Overall we were happy with this Airbnb. It was very clean, and although obviously an older building, the Airbnb on the 12th floor was well cared for and updated. It is in a great location in the heart of Waikiki and close to so many great places and restaurants. Some of the challenges included that it is stocked with only the bare minimum of anything, especially in the kitchen. Also, in the bedroom there is no dresser and since we were there for eight nights that would have been nice to not have to juggle living out of the suitcase. Really no place to even put the clothes except on the floor in the suitcase. Also, we had two teens with us who were to sleep on the pull out couch/bed which wasn't the most comfortable I'm told, but there was only one spare blanket in the place. We gave them our blanket and we slept with just a sheet in the other room. Also for those that want to know access to the bathroom from the living room (where sleeper couch is) goes through the bedroom where there is no door so privacy is limited.

The condo itself was great! The space was great and having a door to block off the living/dining and kitchen area was perfect so my son could stay up a little later. The kitchen itself is great but was very disappointed that there wasn’t even salt and pepper let alone other cooking needs. There were no Tupperware/storage containers for food either. Because of this we barely used the kitchen and ended up eating out anyways. The bed was very comfortable and is medium to firm. I have a bad lower back so this is always a concern for me and I had no issues. Getting hot water to the unit for a shower was difficult at times. More than once it took eight minutes for hot water to start coming through the faucet during high shower times. I noticed when I took a shower at night it only took a couple minutes for the hot water to come through. Having the two parking spaces was great since someone parked in our spot so we had a back up spot available in a crunch. Front desk staff were fantastic and despite not being actual hotel guests they did not treat us any differently. It was a good stay and I really enjoyed having the Lanai‘s to enjoy some coffee and a view. It was very loud though. The room overlooks the busy street and it definitely takes away from any serenity. Just expect that the condo is in a downtown location of a very busy city and you’ll be super happy. The location is great for getting to places easily.

This condo unit is just as described, maybe a little better. You have 2 views, one partial ocean, and one of Diamond Head is great. The unit is FULLY furnished, meaning the kitchen has all the major appliances plus a toaster, coffee maker, full set of silverware, plates, bowls, cups, sponges, soap, paper towels. The bathroom had lots of towels. We brought some of our own but didn't need them, just our own beach towels. The parking spot A1 is the best spot in the whole place, right at the elevator and plenty of parking room. The unit is older so don't expect the Ritz Carlton, but the price is right for what you get. The owner/mgt co. also try to explain everything possible via email prior to your arrival. We never had to call while there as we didn't need assistance with any issues. Internet has a good signal, never had any problems with my laptop or cell phone. I recommend this place. All they need is a dresser in the bedroom for socks and stuff.

Nice place for the price. Use parking space A1, it's the best and close to the elevator, big enough for a Chrysler 300. There is also some oversize vehicle parking at the complex if you need it. The unit is well stocked with dishes, glasses, bowls, silverware, knives, and appliances including a toaster and coffee maker. Do your grocery shopping at nearby Ala Moana Center, the Target has their own parking lot, and there is a big fridge for all your stuff. They provided plenty of bath towels so we didn't need to bring any, just your beach towels. Plenty of TP also. It just needs some kind of a dresser in the bedroom for your socks and things. Take ear plugs if you're a light sleeper since it is located on Ala Moana which is a busy street in Waikiki and all the cleaning and restocking trucks run at night and make a lot of noise. The main bed is big enough to sleep 3 comfortably, didn't try to use the sofa bed. Good WiFi internet for both laptop and cell phones. They even give you house slippers as they don't want you wearing shoes inside. Both balconies have 2 chairs and a table and plenty of closet space for hanging clothes. We took extra hangers and used them, even though they provide about 20. The AC works really well so no worries about that. There is also an iron and ironing board, broom, mop, and cleaning stuff. There are 2 big TV's if you have time for that but I didn't see a DVD player at either one. Great communication with the owner/mgr via email prior to arrival,

Great views of the ocean and Diamond Head while sitting on the lanai. So relaxing and quiet early in the morning.
This rental is on the 12th floor/penthouse level so the view is great. Comes with 2 parking spaces. As others have commented, it’s a tight garage if you have a large car or SUV. I rented a Nissan Sentra and had no problem in the secured parking garage. Use space A1. It’s convenient to the elevator and easiest to get in and out of the garage. I would rent this again just based on the secured/reserved parking in the Waikiki area.

We enjoyed the location as the condo is just across the street from the Hawaiian Village Hotel. Cross to downtown Waikiki and beach access. Parking was a bonus but a challenge in the garage if you have an SUV or larger vehicle. Staff was kind and helpful when needed. The condo itself was large for a downtown condo and the 2 balcony’s were also nice with views of diamond head and the ocean. Kitchen was appointed with all we needed but the only reason this was a 4 and not a 5 was age - some of the appliances in the kitchen and accommodations in the bathroom could use a deep cleaning and a bit of a face lift. Appliances were white and pretty grimy. Same with with the tub, tile and grout in the shower. My need a little deep cleaning and TLC for future stays.

We enjoyed our stay at the Palms at Waikiki. The location is perfect - less than a mile from Ala Moana Center and Magic Island. The air conditioning worked well and bed was very comfortable. The property manager was also very responsive. As others have mentioned it can be noisy as it’s situated along Ala Moana boulevard. All in all a very pleasant stay.

The apartment turned out to be exactly as presented in the listing. Very spacious and had everything you need for the short stay. Beds are comfortable and big.
The location is convenient to access nearby restaurants and stores by foot, a big shopping mall and city beach within 15 minute walk from the hotel. There are also 2 parking spots included in the price which is great!
Also communication with the host was perfect!
However the central location also means a lot of noise throughout the day and night.

Overall a good stay. Safe neighborhood. Family friendly. Easy access to beach, shopping, etc. Best part is it comes w free parking which is hard to find in Waikiki.
Bed is comfy. Little bigger than a queen size. Can fit 2 adults comfortably. Living room has a pull out sofa bed. Can fit 2 youth or one teen.
Kitchen is nice and has all utensils, dishwasher, refrigerator, stove top, oven, microwave. Laundry is common and outside. Requires $2 per wash and dry cycle. Use credit card for payment. Laundry detergent available but needs coins. IHOP restaurant downstairs. McDonald only a short walk away. ABC store nearby has most grocery items for purchase. Short walk to the beach. Right across from the Hilton village. View of diamond head and partial ocean from balcony. Both bedroom and living room has separate balconies. Can be a bit noisy at night due to building being on main road and noisy bikers. Overall good stay. Definitely recommend and will stay again in future. Checkin in after 3 pm and checkout at 10am.

The penthouse suite was the perfect size, and all everything we could have needed. It is located in a hotel, with friendly staff, located right near many shops and food. The beach was a ten minute walk up the street, and a big shopping mall was just a couple miles away as well. I loved sitting on the balcony in the morning, checking out the views with a cup of coffee in hand. We had an amazing stay.

I stayed for an entire month with my husband to celebrate our recent retirement. The apartment was perfect for our needs but, as former Honolulu residents, we were not interested in being in the heart of Waikiki and you should be advised that you will have to walk (brutal in the heat of the sun) or take a bus if being in Waikiki is important to you. The apartment itself is HUGE, clean, and a great value for the money. There are many design features that make the place a delight to come home to (pretty coffee cups, plants, interesting patterns and colors in the living room). The pictures are accurate and there are two lanais from which the ever-changing blues of the sky and ocean can be observed. Management was responsive when we had questions or needed something. Towels and paper products were plentiful; however, the property is older and showing its age. For example, the bathtub is peeling and some kitchen utensils need replacing (the cutting knives are more decorative than functional). The condo is set in an older hotel with insufficient and slow elevators, although there is a handy laundromat. All in all, we loved our stay here. You cannot beat the view, the amount of room to stretch out in, and the ability to use a functional kitchen. We did not try the pool since we swam in the ocean daily and the small gym was closed. One last thing: earlier reviews are correct that the parking lot is for smaller cars or for VERY good drivers.
