The home was beautiful and very comfortable. We had our adult children with us (7 adults in our group). With 3 full baths and 3 bedrooms, there was plenty of room for us to sleep and quickly get ready for the day. One son slept on floor mattresses in the 'loft' area and was comfortable. The kitchen had the equipment and utensils we needed to cook our meals.
The parking space was just outside the front door, very convenient. We had a second car and the host responded quickly with clear directions on where to park in the complex.
The view from the back onto the golf course was great, no backyard neighbors.
Grocery shopping to the north at Foodland was convenient. Costco in Kona was a further. Nice places to eat just outside the complex at Kings and Queens.
We loved it here and would stay again and recommend it.

This is a very thorough review…
Negatives:
The property management company is extremely poor and does not sufficiently meet the needs of this rental.
Prior to booking, they were responsive to my questions within a timely manner. As my reservation date approached, there were multiple messages sent with no reply (3+ with no response within a few weeks). We ended up needing to call the phone number directly to get any response. There was a conflict of information on the property details vs what past guests were commenting and the management company never answered our requests prior to arrival. The property does have a good supply of chairs, umbrellas and toys which was our initial inquiry that was NOT answered; thus, we packed and shipped our own chairs and beach toys. This was a very poor communication on the part of the property management.
Upon checking into the property, the futon was broken. The property advertised sleeping for 7, without the futon working, the sleeping only allows 6. We had to call and wait and also prove to them through pictures that the futon was broken. They only referred us to a cushion that was in a closet as a substitute for this bed. We also took pictures upon arrival to document damages prior to arrival: markings on walls, pulled carpet, and broken futon- these pictures were texted to the number requesting “feel free to reply or give us a call or text if you need anything during your stay.”

I just have no words to describe how we felt. It was amazing! This townhouse is the best I have ever visited. First, we loved how clean it was. Everything was well organized and ready for people. Huge size of the townhouse makes you feel relaxed and at the same time luxury. Secondly, big windows- natural light was there all the time yet the air conditioner helps to feel cool when it is so hot outside! Secondly, great beds and bedding and liens. Everything is sparkling clean and beds are sturdy and stable. Thirdly, location is SUPErB!! In few min you can reach good court or bar and the most beautiful.beach on the island! We were super happy there at the townhouse. They even have hand mixer - so much fun and so much useful!!:)

We had a wonderful time in this VRBO. Everything was convenient. Only minus was that pull out couch was listed as a bed but when we got there the couch had a sign on it that said broken. We found a cushion in the closet and were able to use that. Not the most comfortable option but so tired by end of day, didn’t mind.

The location of the property was perfect for us, it was a short distance to many beaches and to the two shopping areas. We stayed during Christmas 2019, the amenities of the resort were great, we barbecued every night, the pool felt like ice water (ocean was warmer), the other visitors or owners were friendly! There was plenty of space for 4 adults and 2 children. The kitchen was stocked well - there wasn’t any steak knives, we just used the cutting knives provided. Thank you for providing beach towels, detergent (dish and laundry) to start us off.
However, for being a managed rental property, it didn’t meet our cleanliness standards, the dishwasher was grimy, the island looked like it had water damage, we had at least 10 cockroaches over the 12 days we stayed, and while we were packing up on the last day, checking under the couch cushions for lost items, it looked like it had never been vacuumed.
Other recommendations for the property would be to provide a binder (some rental properties provide) with any expectations for cleaning or taking care of the property, and check out procedures. It would be nice to have a hose in the back so that you could clean off the outdoor patio furniture (bird poop), light bulb replacements, add a more thourough description of what is at the location for the person arriving (I.e hair dryer). Lastly, the property manager texted us before we arrived and the day we arrived, it would’ve been nice to have them text us half way through our stay to ask if we needed anything or had any questions.

Pluses - quiet, clean, good location for terrific beaches, king and queen mattresses very comfortable, well equipped kitchen, photos accurately represent the property.
Negatives - NO smoking allowed ANYWHERE in the resort. While this is stated in the terms and conditions, we would not have stayed here if I had read this. One of our party had to walk or drive off the resort to have a smoke though we have two lovely patios a good well ventilated distance from other people.
Other negatives - no corkscrew in kitchen, Several lighting fixtures had either burnt out bulbs or needed repairs, the front door keypad doesn’t work well. Frustrating, very limited soap/ tp / dishwasher detergent, etc (also mentioned in terms and conditions but seemed kind of cheap to us), and the single bed mattess was uncomfortable - very basic. The tv cable box keeps going into power save mode while we’re watching it.
