Location was perfect. Older building that could use updates and replace outside wicker furniture in the living room. The house was dirty! Hair in bathroom drains. The towels smelled so bad I washed them 4 times, still couldn’t get the smell out so I went out and bought towels. The washing machine has mold all through it.. no cleaning supplies to clean it ourselves so had to purchase that too. For the cost charged to clean, I expected better.

The view was amazing, but the condo is in desperate need of repairs. The patio furniture was horrible. All of the cushions were shredded, the wood on the table & chairs was peeling, the lounge furniture was rusted and worn. In fact, my husband fell through one of the chairs when he sat down. The living room furniture was clean but terribly uncomfortable with very thin cushions. The air conditioning didn't work because the sliding doors to the patio wouldn't close completely so the sensors didn't connect so the only time it cooled off was at night. The carpets were so dirty we wouldn't walk around without our flipflops on because our feet would get so filthy. The washing machine had mold on the rim. There were power outlets in the kitchen & living room that were falling out of the walls and could cause a fire. I have photos of all these issues. I emailed Wayne, the property manager, so he sent his assistant, Corrina, to come by. She ended up buying new cushions & lounge chairs for the patio and acknowledged all the other issues. The window in the loft was broken so she forced it open to get air flowing through. She had someone come try to fix the sliding glass doors but they couldn't fix them. Wayne was rude to me when I emailed him and said I was just looking for things to complain about. He was more concerned about trying to justify the poor quality of the condo. I've stayed at this complex many times and this is the worst unit I've seen.

The property is a bit on the older side, and with the vaulted ceilings, it can take a while for the rooms to be comfortable, especially when humid. The views fro the living room and master bedroom is beautiful, but the place itself is a bit outdated. Short stays would probably benefit from this place.

Absolutely would rent again. Few things to know…you have to carry any luggage up to third floor - no elevators! The condo has quirks - fans provided do a great job in cooling down the upper third bedroom, the main doors to the balcony are sticky so we used the other doors to enter/exit the balcony, the AC unit puts out a LOT of heat on the balcony. That out of the way, the location is priceless! Safe, convenient, quiet neighbors, enough parking, good internet, amazing sunsets, vast ocean views! Downstairs bedrooms are big and comfy, upstairs one is somewhat crowded with two single beds. Kitchen is well equipped. Most of all, prompt communication with manager picking up the phone and answering our questions! Thank you for a great stay.

Pics are accurate, views were amazing! The complex itself is nice, pool was great, and it's in a good quiet location.
The place could use some updating and fixes (doors sticking, some outlets almost falling out of the walls, fridge door would NOT stay closed, washer had mold on the door seal, etc) and the central air was not working very well. The upstairs loft area was HOT. We tried opening all the windows & letting the cross breeze cool things down but that only worked for a day or two. Our poor family members who were sleeping upstairs were sweaty & pretty over it by the end of the week.
But we made do, we were in paradise, and we weren't spending a ton of time in the unit anyway - too much to see on the island!

This was great property for our family vacation. The view is amazing. The space was great and fit us comfortably. The property is a bit dated but regardless kept clean. And the AC was a very nice feature!

I’m writing this review as I sit on the beautiful lanai of this property watching the waves gently crash on the rocks directly below my view.
What a dream vacation. Kona has lots to offer travelers, and we took full advantage of the Big Island and all its virtues.
As for the property, it was wonderful. Do not believe all the negative reviews. This condo is worn and well-loved, but it was not filthy or unusable.
The hard floors were dirty when we arrived, but there is a stocked cleaning closet, so guess what; I did a quick mop and we were good to go. The appliances are old, but functional. Bed linens and bathrooms were clean and carpets were vacuumed.
There is air-conditioning, which was a blessing in this humidity, but when it’s running, the lanai gets too hot to use, so that was a balance-act.
All in all, it was a perfect setting for our vacation, and would definitely rent at the Surf and Racquet Club again.

Rundown very dirty condo. Needs lots of cleaning and updating. Carpet was horrible and deck furniture was unusable! Towels old and ragged and pans in kitchen unusable. We purchased new glasses and pans to use during our 2 week stay! We stay at the Surf and Racquet Club every year, it is exceptionally beautiful, but never rented this condo and would not again.

Unit overlooks the ocean and was perfect for watching the sun rise and set. We saw whales and spinner dolphins from the lani. Unit does need some upkeep, but nothing to serious. Would definitely stay here again

The condo has a great view and had plenty of space for 4 of us. We enjoyed our stay .
Just know going in (as we did) that this place has a lot miles on it. We had no major problems, but a handyman could spend a week or so tweaking sliding doors on the closets and master shower, the vertical blinds, electrical outlets, tv remotes, deck chairs … well you get the picture.
On the plus side, the bed mattresses are decent, there are lots of beach toys in the closet and the top floor ocean view location is priceless.

Location was spot on - close to so many things, but not 'right downtown' so it was very peaceful. Stunning views of the ocean. Gated community for security. Lots of 'extra's': beach chairs, snorkel gear, boogie boards, plenty of towels. Surprisingly effective air conditioning. Everyone was kept cool all night, despite the 3rd floor...and for those in the know, the top floor is great for sound as everything is below you.
A new dishwasher and one serious deep clean and this place would be top notch. It feels very, very used. Walls and carpets were very dirty. The walls need painting and the carpets need replacing.
Still, it would be hard to not recommend. We all slept really well and really enjoyed our stay here. Like I said in the heading, 'Nearly Perfect'.

Cockroaches were the last of our many complaints. The unit appears to have been neglected. Broken, rusty and peeling furniture; dirty upholstery that cleaned up well once WE washed the slip covers. (Couldn’t the landlord have had that done?). One bathroom was not clean, particularly the toilet and surrounding floor; a dirty towel was hanging on the back of the door. There was sand in the carpet and the tile floors, particularly the kitchen, were sticky as if either not washed, or not rinsed thoroughly. Some silverware and glasses were put away dirty. The sheets had questionable stains, some of which came out with rewashing. (Were they washed before we came?) When we arrived the batteries in the AC controller in the living room were dead; took us a while to figure out what was wrong with the unit, which was taxing given the very hot room temperature. The towel bar in the master bath was broken off. One outlet in the kitchen was coming out of the wall.
Property manager and his team were responsive to some of the issues.
In general cleanliness and upkeep was certainly not to the standard we have come to expect. This is our second time renting at the Surf and Racquet Club and tenth on the island. This one was the most expensive, compared to the other two bedroom two bath units in the area, and in the poorest condition. Disappointed indeed.

Our stay at Hale Kania Kai, in the Kona/Keauhou Surf and Racquet Club, was a warm and welcome respite from a Fairbanks winter. It was just what we needed. The third floor unit gave a wonderful view of the breaking surf just below. We watched spinner dolphins and whales from the lanai, which was a comfortable size for four. The unit was generally clean with the exception of the lanai and all of the fans in each room. I had to sweep up the sand and salt from the lanai before I could walk out there in bare feet. (We followed a shoes off policy in the house.) The overhead and standing fans all had streamers of dust trailing from them and are in need of a good cleaning. The kitchen was clean and well equipped. The living room furniture was not the most comfortable I have sat in, but it did the job. The closet full of beach play equipment was most welcome. Overall, we very much enjoyed our stay here. The outstanding view far outweighed our few complaints, and we would be happy to stay here again.

This property was as described. The location is everything. The condo could be amazing with a little TLC. Window coverings broken, missing slats. Screens falling in, Furniture in living area dingy, dirty uncomfortable. Kitchen well stocked, beds good and comfortable and we would stay there again bc like I said location to the ocean, we saw whales, and listened to the ocean all night. The lani perfect, but this place could be amazing with a little TLC.

This condo has an amazing view & a very large lanai! It is its best feature. The AC worked great to cool the condo off at bedtime. Found all of the items we needed for preparing meals in the kitchen. Well stocked with supplies. I had seen many reviews that listed cleanliness and the condition of furniture and other items being an issue. Overall, I thought it had been cleaned well. Yes, some items like carpeting and furniture may be dated and showing their age, but that did not bother us. After talking with some other owners at the property I realized how hard it is to maintain a property there…especially if you are renting it out to others! This was the perfect place for our 2 week vacation. The grounds of the complex are beautiful and well maintained as is the pool.
One of the closets has pool noodles, beach chairs, umbrella, snorkel gear and beach mats. There was no ice chest or boogie board so we purchased those items for our use and then donated them to the closet for future guests to use.
Overall it was a wonderful stay. If you are super picky about a condo looking brand new, this might not be for you. However, if you want a comfortable home base with an unbeatable view and AC for sleeping, THIS IS IT! Also, my interactions with the property manager were great. He replied to all messages in a timely manner and was friendly and professional.

This property has amazing views especially of the sunsets! Good location close to shopping and restaurants. Carpet is filthy and needs replacing. Tough to sit out on the deck to enjoy the view because of the heat coming off of the AC unit right in middle of patio. This is a 3rd story walk up so make sure you don’t mind stairs.

This condo has a million dollar view. If you want to be near prime snorkeling spots this is a great location. Also close to a grocery store and other shopping. Ideal condo for a family.

Great location, this unit has everything you need: appliance, utensil, laundry, etc. Beautiful shoreline sunset view and use of the lanai. Do note that there is NO elevator in the property.
