Great place, very quiet with amazing access to community pool and a short scenic walk to the beach. Richard was great to deal with and the condo was exactly as advertised. Great to have access to coolers, beach umbrella, beach chairs, snorkel gear, etc. There wasn't anything that we needed during our stay that wasn't provided in the unit.
Can't wait to come back!

our family (2 adults, 3 kids ages 10, 7 and 3) stayed here for the second week of our two-week family trip to Hawaii. the place was beautiful, clean and spacious, with every amenity we could have needed. 10min walk along a fascinating nature path to the nearest beach, although with a 3yo, driving ultimately proved easier.
the host, Richard, was thoughtful and responsive, even extending us a partial refund when the community pool had to temporarily close for maintenance.
the community was delightful, with cheerful neighbors and plenty of restaurants, a small grocery store, and a few retail shops within a couple minutes' drive, and of course the surrounding area is absolutely stunning, with a dozen gorgeous beaches all within a 10-15min car ride.
we'll be returning to the Big Island in the next few years, and this place will definitely be at the top of our short list. highly recommend.

We (3 generations ages almost 2-75) all enjoyed our week. The condo was very clean, comfortable, and quiet with nice appliances, including BBQ, and good central location. It was well equipped with kids toys and beach chairs, beach wagon, snorkels fins, boogie boards and umbrella. The walk to the beach was pleasant and fine with a stroller.
The pool was relaxing and not crowded. The best part was the pass to Mauna Lani Beach Club. It was fabulous for all ages- warm water, nice beach, good snorkeling and access to restaurant and restrooms. Some would go around 9 and get 2 Cabanas, and others would come after morning nap
For our stay early October, Cabanas and parking were no problem by 9 or after 1. We went to 3 of the big resorts for meals and loved the convenience of Palm Villas, and “our” beach.
We hope to return with our sons family too.

From gorgeous and original photography gracing the walls to the airy lanai to the comfortable furniture and well-stocked beach supplies, this condo was a beautiful haven with everything needed to relax and enjoy the island -including a wide selection of popular books for entertaining reads.
The home is lovingly cared for, with plenty of space to relax, and everything is in great working order, with helpful instructions where needed.
The upstairs loft offers a peek at the sunrise, the airy lanai is a lovely place to watch the sunset, and the open kitchen has plenty of room to cook while chatting with visitors. The kitchen also has good pots, pans, and plenty of flatware, cooking utensils, quality knives, etc.
We only needed the AC a couple of nights, and it was great, but we preferred the breeze when it was around. I loved opening the windows and listening to the breeze through the palms.
The complex pool is divine, and the beach at Makaiwa Bay (the beach club beach) is a beautiful walk through the lava field or short drive. The snorkeling is fantastic, and the waters are usually calm enough and the reef close enough that it makes for a great first (or fiftieth) snorkel experience.
The hosts are kind and very responsive, and I really appreciated the extra trouble that they went to in helping me adjust my arrival times and departure dates. Thank you, Richard, for sharing your beautiful home!

We have stayed at a number of places on the Big Island and this was by far our favorite. The condo had enough room to accommodate four adults and two children. What really made this condo stick out was the access to the Mauna Lani Beach Club and how kid friendly it was.
Every morning we would head over to the Beach Club where there was ample parking and numerous beach chairs. Once at the beach club you could play in the water or snorkel in the bay. In our opinion, this was some of the best snorkeling on the island, and the condo provided a number of snorkeling masks for use.
As discussed before, this condo is very kid friendly. They had plastic food trays, plastic cups, toddler forks, highchair, baby gate, and a pack-n-play. There were also numerous children's toys in the condo and sand toys for use at the beach. Luckily our kids were old enough that they were able to sleep in the two twin beds in the loft.
Beach toys for the adults included beach chairs you could wear on your back, boogie boards, pool noodles, ice chests (medium, and large), a beach umbrella, and a beach wagon.
The kids also loved the pool which was right across from the condo. It was great for kids since the depth was only around 4 feet and there was a waterfall that they can play under. It was a great place to go in the evening.
We tried to think of a negative thing to say but we were not able to think of anything. Would highly recommend it and look forward to returning again!

We loved the location and the access to Napua Beach. The house was perfect for our group of four adults and 2 children. The sunset views from the balcony were stunning and each night we walked over the the Mauna Lani pools to see the fish, eels, herons and cattle egret (including their nests with babies). Wonderful stay! Thank you for everything.

We had a great stay in this condo for our April spring break. It is clean, the beds are comfortable and it's very quiet. The kitchen is well stocked and the garage has all you need for the beach. You can access both the Mauna Lani Beach Club beach and the Mauni Lani resort by the beautiful path through the lava fields and fish ponds. The parking pass is useful to save time and energy and, as long as you get there early, there is plenty of parking and beach chair access. In our experience, the beach chairs filled up by 9:00 or 10am. The beach at the Mauna Lani Beach Club is calm, sandy, protected and has easy snorkeling with an abundance of fish.
The Mauna Lani area is a wonderful home base for checking out all the gorgeous beaches in the area. The Palm Villas neighborhood is landscaped beautifully and Foodland (which has excellent poke!) is just a minute away. Easy check in/out and very responsive host and owner.

My husband and I absolutely loved this apartment. Gorgeous natural light, perfect location for restaurants and bars, and super close to the lake and opera house.
The apartment kitchen was VERY well-equipped with everything you’d need to cook a meal or just enjoy your coffee and wine. The entire apartment was spotless, and we were also relieved to have a washer/dryer and detergent in the middle of a long trip.
The only thing I wished we’d had was a sofa or larger comfortable seating area, but that’s only because we ended up having a friend visit and would have liked all relax on a couch together instead of sitting around the dining table. Absolutely nothing to complain about though, just something to consider if you plan to have any guest join you during your stay.
We’d absolutely stay here again if returning to Zürich. The communication with the rental company was superb, and every question we had was answered very promptly. Lovely apartment in a lovely city!

Totally enjoyed our stay at Richard's Palm Villas condo. Very well stocked for a family, with toddler friendly items, including a high chair, travel crib and baby gate for the somewhat steep entry stairs. Quality kitchen appliances and dishes, etc. Lanai was wonderful for breakfasts and grilling. Loved the landscaping and the use of a parking pass for the Beach Club. Check out instructions were clear and not overly difficult.

This is the second time staying here and we always love our time at Richard and Karee’s place. The location is perfect with a nice walk to the beach, wonderful pool and hot tub, and easy access to the beach club. The condo is always clean and well stocked. We hope stay again in the future.

This was exactly what we were looking for. A home base for our vacation with all the amenities and necessities to make our stay perfect. This property will not disappoint.
We had 5 in our family with lots of space for all of us to feel comfortable. The pool and beach club are outstanding. A little grocery store down the road so you can cook in or grill on back deck.

We very much enjoyed the Palm Villa property. It is located near the private beach that’s is about a 15-min walking distance; also very accessible by car, with key card.
The property was clean and comfortable, well decorated and equipped.
We would not hesitate to stay again and look forward to future visits.

Best condo we have stayed in on the big island. Loved the location. Walk through the fish ponds to the private beach was gorgeous. Snorkeling at the beach was excellent. Views from condo were fabulous. Condo was So comfortable and the little touches were excellent - night lights, labels on the light switches, laundry detergent, extra TP, play n pack, high chair, beach towels, beach chairs and boogie boards. Will be first on our list for future stays.

This is such a great location! It is close to fun shopping, great restaurants with easy access to the airport and day trips to other locations on the Big Island. We love the pool at Palm Villas and this unit is as close as one can get. The walk to the beach was the perfect start to every day.

Had a wonderful stay here with our toddler! It was a perfect set up for us, with a spacious living area, pool less than 30 seconds walk, and we loved having access to the beach club. Both we and our daughter watching the birds while we ate. Had everything we needed, pack n play, high chair, a few toys etc. Thank you!

The condo is well stocked, well maintained and very comfortable. The hot tub in the pool area was fabulous. Bird watching from the deck while eating was enjoyed by all. The condo complex was quiet. We really liked the beautiful walk to the beach through the fish ponds.

We loved our stay at this condo! It’s location is excellent and the Mauna Lani grounds are beautiful. The beach is a little bit of a walk but was easily doable with my 70 year old mom and 7 and 9 year old daughters. It’s really a great value when you consider the prices for properties closer to the beach. Within 10-15 minutes drive of at least 4 other fantastic sandy beaches (Hapuna, Mauna Kea, Beach 69, and A Bay). I should note that this is a quiet community and there are signs posted at the pool asking that you keep the noise level down, which can be a challenge with young kids who are excited to be on vacation. For that reason it may be more ideal for adults and older kids, and less ideal for younger kids and larger groups. Still, we and our kids loved the place and are likely to stay again!

I spent a lot of time looking at condo and house options for this trip. Keeping in our budget in mind, I think this was the right choice for us.
Our initial couple of hours in the rental was rough. We arrived after almost 20 hours of travel and it was 86 degrees on the main floor - an absolute sauna up in the loft. I immediately cranked the air conditioning, but 2 hours later when we were headed to bed it was still 86 and miserable. I called the local contact and she said she would be there in the morning to check on it. Thankfully when I woke at 3 am it was down to 77 degrees. Apparently it did work, just took a very long time to cool down.
The rest of our stay was better. The condo is well stocked and we were thankful to find plastic wrap and even aloe for our sunburn (which we forgot to pack and desperately needed!). Our 19 year old and I used the fitness room once - it is small but we had it to ourselves and was nice to have the option. The pool is not huge, but super warm water and is very close to the condo. This was a highlight for our 11 year old and he would have liked more time in the pool. I liked that the view from the back of the condo was more private. The lanai is small, and personally I would have preferred a couple of comfortable chairs to sit and read, over the high table and chairs for meals.
The walking path to the beach is lovely and our whole family walked it and explored on our first day. After that we chose to visit other beaches, but I enjoyed early morning walks by myself several days.
Be aware the upstairs loft is completely open to the living room below. The teens upstairs did complain if anyone made noise or talked while they were trying to sleep in in the morning. Also, probably need new sheets upstairs. The fitted sheets would not stay on the twin beds which annoyed the boys.
Overall this unit was clean and comfortable for our family of 5 and worked well for us for the week we stayed there. Mahalo!

My family and I stayed at Palm Villas Unit F23 for a 7 day Iron Man Vacation. It was wonderful! The home is very spacious, bright, airy (we didn't even use the AC because the cool Hawaiian wind were very comfortable). All the rooms had TV's which was perfect for our family of 4 with different viewing interest. The kitchen was well stocked, appliances clean and top notch quality. Lots of towels (bath and beach), all the little things you need to clean up were abundant (personal soaps and under the kitchen sink cleaning agents). The lanai was a perfect setting for evening dinners, we used the grill and it was great! Lots of beach gear. Location is walking close to shops, beach, trails behind condo. Also easy walk to the Fairmont to go back and forth for Iron Man prep. Nice pool and jacuzzi to enjoy, gorgeous grounds, we were so sad to leave. Definitely paradise!
