The house itself is amazing. The pictures do not do it justice. The location is perfect and the house beautiful. The problem was on check in. Check in time was 3pm and we arrived at that time. When we got there, the house was not ready and the cleaning people were still there along with a rep we assume was from the prop mgmt company. They said it would be ready shortly so we waited outside in our cars. It was over an hour and we didn't get any kind of an update. Just got left in our cars on a hot day. Luckily we hadn't flown in that day or it would have been a lot worse. Once we finally got in the house, you could tell they rushed the cleaning job. Some floors and areas in the bathrooms were still dirty, the beach towells were folded and put away but were still very wet. The dryer was full of more towels that were not put away, just things like that that indicate they did everything in a hurry without attention to detail. We understand that things sometimes happen, but the communication could have been much better and they could have done something for us since our check in was delayed. Like I said, the house is beautiful and amazing and we would love to stay there again but we would hesitate due to the management company.

House was great. Fully stocked. Alarms by the pool were super annoying.

We thoroughly enjoyed our stay at the Seabreeze property. It was very clean, well stocked, and the check in and out process was a breeze. The on-site pool and spa were a favorite of the kids and adults and the private beach just down the street was the perfect spot to snorkel and have a great lunch. With a store just around the corner and plenty of shopping down the street it was the perfect spot for everyone’s likes. We would definitely recommend Seabreeze to anyone looking for a fantastic family vacation.

This is a letter I sent to the property manager multiple times and DID NOT get a reply: I asked about getting a late checkout but never heard back one way or the other. Therefore, we left by 10 but I would have appreciated an answer. I was kind of left in limbo. We did want to inform you of a number of issues. Let me fist say that the home is beautiful but we did have quiet a few little problems daily. On the first night there were two centipedes. One by the pool that almost stung my son and a second in the master bath that my husband had to kill. We saw 3 more centipedes during our stay - all alive in the house. I did take pictures. Maybe the house was just sprayed but it was a bummer to actually encounter so many! The water heater really didn’t seem to get too hot. The master bath tub and shower in particular just did not get to a very high temp. We thought maybe it was just overused too much the first night but subsequently it never got much hotter. Additionally the guest showers body wash and shampoo dispenser were empty or broken as the pumps did not work. We also had trouble with the grill. The gas was out so it took an hour of troubleshooting and changing the tank. There is very limited lighting by the pool. Maybe the pool switch is broken but it was too dark to play ping pong after dark or go in the pool safely. The ice maker seems close to being broken as it basically only made about a dozen ice cubes a day. I finally just ended up buying bags of ice. Another thing in the kitchen that should be noted is the ants! There is an abundance of very small ants that got in our food that was on the counter. Had there been a note regarding this I wouldn’t put certain foods away that otherwise got ruined with ants. We literally had to toss an expensive box of sushi that was out for about 20 minutes and got covered in 100’s of ants. There were other things I don’t even want to bother listing but the big bummer was on the morning of check out the pool guy came at 7 am. So instead of enjoying the pool for the last few hours we were woken up and disturbed. He should have come after we checked out at 10 am! The lack of a reply was a bad ending to our stay!

This was the perfect place for our extended family vacation. There were nine of us, ages 12-72, some traveling from the mainland and some from on island, and we all loved it. We made full use of the pool, hot tub, and ping pong table, and really appreciated the fully stocked, spacious kitchen. The outdoor space was also pretty well protected from the wind, which was particularly helpful, as the week we were there was super windy, and some of our beach trips were cut short by too much blowing sand. We had one issue with the bedding, which was pretty easily resolved and the management responded promptly upon being notified. Overall, it was just what we hoped it would be, and would happily stay again!

An earlier review shared frustration of the doors and alarms. I wish I had considered that impact more. While the layout and amenities of this property are fantastic, the impact of not being able to enjoy an indoor/outdoor feel as the picture portray was disappointing and frustrating. You have to quickly scoot in and out or an alarm blasts in the house. You can’t even set the outdoor table without quickly opening and closing the heavy door in between trips. Also impacts early morning movement as the alarm wakes the entire house if you aren’t quick enough in pushing the button. Check-in and other thins worked fine so if the indoor/outdoor feel isn’t important this is a good spot.

I stayed with my family for 7 nights including Christmas 2020. There is a lot to love about this house. It's in a nice, convenient, and safe neighborhood. The pool and spa are wonderful, plus you can enjoy the very nice community pools and fitness area, plus a beautiful semi-private beach. Instead of just closing the fitness room due to COVID, I appreciate that they had a sign up sheet so only a single family could use it at a time. The house was nice and well-equipped, and the outdoor shower was wonderful. I used it every day! It was an easy walk to a nice Foodland grocery store, Tommy Bahama restaurant, a smoothie shop, cafe, etc. The walk to the ocean (especially the private beach club) was long enough that we generally drove. I like that bikes were included, though they were all kids bikes so I felt a little rediculous riding them. My kids enjoyed some of the other included beach equipment too. As far as location, I personally enjoyed our stays further south in Kailua-Kona better than Mauna Lani. Kona is more of a "real city", while Mauna Lani is more of a ritzy secluded resort feel. But my wife liked Mauna Lani better, so it's very subjective. That being said, I'm deducting two stars due to one major problem. The day before we checked in, they suddenly sent a message saying the dorms have an alarm in case they are left open for more than 6 seconds. I thought "surely that can't include the giant sliding walls of glass which create the indoor-outdoor space which is a primary listed feature? To make sure, I called them immediately (no answer) and left a voicemail which they never returned. When we checked in the next day, we found alarms on all of those sliding glass doors. If you forget to press the button before opening, they emit an immediate ear-piercing shriek jolting the whole household. And even if you do remember to push the button, you better darn-well hurry to get these big doors closed in time or it shreaks again. And of course keeping the nanawalls open (which is the whole point of them) is out of the question. Paradise in Hawaii was no help. They claim the alarms are "required by code" and "can't be disabled". Well fine, then disclose it in the listing. Instead the main listing photo and many of the other photos show those doors open. After paying $11,335 (plus damage deposit) for 7 nights here, I felt mislead. I would have also expected better communication with hosts at that price point.

This vacation rental was better and bigger than the pictures! Well stocked kitchen, big bedrooms with comfortable beds and quality linens, beautiful back yard and pool with all the accessories you need for kids at the pool or beach. Suzanne and Jeff made booking, arrival and departures easy. Thank you for a great stay!

We had a fantastic stay at Seabreeze. The house is fully stocked with bikes (including child size), boogie boards, coolers and everything you need for a day at the beach! We had one or two questions/issues that required attention and the property owners were quick to respond time our emails.

We enjoyed our short 3 night stay. Traveled with a group of 8 guests who have never been to the Big Island. Very close to Kona, and a nice easy drive practically anywhere around the island. Home was very spacious and clean. Pool and hot tub time was a nice way to relax after trips around the island. I would definitely recommend staying at any of their properties. Communication was also top notch! Looking forward to our next stay with Paradise in Hawaii

Our stay in this home was amazing- the home itself is beautiful and it had everything we needed to enjoy our vacation- beach towels, snorkel gear, boogie boards, sand toys, etc. The kids particularly loved the pool. The kitchen was well equipped as well- we cooked several meals and found everything we needed. Thanks for everything!

We had a group of 10 people (multi-generation extended family) stay at Seabreeze and it was probably one of the nicest places we have ever stayed. The home was immaculate and came with everything we needed, and then some. It was large enough so that we didn't feel like we were always bumping into each other. We used the pool every day and the outside BBQ almost every day. The private beach that we had access to was amazing....great swimming and snorkeling with a very nice casual restaurant. We would definitely stay here again the next time we visit the Big Island.

The house and neighborhood were lovely. Everything we needed was there, at a higher quality level than my own home. Including beach stuff for infants. The beach club was perfect for young children, sparsely populated because the hotel is under renovation.

We have renting a number of houses for vacation around the world. The attention to detail with the rental process, organization, items in the rental house was second to none. Typically we found houses short on utensils, kitchen supplies, outdoor equipment, etc but this house was fully loaded and made the stay that much more enjoyable. The house itself was beautiful and well set up for 9 of us. Will definetly book with Paradise in Hawaii again without hesitation.

Seabreeze Home worked very well for our multi-generational family holiday. The house is well located with lovely sunset views in a quiet community that met all our needs: beach, spa/fitness center, nearby shopping. The house is very comfortable and well-equipped, and the management was responsive .

Everything about this house is PARADISE. It is located in an area that makes it so easy to explore every part of the island. It is also within walking distance to the most pristine private beaches you could ever see, 5 star restaurants, and even a fully-stocked grocery store if you want to cook in the fully stocked kitchen or outdoor grill! The owners have thought of every detail. They have everything from pool toys to bikes to even a wine decanter! The Wi-Fi is very fast, and the TV has all the channels you could ever want if you need a break from exploring. All the rooms are spacious The entire house down to the linens and toiletries was high end and spotless. The master suite gives such a cool experience. It has a great soaking tub, a huge walk-in closet, double bowl sinks and inside and outside showers. Being able to shower in a completely secluded outdoor shower is just the coolest thing. Maybe the best thing about this house is the peaceful outdoor dining table and patio. You can see every star in the sky, and it is so peaceful that you feel like you are the only ones on the island. The pool and hot tub are so private and relaxing, too! The owners were very responsive and extremely helpful with tips and recommendations for the Island. We would stay here again in a heartbeat – it has to be the best VRBO in all of Hawaii! This house made our dream vacation even better – it really is PARADISE.

Paradise in paradise! We’ve visited Kona several times, and stayed at some nice places, but this one wins on all fronts. This gorgeous home is ideally situated in a gated complex, overlooking a private golf course, with the privacy further enhanced by the picturesque landscaping all around. The kitchen is very large and extremely well equipped across the board, everything we could imagine that we might want, we readily found, and there is an outdoor barbeque as well. Each bedroom is large with a private bathroom. Throughout, the house is beautifully detailed with harmonized tile and wood finishes and matching furnishings, and being all on one level, was easily navigated by my elderly mother, who joined us on this trip. Updated modern comforts are also apparent, including flat screen TVs and USB charging outlets by the bed. Outside, we enjoyed sipping our home-made cocktails in the private pool and hot tub, while watching the sun set over the golf course. This location is peaceful and serene, we all slept extremely well at night. A short walk away is a shopping complex, which includes a convenient Foodland and some nice restaurants. This home includes access to a private beach. The homeowners make available a large assortment of snorkels, flippers, masks, boards, beach chairs, umbrellas, coolers, and other outdoor sporting and recreation equipment in the spacious garage (where you can also park your rental car). The private beach is only a mile away and we visited every day: it has some of the most accessible, and yet diverse, snorkeling and reef-life that we’ve seen on Kona, and is very protected, being friendly to all ages and abilities. The homeowners were extremely helpful and accommodating. We highly recommend this home to anyone seeking an idyllic Hawaiian Kona vacation
