Come enjoy a month or more at a spacious ocean view condo that has the perfect location in Kailua-Kona. There is a 30-night minimum stay required at Alii Cove. You may stay fewer nights, but we must block off 30 nights for each reservation.

Alii Cove is the newest condo complex in Kona and the closest one to town. You can walk to the heart of town in about five minutes or you can simply cross the street and catch a wave at Honl’s Beach. The complex is gated and beautifully landscaped. You’ll have the use of a resort-style pool and spa, fitness room, and BarBQ/picnic area. There are 4-unit and 6-unit buildings scattered throughout the site. Alii Cove doesn’t feel like a cement monolith, as some other condos do.

This particular unit is special because it is at the top of the complex where the panoramic views are the best. You’re also away from the street noise on Alii Drive. This condo’s gorgeous tropical furnishings will never let you forget that you that you are indeed in Paradise.

This is a big unit...1377 square feet, including lanai.

We love the layout. You enter on the second story of the building and find yourself face-to-face with the ocean view and the ocean breeze. The bedrooms, baths, and kitchen are on that level. There is a huge loft upstairs that has an ocean view from the front and a mountain view from the back.

This condo comes with EVERYTHING. The gourmet kitchen is fully stocked with pots/pans, utensils, plates, glassware…you name it. There’s a blender, coffee pot, toaster, ironing board and iron, hair dryer, beach towels, picnic cooler, beach chairs, beach umbrella, big flat-screen TV in the living room and another TV in the master bedroom, and a washer/dryer right in the unit. All linens, including beach towels, are provided.

Dine at the kitchen table, at the breakfast bar, at a bistro table in the master or in the loft, or on the lanai where you can watch the sunset and see the cruise ships come into port.

The master bedroom has a queen bed and ocean-view sitting area. The attached bathroom has a tile shower and double sinks. The guest bedroom also has a queen bed. Both bedrooms have lots of storage space. You'll have plenty of room to stow your suitcases out of sight.

We have the loft upstairs furnished with a queen-size Murphy bed. Need the room for yoga instead of sleeping? Just push the bed up and away. The loft also has a table and reading area. It overlooks the living room.

This unit has 3 separate air conditioning units and ceiling fans in all the bedrooms and the living room. Off-shore breezes keep you comfortable the natural way. Your rent includes $250 in energy use for 30 days. We think that allowance is generous. When we stay in the condo our monthly bill is usually less than $200. We will deduct energy use in excess of $250/30 days from your deposit.

This unit comes with a parking space that is right outside the unit. Unlike a lot of other units at Alii Cove, the parking lot and the building are on the same level; no need to climb steps to get from your car to the building. That makes for easy loading and unloading.

Another great benefit of this unit is that guests can park short-term on nearby Walua Road. So, there are no worries about parking if you have a party.

If you are coming to see or participate in Ironman, our condo is a great choice. It is right near the action. But please book early. We generally have reservations more than a year in advance.

Everything in write-up is spot on. Easy short walk to town, South side of Ali’i business district so no cruise ship crowds. Very quiet and peaceful, felt more like house than condo sharing walls. Plentiful on street parking for multiple cars. Fully stocked including spare bedding, beach items, bathroom supplies, first aid, dish & laundry soap, spices, and paper towels. High quality kitchen tools. If looking at long term stay with fast internet connections for work this is the place. Few available at this price point with equal quality and location.

Nancy and Mark were great to deal with and their property has everything you could want. The location is perfect for walking into town. The view of the water from the lanai made morning Kona coffee even more special. Pool and BBQ area are very well maintained.

We’d definitely rent this place again. It had everything our family of five needed, including comfortable sleeping quarters, a well equipped kitchen and ample beach gear (umbrella, chairs, towels, etc.). Short walk to town which has plenty of shops and great casual restaurants. No complaints. Loved it.

We rented this condo as a transition between just moving to the island and a longer term rental. It was perfect for us. They had everything we needed. When they said fully furnished, they truly meant it. The loft really is a third bedroom and the condo is in great shape and well decorated. The location was perfect, we walked to town and/ or across the road to Honls beach every day. We also used the pool almost everyday and they keep it, along with the rest of the grounds very well maintained. It feels like a very secure and safe place. We absolutely loved this place and it was hard to leave when the time came. I would highly recommend this place.

The unit is clean and nicely decorated, very comfortable beds! Kitchen was well appointed. The view from the lanai is spectacular, we enjoyed amazing sunrises, sunsets and whale sightings. The owners are terrific and easy to deal with, any queries we had were dealt with quickly and positively. Would definitely book again.

Beautifully decorated and everything we needed for our 6 week stay. We enjoyed the convenience of being able to walk into town for dinner or shopping. The lani had a great view of the ocean and was a wonderful place for morning coffee or to watch for whales or dolphins. There always seemed to be a nice breeze off the ocean in the morning and one down from the mountains in the evening. Communications with the owners was easy and they were very responsive to any questions. We would love to stay in this unit again.

We really enjoyed our stay at N23 and found the accommodations better than most we have stayed at. Kitchen appliances have all been updated and are quite nice. Great use of space in both bedrooms on the main floor because the shelves for keeping all of your clothes and such are below the bed. This opens up the rooms and they are a lot less cluttered than some we have stayed in. My wife especially liked the white linens and towels as it really brightens up the place. Five breach towels were also provided as well as a nice cooler and beach chairs to take to the beach. Each of the chairs also had a bamboo mat and also room in the back for additional cold items if required. Nan and Mark were easy to reach for questions and any issues that came up. We communicated by email while there and any we sent were answered in some cases immediately or at most within an hour or so. They do also have a local couple that can be reached as well if something comes up, such as a repair or delivery and you can't be at the condo for any reason.

Highly recommend this Condo. It is spacious, very clean, super comfortable, with heaps of pantry / bathroom extras in a lovely secured property, so close to town a car is not essential. The views out to the ocean are lovely as are the sunsets, and many good nights were spent playing cards around the cute little games table. We have respect for other peoples places and had our own "In house rule" of no food or drinks on carpet flooring and hope others are like minded. Being near the non busy Walua Road has benefits of no traffic noise. Nancy the owner is lovely to deal with and very accommodating. Keep in mind it is on 2nd floor if stairs are an issue. Stayed as a family for Ironman 2015 and this place was a blessing compared to 1 of the 2 Condos we had to book a little further out of town the previous year. Oh love Kona "Mahalo"

We enjoyed our stay here very much. The owners were easy to work with and always quick with their responses to any questions we had. The apartment is nicely furnished and the sunset view is wonderful. Location is right in Kona, close to everything. The pool and grilling area is beautiful -- right on Ali’i across from the ocean! We would highly recommend staying here to anyone!

This was our 10th vacation on the Big Island, and one of our favorite locations. The property was beautiful well cared for and we felt at home. The amenities were all there. The short walk 5 minutes to downtown Kona and all of its activities made for enjoyable short trips with much to do. We have recommended it to our friends. From the views atop the location we could see the Cruise ships coming into port, the daily fishing boats taking their passenger out each morning, the outriggers digging their way into port each morning, coffee on the deck, and relaxing with unbeatable sunsets each day.
