The view and location of this unit was amazing. I'd have to say A27 is probably one of the best units in this building for sunsets. It could use a bit of updating but very clean and with a great layout. The kitchen was very well stocked with dishes, cutlery, knives, pots/pans, storage containers (nice surprise), coffee pot/grinder.
We discovered the blender was broken one night and it was replaced within hours. Amazing!
If coffee in the morning is a must and you are arriving late, I would recommend bringing coffee with you as there was none when we arrived.
I would highly recommend this unit for anyone that was considering visiting Kona.

This property had an amazing view that you simply can't beat anywhere else. The unit is a bit outdated but it had everything you could need and was in perfect walking distance to downtown. Waking up to the ocean and waves right in front of you every day was breathtaking.

If it wasn't for the view, the location and the attentiveness of the staff and host, this would be @ 2 stars at best. The view is unmatched and the location to town is incredibly convenient.
However, when we arrived the A/C was turned off as well as the ceiling fans and the internet router was unplugged. The first night was uncomfortably warm and we discovered it was partly because 2 of the 3 ceilings fans were only able to go at low speed. We were able to have the fans replaced and all was well in the end.
Now that the fans have been replaced I would recommend this unit to others.
Slightly dated and worn but for us the view made up for that.

This was our 3rd time staying at Kona Reef. We really like the location of the complex, and especially love the oceanfront units.
On the positive side, this unit had everything we needed - from cooking to beach stuff to a cooler and ice packs and binoculars and flashlight for a trip to Volcano National Park.
As others have noted, the unit itself could use some refreshing, and I have provided some specific suggestions to the owner which I hope will enable this unit to go from very nice to great!

The view from the lanai makes this property worth renting by itself. We were able to see dolphins, turtles, fish, and eels without leaving the condo. There are great restaurants within walking distance and a kid friendly beach nearby. We’ll definitely be back!!

We greatly enjoyed our visit to Hawaii. The location of the condo was perfect. Only blocks away from the first Christian church on the island, shopping, the Royal Kona luai, manta ray dives and snorkeling, beautiful beaches and more. The condo was clean, in good condition, comfortable beds, beautiful views of ocean. Pool was nice. Met lots of friendly, kind people.

We thoroughly enjoyed our recent stay. The views from the condo are incredible, and the proximity to town is perfect. We walked to many dinners/activities in town and what wasn’t within walking distance was only a short ride away.
We had one very minor issue while we were there, and the management company was very quick to respond and resolve the issue.
The condo is well stocked with everything you need for a great time in Hawaii!

This property was everything we hoped for as a family of four. It gave us the space we needed for two weeks as guests at the Kona Reef. The views from the main living area and kitchen are absolutely worth it and we found ourselves relaxing on the lanai just looking for whales.
The condo was well stocked with the basics and I always appreciate when owners have a few fun extras (books about the island, games, puzzles, etc).
The beds were very comfortable, as were the pillows, although we could have used an extra blanket or two.
The kitchen included everything we needed to make some great meals and snacks. But you really could use a new toaster :)
We had no issues requiring assistance from the owner. And for the most part, it was very quiet although the bedrooms do face the pool so sometimes you have to wait out a few loud talkers. But that wasn’t a big deal.
We will definitely be back!

This rental was fantastic. The overall property, rental itself and location in town was exactly what we wanted for our first visit to the island. We were close enough to the downtown/tourist focused part of Kona to pop over for a quick meal. Right next to a small local beach for a quick dip in the water or relaxing between activities. And not far from the true “downtown” that locals frequent. But also very easy to drive up or down the coast for more remote areas.
Everything about our stay was excellent! The hosts communicated and helped us before and during the trip and the rooms were exactly as pictured. We had everything we needed (including beach chairs, cooler, and boogie board).

We were very pleased with our unit. Although it’s an older complex, everything was clean & accurately described. There was a nice supply of all the consumable basics (dish soap, paper towels, shampoo, toilet paper, laundry pods, etc.) & nice extras such as beach towels, a few games & even a pair of binoculars to scan the ocean. That incredible view of the ocean put a big smile on our faces every morning. Our concierge was great - he was only a text or phone call away & it was nice to have him answer my questions about some of the activities we signed up for (manta ray snorkel & volcano tour) so we knew what to expect. My only criticism of the place is the pillows - they were not comfortable for my tastes (too high & firm for this back sleeper) & other family members felt the same. That’s a small negative though & overall, I would highly recommend this unit.

Beautiful ocean views from every room in the condo! We would watch the turtles every morning eat breakfast. Huge swell hit while we were here and we watched surfers catch some amazing huge waves! Short walk to cute quaint town with food, entertainment, music, shopping and dessert. Fish market (definitely a must if you like seafood!) 1 mile away, kitchen fully stocked so we were able to enjoy some amazing dinners! Farmer market is within walking distance, the fruit was absolutely amazing! Way better than Safeway! However Safeway, target and Costco are conveniently located within a 10 min drive so you can get anything you need! Location location location! The condo provided our family with the perfect amount of room! The pool and jacuzzi are amazing, well kept! We are saving this one and we will definitely come back again! Highly recommend!

We loved the place. If the wind wasn't blowing so hard, you could spit into the ocean it was so close. Beautiful tide pools off the lanai. We saw whales, dolphins and turtles almost every day. The condo is much closer to Kona town center than I realized - an easy five minute walk. The unit was well-stocked with beach supplies - umbrella, boogie boards, chairs, and a COOLER. We had brought a cooler from home and regretted it. The unit has an air conditioner in the living room which is unusual, though the ocean breeze streaming in from the lanai was usually all we needed. The kitchen was well-stocked with pots, pans, dishes, etc. And lots of knives. Sharp knives. No battling with worn out blades. Plenty of easy access parking. We were impressed by the quantity, quality and cleanliness of the outdoor barbecues. Lots of friendly people around the pool. First rate ocean front unit. I would definitely stay in this complex again.

Excellent unit in a wonderful location. We have enjoyed several one-bedroom units in Kona Reef but this was our first experience in a two-bedroom unit. Situated on the inside corner facing the harbor was such a treat— boarders, turtles, cruise ship, dolphins, whales, tide pools — it has it all. There was a high surf situation where the waves were crashing on the rocks, very exciting and beautiful. We really enjoyed seeing the yellow Tang as the waves broke. Very nicely equipped kitchen, even had coffee filters! The sunset conch tradition was treat.

Perfect location in Kona and an amazing view. This property is nicely located within walking distance to many of the restaurants and shops in Kona. The waterfront view is amazing ,and it’s a great spot to see sea turtles and watch the surfers and bodyboarders next door at Honl’s Beach.

Condo was clean and had all basic amenities for a resort property in a beach location. Towels, beach chairs, umbrella, cooler, boogie boards were included.
Kitchen was well stocked with cooking supplies, utensils, cutlery, dishware.
All appliances worked well.
Was disappointed to not have been provided coffee filters as a long flight and considerable jet lag could've been eased by being able to make coffee immediately. Seems like a little thing that makes a big difference.
Air conditioner worked well with the assist of strategic fans to cool the bedrooms.

This was our 4th stay at the Kona Reef, but the 1st in this unit. It lived up to our love of this complex. The corner unit view can't be beat. The surf was up for our August stay; giving us surfer action, turtle visits right below the balcony, beautiful sunsets, and the crashing waves to lull us to sleep each night. The unit furnishings, decor, and kitchen tools all met and exceeded our expectations. We appreciated the beach accessories; chairs, small cooler, and umbrella to use for our stay. The balcony with ocean view is absolutely breathtaking in this place. You can see the sunset every evening and turtles every morning right from your place. Parking, location, the pool, everything was solid. Our only complaint (like others have also mentioned) is the AC. It's only in the living room and does not reach the bedrooms. The actual AC unit is so loud that you can't hear anything when its on. They provide plenty of fans but, it can still get pretty warm in the rest of the house.

Aloha! Excellent location, breathtaking view. Waves were crashing all night, so soothing. We loved the pool, comfy bedrooms, strong A/C, the wonderful kitchen utensils, and the prime location just steps from Huggo’s and other amazing restaurants and all the best shopping. I would recommend the owners add beach umbrella and rain umbrella to the supply closet but other than that it was perfection. I will recommend to all my friends!! Mahalo for an epic 10 days in paradise!

My husband and I stayed in the Hang Ten condo at Kona Reef from March 3-12, 2013. The condo was perfect for our stay! It was very clean when we arrived and stocked with everything we needed for our stay besides food. Because it is a 2 bedroom 2 bath condo, we each had our own bathroom and shower which was really nice. Being a corner unit you have panoramic ocean views as well as looking over the pool area. We saw whales, dolphins and sea turtles right from the balcony. Lots of restaurants, shops and the farmer's market are a short walk away. The only complaint we had was that the pipes had a loud high-pitched whine that woke us up in the middle of the night from the master bedroom/bath. After a couple of nights we moved to the second bedroom and didn't hear it from there. I would highly recommend this condo and will stay there again if we return to the big island of Hawaii!!

Condo is very spacious with beautiful interior design. Views and sunsets are as spectacular as shown in the photos. The kitchen is completely furnished for full dinner prep, even has a coffee grinder for the gourmet Kona coffee you'll Be sipping on the lanai. Location is 1-2 short blocks from the main restaurants and shopping . The rental company is very conscientious, called to check in right after our arrival. The condo building is perfectly maintained, and quiet. Highly recommend this rental property.

We had a wonderful time. The condo is right on the shoreline and the deck looks right out on a tide pool that two turtles sunned in every day. It is easy to access and had all of the amenities we could ask for.

Beautiful view. Well-maintained unit. The only things lacking were the air conditioner and a comfortable bed in the master bedroom. The air conditioning unit had a hard time keeping up, and without a way to move that cool air down the hall, the master bedroom stayed quite warm and stuffy even with the window open and fan going. And the bed in the master bedroom is pretty hard and uncomfortable. Overall, though, a very nice unit. The kitchen was wonderfully equipped and the unit was very clean and comfortable, with plenty of room for us and our three kids.

We spent a week here & enjoyed our time tremendously on The Big Island. This Oceanfront corner unit is a perfect place to relax & just absorb the beautiful view. Although the unit is a little dated & can use an update, the view compensates for its shortfall. You don't really spend much time indoors anyway. The owners provides all the necessities for your stay. The bedroom can get a little warm even in the evening but the window A/C unit does provide relieve from the heat & humidity. Did I say the view is spectacular? LoL.... There is plenty of parking & it does come in handy as you will definitely need a rental vehicle to get around on the Big Island.

We decided to bring our 8 year old grandsons with us to Hawaii for their first time. My daughter decided she needed to come to, her sister and boyfriend decided thet wanted to come along as well with his daughter and her friend. We rented 2 condo units. This was not our first time here but it was for all of them. We had a wonderful time, the turtles, the yellow fish, the boogie boarders, the spinner dolphins and all the sweet birds were there to greet us every morning. The kids loved the pool and found several new friends each day. Kona town was a short walk away, our unit "Hang Ten" was stocked with everything you needed. We visited new beaches we had not been to previously, just short drives away. Snorkeling at turtle beach early in the mornng with the grandkids was a treat for them, they stayed 7 nights with us and returned home with their mom, my husband and I stayed 10 more nights for some much needed quiet time. Not a disappointing moment except when it came time to leave. We truly enjoyed watching the care that was given to the pool, BBQ and grounds each day, it was obvious that the wonderful woman that does this loves her work. She is part of our vacation each time we come. This is our 6th time staying at Kona Reef, we loved the 2 bedroom unit, the location of the complex, being able to walk to town, the street fair the 3rd Sunday of the month and milkshakes at "Lava Java". Thank you once again for a wonderful time.

We were impressed with Hang Ten from the moment we walked through the door and saw the amazing views. The doors to the Lanai were open and the breeze was blowing the drapes and waves were crashing ashore just outside the condo, a welcome sight indeed. We were also impressed with how well the condo was stocked with everything we needed to make the visit perfect and with the Kona Reef staff, who kept the grounds immaculate. The walk to most restaurants is less than 10 minutes and if you want to cook your own meals, there are plenty of locations to pick up supplies and cook your own meals on the 4 sparkling clean grills by the pool (the staff were cleaning the grills every morning so they looked brand new when you go to use them). In addition, booking and paying through the very professional and accomodating VRBO agents, Mary Lou & Gerry was extremely easy.

We just returned from our trip to Kona and our stay in the Hang Ten condo (Sept 12-18). We can't say enough wonderful things about the unit and our stay! The unit was so well-equipped, we had everything we could possibly need and more. We especially liked that it had a queen-size bed in the second bedroom, appropriate and comfortable for another couple (instead of the usual two twins to be pushed together). The view from the lanai was beautiful, and we really enjoyed watching the sunsets, surfers and even dolphins. This was a great experience from start to finish. Our emails and questions were answered promptly and completely, and the unit was even more beautiful than our highest expectations. We never even touched the a/c, because the corner location allowed for a soothing tropical breeze; and we hardly even used our rental car, because the location can't be beat -- It's an easy walk to most of the shops and restaurants in the village of Kona. Reviewing the comments in the guest book, we couldn't help noticing that many of the vacationers had signed the book two and even three times. That speaks volumes for the unit and the rental experience. We love Kona, and the Hang Ten will be our first choice on our next visit. Mahalo!

This was our third stay at the Kona Reef and our second stay at the Hang Ten condo. We absolutely LOVE IT there and can't wait to go back. The location is perfect; close enough to walk to town, but not so close that you feel you are in the middle of town. The view is spectacular! We saw turtles daily and dolphin on several occassions. The property is clean and has just about anything you would need for cooking in or a day at the beach. I did donate a pineapple slicer!! Don't miss out on the snorkeling at Kahalu'u and Honaunau! It's fabulous!! And Hapuna Beach is a must if you are looking for the 'Perfect Hawaiian Beach'. (I do try to avoid these great areas on cruise ship days, though!) The complex is great, the condo is great and the owners were very easy to work with. I can't recommend this condo enough!!

Hang Ten condo was just perfect for our week on the Big Island. The condo is beautifully decorated, clean, well maintained, well stocked and was the perfect location. I would recommend this condo to friends and family in a heartbeat . . . and already have.

We stayed for two weeks the first part of December. Third floor corner location provides for a great view and good ventilation. We never had to run the air conditioner.
Never had to go to the office as the unit has several pool/beach towels. Beach chairs too.
Nice kitchen, well stocked. Even a coffee grinder!
The downside to the third floor are the stairs as the elevators in this complex don't seem to go anywhere. But it's not really much of a downside in the big picture.
We will definitley stay here again.

My husband and I stayed at the Hang Ten for five nights March 2011. From the minute you walk into the condo the view just takes your breathe away. I really could have been satisfied to have spent the entire five days on the lanai. We walked everywhere for the most part since town is within a block or two. It was magical to see the yellow tangs rolling in the surf and the local turtle who come up on the rocks to sun. Our last night was the night the tsunami struck. This complex has a very homey feel and the manager was going door to door to advise everyone to vacate. We spent a memorable night at Safeway up the hill meeting many interesting people from all over as well as many locals. It was startling to see the video later on the internet of Alii street flooded and several of the first floor units of the Kona Reef also damaged. Can't wait to go back.
