Location and view is the only good part of this property. Bed is so soft and lumpy that it hurt my back and had to sleep on the twin daybed in the living room, which was also not comfortable. Upgrade the mattresses, pillows and sheets. It would make a world of difference. The rooms needs fresh paint, a deep clean, a quality coffee maker, new toaster (itās disgusting) and instructions on the door as to how to ensure the room is locked when absent. It wonāt take a lot to improve this unit and will make all the difference for your guests experience.

Surprisingly roomy and comfortable. The photos don't do it justice. We loved people watching and sunsets from the large balcony, the super close proximity to everything, the easy parking, and all the goodies for the beach. The full kitchen, extra bathroom, and washer/dryer were so nice to have coming from a hotel for a few days.
I notified the property owner that one of the beach chairs was falling apart and she responded immediately and brought me a replacement the very next morning!
One thing to note is that, sure to the convenient location of the condo, right in the center of town, it can be a bit noisy at times. People seem to find joy in cruising Ali'i Dr, revving their engines which is quite loud and annoying. Additionally, the condo walk/hallway is right outside the bedroom window and we were woken a few times late at night and early in the morning by people talking loudly. The condo was so enjoyable otherwise that the noise was not a big deal to us, but important to note.

It was our first time to Hawaii. We planned to come for our anniversary and the night before our long flight out the other place we had reservations at canceled our stay. We were in a panic to find another place. We saw this place available and quickly reached out. They got back to us in a very timely manner and booked us right away. Place was clean and had everything we needed to enjoy our stay. Beautiful view of the ocean and perfect location to walk to beaches, shops, and restaurants. Canāt thank them enough for backing us up and making our trip just as enjoyable as we hoped. Definitely recommend staying here and if we have the chance to come back to Hawaii , we would stay here again!

As advertised, a nice place with a good location
Apartment was clean and well equipped. The pool was better than the pictures suggested. Good location, turtles visited the shore across the street at high tide everyday we were there. We could see them from the balcony. They came to feed on the vegetation that was accessable with the high water. The first day three of them came into a little knee deep wading pool that formed with the king tides.

The location was perfect, the property managers were rude. I understand there are rules, etc.. but we parked in an unassigned spot to unload the rental (maybe 10 minutes) and they were banging on the door, waited for us, followed us to the car, and then REPORTED us to the owner. Kindness goes a long way, but the spirit of Aloha was missing here. I also have pictures of other vehicles in the "loading" area that were blocking access and not in the proper "deeded" stalls. Including the manager's white pickup truck. Also, the hallway door fell on the back of my leg, landed on my ankle, caused bruising and swelling, notified the management and owner and was told "so sorry", hope you are doing OK. No other compensation and that was when we first arrived. Someone had to have known that the folding door was broken. Will not go back to Kona anytime soon.

The condo was VERY clean! This place had SO many supplies from laundry detergent, shaving cream, shampoo and conditioner, etc
It was SO sealed up we NEVER heard anything! Bed was great. Literally a closet FULL of beach stuff. The afternoon before we left the OWNER delivered a new table for the lanai. So many extras. It was just PERFECT!! Would LOVE to come back!!

Beautiful kitchen, two bathrooms with showers one bathroom with tub. Yay! Great bed mattress, soft foam on the very top and firm beneath.
Seating in the living room was very uncomfortable, except for the two chairs that had a footstool.
Sitting at the table was particularly uncomfortable. Beautiful table.
Our first entry into the condo was very difficult. We parked in the back parking lot and were unable to get in because it was locked.
It was also difficult to leave the key because you are locked out if you do it from the second floor and the elevator. We managed by My Husband walking a long distance.

The location is perfect for walking to dinner, shopping and the pier. The view is beautiful and fun for people watching. The check in process was a little like the "Amazing Race" - go here, do this to find your next clue... The lobby for the elevator and the entry to the stairs are always locked, so having only one key for three people was inconvenient. There is a code for the condo door, but you can't get to the door without a key. The beds in the living room would be okay for little kids, but not comfortable at all for adults. The traffic noise was loud, but mostly drownd out by the ocean crashing on the rocks. Overall, we chose this condo for the location and the view, and that did not disappoint!

This is one weāve come back to multiple timesāwe love the sound of the ocean from the second floor, the people watching from the lanai, and how quick we can get to street level and go to our favorite places along Aliāi. Our family of five very much enjoyed our stay. The location was great for us as we have teenagers and they loved the energy of the place. If you really want peace and quiet in your vacation rental or if you have young children that are disturbed by traffic noise or loud music from cars then this might not be the place for you. The back bedroom was quiet enough and with the glass doors closed the traffic noise was no problem for sleeping. We loved it for the beautiful view, dolphins frolicking in the distance. Close proximity to restaurants, shopping and live music in the evenings. It was clean and we had everything we needed in the kitchen. We would stay again!

Loved the location and view . Yes there was street noise but this did not bother us at all. We could have sat on the balcony forever.
Kitchen well stocked as were beach toys. Great layout - two baths was an awesome bonus.
Only issue was the lock box - couldnāt get the key back in but Iām sure that was on us.
It was our favourite condo while on our holiday.

This one bedroom condo was comfortable and well-equipped. It is in a bustling area, so it is a bit loud when the patio doors are open, but the view is wonderful and being in walking distance to many shops, restaurants, and the ocean is wonderful. Thank you for a great stay!

Our family loved everything about this stay, from the location to the pool and access to downtown Kona. Our favorite was the view and sunsets we got to experience from the balcony. We had a wonderful stay. The location of this property is great! Walking distance to everything in Kailua-Kona. The only problem that we had is that the sliding doors to the lanai are difficult to open. Well equipped and comfortable. Great spot to watch the Kailua-Kona Christmas Parade.

This unit was home for the final week of a month spent in various places around the Big Island. My flight left Kona at 11:19pm on November 27th, and Mauna Loa erupted literally 11 minutes later. As a lifelong volcano nerd, this was a soul-deadening suckerpunch and easily the angriest I've ever been at a mountain.
Despite the sour ending, I had a great stay here. This condo was clean and very well stocked with everything you need. A/C kept the bedroom nice and cool, which is not an optional feature for my thick New Hampshire blood. Many units in this building don't offer it. Location can't be beat... numerous restaurants within a 90 second walk. Loved it, and hope to return next year!

From the moment you walk in you see the amazing view! Apart from that, it is very centrally located in town with easy access to activities and restaurants. Itās very nice sitting in the balcony or inside and hearing the sound of the waves crashing.

Came here with my two kids for adventures and it was a perfect landing/launch pad! Easy enough to access - right in the middle of plenty of restaurants and shops. Air-con and fans kept us plenty cool - closing the blinds to the lanai during the afternoon when we were out anyway made it easy to keep it cool and enough white noise for the fact that you are staying in a busy part of downtown. As other reviewers say- the city-life noise simmers down at night and for us worth being so central. Wonāt knock the property for having a āfun policeā grumpy guy that lives above the pool and was constantly yelling his own arbitrary rules at my kids while they were behaving surprisingly well in the pool- thereās always gotta be āthat guyā. Ha. Kitchen had enough equipment, very nice to have two showers and washer/dryer was a must for us. Toy closet had boogie boards, etc which was awesome. Great to be central to check out beaches to the north a few days, south another few days and the volcano loop on a long day. Again, perfect home base and definitely recommend this place!

This property was exceptional. The location offered wonderful ocean views and you can easily hear the waves breaking on the shoreline. There are many restaurants and shops nearby. All within walking distance. The property had more than enough room for the two of us. A family of four could easily be comfortable here too, especially with the unit having a second bathroom. Living room furniture and bed were very comfortable. Air conditioning worked great. Patio furniture met our needs. Plus, the washer and dryer in the unit were a real bonus. Plenty of chairs and other items were available in the unit to take with you on a beach day. Finally, a convenient parking space was provided. We had a great stay and would love to come back again.

There is an awe factor as soon as you walk in with the ocean in full view looking thru the glass wall (we never closed the curtains!). You are on the main road so its a little noisy on the lanai but calms down in the evening. Frankly never really bother us but if your looking for peace and quiet, just close the slider and enjoy from the inside! AC and fans were more than adequate to keep it cool and the unit is fully stocked with all the beach gear (even a couple of fishing rods but need your own tackle), kitchen and laundry etcā¦. You will not find a better location and views for the price!!!

Great little condo next to the ocean! Everything you would want in town other than a grocery store is within easy walking distance. Great sunset viewing just across the street. It can be a little noisy at night in the bedroom due to the window location next to the hallway but nothing terrible. Nice collection of beach equipment to use and several beaches within short drive distance. Family of 5 slept comfortably with plenty of space.

The unit was as advertised. I had issues with the property manager but I believe the owner is on top of that. My only issues are the noise and the heat. The combined noise of the surf and the traffic make it impossible to keep the windows open. Further, the western facing issues make this condo intolerably hot and blindingly bright. I will not rent this unit again for those reasons.

The location could not have been more perfect. The view was amazing. Restaurants and shopping were only steps away from us. The price fit our budget, and we even had a little left over. We spent more than the usual amount of time inside due to weather, but no one minded. I highly recommend this property. We hope to stay again.

The location is central to shops and restaurants. Easily accessible via one flight of stairs to street level. Having designated parking is a real plus.

There have been some awesome reviews written for this property and they were 110 percent accurate. The location could not have been more perfect, the included designated parking spot, the endless hours we spent enjoying the balcony not just of the ocean view but the endless parade of other guests who were walking to where they were staying a whole lot further out of town. I wasn't sure how walkable it was until we stayed but it was absolutely perfect. Its about an easy 10 to 15 minute walk to the pier which is just about the other side of the tourist area of Kona so it couldn't be nicer.
We were a family of 4 and it was perfectly spacious, Three sofas in the living room spacious! And in all the places we have stayed, and its a big list, this is the most complete fully furnished kitchen I have Ever found, it had everything. Nice selection of beach items you could use and Sissy was so responsive when we reached out for an extra umbrella. What a fantastic hostess. We also asked her how early we should return for the Kona airport and she was spot on, if you have TSA precheck, 90 minutes was perfect, if you are regular TSA lines, they are intense right now due to staffing shortages, so check with her.
The unit has AC but since we don't have it at home we rarely had reason to turn it on there, there are also wonderful ceiling fans. Lots of power outlets which is always appreciated, bring your own USB hubs. The unit was very quiet and peaceful, their is a trash chute right across from the elevators, there are grills you can use down by the pool, we saw someone coming back with a plate of grilled steaks, smelled awesome. We will definitely return!

We thoroughly enjoyed our stay. The only hiccup was that the instructions for id and password in the checkin info for the Internet hookup were different than those posted on the coffee table. We spent a frustrating 2 hours on the lani trying to get set up for my husand to teach online using the checkin info before noticing a different set of id/passwords taped to the coffee table.
Overall though, that is an easy fix and our stay was magnificent. We would absolutely stay here again!

You can't go bad with this place. We had an enjoyable stay. We took advantage of the location and walked everywhere. There are some great restaurants and coffee shops nearby. The farmer's market is also less than a 5 minute walk. The place itself was wonderful. You can't go wrong with the view. The kitchen is well organized. We easily found our way around. Loved that it had a washer and dryer. Oh and they also have beach chairs, umbrellas, mats and other cool stuff to take to the beach. The pool was great as well. Overall, a well maintained place.

The A/C kept us cool from the unexpected heat. The owners were very responsive and offered quick solutions to any inquiries. My only regret is we couldn't stay longer. I would highly recommend this property for anyone visiting Kona. Sissie made the process very easy, and was super friendly and accommodating. Anything you would ever need is here in this condo. Incredible views and time here. The only downside was that the pull out bed was dirty and had crumbs in it when we arrived, so we didn't use it. But the other day bed was super comfortable anyway. Overall we had a great time here and we would absolutely come back.

We were so happy we decided to go with this condo instead of another one near Magic Sands Beach because the location was awesome. Everything was so close to either walk easily or within a 5-7 min drive. Plenty of restaurants and the Kona farmerās market was 3 minutes walk away. View was spectacular and yes, sound from waves and cars on Aliāi drive can be loud but we didnāt mind at all. Our host Sissie was the best host weāve come across from our many stays at different condos. She was very responsive to my questions and was so understanding of my dumb dumb moment. Highly recommend to everyone this condo!!

Was more impressive than the pictures! One whole wall is a view of the ocean and sunsets. The lanai was good size and a great people watching spot, but the bedroom quiet for sleeping. The location was ideal, we could walk everywhere we needed/wanted to go. The pier or aquatic center for a swim, on Alii for a run and easy access to cycle hills or the Queen K! Then a washer dryer to wash those sweaty workout clothes! It was nice to rent a place with some basic things furnished-beach towels, chairs, soaps and even a few spices. Felt very safe and secure there the way everything is locked up. The host Sissie was sweet and helpful. Now weāre spoiled and wish we could stay there every year!

We stayed in Kona alii for 3 days. It was a great property right in the middle of the alii street with a bunch of shopping nearby. We especially enjoyed just sitting in the lanai and watching the ocean waves, people and cars on the street. It was great to just walk to all the eateries and the farmers market. Comes with the parking which is an added plus. The only issue we had was with the hot water turning off sometimes in the middle of the shower. Overall it was a great apartment and great stay.

The photos didn't do this place justice and the photos couldn't capture how LOUD the ocean was with the patio doors open. Sometimes you couldn't even hear the person next to you talk which was AWESOME! The property manager was very responsive and kind. The hall closet was stocked with beach and water items (beach mats, boogie boards, noodles, a cooler, snorkel gear, sun shade, etc...) so you didn't need to buy your own. The street is right below which we knew and sometimes heard cars but the ocean was so loud that it didn't take away from our experience at all. Location couldn't have been better to walk places.

The pictures donāt do justice to the amazing lanai view. We thoroughly enjoyed the beautiful sunsets and the sound of the ocean from the condo... picture of paradise.
The location Is great, right in the middle of great food, shopping and conveniently within walking distance to anything you need.
The unit is well stocked with kitchens essentials, allowing for easy meal prep should you choose to dine in. There are beach chairs and a small cooler there for your use, along with other necessities to take for a beach day or road trip.
Our only issue was that the bed was a bit too firm for our liking, but the location and the atmosphere more then made up for that.
We were married while on the island and canāt wait to return for an anniversary!
