It is in the perfect location, directly across from the Queens Marketplace (and grocery store); is wonderfully furnished and clean; is kept updated; and feels homey rather than a sterile rental unit. Location is great - near a couple grocery stories, a bunch of beaches, and restaurants with a range of price levels. Definitely try the Island Vintage Coffee (expensive but worth it) and Original Big Island Shave Ice.

It’s a beautiful, gorgeous, and comfortable vacation home in a great location. Enjoying morning coffee in the Lanai every morning. Love the walks to Queens and Kings Marketplace and all the trails near by. All the restaurants, shopping, and beautiful beaches are so close to home. Very clean and well kept condo. Super comfortable for the 4 of us. The sofa bed is also very comfortable for our girls when they had their cousins coming over for sleepover. We spent 12 days to explore the whole entire big island, had so much fun, and found so many treasures. If we go back to the big island again, will definitely stay here again. Mahalo.

This condo is extremely clean and while the condo itself is not brand new, it seemed as though it was because the condition was absolutely perfect! The furnishings are great and the beds are really comfortable! The outdoor patio was a wonderful area to hang out and watch the golfers.
If you are a chef, you may want to bring your own knife as the knives provided are not chef-type knives. Otherwise, there is plenty of dishes and cookware to make meals at home. We loved that there was a spice rack with a great variety of spices (we did bring our own cayenne as we like things HOT and we were glad we did because there was no cayenne). It was nice that previous guests left ketchup, mayo, soy sauce, etc. so we didn't have to buy those condiments. We left eggs, vodka, and olive oil for the next guests to enjoy.
We would definitely stay here again! This is the perfect location to walk to the King/Queen shops and the pool is right across from the condo as well.

I was skeptical. How could a place have so many 5 star reviews? Something must be up! Man was I wrong. This condo was absolutely perfect for our family (2 kids age 7 and 9).
Pros: A grocery store across the street, a pool a few feet from your front door, half a dozen of the worlds best beaches within a 15 min drive, beach gear for your use stores in the garage incredibly well stocked kitchen, a grill, on a golf course (!) and plenty of other golf courses very close. The list goes on and on.
Cons: At some point, you’ll have to leave :(

Located on a golf course fairway, the more than ample lanai overlooks this spread of manicured lawn with folks above and below speaking in hushed tones maintaining a serene atmosphere. This well-appointed condo fills our needs, and then some. Never tried an electric BBQ and got the chance on their lanai - worked like a charm. We used 2 of their 6 beach chairs and 1 of their 2 large beach umbrellas - all in great shape. For kids, there is a wide assortment of beach toys and noodles for the pool, just steps from the front door. We love to prepare most meals, and was happy with the variety of cookware.

H22 is a well-appointed and sparkling clean condo in a perfect location. The property is near beaches, shopping and restaurants, yet is in a quiet location overlooking a golf course with easy access to the pool.
The host provided beach equipment and beach towels. Communication with the owner was excellent and we appreciated the information provided regarding local beaches, restaurants, etc. A perfect location to cap off our stay on the beautiful island of Hawaii.

The quality of the apartment is outstanding and fully equipped. Also we could use a lot of swimming and water equipment which is provided. Car parking at an own garage. The closest beach is about 1 mile away. Overall we had a good week and haven’t missed anything except some more local life (due to all resorts that are dominating the neighbourhood).

We have stayed at several buildings in the complex and while all of the them have relaxing tranquil views H22 is the only one we have stayed at that has two water views. One of the kings shop and one of the golf course water hazard but still an added bonus to see water. It is an easy walk to the Queens and Kings shops as well as the petoglyphs. We also loved the living room set up on the lanai, it was perfect for coffee or a mai tai as well as laying on the couch and reading the afternoon away!!! Another thing that we really appreciated was how well stocked this unit was...spices, zip locks, foil etc. very nice. The bed was comfy and we liked that there were curtains as well as blinds so we could make the room very dark and restful. It is exactly as pictured and described, we will definitely book again! Thank you Lorie for a great holiday!!!

The hosts were super responsive and helpful. My only suggestion is a better bed cusion on the pull-out sofa. If it is for young kids it is fine though. I highly recommend this location!

We loved every minute of our vacation on the Big Island and a huge factor in that was this unit. Its beauty was rivaled only the majestic mountains and perfectly manicured golf course in the background. It had everything we could possibly need, including beach gear, games, and a pool right outside the unit! The location was also a big fav — it was within walking distance to great shops, groceries, and restaurants! Local beaches were only a few minutes by car and Hilo less than an hour. We are sad to go but will certainly book here again when we return. Thank u for sharing your home with us!

Our family recently spent five nights here and we were very happy we did! We had spent the prior three nights at a nearby resort and it was really nice for our family of five to be able to spread out a bit and cook some meals. The condo was beautifully decorated and extremely clean with lovely views of the deck, comfy beds, and thoughtful amenities. I want to say this was our fourth time staying in this condo. We started coming here when my husband started running the Kona Marathon because of the location being just across the street from the start and finish line.
When we arrived this time, I literally exhaled with relief because I was immediately reminded of how stress free, relaxed and comfortable I feel in this condo. This condo is immaculate! Everything is exactly how I would have it in my own home. And this is how I feel here, at home. Beds are comfortable, bathrooms are clean, kitchen is stocked with everything you need, lanai is the perfect place to enjoy your morning coffee and end your day with a glass of wine. I have napped out there!!
From check in to checking out, Lorie and Glenn have made staying here, every time, so simple.

We've enjoyed our stay tremendously on the Big Island of Hawaii. The villa was very nice, quiet, clean, lots of amenities and close to many activities nearby. Wow what a find, and what a lovely apartment. Perfect location circa 100 steps to lovely pool. Shops dining and eating at queens marketplace easy walk across from Villas. The apartment itself had everything you needed and more, excellent quality and very high spec appliances. A shame we live so far away (UK) as we would definitely love to visit and use on a regular basis. Overall great accurate description, vey clean and great communication.

This luxury beach condo delivered as advertised, from start to finish! The owners are super easy to deal with, the condo was immaculate when we arrived, fully furnished with everything we needed, We've never stayed in this resort area before, and were very happy with how easy it was to access the local beaches, restaurants, grocery stores, the Kings Trail, and of course, the Lava Lava Beach Club. We toured the entire Waikoloa Beach Resort one day on rented bikes, and came away convinced that this beach villa had the best location in the area! The lanai that overlooks the golf course is perfect for morning coffee and afternoon cocktails, and my husband especially enjoyed critiquing the golfers form on the 8th green! We'll be back!

I am so glad I found this rental on VRBO! My husband and I had a fantastic 9 day stay here. When we walked in, it felt like a fully decorated model that had never been lived in, when in truth, renters had just left that morning. The furnishings are both beautiful and comfy, especially the bed. Initially I thought it would be to hard, but it was heavenly! We have a Marriott bed at home and I'd trade my bed for the one in the condo!
Some of my favorite things about the condo are: 1) LOCATION! It's right off the highway. It's quite, secluded away from the larger hotels and timeshares, but within walking distance of great shopping at the Queen's Marketplace. There's an ABC grocery store, great outdoor mall shopping, food court and evening dinning. A-Bay had gorgeous sunsets, kayaks, and turtles at the north end at high tide. It's a short distance from Kono Airport, Pololu Valley, Hapuna Prince Hotel's white sand beach, crystal clear water, and my conference. It was worth the 10 minute drive each morning. It's near the Hilton Resort (has a great bay for families, shaved ice, dolphins and turtles although we weren't fans of the Luau there) & Waimea (Merriman's Restaurant was amazing!). The island is big, so distance is an issue no matter where you stay, but with a little planning, Hilo, the active volcano, and Captian Cook's Bay were easy day trips to plan. 2) This is a large and spacious two bedroom condo. We could have easily traveled with our adult kids and granddaughter here. 3) I LOVED THAT WE ALWAYS LOOKED FORWARD TO GOING HOME AT THE END OF THE DAY! We have not always experienced that when staying at condos or hotels. It really felt like home. Clean and relaxing. 4) The garage. Overall, a fantastic rental in so many ways, and not to hard on the pocketbook.
We watched sunsets from the balcony and enjoyed fireworks in the pool on the 4th of July.
Lori was great responding to us, and when we needed help accessing the condo on the first night the VRBO Customer Service was excellent. When I return to the island I hope to stay here again, and again, and again.

We reserved this spot because my husband was running the Kona Marathon. The location was just steps away from the start/finish line which made it easy for the 5:30 start time and for our son and I to go back and forth to watch him run by. After, we enjoyed the pool along with all of pool toys Lorie provided, nearby beaches, Lava Lava Beach club and the convenience of the nearby shops. This condo is so clean, nicely decorated and furnished. Sitting out in the lanai with a glass of wine was perfect at the end of the day. If this isn't enough to say how nice this place is, we just booked it again for next year and we just got back two weeks ago!!
Booking, payment and communication between Lorie and I was a breeze too!

This condo is like new. We have been staying at the Beach Villas for about 10 years. We normally stay in one of the Penthouse condo in the O and P buildings and were concerned about a 2d story condo being noisy. That was not the case. It was strangely quieter! It has a great view of the 3d hole, wayching the golfers can be great entertainment. The condo has everything you need from cooking to going to the beach. The beds are very comfortable and clean.

We absolutely loved our stay in Waikoloa! The villa is in excellent condition, located near beautiful beaches, restaurants and shops. Everything is updated in the villa, and the hosts are kind enough to provide tons of kitchen items to make you feel right at home. The lanai was probably our favorite hang-out spot, and we loved having breakfast there each morning. Thank you so much for a wonderful stay! We hope to be back soon!

We had a wonderful stay in Hawaii. The property was excellent, and well taken care of. All the amenities were very modern. The owners were great with communication, and helpful with all of our needs. The kitchen was very modern and had everything we needed. I had coffee on the lanai every morning. Anaeho'omalu Bay is a five minute walk from the property, and is a must see. The Kings Trail is just outside the property and gives you miles of hiking north or south. The pool was very nice as well as the community BBQ area. We grilled burgers in the BBQ area, which was also clean and well kept. My family and I will be back, we had a wonderful stay. I highly recommend this property.

This condo is in a beautiful location and close to great beaches. It is fully stocked with everything you could need, including all the little appliances, books, videos, games, great beach gear (umbrella, snorkels, boogie boards, coolers), and even reusable shopping bags to help save the environment! The size and layout was very good, with two big bedrooms, and a wonderful master ensuite bathroom. The owner, Lorie, was extremely helpful. The information binder was outstanding. We would highly recommend this as a place to stay when visiting the Big Island.

This was the perfect condo for our vacation in Waikoloa Beach. We have stayed at many condos in the area, and the small things like new beach chairs, snorkel gear, soft cooler, and abundance of beach towels really makes a difference. The unit was exactly as it appeared in the pictures, super clean, full kitchen, and was perfectly located for our travels around the area. Lorie was very responsive with our questions and travel accommodations. I would highly recommend this condo. Mahalo!
