The condo was great!
A few things to note:
My husband and I rented the condo with our two children- ages 9 and 12. Our kids are avid swimmers and love pools/hot tubs. You aren’t allowed pool toys/flotation devices at all- the condo manager came down on two separate mornings and spoke to us one morning and another family (who had younger kids the next). So that was a bit upsetting. The other major pool thing to note is kids under 12 aren’t allowed to use the hot tub. So our 9 year old was pretty upset about that- again- condo manager made sure he asked the parents how old their kids were who were in the hot tub, even brought down the paper that stated the condo rules to one family!
The condo had a bunch of things you’d expect- but I will say the kitchen was well stocked. There is a small cooler and boogie boards, beach chairs etc. There are a whole bunch of items that are old on the deck- broken boogie boards, rusting beach chairs etc that need to be thrown out.
The units AC is just in the living room but it does cool down the entire condo if needed at night. We personally didn’t use it at all.
Washer and dryer was heaven to have- they gave us about 5 pods to do laundry.
The view from the balcony was incredible and I’m going to really miss hearing the ocean! It was overall a good stay, especially for the price. The beach beside Kona Reef is cute as well!

We stayed here for our 25th anniversary and it was our first time in Hawaii. This location did not disappoint! Views are incredible! Ample space. Beautiful sunsets. Great accommodations. Everything is within walking distance. Plenty to do in this area. Highly recommend and great communication from the staff.

The only saving grace for this condo is the view. Property is run down, windows fall out if opened, rust coated drapery rails. Old worn patio cushions and table.
This property is very walkable to down town Kona shops and restaurants.
If I return to Kona, I will not stay in this unit, but try another unit in the complex

The only negatives were that the air conditioning unit is very loud and the condo could have been a tad bit cleaner. Example; The ceiling fans especially the one in the guest bedroom were extremely dirty with layers of dust and dirt.

Overall the stay was good. Unit is under stocked for 6 people. The air mattress provided didn’t hold air overnight. Kids always ended up on the floor. Location is great. Beach right outside your window. Watch the sunsets from your balcony. Pool is clean and also right next to the ocean. Parking is easy and spots fit our suburban xl. Host was responsive. We would stay here again.

Upon arrival, the unit was very warm. A single AC unit is located in the living area, but not in bedrooms and they were unbearably warm! A blower above the closet was blowing air into the rooms, but it was not cool air. Each bedroom was equipped with a standing fan. After several hours, when it had not cooled down my brother got up on a stool to discover the AC was set to ECO rather than cool. After changing the setting, the unit did begin to cool, but the bedrooms remained so warm that we removed the quilt and blanket and left only the sheet!
The description of the unit simply stated it was air-conditioned without stipulating that only the LIVING area had AC. We were there 2 nights and things had cooled by day 2 but bedroom remained too warm for more than a sheet.
Cable was out when we arrived with no explanation, but worked on day 2. Resort amenities were great and ocean view from balcony was beautiful.

Property has many condos taken back at first by age of property. Well kept but old building.
The location was great views were wonderful. Short walk to downtown Kona lovely area lots of fun shops and restaurants.
Owner needs to update patio furniture remove large lounge chairs. Clean up ocean/pool toys get rid of broken stuff takes up too much room on patio. Needs ant bait in kitchen. Beds are rock hard.
All in all the location and views were spectacular…surfers every day. Nice sandy walk-in beach right next to condos.

When we checked in there were a few cleanliness issues but housekeeping was responsive. We also loved he view that we enjoyed each morning and evening before exploring the island. But the location to Kona was too close. Homeless tents on the beach did not allow the family to enjoy it as much as we hoped and wife who is a runner didn’t feel comfortable w early morning runs. I would say the area was bad but not what we expected for Hawaii. If this condo was located 10 miles either direction we would stay again.

I wouldn’t say it’s big enough for 6 adults, but it was good for 4 adults and kids. The third bed is an air mattress. It was well equipped and I would recommend it.

The condo is fabulous! Very clean. Close to downtown, easy walking distance. The view is out of this world! The only caution I would add ia that the whole complex is not handicap accessible. No matter which floor you stay on you have to climb stairs. Other than that this is a phenomenal place to stay!

Location and views cannot be beat! Property was as described. Well maintained, comfy beds and easy to walk to downtown activities. We were too busy to check out the pool, but it looked nice. Fabulous spot to watch the beautiful sunsets. Maintenance contact Jim was prompt and helpful when we found the shower in second bath was not operating. We will stay here again should we return to Kona. 😃

What a wonderful property to enjoy your time on the Big Island!! The views from every window and the lanai are spectacular. We loved looking out at the beach to see morning yoga classes and to the ocean to see boogie boarders. The unit was clean, has a well appointed kitchen with pristine dishes, glassware, pots & pans, and everything you need to make your stay comfortable. Though an older property, this unit has been modernized (great bathrooms and floor) and upgrades are continuing. The lanai furniture is not in great shape but replacements have been ordered. It is obvious that the owners of the whole development take pride in maintaining common areas, especially the pool, with relaxing lounge chairs. Location is another huge plus because walking into town was easy on a side road away from the highway. We found delicious restaurants and a fantastic gelato place with unique choices. I would highly recommend this property.

We were here for the 1/2 Ironman race and actually rented two different properties. This apartment was spectacular. The views are even better than shown on the website. It’s very comfortable, and has a very well appointed kitchen. The option of using air conditioning is good. The building is in need of some repairs and upkeep. However, this place is exceptional. It was perfect for our purposes.

This condo was in a great location. Close to downtown shopping and free shuttle. I pulled the kitchen shade down and when trying to roll back up I pulled the pin out…I called the units maintenance man and came that day to fix. Great response! We all just thought that the patio furniture needed to be updated….rusting with the salt air. We would recommend staying in this unit for a wonderful relaxing vacation. The views are outstanding. We arrived at night to find the kitchen window had “clean me please” wiped in the grime. Pulled back the sheets and noticed hair and dirt. Sheets were old and pilling so we decided the next day we would buy new sheets. After going to the store for sheets we pulled back the old sheets and discovered multiple soiled human fluid spots on the mattress topper and hair. At this point we decided to wash it- pulled it off and found the mattress had two huge yellow soiled spots on the bed. I immediately emailed the owner who then told me the cleaning lady would come. She arrived and said she was told to “pacify” the situation. How do you pacify that nasty bed?! The cleaner was very nice and brought a new topper but we were left to sleep on the soiled mattress with zero communication about a fix. I emailed again asking what the plan was and Ken replied with a very rude “nobody delivers a mattress instantly” again with no plan. We looked for another place but everything was sold out because it was spring break. I asked again about the bed and was told it would arrive Friday. Friday came and went with no mattress. Apparently the wrong size was ordered. I asked for a discount and none was offered instead the question was ignored. 8 nights and it wasn’t fixed. The place is booked tonight so I assume the new people will be staying on that disgusting mattress unknowingly. The master bathroom toilet runs every few minutes and the master bathroom shower drain smells horrible. We soaked a towel and put it over the drain to stop the smell. We noticed the unit had several candles which I assume is to help with the smell? The place has rust all over- curtains, door handles, fixtures, appliances, patio furniture and windows. The screens need replacing and don’t keep bugs out. The small washer/dryer only has cold water which we found concerning when trying to wash the soiled topper. The washer couldn’t handle the size of the topper alone which might explain why they hadn’t cleaned it in so long. The beach next to the property has homeless living there and one night a lady was yelling loudly. I would never recommend this place or staying in a property managed by this owner. We’ve never been happier to leave a vacation rental.

Our second visit to this amazing property and we were not disappointed. The property isn't perfect. It could do with some new pots and pans, for example. However, that is a minor nit that isn't enough to downgrade from a five star review. Simply put the views are beyond belief. You will be tempted to look at the pictures on the listing and think, they have to be fake, or altered in some way. They are not. If anything they understate just how good the view is.
From a location perspective you can't beat it. Quick walk into town, a 5 minute drive to the Safeway.
The only thing to be aware of for mobility impaired guests is that while the building has an elevator, it doesn't go to the floor that the unit is on. You will either need to walk up, or down 6 or so steps to get to the floor the unit is on.

This condo has an amazing view of the ocean. We visited in February and saw dolphins, humpback whales and a honu. Bring your binoculars! Plus it's right next to a sweet little white sand beach that you can see from the window over the kitchen sink, just like the picture. The bedding and towels were clean and the flooring looked new. We were very comfortable, but it is not the Ritz-Carlton. I came here for the ocean view and would rent it again!

Enjoyed our stay at Kona Reef, the ocean views you can’t beat and Honi Beach right out of the window is nice as well. Wish they would clean up the homeless camp on the far end of the beach though. Property was as described, second bedroom is a touch smaller than I thought but not a big deal. The main thing is the unit could use a deep clean and the replacement of some drapes and the bars they hang on. I understand the difficulties of the ocean air but the bars are super rusted to the point that the drapes look horrible caked in rust. A true top to bottom deep clean would do the place wonders. As mentioned, location is amazing, sunsets are terrific from the lanai and the condo is as described and pictured.

Just not sure you can find a better view from a condo in Kona. The corner location gives you unobstructed views of the entire Kona Bay.
Living quarters are as described.
Large living area, large deck, and air conditioning made for a comfortable stay.
Only suggestion is that there is more than enough room for a sofa bed in the living area. The uncomfortable blowup doesn’t work for grown adults.

This property was great! The unit is clean and updated. You cannot beat the fabulous view from the lanai and kitchen! We thoroughly enjoyed sitting out there listening to the waves crash and watching the sunset. The beach is not swimmable so that was a bummer…just too rocky. The pool was very nice and we enjoyed the hot tub as well. If you are looking for a great view, and walking distance to lots of great restaurants and shops, this is the spot! Finding the unit is a little tricky. Suggestion is to park in the street level parking and then walk as far left as you can to find the “A” units.

This was a nicely remodeled condo on Ali’i Drive near downtown Kona with a newly renovate kitchen & bathrooms. Beds were very comfortable & we enjoyed the well stocked kitchen that overlooked the small beach & Pacific Ocean. Sunsets were amazing here! My kids enjoyed the nice pool & hot tub area overlooking the water. It did get a bit humid, and everything seemed to have a coat of sea salt from the spray, but this is to be expected being so close to the surf. We would definitely come back again!

Really found the stay relaxing. A little tricky figuring the location of different A, B, and C units in the building. We managed to figure out logistics within a day or so. I did take the opportunity to take the Manta Ray tour. It was very well worth the price. Our group was fortunate to see the Rays, not always the case. Enjoyed our stay.

Our family spent Thanksgiving weekend at this condo and really enjoyed it! The views and experience from the lanai are second to none. Great location and owners have stocked the unit with snorkel gear, boogie boards, beach chairs, etc. The only reason we've not given this rental 5 stars is the community does not allow for children under the age of 12 to enjoy all the amenities. Our family was unable to enjoy the hot tub and be at the pool together as the community/HOA has strict rules regarding the pool and spa area. If families are looking at staying here, be aware that children under the age of 12 will be limited to what they can do on the property. If you don't have children under 12, then this place is great!

This unit is a bit of a walk from the parking lot, but the payoff is spectacular ocean views from every window, and a balcony where you can sit and watch the ocean and listen to the waves. You're also far enough back in the complex to not hear any road noise at all.
There is plenty of parking in the parking lot, and there is also a parking garage. We didn't have any trouble finding a space. If you are driving a large vehicle (we had a Ford Expedition), you may need to maneuver a bit to get into a space, but it's doable.
The unit was ready when we arrived, even though we were a little early. Everything was clean, and the kitchen is well stocked with dishes, pots, pans, and silverware. Plenty of hot water and fresh towels. There is a good assortment of beach gear provided, including chairs, masks, snorkels, boogie boards, a six pack cooler, and beach towels. It was very nice to have all that available and not have to worry about renting anything.
There is a beach right outside, which is beautiful and great for surfing and boogie-boarding, but the water is a bit rough and there are quite a few rocks, so it's not a beach for just floating in the ocean. There are a few public beaches close by that are easy to get to where the water is gentler and better for little kids. The pool is lovely, with an ocean view, and has secured access and restrooms right there, which was very convenient.
The Kona shopping district is an easy walk, but be aware that part of it is on the shoulder of the road, as there are no sidewalks. If you want to go to a luau, the Voyagers of the Pacific Luau is at the Royal Kona resort, which is right next door so you can walk and don't have to worry about or pay for parking.
If you're booked on a red-eye flight, it's worth paying for an extra night so you don't have to clear out in the morning and then find something to do all day.
We had a fabulous stay and would definitely stay here again.

We were very excited to stay at the condo. Great location and the pictures looked great. The biggest issue was that the air conditioner did not work. We called the maintenance man, on our contact list, on Sunday. He was suppose to come out and check it out, never did. Place was pretty clean, but very out dated. Cleaning lady was still in the unit at 4pm when we checked in.
TV worked well, view was great, but we definitely will not consider or recommend this unit to our friends and family.

This is a good property in a great location. Easy walking down to the beach or to shops and restaurants. It is great to have covered parking and in/out is super easy to access the whole island. We used the patio the most as it is right on the ocean with loungers as well as table and chairs for dining. Pool area is clean(we never used it) and the grilling area is a big plus. The shade in the kitchen was broken, so we couldn’t close it at night…..the shower wasn’t clean, mold mildew and shampoo on tile, glass doors had never been cleaned……sand on one of the kitchen table stools….the only nice thing was the location ! Toilets had restrictors for water, so you had to flush three times ! For the price…the place should have at least been CLEAN .

We loved our stay in this condo. You can't beat the views - every window has a great view of either the beach or the ocean. Feeling private in a prime-Hawaiian location condo is a neat trick, and this place pulls it off perfectly. Parking was easy and covered (out of the sun), and there were minimal stairs to negotiate with our bags. The pool complex was very nice, and having the beach next door was an added bonus. The location was AAA prime - just down the street from Kailua-Kona and all the restaurants and shopping there. Highly recommended.

The condo was well equipped for a beach vacation - boogie boards, pool noodles, sunscreen, beach towels. The unit overlooks a shady beach, rock pools, and endless ocean. The complex was quiet, yet a short walk from several excellent restaurants. We spent several hours at the pool area, which has full amenities. There is covered parking available, if needed. The property manager responded promptly to our questions. We’re so glad to have had the opportunity to stay here!

We loved the location, view and beach next to condo. Access was good and the pool there was clean and delightful. We were a little disappointed with some of the supplies like beach towels, beach chairs and cooler. There were items there but not what we would use for a “beach” day. We ended up buying our own. The outdoor table was infested with ants every time we were out on the lanai and the floors were dirty. We walked around first day with our shoes off and the bottom of our feet were very dirty. Rugs need replaced as corners are lifting and are a tripping hazard. Ice maker doesn’t do much ice so we ended up buying ice in order to have some. Just a few observations that could be easily remedied. We didn’t mind paying the price for the condo and would again, just offering some insights to make the experience better for those that come to enjoy the island/location. My blood-pressure immediately went down when we got to the condo! The view alone was worth every penny! It was one of the best equipped VRBO. Kitchen had everything you would think you'd need. Beach supplies galore! The beach is so beautiful to sit and watch the sunset on or just do it from the balcony! Tons of rocks so not the easiest to swim on but there are other beaches nearby that give you that. Pool was clean and easy to access. Host was easy to communicate with.

The 4 star was because windows and screens not clean and AC unit filter was completely plugged. It worked great after we cleaned it. Fun time. We Would come back to this complex again. You simply will not believe the views. This is a completely unobstructed ocean front condo. Even better there are two comfy lounge chairs on the lanai. There’s also a nice table and 4 chairs for you to eat your dinner and enjoy spectacular Kona sunsets.
The condo is well furnished, with a comfy bed in the master bedroom. Kitchen is new and has all of the essentials. Minor negative is that it could really use some more and better pots and pans. Some of them are really showing some wear and tear.
Notes for the mobility challenged.
-While the building has an elevator, there are stairs to get to the unit. From the Ali’i street garage there are about 6 stairs you have to go up.
- There are no grab bars in either bathroom. Very few condos have them, but I still mention it just as an FYI
- There are a handful of Handicap parking spaces.
- The table in the kitchen area has very high chairs.
Other notes. Ken was very easy to deal with. We had a few maintenance problems (clogged sink, problem with screen door to the lanai). Jim who handles maintenance took care of all of them quickly. Pro tip from someone who rents from VRBO regularly, the owner isn’t in the condos. He/she doesn’t know about maintenance issues if you don’t report it.
As you can see the negatives are very minor. I’ve already booked a return trip in this same condo.

The view from this condo is wonderful. No need to go out to dinner to watch the sunset because you have the perfect seat right in your own condo! The kitchen is well stocked with everything you need to make meals. Far enough from the middle of town to be away from the mayhem, but absolutely easily walkable to shops and restaurants. Having the beach right next to you is fun and a definite bonus.

We just returned home from staying at this great condo.
We have stayed at other Kona Reef units and know that the complex is dated but has everything you need.
We lived on the lanai enjoying the view. We saw turtles, yellow tang, dolphins and whales all from the lanai. The sunrise, sunset and even moon set views were absolutely outstanding!
I’d listen to the waves on the lanai and listen to the birds while getting ready in the back of the condo. I also enjoyed going to beach yoga every morning at Honl’s beach right next to the complex.
We would absolutely stay at this condo again.

From the deck we saw a whale, a dolphin pod playing, sea turtles (first spotted when we were down by the water - if you don't realize they are there you may think they are a rock!)
The town was nearby with lots to do. We enjoyed the boogie boards and beach umbrella as well. Wish we had stayed longer!

Upon our arrival we discovered that the TV didn't work, the oven didn't work, and the bathroom sink was clogged. Jim, the property manager, was very gracious on the phone to try to trouble shoot the TVs, but had to come the next morning and fix those three things. the cable box in the living room was broken, so he had to replace it with the one in the bedroom, which meant we had no TV in the master. He said the cable company would have to come out and replace it. Jim unclogged the drain and made the oven work, breaker box. He was very nice and helpful. We also learned that the garbage disposal and the dishwasher wouldn't work. My husband fixed those, again breaker box and changing the connection of the disposal under the sink. Some of the beach equipment were broken and falling apart. This is a beautiful property at a beautiful setting. We were surprised these issues were allowed to slip through.

We had a wonderful time in this unit, with surround-sound ocean sounds 24/7, comfortable beds and turtles, dolphins, even sharks in the waters just off shore. The unit has a well-appointed kitchen with everything you need to cook your meals and enjoy them on the lanai with breathtaking sunrise and sunset views. I have seen complaints about this unit not being “clean” and we found that NOT to be the case. I do think, however, that people are perhaps mistaking rust on the window controls in the master bath for heavy dirt, but that is incorrect. Everything works fine and the rust is cosmetic, as well as being a reminder of how close you are to the corrosive ocean air. It’s about a 10-minute walk to some of Kona’s best restaurants and coffee shops. There’s a rocky beach right next the complex and if calm enough, there is decent snorkeling. Parking is adequate. We would absolutely stay in this unit again.

Very disappointed when we arrived. We were looking forward to enjoying the pool and hot tub. However, when we arrived, everything was torn up and the loud jackhammering forced us to stay inside. We were never notified about this, which makes it even worse. A simple email or text would have been considerate.

The Good: Self check-in was easy. Key in lockbox and two sets of keys on the kitchen counter. Condo is as advertised. 2bd/2ba. A/C a big plus. Be aware, a few stairs are involved to get to the condo. Well equipped. Everything we needed was in the condo. Plenty of plastic stuff to take down to the pool area. We did not use the advertised blowup mattress. The views are great. Fun to watch the surfers and boogie boarders while enjoying the morning coffee. The small beach adjacent is convenient. There were beach chairs, beach towels, and boogie boards in the condo. Very nice complex grounds. The pool/hot tub/BBQ area is well worth a visit. Parking in the complex was not a problem at all. Plenty of spots available. The condo location is very close to town. Walkable for most folks. Food, drinks, shopping. A very short drive to Safeway/Walmart etc. the town has everything you’ll need. Plenty to do on the Big Island. We drove up North past Hawi and another day over the Volcano National Park. Biggest thrill was Manta Ray snorkel trip. Awesome.
The Other stuff: For your awareness, I would encourage you to read all the other reviews. Most are spot on. The condo, while well appointed, absolutely needs a DEEP CLEANING. The A/C unit, all the ceiling fans, bathrooms, kitchen, under the beds/dressers, top of the fridge…..everything. I’m not talking about the hour or two the cleaning folks may spend, but more like a day or two of cleaning. Additionally, the condo could use some TLC in other areas and a fresh coat of paint. Many of these things were mentioned in previous reviews, to include a master bath toilet that still runs continuously, that apparently have never been addressed.
Summary: We had a wonderful stay. The Kona/Kailua area is fantastic. The condo was very good, but it could have been great.

Great condo right by the ocean with fantastic views just as promised in the pictures and details . There is a Small cozy beach right by the condo for a few relaxing evenings watching the sunset or you could just relax on the balcony sipping your favorite drink . It’s walking distance ( about 8min ) to the restaurants and shopping . Would love to come back again !

This is a great location, with great views of the beach, ocean, and the surfers. The condo has everything you need and then some extras, like beach chairs. It's only a quick 10 minute walk to downtown Kona.

The property manager was very rude and unprofessional! He is NOT what Hawaii represents!!! Previous communication on accommodations were falsely stated and the room was not ready at specified time. Thanks to the gracious cleaning employee and conversations with the owners, the problems were solved and we didn’t have to deal with Ken Peters. I will never use a property he manages but recommend this location under different management!!!

The condo was right on the ocean with a lovely beach cove next to it. It was well stocked with everything we needed including shampoo, etc. the beds were comfortable and the air conditioning was nice at night. We spent a lot of time on the balcony enjoying the view. We walked to the town every day for meals and shopping. Overall a stellar experience!

WOW!!!! I peeked at this condo last time I vacationed in Kona and all I can say is HOME RUN! The new remodel spared no expense. But let's start with the location-- The Kona Reef is just the best resort on the island. It's right in town and you can walk to tons of great restaurants and shops, even historical sites. You don't really even need a car. AND, "share-bikes" are just next door. The Reef has all the amenities you need-- pool, BBQs, jacuzzi. PLUS the Reef has a beach right next door-- where the Boogey Board was invented (Honl's Beach). Good transition to THIS unit. Only 4 units look out at BOTH Honl's Beach AND look out to the sea (and Sunset!) as well. And this 3rd floor corner is PERFECTLY situated. VERY private-- no beachgoers or neighbors can see into the unit-- you're above all that. . EVERY ROOM (not the 2 bathrooms) is dead on Ocean Front. Extra good people watching just before IronMan when the hardbodies are swimming! INSIDE the unit is just stunning. New everything, and top-of-the line everything. It's gorgeous, right down to the stuff in the kitchen cabinets. The surfers and dolphins splash around really right outside in your wonderful view. Very nicely furnished, super clean. The dining set on the Lanai provides the perfect place for sunset wine and dinner if you want to stay home. I've rented lots of vacation rentals and hotel rooms in Kona over the years-- this is the best unit, best location, best view.

I rarely write a review for places we have stayed, but this time I chose to as it was almost absolutely perfect. The pictures are exactly what you are getting, the views from this unit are amazing, the check in was perfect, a true treat to stay here. The only reason i did not give 5/5 stars is this is the first VRBO I have rented that did not have any supplies in the kitchen except a small amount of dishwasher detergent. Be prepared to buy items such as salt and pepper, cling wrap, tin foil, oil, the basics for your kitchen. We loved this space and will be back for sure.

We had a really amazing time at the rental. It's hard to describe how amazing it feels to go to sleep and wake up to the sound of the ocean outside your window. Each bedroom had a view as well as the large, impressive view from the kitchen, living room, and lanai. The kitchen was big which was very nice. It didn't have much in the way of stock condiments unfortunately so we had to buy a few ourselves but it had a good supply of dishware and pots and pans to use which was really nice. The only real frustrating part was just getting into the condo in the first place. There was some confusion with paperwork that needed to be signed beforehand and some sort of "pre-registration" process that wasn't really explained well. On top of that the code for the key box we were given ahead of time was completely wrong so we had to backtrack to the main office and call the 24-hour assistance line to get the correct code to unlock the place. But once that headache was past us everything else was smooth and it was a very positive experience overall. 5 stars for the place itself, but minus 1 for the frustrating and confusing initial process. Overall really wonderful though.

I can't say enough about what a wonderful place this is to stay at.Whales breaching right in front, beautiful sunsets, beach less than 200ft away, what else could you want.Owner was wonderful to work with and everything was clean and in working order.Just keep in mind this is a oceanfront unit so there might be a little rust here and there but I would not hesitate to rent this place again.This place is close to all activities and town and the owner can clue you in to lots of things to do.I highly suggest going fishing with his friend Captain Hudson on the Camelot.Absouletely probably the best place to stay in Kona.

The views and location were tremendous at this end corner unit. Fantastic views from EVERY room. Waves literally 40' away. Walking distance to the village of Kailua,kona. Shopping,restaurants,activities and just about all you need. Common areas like Pool and BBQ areas were well maintained.
No extra charge were the sea turtles within 30', whales were pretty regular and seasoned surfers were also. The sandy beach right next door was classic Kona. Really shouldn't give away our new Kona secret. But Bob was terrific to work with. We hope to come visit again.

Great ocean views. Probably the best in the complex......but that's where the positives end. This unit badly needs renewal. Like down to the studs and restart. Carpets are worn and torn. Mirrors in living room are black around edges and unattractive. Tile is scarred and chipped. Cabinets in kitchen are old and some doors don't stay closed. Counter tops are scarred and stained. Appliances have rust, chips and stains. Utensils and dishes are very old. Patio doors have dirty rusty tracks. Paint peeling on doors. Fans have rust. Burnt out lights. Dust filled vents in bath. Hole in ceiling above shower. Broken towel hooks. Showers are permanently stained. Replaced toilet has rust stains around base and mismatched paint on walls is obvious from old toilet. All window frames are losing paint. Provided towels have an unpleasant odor when they get wet.
I'd also add that because of family circumstances we requested a cancelation quite a while before travelling and were told no refunds or cancelations. I was not happy with this rental. If you at least go into this place knowing what to expect it may be okay. If it wasn't for the views out the window you may think you are staying at your grandparents basement that hasn't been updated since the late 80's.
