We stayed here for a family vacation. There were 3 couples, so it was perfect that we all had our own bedroom AND bathroom. It was also great that it had one bedroom down for my 70+ parents. The location is great; right on the golf course and within walking distance of both King's & Queen's Marketplace and the beach. We were provided with everything we needed (beach towels, shopping bags, toiletries, kitchenware and even things like Olive oil, spices, etc. I would definitely stay here again!

This is a beautiful space. Light and airy. The kitchen was spacious and held everything we needed to cook meals.close to shops and restaurants. Only complaint was the bottom sheet would not stay on the master bed. Other than that this was a great place to stay.

Our 10-day stay in Hawaii exceeded our expectations, and the accommodations at Seabreeze were exceptional. We wholeheartedly endorse Richard's condo as your go-to choice when staying on the Big Island. Mr. Bennett, the property manager, was so helpful and he welcomed us during check-in and was very accommodating during our check-out process.
The condo is spacious, and stocked with everything we could have needed. A full-size washer and dryer, dishwasher, and many other amenities made for a wonderful stay. The air conditioning was delightful after being outside in the island heat. We made good use of the snorkel gear, beach chairs, beach towels, and coolers. The grill area worked very well when we had steaks one evening. While a few earlier reviews mentioned issues with patio sprinklers, we are pleased to report that we didn't encounter it, so the matter may have been resolved.
The grounds are lovely, and the beautiful pool and hot tub area are wonderful for relaxing and talking with other residents. We walked to Kings' Shops and Queens' Marketplace multiple times and enjoyed how conveniently located they are to the villas. One day we took a 10-minute stroll to A-bay and had a wonderful dinner at Lava Lava Beach Club. Arriving there by 5pm ensured prompt seating and we enjoyed the food and atmosphere while watching the sunset over the Pacific Ocean.
You will not regret choosing Seabreeze for your stay. It was an integral part of our unforgettable Hawaiian adventure!

Close proximity to everything our family needed. We enjoyed the location of the condo within the complex. It was quiet and nicely appointed. Easy walk to shops and the beach. We got great use out of the snorkel and beach gear. The kitchen was well stocked. We walked to shopping, the beaches, swam with turtles at a bay and used the bbq, pool and hot tub daily.
Bennet was a pleasure to work with, easily accessible and gave us great local tips.

Condo was perfect size for our family of 5 and within walking distance of everything we needed. Everything worked and there was even boogie boards and other beach items for use in the patio closet.
We have family on the island and have been many times but if we were newcomers, Bennett and the info binder are great resources.
Patio furniture needed a cleaning but no big deal since there was also a hose in the patio closet.
This will be our first choice the next time we need a place to stay!

Seabreeze is a truly turnkey vacation home! Comfortable, spacious and extremely well stocked with everything you could need: condiments, Tupperware, chip clips, dish & laundry detergent, beach towels, bag & cooler. Thermostat schedule is the perfect night temp. Walk to beach via public access next to the Marriott is .5 miles/12 min. Our son loved rollerblading to the beach and biking would be perfect. Guest parking is 400ft from the front door and it is easy to pick up people and supplies. Enjoyed the outdoor workout facility but did not use the pool because we prefer the beach where there are free vinyl chaise lounges available and an activity hut that rents cabanas, snorkel & paddle equipment. Seabreeze is a 2 minute walk to the King's Shops which is very nice, upscale with a farmer's market on Tuesdays with delicious food vendors. Island Vintage Coffee Shop has yummy acai bowls and opens at 6am. The Queen's Market is just across the street from King's and has a Gourmet Grocer with everything you need to start your trip, including a huge selection of international food to order and eat there or take out. Go to Lava Lava by 5 or 5:30pm if you want to eat and see the sunset, it fills up fast. Seabreeze was the perfect first stop on our multi-island trip and the Waikoloa resort area is beautiful and convenient. Golf is affordable with rental clubs. Off resort we loved SeaQuest Manta Ray Night and Captain Cook Snorkels and Volcano E-Bikes. Bennett the Property Mgr is great!

Great condo - three bedrooms & full bathrooms with a small washer & dryer - perfect for two to three couples. Love the location - short walk to beach & shops. Also a great place to get out & walk or run. The pool is also great. Only thing I would change is the sprinkling system comes on right at dinner time/sunset. First night we were relaxing in the grass & got caught in it - another night we were enjoying dinner when it it is. The upstairs small bedroom could use a softer bed, but the king in the master bedroom is comfy.

We planned this family getaway months in advance and it was well worth the planning. Location is key and this property did not disappoint. It is located overlooking the resort pond and golf course. Shopping, beaches, and restaurants are within walking distance. Convenient to tour group pickups. Property management was very accommodating and responsive. This property has everything you will ever need. I was extremely impressed with all of the extras, swimming gear, beach gear, coolers, even storage containers and storage bags for leftovers, even a emergency sewing kit! This property was extremely friendly and impressive. We traveled with my elderly parents, the only complaint they had was, needed to have a handicap high toilet on the main floor and a grab bar in the tub/shower, better yet just a walk-in shower on the main floor. This place rocked for accessibility and location, diffidently will stay here again. A huge shout out to Bennett for all the tips and information for the local affairs!

There aren't enough superlatives to describe our fabulous 10 days in our new favourite place in Hawaii. After years of travelling to Oahu, we decided to try the big island this year and could not have been happier with our choice, thanks in large part to our incredible accommodations. The most well stocked kitchen we have ever used, an ideal location within Waikaloa village and finishings that made us feel like we were immersed in the island and at home all at once. Not to mention the top notch service and a first class experience from start to finish.

This house is truly amazing. The contact with Richard was fast and easy. We had a fantastic time. Great area with shops and close to the beach. The Fairway villas has a nice pool with great views and Richards villa is fantastic! If we return to The Big Island in the future we when definitely looking att staying in Richards house! We stay in Kona every year & this was the first time through a vrbo in Waikaloa. This condo had everything we needed & was perfect!! The ONLY complaint is with the condo property turning the sprinklers on every evening soaking the patio & all of the stuff we would want outside to dry. We parked our bikes out there & were soaked & couldn’t use the patio on the evening. That’s not the fault of the property owner but something that should be addressed. The condo was stocked with everything needed to make meals which was much better than previous condos that had nothing but appliances. We really enjoyed it & will definitely stay here again. We have stayed at other fairway villa and beach villa properties and none were as spacious as seabreeze. Wonderful common living space and room in the kitchen for more than 1 person to prepare meals.
Nice to have 3 bathrooms when you have.3 bedrooms. Really liked being on the ground level. The property mgr. , Bennett was great.
Very quiet as well. Definitely will return.
The only downside would be , not having a designated parking spot for this unit.
Would also suggest investing in some nice substantial Tommy Bahamas beach chairs.

I was lucky to book this unit for our vacation in February. It's nicely decorated, spacious, clean, well-equipped (kitchen, games, beach toys, towels etc.). The golf field view is stunning. The manager was very hospitable and checked us in upon early arrival. The shops, restaurants, cinema is within 5 min walking distance. Historical trail with petroglyphs is another bonus. Overall highly recommend :)

Our family had such a wonderful time renting Richard's N-6 unit back in the summer of 2018, that we came back for a second time! Plenty of room to accommodate 6 adults and a toddler. Well appointed, decorated and the fairway location overlooking King's Lake is walking distance to beaches, activities, restaurants and shopping. Richard is very responsive concerning any reservation/rental questions and his local property manager, Bennett, is a knowledgeable and tremendous resource just a phone call away. We would definitely return again!

I rent through VRBO frequently and generally have had very good experiences but this was probably the best so far.

Everything was well thought out and updated in this villa. Walkable to the beach, restaurants, shopping, exercise room, barbecues. Nice separation of bedrooms for multigenerational family stay. Quick hot water, good air conditioning after we figured out that the sliding glass door has to be tightly shut for it to work . A great variety of options on the tv and excellent Wi-Fi! Beds were very comfortable! Kitchen was exceptionally well equipped. Couch was nice and firm for sitting- they are often too soft and uncomfortable. Lots of “toys” for outside activities- even a fishing pole! We left a reel on it for future renters..
Would have been nice to have bikes, but they can be rented at the nearby gas station.
And we could have lived without the vog, but that was Madame Pele at work and out of human control- lol. We will be back for sure, esp my brother who travels frequently to Hawaii for business.
A couple of small issues. We didn’t have a welcome package at the house and the property manager never delivered one, so we didn’t know there was a printer until almost the last day we stayed. But at least we found it and were able to print out reservations we made. The online welcome package needs to be reviewed and updated - Eg. Golf discounts re no longer offered to guests in the villa. And some mention of bike rentals would have been useful.
Also could use a more powerful hand vacuum to vacuum out the dryer, which had lots of sand in it from previous tenants. We did clean most of it out by hand, so no problems using it. And maybe a warning about the mosquitos. We brought repellant because we used to live here, but they were voracious and did bother us on the lanai.
But that is part of the Hawaii experience.

With covivid 19 our arrival on March 14 was questionable. Not willing to work with us we decided we had to go or loose our deposit. After talking to many people on the property wish we would have booked with a management company vs Richard directly as they were flexible with other guests. Upon arrival the guests before broke the toilet but it was taken care of the next day it was very inconvenient to not have a working toilet on the main level! The condo is stocked very well. We would stay again as this area is awesome with so much close by.

Richard's condo is fully stocked, gorgeously decorated and in a great location. We have stayed at several places in the Waikoloa Fairway and Beach Villas and this is one of the best. Bennett, the property manager is top notch. Two things kept me from a 5-star review: Bath and bed linens are really showing their age and could use updating. Further, the only parking available for this unit is in the Visitor section, which was often full. Other than these two things, it is a fantastic property and I totally recommend it!!
