Bug infested - We arrived to find thousands of bugs, remotes, ants, crickets and roaches. We didn’t buy food because that would entice more bugs and weren’t able to use the kitchen area or cook meals. Run down - Door didn’t lock, bath fan controls broken, stains, ceilings needed repairs, burned out lights, etc....Good thing the location was by the beach - although we would not rent this unit again because if it’s poor condition and infestation. It hindered our vacation plans and we didn’t have any other options by the time we arrived for vacation and found the rental in disrepair and infested.

Everything is wonderful. Only recommendation is restock the kitchen with new fry pans-large & small and new spatulas. There is one walk-in shower, other two are bath/shower combo which would be difficult for older people less mobile to get in & out of. They are very deep without any grab bars.

This property was a great place for our family of 6 (2 adults, 4 kids) for a 10-day vacation. 2 large bedrooms (king size bed in each), each with a large bathroom attached. A third full bathroom accessible from the open living / dining room area. Stackable washer and dryer came in very handy. The unit is located right next to a walking trail, from which you can walk to multiple beaches. Multiple restaurants and a grocery store are within a 5 minute drive. Property management company quickly responded to an e-mailed question. Would happily stay again.

GREAT location in this development -- 20 yards from the path that walks the ocean shore or takes you to the main hang-out beach. Huge lawn area. Secluded porch off one of the rooms. Would rent it again in a second. Clean, modern appointments. And Sullivan Properties -- so easy to work with and communicative. Couldn't ask for more.

Loved our stay here. Condo was larger than we expected and having a backyard for the kids to play was wonderful. Unit is slightly tired but doesn’t matter because of size, comfort and location. Golf, resort spas and restaurants, great beaches and pool all right there. Coastal pathway right out the door was fun too.
Our only issue was finding the actual condo after dark (directions lead you to the rental office, not the condo, and signage is hard to see at night) and fact that we couldn’t reach anyone after office hours.
Still highly recommend. Would just also recommend that you get detailed directions to the actual condo before you go.

This Bay Villa property was spacious and clean. The location is perfect to enjoy the ocean view walking trails and beautiful sunset just steps away. We had couple of issues (broken latch to back window door and inaccurate gate access code) but were resolved by the property manager.

We had the best time staying at this bay villa. It was the perfect location. A short walk to Kapalua Bay or Oneloa bay. And just steps to the trails along the bluffs to watch the whales! The big grass area off of the lanai was perfect for our kids to run around and play. Everything was perfect for a family vacation!

We ended up booking this condo as an extension of a trip we already had booked. It was our first time staying in Kapalua and we all loved it. The condo had everything we needed and was in a perfect location. Just a short walk to Kapalua Bay and an even shorter walk to the rock jumps. We would definitely book this unit again.

There really isn't much of a beach view, you have to stand in one specific spot to see the ocean-- was a little bummed about that. But other than that the place is nice, in a perfect location.

Perfect in nearly every single way! This property is located a stone’s throw from the stunning Kapalua Coastal Trail and an easy walk to 3 of Maui’s most beautiful beaches.
The Kapalua and Bay Villas development were quiet, easy to access, private, safe and truly serene. Within minutes, we felt comfortable as if it was our own place (one can dream!!)!
Comfortable bed, plenty of room to spread out, no disruptions from the neighbors and we had the pool to ourselves for nearly an entire afternoon. Can’t wait to visit again ASAP!

We stayed at this property to celebrate with our family. This condo was a perfect location in Kapalua Bay and right next to a beautiful walking trail. Being a bottom unit, we had a whole grass area for our kids to play and run around while we watched from the rear seating area. The place was clean and everything worked properly. Couldn’t have asked for a better stay and thank you to the Sullivan Inc for having such a great place to make memories.
